Yes, Zen/Zen 6 is nice location. But the density is too high, about total 1930 units. Mixed with 1200 units affordable units.

First of all, i do not think “quality” or “harmonious living spaces” or ” excellence and attention to detail” etc matter so much for a location like Batu Kawan, due to the “abundance” of flies and farm shit smell there, which can easily spoil everything :))) If you compare location, definitely Aspen projects are better located due to close proximity to colleges and university (hence the lucrative student rental market).

You are welcome. Yes, it is cheaper in terms of a smaller square footage (703 sqf) with only 2 rooms. It depends on your needs, whether you want to invest or use it for your own stay. The lower prices are for units below level 20, which come with only 1 car park. The prices are slightly higher for units on level 21 and above, which come with 2 car parks. For example, Tower A-21-03 facing BKIP view/second bridge has a SPA price of RM427K, and after an 8% rebate, the net price is RM392K.

Definitely, Asia Green single-handedly salvaged Penang World City and shaped it into how it is today. I dare not imagine the state of Penang World City had it without Asia Green.
I also commend Eco World for its excellence execution of township planning. I happened to pay a visit to Ashton and is amazed by the build quality and landscape. I don’t often praise other developers other than Asia Green but Eco World is truly amazing. I also visited Eco Terraces and also amaze with the landscape design. Also, the floor plan is very sensible.
Everyone should understand that no one property suits everyone. Hence, please exercise your own judgement before any purchase. After all, it’s 35 year mortgage that we are speaking of.
No need analysis, buy if you got the money, if no money just rent. every year can change units and location.

I never dispute the so-called “rigorous planning & quality” etc, I am just highlighting the flies & shit, which essentially wipe-out all those benefits. No doubt, batu kawan is evolving, but the fact that Eco World is selling it’s products at “post-evolve” price while the place is still at “pre-evolve” stage is laughable!! And I actually find it amusing that you mentioned being near to highways is an advantage, as I thought only inter-state lorry drivers would find that appealing!!

Location wise, I will prefer stay near highway too. Taking example of my current house now, from house enter highway = 10min+, once enter highway I reach my office in 10min, but both distance is doubled or more if you ask me.
Near highway = easy access everywhere.
Ofcoz if want somewhere quiet I think will need to compromise access because need to “deep” into somewhere away from main road, so I think is fair give and take, there is no right or wrong here

If you count from Egate straight down to Batu Maung actually just 10 minutes of smooth driving, or 15min if slightly car. (Working day may be up to 20min+)
But going to FTZ4 from Golden Triangle takes longer time than that due to traffic light to wait.
Of coz, this is just to say about the location convenience, easy access to the highway is always something unless you only working within a radius of 5km of your house.
What are your thoughts on the density approaching almost 1.3k units? Would you consider it worthwhile to stay or view it as a positive aspect?

After 2 months of advertising it still not so much detail in overall project designs. They are going to sell the unit anytime soon but feel like not rational to buy a unit in “blind box” way. Although it is EW project but will it be another Vivo story where people camp overnight for a unit then regret afterward?

The sample house has been completed and is now available for viewing. You can visit EW to take a look at it. According to the EW staff, the project design of the outlook is similar to Hana Eco Ardence in Johor.
No layout also can sell already, so EW is Aspen no.2 now? so lack of confidence? don’t take so big a portion of land please if no balls to develop.

The info, experience and faith share on above you can refer and make your own judgement. Anyhow it is 35 years commitment for most of the people. Since you wanna buy for own stay, just bear in mind the project is commercial title where technically Airbnb is allowed and also the utilities and tax rate are higher than residential title.

The living cost here definitely adjusted based on the demand here. Most people stay here for the sake of convenient work and they also afford to (mostly engineer and middle-income classes).
But sure, welcome to buy as this area are highly potential for future 20years development, your property not gonna waste, just don’t expect can ez let go in 10years.
People who buy here mainly for 2 reasons, for own stay because they work here, or for rent out as investment.

A site progression post of Vivo Executive suite in 2023 July even can’t stop mentioning it’s lowest price of 237k back in initial launch in 2019.
What’s the point of this? Hinting us not to regret for next project launch? Aspen & Ecoworld only know to catch early bird as water fish, meanwhile Paramount sell like hotcake without even much of advertising and social media spam.

Honestly saying, The Pier just win from the saying of view of sea and bridge, else from traffic wise, currently the jam on main road going out from there is the main vessel joining to Mainland, probably take you near half an hour to go out in the peak strawberry jam period..
Batu Kawan is actually a quite young city which really convenient to access to daily needs like schools, restaurant, groceries store, shopping mall, petrol station, hospital, factory, convention centre, stadium, etc… Everything is within less than few kilometers, which is quite attractive as a new city

Quite many of friend buy Batu Kawan property but end up selling in lost. You can wait for another 20 years to get the city to mature. Those bought rm500k landed probably can wait for another 30 years to get appreciate to 1.5M if got luck.
