Tunas Ville, an upcoming condominium development by Koperasi Tunas Muda Sungai Ara Berhad in Bayan Lepas, Penang. It is located along Jalan Tun Dr. Awang, next to South Homes.

This development comprises two 21-storey towers with 360 residential units. The standard unit has a built-up area of approximately 1,800 sq.ft.

The launch date is yet to be fixed. I think there is a possibility that this project will be jointly developed by Ideal Property Group.

    Wow 1mil onwards. monthly repayment around RM 4260. I guess even with 360 units will be very low density :).

    RM1M for 1800sft is reasonable. RM550psf only. TGT value at RM600k – RM700k for 1200sft already.

    Husband gaji RM8k, bini gaji RM8k…. can lah only ~30% of take home pay for each of them.. can become slave to the bank for 30-35 years for the rest of their lives….

    I read on thestars newspaper, freshgrad are asking rm2500 to 6500/month. so maybe for those seniors might reach 8k I guess.

    Is not 8k….is 16k which consider high flyer (top 10%) group…..in pg how many household in this group and how many already have thier house….If dealing with huge buildup condo….$/sqft is not the measure anymore. Pls go study not only in Malaysia but also in Asean region….bigger sqft cheaper $/sqft

    RM8k ah? Maybe after work 10-15 years in the industry then can reach that kind of level lah… but it’s over generalization…

    Nowadays the companies in Penang are not paying that high and increments are very low…

    The Gen Ys are really suffering with all this high property prices… heh.. .Gen X pun sama lah

    New properties are not for new buyers la….its for those would like to upgrade. If you are first time buyer, please go and check out those 160K – 400K bucket.

    If you already owned a property in island, simply you can get back 200k once you sold it. Plus a bit saving and a bit from EPF, you simply can get 200k more…so with 400k in the hand, to buy a million property is not a dream, its realistic!

    This is my 2 cents.

    Majority of those factory anjingliar who work 10-12 years will be getting at least 100k-120k per annum. So nothing to be surprise, unless you are those who cant perform.

    Hong Kong is now starting to speculate on car park as the property price is out of reach. Maybe Penang will start to speculate on carton box as home. Surely Fridge Box is high end condo, while Microwave box is LMC, just barely cover your head only.

    I agreed that top performers with high positions (Manager or Senior Manager) will get high pay check. For income 100 to 120K per annum, In business point of view, most of the factories only has 5-10% of total headcount enjoy this salary package. This is consider a small percentage.

    But if u are referring to engineers (junior or senior) I don’t think factories are able to afford to pay them at 100k or 120k per annum.

    Called Koperasi today but they said this project wasn’t developed by them.
    Anyone got idea about it? Is it will launch by Ideal?
