This is going to be worst development in Penang as everything poorly plan with just another white elephant. Keep my word before regret later.
Very interested in this location Condo where as so convenience on everything’s. Also future LRT will be passing by damn near. Anyone can suggest is Dora worth for ownstay?

Good thing about this condo is surrounded by shophouses and landed housing area, so you don’t have to worry any new high rise development blocking your view hahah

Personally, i feel this location is very strategic and convenient. Another point that attract me is the low density. Will find out more.

I doubt the price would be nicely priced. Should be 700k++
The location is for sure good. But there are some few negative points:
1) The condo is with shop lots. But the condo shop lots are surrounded by the existing shop lots, which makes the condo shop lots not visible when someone passing by that place. My concern is whether the condo shop lot will have business if is not visible.
2) The place there are abit run down, especially those shop lots that will be facing the condo. And at night, the place there are very quite and dim. Many shop lots have not open business at night. So, the place there is not vibrant and quite at night. With only 156 condo units, dont think it will make the place any different.
Heard the price is RM600 per sqft
This location Seems like not bad leh . Is this worth if 600k-700k?

Agreed with your observation. Good for own stay with quiet environment and convenient location but if for investment then that area at night very quiet and surrounding shop is close from 7pm onward. Don’t expect fancy outlet business or café to open there.

True. All condo in Bayan baru/Bayan lepas/Relau &Sungai ara already over supply. Own stay is good depend on individual preference. Investment a big no! Where unless go for Queensbay area only that’s for investment which another future Gurney created in southern area of Penang.
Did you guys aware of maintainence fees is 0.308 included with sinking fund? what you guys opinion?

2. Only 1 access road
3. future zen9 is coming up, with the total density and only 1 access road

Zen6 is the best development in premium location.
Access road will not be an issue as this is brand new development in a prime area & is a new landmark as direct opening of highway will direct into The Zen development. Please check before saying something. And Quaywest is the best development with landscaping award.Majority of owners are in double earning now as purchase price & current price already shoot up. I’m very impressed with the facilities provided with amazing pool view. If you couldn’t afford house in Queensbay please diam diam & focus bayan baru. A empty small land with business lot downstair are you expect this to be a great development? I hope you will not regret later to stuck in traffic daily. Lol.You dream too much.
Is Sunway Dora launch? What is actual price range?
DO NOT BUY, the old existing shop lots surrounding the project have been out of business and closed down. There are many trucks parked surrounding the area as well.

Went to Sunway Sales Gallery have a lot, the sales staff told me the launch date is unknown.
BTW, the lady sales staff there, the talking style very rude. Have an unpleasant experience there.

Just ignore on this project. The price is ok. But environment consider complicated & unpleasant.
I rather spend some more money &consider subsale in Queensbay or Bayan Mutiara area for long term.
The sales staff said still waiting for AP, price from RM600k for 1050sq ft. Not too bad if there are only 156 units.
There are trucks and buses parking along the roadside, Sunway need to see how to avoid this when come to completion.

That depends on a lot of factors, such as your work location. Going back or coming out from Bayan Lepas area can be very jam during peak hours. If you need to send you kids to school before going to work in FIZ, then it may take over an hour. Bayan Baru is probably better. Surrounding communities is also another important factor. You would have to go there to experience yourself to see which is a better fit for you.

Lucerne is better as surrounding environment will be more mature & peaceful. Dora is allocate in a very congested location.
I working in FIZ. I am worry will ideal city become congested as well in near future when Heng Ee Primary is there, Havana, Maldives and also a new commercial building beside summersky.

Bravo Sunway! Registered for interest and went for ballot for Type A, 7 to 8 units being booked by internal or Sunway Pals prior to the so called fair ballot process. Is that a fair game where some allowed to book prior to ballot? LOL……..

Maybe the ground floor shop has a high ceiling, thus the carpark floor looks low in comparison.
