Upcoming Mixed Development in Bayan Lepas

An upcoming mixed development by Koperasi Tunas Muda Sungai Ara Bhd., along Jalan Sultan Azlan Shah in Bayan Lepas, Penang. This development is strategically located next to Ideal Vision Park, along with the approved Heng Ee primary and secondary school.

The development consists of the following:

  • 36 units of 2-storey bungalow houses
  • 66 units of 2-storey semi-detached houses
  • 1 block of 17-storey condominium (480 units) with 68 units of 3-storey shop offices
  • 2 blocks of 20-storey condominium (1665 units)
  • 1 block of 20-storey low cost apartment (675 units)
  • 59 units of 3 & 4-storey shop offices
  • 19 units of light industrial

The launch date is yet to be fixed. I think this project is potentially a jointly development with Ideal Property Group.

    Wah, suddenly Tunas Muda so aggresive. After Tunas Ville, then this one. Anyone can confirm only purely for members or joint venture with other developer?

    why they dont build terrace house?

    Semi D and bungalow will surely out of majority FTZ folks budget.

    2 blocks of 20-storey condominium (1665 units) – Affordable homes (750 & 850 sqft)
    1 block of 20-storey low cost apartment (675 units) – LMC (650 sqft)

    Based on technicality of location, I don’t think this is called Sg Ara. But next to Sg Ara.

    In fact SPI and One Residence should not be called Sg Ara too. Just that easier for identification.
    I am not long here, but I think should be called Bayan Lepas.

    Among Relau, Bayan Lepas & Sungai Ara, the name of Sungai Ara more value and a lot of developer declared that their project is under Sungai Ara instead of Relau or Bayan Lepas :)

    i think the place is sungai tiram and not sungai ara. i think tunas muda have plenty of land.
    They can give a free house to their member for free.

    But i remember i was told that piece of plan originally used as vegetation (vegetables, paddy field long time ago).

    is it true? any idea?

    I m just waiting for the state assemblyman to say that they can’t do anything because according to statistics this should only happen once in 50 years. Well, the fact is, we just had a back-to-back flood within a short time frame of 2 months. Hehehe.
