Twin Star, an affordable housing development by Acara Prestasi Sdn. Bhd. in Jelutong. Located on approximately 3 acres of land along Lintang Slim, adjacent to Setia Sky Ville by S P Setia which was completed last year. It is just a mere minutes’ drive to Heng Ee secondary school, Penang Free School and Han Chiang College.
The development will see the demolition of the existing landed buildings, for the construction of new skyscrapers in two phases:
- Phase 1: 30-storey affordable housing (258 units)
- Phase 2: 33-storey affordable housing (328 units)
There will be 9 levels of car parking podiums in each building with several shop offices located at the ground level.

I suggest you to buy The Cube in perak lane.
That’s one of best affordable house in Penang now & price will appreciate highly. Even surrounding project 80k shoot up to 370k now. Some owner who stay in Gurney but still keen to buy in Perak lane as prime location.
Twin is not good because extremely jam.
Smell fishy as nearby wet market.
Twinstar too high density. Price is not worth for what it is offering. if you look at the specs and price. You understand this is ripping off buyers. They use false gimmicks saying it is low density, but it is just divided by 2 towers. If you calculate the density, and the sqft, this price is way way too high. Almost impossible to appreciate in future because compare with other apartment/condo, this one has nothing to offer. simple math. But often time, people don’t want to spend effort to look into the numbers
Twinstar 3 acres, divided by 2 tower. The Cube 2 acres divided by 1 tower. Yet another simple math.
As for Twinstar vs The Cube debate.

Pro:
1) Twinstar is more strategically located with multiple entry point. The accessibility will be vastly improved with the new connecting road. Enabling purchaser to access Jalan free school, thus avoiding the ever-congested Jln Perak and Van Pragh.
2) The open unit and affordable unit price discrepancy is more acceptable ( Open Unit 538k – 550k vs affordable 448k – 488k), As the affordable unit is either placed at lowest 2 floors, low floor unit facing Desa Green directly or open land which is earmark for future development.
3) Practical layout with no wastage in usable space like central resident huge balcony or Alton large foyer
4) Mid density development
Cons
1) No proper guard house entry that most apartment at this price (500k or circa 600 persqft) had. Just a drop off point / lobby .
2) Unremarkable previous track of record. Their previous project; The H20 and the Sun, the common corridor is lines with the cheaper 30cm x 30 cm tiles that makes it looks dated. And the toilet pipes are exposed like LMC houses, whereas Ideal property affordable for example, the piping is boxed up. The celling height of the car park is also very low, rudimentary facilities and unknown lift brand (The Sun is using China Brand called Lincoln =p). Hopefully for Twinstar, they could improve on this as this is common contact area.
3) The pasar Malam site is a traffic choke point on every Friday night.
As for Twinstar vs The Cube debate.
The cube
Pro:
1) This project is more popular among buyers among the 2 new RM400-500k new launches. The PR of the company is way better than Twinstar. The developer staff in the office is very welcoming and patient to explain their project. In contrast, Twinstar is very short staff, and there are more of admin rather than salesperson. The agent they engage is lukewarm at best.
2) Price wise Cube wins hands down. 540k for 1000 sqft ( RM540 persqft) vs Twinstar 550k for 900sqft ( 610per sqft). Cube is generally 10 to 15% cheaper for comparable configurations.
3) Better perceived quality. Glass panel balcony, large 60cm x 60cm tiles in the house, properly boxed up piping and generally better finishing of their previous product which builds a lot of confident in them to deliver.
4) Very close to government clinic and primary / secondary school
Cons
1) 5 stories of commercial is a major concern. If they perform badly, the placed will look like deserted area. But if it is doing too well, going to cause a parking nightmare for resident. Something like 2 stories commercial will be more pleasant and give more residential feel. Just personal preference.
2) The immediate surrounding is still full of squatters and warehouses. A bit unsafe feeling at night.
3) For the superstitious folks, the land is facing a T junction.

This is reasonable & all just a minor cons if developer can do a better job in workmanship.
In facts is a very happening location.

The cons for the cube is major either you accept it or leave it.
You couldn’t change anything since this is Fengshui. Surrounding environment is a main factor to degraded this project.
Glass panel is not an advantage for this project as well.
I know a few properties in Penang which have the pros listed above but not the cons

Stand corrected, The cube only had 2 floors of shop lots in the finalized plan. So lesser cons for The cube

If one prefer Air Itam area, The Mandarin would be a good option. But at 500k, one have similar options in subsales market like All Season and Boulevard Condo. In Jelutong, the newer development is already hitting 700k like Central Residence. So it make sense for those who prefer Jelutong to look at Twinstar and The Cube. Subsales for newer unit in Jelutong Like Urban Suites, Artis 3, Grace Residence and Aspen already hitting 600k and above for comparable size.

I believe Urban Suites shouldn’t be consideration since it’s more an Airbnb product. 700k is a normal market price now for new project. But speaking of Central residence still not sold out despite CCC & low dense.
