About The Zen
A mixed development by Asia Green at Bayan Mutiara. It is located next to Tun Dr. Lim Chong Eu Expressway, just a short drive away from the ongoing Penang World City township development by Tropicana Ivory. This development comprises a 46-storey skyscraper with two residential towers, and shop offices located at lower level. The residential component will feature 1,200 affordable units and 730 bigger open market units.

Luckily never got cheated by Salesman. Some said to me is a luxury condo product. However, after understand details only found out Zen6 & The Zen affordable basically no different in layout as only extra balcony and additional 1 carpark.
Affordable starting 300k applied from state government.
Open market The Zen 450k.
Zen6 600k onwards. Those who bought Zen6 I will wish you all good luck as shared with affordable unit environment and layout too but paying more than 2 times to affordable. Good luck guys.

I booked but after I check in details and understand back ground of this project then I cancel booking. Those who buy for this project special Zen6 really good luck to you guys. Basically no different between The Zen & Zen6 only balcony extra. Once you got the key then you can visit both The Zen & Zen6. You will understand my meaning.

Correct. Actually both same platform. No different.
They hard sell for seaview from far side. Not a luxury product and both affordable &Zen6 sharing same shoplot walk way too.

The Zen is worth the money with 850 sqft, 3 rooms and 2 bathrooms located at prime location. walking distance to shop lots and seaside. The only pros is high density other than that everything is perfect. Well this apartment is high density does make sense because of the land, floor plan and amenities.
Zen 6 has the different amenities with The Zen, Zen 6 is 1100sqft++ attached with a balcony not that high density compare with The Zen but the price is starting from RM550K, it is not cheap, well the new condos nearby Queensbay are not cheap too, some starting price is even higher than Zen 6. In a nut shell, I think Zen 6 is still worth to buy.

No different between layout of affordable & Zen6. You use extra RM250k to get additional balcony with bigger tiles?

Don’t compare to other condo surrounding. Just compare The Zen& Zen6 enough and you should know how worth is that.
If Zen6 & The Zen layout interior totally different then I understand. However both are 100% same. If you can accept using about RM600k to buy an affordable house design with neighborhood surrounding then good luck. Enjoy. Cheer. Once you go in then you will know after CCC. Lol.

Zen 6 is bigger than The Zen, The Zen is an affordable house but the layout is better than some of the non affordable houses, I got your point now, you thought Zen 6 is not good the main reason is it is nearby affordable house The Zen, downgrade you or your house, no choice pay more to buy a service apartment Zen 9

Based on above info. I will say that most of our daily living space size between The Zen & Zen6 has no different except extra balcony & slightly bigger Abit yard. And take note most of yard for Zen 6 has no tiles. You got to fix yourself too alike affordable. Infact Zen6 size of 1050sqf is an upgrading of affordable unit 850sqf + (200sqf balcony/yard). Interior layout and space 100% identical as affordable house. Congrats to Zen owner who bought at rm300k only where Zen6 perhaps either no realize it or just want that location or never study well before buying this project. Lol. Anyway..good location and good luck. Keep going.

Dark grey now is most trending colour combination in market where luxury meet perfection. If you look at latest development by The Muze/G hotel kelawai/Quaywest residence. Those are all perfect max specially at night if LED turn on. It’s absolutely luxurious. Quaywest is a luxury high-end condo & The Muze going to be another high end condo with this concept. Zen6 will be following this trend and when those LED running light turn on then it’s going to be absolutely amazing.
Quaywest now already all 1M above soon with luxury design concept. Zen6 will be the same as perfect match of colour + LED. This is luxury condo concept.
If you look at Queens residence painted with white colour it’s alike affordable house actually with out dated projector to turn on during night time. That’s out dated design& is not a luxury concept. Thus, the price already down gradually due to it’s outlook and overall out dated design from outer fascade to their interior design. Quite similar like affordable house.

And don’t forget Zen6 has one of highest sky viewing deck in southern part of Penang. It’s going to be amazing view around Penang. Soon we may see more and more grey colour building with LED combination.

Quaywest dark grey paint hard to maintain, and quality no good. The facility floor paint alrd faded & peeled. Grab an opportunity go QW to have a look

I no need sour coz i own an affordable unit at Quaywest, & im just telling the truth. not only paint issue, there still many defects and problem, hope the developer take the responsibility repair & solve it before DLP
Defect is very minimal in Asia Green projects. All defects are smear from our competitors.
Paint peeling is no issue because this is design.
I also heard of people complaining about water proofing but no worries, because water is akin to wealth. Got money got wealth!
There are some people complaining of glass shattering but this again is no worries because this is called durian runtuh and it won’t hurt you
To be honest, everyone who actually own Zen’s project know they are in deep shit. It is unlivable. Now they only hope is mass marketing and try to hike up the value and sell immediately when got waterfish. So please understand that they are also victim of the developer’s irresponsibility. Don’t blame it entirely unto them.
Who to blame? Now it is Seller market. Developer make the call that even new government don’t dare to intervene. Now it is their world, they say good to go, then you guys just buy. If government can’t do anything, don’t expect you weak buyers can have a say about it. Simple.

You are late, this project was launched in 2018, The Zen affordable is fully sold out, you may need to wait for those owners if they sell their houses or Zen 6, GIC is their agent to sell Zen 6, they told me only left RM700K++ houses with sea views, 2-3 car parks.

Zen only 1 parking, want extra pun cannot.
With limited parking, people will end up parking outside and causing the incoming road very narrow.
Ended up with their good brother zen6 suffering together despite not they caused it.
Maybe they trying to differentiate out Zen and Zen 6, but limited 1 parking in 2018 is so….

The 4 empty hole beside The Clover Swimming pool is what you can tell from this developer.
People now keep comparing Quay West and Q1Q2, I rather pay more for Ideal also refuse to take AsiaGreen project.

Some The Zen houses have 2 parkings but not all, I wonder how does Asia Green do for the road in front of Zens, I heard Asia Green purchased the land that those stalls located.

Muze is taller than Zens, it is 58 levels.haha, Hunza is proud of it, they had roadshow at QB last month, they claimed that Muze is the tallest building in North Malaysia. they left cheapest houses > RM800K.
No doubt high floor has perfect view, if high density I would rather stay at low floor, i can use stair instead of lift to walk to my house.

Just take a look at how lousy Paragon Mall is designed especially their carpark.
Some more we all know how dense that road. The Muze not even fully build yet I already can imagine their resident gonna start jam from inside their carpark.
