Is the price worthy?
The area seem central but with dense populated surrounding.
Very hard to answer. I just think give and take. Honestly I just dream about road widen in future. I remember jln Perak quite narrow based in 15-20 years ago. Now wider. Hope there are chances to widen the road in front of jelutong market and caltex. There are much to develop as some squatted houses in surrounding areas. Many old buildings too, not sure if that can be rebuilt.
Car parked at roadside of lorong madrasah near to Malay stall should be taken care by authorities. I don’t think lorong madrasah too small if no cars parked near the entrance. Those cars park there not just daytime but overnight. Building a small post in the first 100 m of entrance may be helpful. Or Government multi storey carpark could be an answer to there. Btw not easy , just dreaming.
Overall, the property itself is good, but unfortunately, it is in the wrong location. You’ll understand why when you try to enter or exit the property. Just take a look at the traffic in front of Maybank. Good luck!
