Although i am not summerton buyer, but i feel it looks good on the overall project.
All properties look good one lah nowadays. Some tinted glass, 2-toned building walls, aluminium grills to cover air-cond compressors, “grand” guard house etc. All look nice and not expensive to built. More nicer condos will come up in that area very soon.

For those who are not updated on the latest property trend, commercial lots with residential units have been around for the last 10 years. This kind of arrangement is to cater for family who have working parents that have no time to cook or travel after work for food or sundries. Additionally due to land constraint it is no longer viable to have them separately. Just travel to KL or any capital cities in the world you can see such properties abound and fetch higher price then others due to the convenience and practicality of such format. Anyway only suave investors will know and that’s all that matter in the end I suppose

Long gone are the days house owners buy house for decades of living. With more people migrating to Penang for work, MM2H, etc, the demand for property will continue to rise. Property investment has become the best and most secure investment in Penang. As long as the property is in a popular area, any investor will sure to gain from it. We have seen and experienced it first hand to know how true this is. Leasehold or freehold is pointless with properties changing hands within a year or so these days. Case in point, 1 World and 1 Sky developer price was 300k plus to 400k plus during the first launch and a leasehold project. Now the price are 600K plus to 800K plus with actual transaction. I rest my case.
We dont need everyone to jump into the bandwagon, those who wants to stay away are just missing out on the opportunity of making sound investment in short term. For the rest of us, our retirement fund just continue to get healthier

Agent told me seller agree to sell me SOHO 820sqft @RM480k after I proof to him last transaction was rm440k on October 2014. Agent claim 440k have undercounted and my 480k is without. Serius,y, buyer only look at last transaction price and undercounter…who know it is true or not? So I went to view with cheque book. Toilet is small, a small area can only fit either washing machine or fridge. A square 450sqft and huge balcony and corridor which sum up to 820sqft… I seriously felt cheated, and the view of a triangle electricity pillar with angles of villa Emas roof for bad fengshui…villa Emas pool view…I walked away and are now looking for a unit at vila Emas instead..rm480k at villa Emas comes furnished and have 2 pool view, villa Emas &summerton mini pool… So the rm440k if buyer really pay undercounter… Pity the fellow

Based on my survey, a lot of new condo no real demand and has been advertised on the roadside and give a lot of rebates.
There is no drying area / yard / washing area provided for 1580 sqf units. Its a very lousy layout design similar as LMC cheap layout design. Selling price is not cheap for this lease hold property is not worth at all, better go for other property

Residents of 1580sqf units complaint when they first move in about this issue to the developer, then they only installed a water pipe out for the washing machine at the kitchen area. So lousy!!!
