Additional packages for affordable homes are optional and not a must
Housing developers cannot force buyers to take up renovation packages, says Chief Minister Chow Kon Yeow.
Chow was responding to a reporter’s question regarding certain developers allegedly hiking up the price of low-cost housing in the state through backdoor practices.
He emphasised that additional packages should remain optional and must not be a prerequisite for buyers of affordable homes.
When the government establishes the price for affordable housing units, he said that price is binding on the developers.
Acknowledging that low-cost housing units are heavily subsidised and priced way below construction costs, Chow noted that some developers took it upon themselves to provide renovations.
“Sometimes if the cost of a car park is included, it will exceed the selling price of RM72,000. It may go over RM100,000 when renovation packages are factored in.
“But it should be optional and not a condition for the developer to accept or not to accept that successful applicant from signing a purchase agreement.
“The actual cost for an LMC (low medium-cost) unit is already more than RM150,000. It is heavily subsidised.
“Any additional package, like renovation work to enhance the bathroom, kitchen or furniture, should be the subject of a separate agreement between the buyer and the developer.
“From time to time, we receive complaints, but it should be mutual agreement between a willing buyer and seller. Buyers can choose to add on any item, or undertake their own renovation,” Chow stressed.

Sounded as if the government is ignorant about developer backdoor practices lol. Just look at ideal projects, they are basically government now. But inexperienced homebuyer will still fall for their trick and deal with low quality condos.

No action taken, sold with it as package else they have rights to forfeit the deposit since there are other “so called awaiting” to buy. gave as a way to ensuring you take it on. Not being told its a package and realize its packed in during the sales during the SNP signing and when asked this is the answer gave since they are just “lawyers” but all transactions already made before hand . so not want to be in the loosing end . we end up taking it on .. if state govt is really serious on this they would have a complain channel n exposure in all this .. no news so far but basic public statements … would be great if someone can educate me in this if i have got this wronly.. but basically we need more awareness and not having buying with many regrets later on

Nope ideal is affordable but they outsource the selling and all packed in price … Buyer were not told bout all the mark up till the SNP signing where going back with changing makes things complicated and buyers end up living with it .
MArk up a subsidies location sale and buyers are stuck with no profit if the homes are purchase for investment
Ideal really paikia developer. Their newest method is sell you premium price, ask you to submit application to komtar for 300k. But, they will force you to buy premium, or else you will lose your chance with 300k application because they will ask Komtar to reject your application due to YOUR CANCELLATION. So, there’s no affordable in ideal, just uneducated and inexperienced victim buyers.
Biggest problem is government assist their plot to earn dirty money. They use the “affordable scheme” to falsified the goodwill. By doing so, they can build project with enormous number of units with very little carparks. Look at I-Santorini, One Foresta & Ideal Venice. Sooner or later when the condo is 60% occupied, it will be hell for them. Unfortunately, unlike kuala lumpur, penang haven’t dealt with beehives overly-densed project. That’s why I said only uneducated / inexperienced victim will consider ideal projects. Imagine, 2000 units with 9 levels of carpark (some tandemn, some 1 carpark). So what happen to the land surrounding the project? Full of double-parks.
Good news, Havana beach and Maldives will join the hell. Just wait and see. Those victims will cry and sell below-market.

The Zen or Zen6/Quaywest affordable house are better choice if looking in prime location & finishing. Those are better also in term of investment & time will prove everything. Quaywest RM300k & now almost 100% appreciated RM580k to RM650k.
Those facing seaview of The Zen definitely will be same trend.
The Pier also will be 1M above all once completed. AG finishing & workmanship is acceptable & much better than Idxxl.
Ideal as usual, sell their so called package of “Affordable” RM400K++ with 2 CP and Furnish blah blah blah. By right this is not suppose to be done, but anyway State Goverment with Ideal, infinity. Not to mentioned Ideal annual budget for income and expenditures are just breakeven, futhermore going to increase every year as well.
By right, state goverment or so called what madani goverment, lower the house to RM300k with 2 CP and less facilities then it is a good buy for everyone.

It’s a matter of time people will realise Ideal project are doomed projects. Even their low dense condos has more defects than any other developer. Good for you, AG is still okay.

Actually AG really overdelivered their affordable units and the built quality is top notch. That’s why I kept on promoting AG trying to educate the crowd.
Dont pretend Asia green didnt sell their affordable package at 400k++ with 2 CP. Did the 300k unit comes with 2 CP? I swear this forum is full of AG salesperson

The difference being once OC obtained, AG affordable units always grow 50% in value. Amazing deal. Imagine paying 300-400k but getting quality which is alike premium condo such as COD
