The developer will send you the offer letter if you are selected for the affordable housing.

if affordable house you mean 300k. then you wait the project sold all the open unit. after that they sell a certain threshold of their state units. Then the leftover unit where no one wants to buy, developer will allocate those unit to government. From there, you will wait government’s letter to inform you if you’re selected or not. Give and take 1 and half years more to go for you.

Yup, developer estimated and committed completion only take 3 years. By far the best and fastest developer in Penang island I think. The rest is 4 years.

I went to the developer office to apply but was told the state housing unit starting price is RM480k and not RM300 as advertised. They only have “upgraded package” which is around 1000sqft instead of 850sqft. Anyone face this issue or any advise for me. First time home buyer here. Thanks
Is this location ok? I used to passby that road and the jam was crazy, especially during lunch hours. I got stuck for almost half an hour just for a small stretch and since then avoided using that road. May I know why is this project a good sell and why should I consider this project?

No affordable projects in Penang Island offer 300k. Only government offer rm300k. Of course, if you pay 300k, you get 300k. It’s the same for all other affordable homes project in Penang Island.
Not sure why you sound so sour, I am a penangites and looking for my own home now. I took in many factors before deciding which project to get as I am getting for my own stay and long term. I been staying my whole life in Penang. But I just curious why there are many people eying for this project eventho the jam is terrible around this area

I might come off as rude, but to be honest, I’m dead serious. If you think that road is jam, you literally can’t stay in Penang at all. Maybe that day you drive that road got accident or event. Or else, you aren’t making any sense.
But if you’re not joking, and is a serious buyer. Just a few factor why The Cube is a good buy. 1) Low Density, 2) Low Density. 3) Prime location. It’s Jelutong and is DTL (Daerah Timur Laut). 4) extremely underpriced when considering Specs and Location. 5) 2 carparks no tandemn 6) near to amenities (hypermarket, school, clinics, food, etc. all within 5mins WALK). 7) No traffic congestion 8) The rest u can do more research. Again, low density at such prime location. Totally best value project at the moment and possibly in history. You cant even find such low density project in lousy location like Bayan Lepas or Batu Feringghi

Reason why selling like hot cakes probably for those want to stay nearby town area. Another reason maybe some buyers thought this is first affordable house with balcony glass panel. So, with glass panel more class? Pls check out value of 86 avenue that should be answered all doubt. 300k house won’t come with 2 CP. Those 480k only 2 cp but 10 floors anyway.

Yes, this is what I meant actually, it doesn’t matter if it’s a prime area or not, the key question here is about the jam. I was stuck for almost 20 min going to Taman Free School using that road, it was just a small stretch of road and the jam was crazy, with no accident but just a normal lunch hour (which happened a few times). The road is so narrow and has only one lane. How would this one lane cater to so many new residents? It doesn’t matter if it’s low or high dense, it wouldn’t solve or answer the congestion issue if this building was finally completed. It is a good value for money property but some of us take into account many factors. If they could solve the issue then it would be great. Some of us, like me, are here to ensure we bought our first property with due diligence, not here to argue. To spend almost half a million is a lot for some of us. It’s not about oh then don’t buy, then don’t stay here, then don’t use that road. It’s about ensuring we don’t fall into the trap and regret it later. Some people are concerned about the workmanship, some want better facilities, and some want peace of mind; all of us are different and have different needs when comes to buying property.

Traffic congestion is normal in Penang. I have to repeat, if you can’t accept traffic congestion, you can’t stay in Penang island. Moreover I said many times. This is a prime location. Common sense there will be traffic congestion. What do you think about Gurney? Is it a good location? Do you think there’s no traffic congestion there?

To be honest, as a Penangites, traffic congestion is the very very last thing to consider when buying a house. Not sure why are you even thinking this as priority. This is almost like you’re looking for a car in Malaysia that doesn’t need to pay roadtax.

Depends on where you are working at. Bayan Lepas? Its not that bad. Can use highway and the only jam is in sg pinang traffic light. After that there are multiple road entry you can use to go back home without going through any other traffic light.
Even the wait time at jalan perak traffic light doesnt seems that bad/acceptable, unless you are coming from jalan free school at peak hour.
If you are working in town area, then it doesnt really matter where you stay. Youre going to experience 30 min jam

Don’t compare with The Zen/Zen6. The Zen series is another level than The cube project.
Perfect carpark floor as only 4 to 5th floor with super prime location & those 480k come with seaview/bridge view.
Overall Zen is perfect & same as Queens concept except no balcony. As of Zen6 price may shoot up soon.
Cube is little same as The Muze with high level of carpark floor but congested traffic with old building around.

Why would anyone choose this area if working in Bayan Lepas? Wont it be a long way home with multiple traffic jam during rush hours? And located near schools, if you dont have children going to those schools, it totally doesnt make sense to stay nearby as you should know how bad the traffic will be during school start/end hours.

Yes, 10 levels of multistorey carpark is a problem. It’s ok if you get assigned 1 to 4 floor (typically tolerable by most), but higher than that, you might have problem selling your house later when buyers get to choose what they buy at what price with carpark on which floor.

I’m not lost. It is just the location different but with same product. The cube has glass panel type of balcony which is similar like Queens & almost same size as well. That’s why selling like hot cakes. Got people mentioned The cube is one of best property in the history for affordable category so is comparable like Quayside in north & Queens at South.

Got 3 SJK(C) Primary school nearby, 2 of them at walking distance.
And a Heng Ee Secondary High school somemore.
1 Bandar Baru super market just opposite of your house, and a lot hawker nearby. Also very near to Perak Road Pasar & Free school.
Exit wise, you can exit through Jelutong Express then you will be in Lim CHong Eu Express in no time already.

Actually, nope, I was staying nearby there since I born, already decade I go Bayan Lepas and back for study collage and work.
Most of the traffic is going into Georgetown in morning (opposite of your going), and going out from Georgetown in evening (also opposite of your going once you passed the junction to 1st bridge).
The only jam part is from flyover outside Keysight until outside of Queensbay, which is almost the same even you stay in Bayan Lepas area due to more traffic light and queue you waiting, I averagely reach my workplace in 20minutes, go home 40minutes.

Yes, people often having impression that working in Bayan Lepas = Best stay in Bayan Lepas, I got a colleague who stay at Golden Triangle, he come to office more or less just like my timing or even slower due to he got more traffic light than me LOL.
The cube will even faster due to Sungai Pinang traffic light already took you 10minutes, so if you skipped that using Jelutong Express, will be 10min to Bayan Lepas only.

I think if you stay around queensbay area or bayan baru (many new condos) and maybe around airport (many new Ideal condos there), you should be able to reach home from work within 20 minutes. But of course, if you grow up in Jelutong, you tend to hv relatives/parents staying in Jelutong too, so that’s probably your primary selection.

It depends on which side you stay and work in Bayan Lepas, it can be very far due to a big long airport chock between FTZ4.
If you work at Keysight or Plexus side, going back Jelutong might be faster than you go back Havana.
If you stay Sungai Ara and need to go Diamond Valley to work, also good luck to you.

If FTZ, why not just consider buy Quaywest or Zen6? I believe much nearer & close to Queensbay mall & even go market also quite near like Lipsin Sungai Dua. The location is quite peaceful & close to seaside. Very much easy access to work/play/shopping & plenty of amenities nearby too.

Penang traffic jam is very common and hectic daily, its the right time and the right place that you won’t get stuck, Perak Road and Jelutong have times which are less traffic compare to peak hours. I stay Jelutong many years, I work in Bayan Lepas, normal traffic during 8am onwards, finish work 5pm, jam at Perak Road and Jelutong not so hectic as well.
Do you think this place worth investing for renting out or preferably for own stay?

Jelutong is mostly a place for the locals, rentals wont be fantastic. For better rental returns, tanjung tokong or gurney, but just be mindful not to buy overpriced properties there.

2. Going back from FTZ to work, not much different as the main jam is before you enter to Queensbay area. If you can entering Queensbay area you already quite less of jam.
3. Queensbay Mall and Lipsin look near because it’s pretty empty around Zen right now, but it’s not as near as walking distance, anyhow you also need to drive, you might have small traffic outside Queensbay mall or when going in, or even outside supertanker traffic light. The cube within 5min of walk I can reach Bandar Baru supermarket and some hawkers already.
4. I don’t know if you are one of the AG doomposters, why not mention Q1 Q2? But anyway, I don’t often promote Jelutong or somewhere, just everyone should come to realize that Zen location is not as convenient as it looks, those who know them know.
5. The cube is under affordable pricing, location wise might suitable for those who living with family and elders, I agree that the investment won’t be as good as Zen/Quaywest but definitely a better prime location than Zen/Quaywest if you buy for own stay with family.

Personally, I would rather be homeless than staying near qb. That place is slowly filling up with bangla/indonesian roaming and the everlasting raya pesta. Queensbay mall is so much inferior to gurney plaza. Not to mention, Zens are the worst possible project to consider, it is located at such an awkward place, and yet so highly density. You mean Queensbay Queens waterfront many Bangla/Indonesia?I’m not owner of any project in QB area as over price to me. I’m never been in The Zen/Zen6 yet. But it has a very good comment by buyers. You can check in developer google review& comment. 5 stars rating overall for all Zen buyers. Seen Asia Green has done a good job in Zen. I just check and see comment from owners. But in actual my opinion is little bit high dense. But plenty of happy buyers anyway.

Cube is a good project but it’s still an empty land allocated in Perak lane surrounded by old flat apartment house with many floor of parking only 1 lane in & out. Zen6 is little bit isolated maybe for some from town area because it’s a brand new development surrounding. Some may say high density or white mice etc but with this price tag with seaview only 4th floors carpark & brand new township..I will say is really good project & high potential appreciation later.
Those hard sell or keep on promoting with no end on their loser products actually made their products looks cheap and unwanted. In fact it is hurting the developer’s reputation.

You seem to be reasonable and unlike some coward using other people names and just spamming the same comment “The Zen is best buy, Zen 6 is forever best” kind of lame and false statement. However, I don’t know if AG can do any better than Ideal. There are too many existing bad examples of high density. I-Santorini and One Foresta is the only ultra-high density condo which is showing too many ignorant victims that are crying out for help. Selling at loss, and regretting their purchase. Havana Beach + Maldives, Ideal Residency + Ideal Venice is going to be the second wave of outcry. They are bound to be hellish place to stay. If we look at the density, Zen and Zen6 is part of the second wave. We’ll see. Anyway, my take is Penang not ready for High Density hongkong-style flat apartment. These condo won’t appreciate in Penang. The reason I said The Cube seem attractive is, there is no bad history of low density condo in Penang. Jelutong location has been appreciating every year without fail, from flat to apartment to condo and landed. All the house price in Jelutong just keep going up. The location of Jelutong is literally middle of the island. Easy access to town area, easy access to industrial zone. And extremely near to penang first bridge. Project location is surrounded by amenities and convenience. Project price is not cheap, but definitely considered most value, if compared to all other project. I admit the carpark is worrisome, but this worry is for those aiming to buy 300k from government. I believe, this is fair. You get what you pay. You pay 300k, you park at top floor of carpark. There is no free lunch in this world, especially not in 21st century. If you’re naive, can’t blame others

But you miss out Queens waterfront. That is another huge wave also of high density seafront condo. It’s better Zen6/Zen where paid a lower price but getting same size as Queens & same seaview & commercial too. Imagine 1M in Queens I can buy 2 unit for Zen which is 1600sqf+ rather than 950sqf.
Some people say is high-end but I don’t think so. Q3 demand is dropping with plenty empty unit left.

I think The Cube is the only Condo project in Penang that doesn’t need agent to sell. They just open for sale, customer come to developer office to buy. Project completion date committed is just 3 years. This is the amount of confidence the developer has. So far I have never seen a condominium project launch in 2022~2024 (Penang) doesn’t open to property agent to spam advertisement and post online. Maybe they save the commission they need to pay to property agency and instead, change it into value for buyer?

I agree Jelutong is middle of the island. You can go everywhere from this starting point. It would be near for Georgetown to go Batu Feringghi, but far to get to Bayan Lepas. If you stay at Bayan Lepas, it would be near for you to go Teluk Kumbar/Balik Pulau, but too far to get to Tanjung Tokong. And this place is as you said, extremely near first bridge. It is indeed a strategic and prime location. No wonder house prices there keep going up.

The Cube is the only condo project in Penang didn’t get Property Agency to help sell their project. Maybe they saved up on paying those agency commission, convert it to value for buyers?

It depends. I am not sure how experienced or how much nego power they have with the contractors. That 1,2% paid to agents as commission by a developer could easily be offset by better nego power or better design. It all depends. But one thing is for sure, buyers must always be careful of what agents say as like I said, they won’t think twice lying just to close a deal while the developer is not liable for what agents say. Good reputable developers like E&O with a long term view no longer sell thru agents.
Since the developer dont offer 300k units (after checking with them), they only selling with the upgraded package as of now, does that mean the carpark for us will be above level 7 till level 10? I dint check with them about the carpark. Omg

The location is not new, but built on an existing crossroad that many using since decades, needs no further agency for sure this is the confidence level they have.
Often a lot of hidden gems that only real locals know, no cap, but people who come to this forum probably only look at the famous 1.
Typically misconception of many people is that you are only near Bayan Lepas if you stay in Bayan Lepas, it’s a big no, Bayan Lepas itself is also very big and has a lot of traffic lights, it depends on which point you going from.
I would say The Cube go Plexus does not even need 15minutes, 25minute at morning traffic. Unless you suey got accident in Lim Chong Eu Express, but how can you expect that to happen everyday, somemore not to ignore got like 3 SJK(C) and 1 SMJK(C) nearby, and 2-3 of them at walking distance, 2 wet markets at 2-5min drive, and 1 Supermarket just literally opposite of your house, nearby got like 3 sets of small foodcourt in walking distance too.
Extra sharing: just 1 street away you actually can find almost all brands of car service centres there even BMW.

Maybe you’re right, maybe you’re not. But 2% of 540K is 10.8K. That means 10.8K value per unit taken away from buyers. That is hefty price that buyer need to pay for the agent’s advertisement fee and facebook ads

Slightly off-topic but would like to seek advice on whether progressive payment is better than a completion purchase price loan as this project is still under construction. And how are progressive payment can benefit homebuyers. Apart from this project is selling like hot cakes so better grab it fast. Just like to know on the payment and interest parts. My take is that most people prefer take loan on complected project as progressive payments will make you pay more in interest overall

Went to the developer’s office last month, this is what the PIC told me about this project.

2 levels stores: should have carparks in these floors too.
10 levels carpark: 1-6 level is for 540k units, 7-8 level is for 480k state upgraded units, 9-10 level is for 300k gov units.
11-38 levels, 14 units per floor.
540k units only left with less than 15 units. (Top floors)
480k state upgraded units only left with 30+ units. (14 floor – 26 floor)
300k gov units are not released yet, roughly about 56 units only based on the unit list because they are empty. (11 floor – 14 floor)

10 level of carpark floor is disaster which you have to drive up & down daily. It’s similar as the muze.
As of appreciation, you couldn’t expect much in this location unless seaview condo such as The Zen/Pier or Central (upcoming jelutong highway).
Don’t forget to ask for your parking lot size. If you drive BMW/Benz, probably couldn’t slot in. You have to park in your other house.

This is a brand new township. The parking floor is flexible as only consist of 4 to 5th floor & well design unlike Muze & Cube.
Just imagine you have to round up & down daily.
If you notice carefully, the build up of carpark floor for each new projects are getting higher and higher some up to 10 floors.

The cube is affordable house & targeting those who are based in Jelutong & town area. It’s a very convenient location.
The Pier is a rare seafront project with upgrade concept of Queens waterfront.

The sole reason it is not selling off is because developer don’t use agency like other developer. That’s the confidence the developer has. I think Penang in 21st century, this is the one and only project that is not asking agent to sell their units. Unlike other project spamming ads and investing all buyer’s money into showroom to convince people. Maybe, just maybe when the unit left 10 or 20, developer can consider ask agent help to sell. Then people will realize there’s this gem.
