I am local Bm lang and i think part of peter’s statement are true. The traffic is very terrible as everyone in BM knows it. From my opinion, the only reason why so much condos in mainland right now is because of the greedy developer and that’s it….most of the Bm lang are not so favor with condo too…

I would like to get you guys opinion. if after 3 years, there will be oversupply of the condo, will this factor be help to increase the value of landed property due to the limited option of landed property?

I think after 3 years, if condo oversupply, the price will stagnant or drop that may not necessarily help to increase the landed property price. Landed property price also depends on supply, location and economic situation, etc.
What if reverse thinking…most of the condo at least 80% occupied after 3 years…will it increase the economy of BM because of the increasing people staying at BM? More businesses..more jobs etc..just some thinking…

4300 units for BM is little compare to the population, if 3 in each family, total condos build are for 12,900 occupant. Do u think is a lot? is 5.6% of BM population of 230k. If developers are building landed houses, the house today is already more then a million ringgit due to short supply without condos.
4300 units is like nothing if compare to Penang Island project quantity la…

Yes, BM with 230k population and with 3 in each family should build 76667 units (approx 511 condo projects) to cater for its entire population and rename it BM condo city, ha ha ha.

I lived in BM for 37 year now, a truly BM Lang, tell you what, whoever think can make profit investing in condo here will end up losing big money. BM lang don’t fancy high rise, as many cheap landed second hand houses still around, and besides that, BM lang prefer stay on landed house.
There are a lot of vacant lands in BM area, just need to expand it out from BM town ship, for eg Berapit, Perda, Alma, Tokun, Machang Bubuk, not enough land for houses is just an excuse for greedy developer to build condo for making money.
Name like Berapit, Perda, Alma, Tokun, Machang Bubuk, Seberang Jaya

Booking fee is only RM2k, don’t bluff..I just placed my booking fee and wait for banker on loan status..
How you define “better” may I know? The BERJAYA and Spectrum have better layout if you are asking me…I am BERJAYA owner too, I didn’t go for Spectrum but chose Casa was merely due to pricing and workmanship…
I booked during Jan 2017, and the booking fees is RM 8k. (Just got loan approval)

Only 4 units of shophouse, nothing really so attractive or big deal to pay too close attention unless developer has the target and position to only rent to particular tenants…Or else, tenants always come and go if cannot sustain the biz..
Hopefully there is atleast 1 chain F&B store come in.e.g. Pizza hut or MacDonald, then at least can find something to eat when hungry..hahaha

Agree that Spectrum got better layout and location. If for own stay wise is good.
Zuwen projects mostly got cracks but it’s non structural crack so will not pose any safety issues.
My best friend purchased the semi D from Zuwen also has some problem lah..
Since it diD not offer rebate and free cabinet that’s why I chose Jayamas as I hope once I received key from them, I can rent out immediately since mine is purely for investment purpose.
I only feel that if the road in front School and shops could be widen, then Spectrum will be closer to perfect..Else, long Q when you try exit from there during off school time..

To the people who are locally raised in BM or BW, Jayamas is famous because it came out from Airmas…They are brothers but maybe not on good term so one brother came out and set up his own…Correct me if I am wrong…Was told so by some senior local people..
Feel fainted for the entrance for Casa , few shoplots occupies by the car workshop , all the cars parking there and disturb the resident who go in go out
Yup, Developers need to deal with this problem seriously, otherwise it will seriously affect the confidence of the casa residence owners.
It is hard I guess , because my friend stay at Dutamas their project also not happy moreover this is involved their business , no way they don’t want sell or rent to them for business
