The first residential project at The Light City – a large-scale 32.76 acre integrated mixed-use waterfront development by IJM Perennial Development in Gelugor, Penang. Strategically located next to The Light Collection, just a mere minutes drive from Penang Bridge and George Town.

The storm 2 weeks ago damaged a major part of this construction site. Those who are thinking of buying this project for the seaview might want to think twice about it.

bad job by IJM. They should have learn the best practice of Asia green
Well, I wouldn’t say it’s only IJM, some other condos near the coast also had issues during the storm, including Queens (ideal), Quaywest (asia agreen), Gold Coast (Ivory), Quayside (E&O), with window/roof panels blown off, trees uprooted etc. With world weather changing to more extreme, those who live near the coast will have to be really careful.

Yup. The AG price tag is reasonable & plenty of happy purchaser.
The location is fantastic as I can always travel around Sungai ara & here. IJM is still competitive but Ideal quality you know. Try to avoid that.
Don’t forget Asia Green took 10 years to complete Quaywest, LOL.

why you worry, storm here, unlike hurricane or typhoon elsewhere, does not kill…….

Haha, not worried, just saying. According to disaster dept analysis, during the recent storm, 60% of incidents of uprooted trees happened within 500m from the coast, and if consider up to 800m from the coast, that increases to 90%. There has been a steady increase of such incidents over the last 15 years due to extreme weather patterns, with exponential increase in the last 5 years. It’s not up to me to worry, it’s up to individual buyers whether they want to put that into consideration when buying a property near the coast. Those who have bought and staying there, wish them luck. Those who haven’t, you still have a choice of buying a property further away from the coast + with a seaview.

Why worry? I have many house. Later repair. No problem.
Seafront coastline is normal if affected by storm!

Ya, agree with you that normally seafront coastline properties will get hit in a storm, and repairs are frequently required after a storm.
Staying in homes further away from the coast is a good idea in Penang as it is actually a small island and you still get a good seaview if you’re staying 10th floor and above, with significant lower risks of the hassle of damages caused by a storm.

I would be more worry if my apartment/house is on or next to hill slope…
