    POV landed nearby: crying out loud. heavy traffic and mass roadside parking incoming… one of penang top high density project.

    Not really. If you go to Tanjung Tokong, then you may experience exactly the feel so called heavy traffic jam daily.

    Owners aren’t entirely faultless. They did not research Ideal’s beehive projects. So they kind of deserved it. Just the landed owners nearby is the actual victim.

    This developer offer affordable units with affordable price but with a catch.

    High Density, 1 Car Parking, Tandem Car Parking, No Tiles, Low Maintenance (After 2 years the DLP finish, the pain kick in to all purchasers) , Lift Maintenance.
    Security and Cleaning will always the lowest but after 1 year and JMB form, will see many pandai pandai owners wanna become Committee Members and try to change the service providers.
    Best of all, this developer management team is under theirs. So basically good luck to them owners owning this Developer properties.

    We already had a good example of Sungai Ara. Whoever bought Ideal Project should not cry.
    There is something wrong if expect all Ideal projects like Queens.

    As a reputable developer, they should provide an equal quality of workmanship & management for all project regardless of low cost or high end. We are not expecting of high cost or similar material used from high-end into affordable. But it’s finishing workmanship quality should be equally as Queens.

    Slowly wait long long, Developers are known for their cut throat pricing selling towards buyers, and suqeeze service provder till dry enough, thats why nowdays we have Pricy Property but lausy workmanship and quality.

    If affordable project by this developer is lousy then that’s no different for Queens. The quality & bad workmanship & selling overpriced. But at least we paid less than Queens to get a equivalent same quality.

    Labor cost is the major concern in 2024.
    Wanting the same workmanship is not possible.

    Quality in hardware is not like quality in software, given the labor is free also every touch up and further detailing is cost and time hence cost also.

    Touch up & defect reactification is part of project after hand over to buyer. You couldn’t say this house Is expensive so they are putting effort & detailing whereas cheaper house then they cincai do.

    If you talk about material usage then definitely I agree since different cost.

    Developer reputation is build in long years but can just run down in a year if this mentality. Queens & Havana workmanship should be equally but material usage is understandable.

    Well my opinion I wll stay away from this Developer at all cost.

    Have seen many of their property in dire straits. By the way Q1 and Q2 are JV and not stand alone also as 1 company.

    First time buyers will soon know what will happened soon. It will start with the useless Property Management under their belt

    Why Q1&2 are joint venture?
    You mean these 2 projects are not solely developer by them?
    I think developer reputation grow because of Q1/2 success that’s why Havana selling well too since after launch.
    I believe Q1/2 workmanship will be same as Havana just using different material. If stay away from this developer then why so many people buy Queens? The design is good for Queens. We are not saying Havana going to be same as it but at least above average standard of affordable house as developer need their reputation too after Queens success.

    Q1 and Q2, Developer is Ideal, Land belong to GIM (Grand Intermark), as you can see the Queens Residence signage already from afar.

    Same goes to Ideal other projects which is JV with Koperasi at Bayan Lepas.

    Developers Company will always be a new Company rather than using the real mother company name, just in case worst case scenario they just declare bankrupt and they move on while buyers will suffer for this. Just like Ivory now, most of their projects Strata Title also do not have after many years .

    Workmanship and quality, depends on each individual luck and also prespective, some may see cosmestic defects as serious defects like The Muze is having, but in fact its just a minor defects.

    Quality wise, many developers will just ask their project team to cut and cut and cut cost as much as possible in order for the developer to make money.

    Developers don’t make money building LC,LMC and Affordable as well. The many facilities the more pain the owners gonna bare for the Maintenance and Repairs in future.
