GSD haram jadah. Paksa aku pakai lawyer depa untuk MOT. Kalau nak pakai lawyer sendiri, hahaha..good luck to you la. Macam2 alasan aku dapat dari lawyer dan GSD. Sama2 haram jadah, taichi sini, taichi sana. Dah berbulan, masih kena roadblock. Kalau nak lepas, sila bayar beratus-ratus kat lawyer tu, untuk pakai Borang 14A yang depa tolong isikan, dan juga untuk dapatkan salinan Title ditangan depa. Kata depa, GSD appoint depa untuk simpan title tu, kalau nak salinan title tu, GSD kena bagi arahan untuk release kat aku. Aku tanya GSD, depa kata dah serahkan kat lawyer….pusing tang tu la tak habis2.

I think what he means is some condo when CCC, there is contractor will setup boot or table in the condo and declare that all renovation of the condo they “bao” all… You can use your own contractor, all your renovation work need to let them do.

As I am also an owner of SR & Skycube. After CCC, all renovation contract, sand & cement, metal gate with low quality. All compulsory to buy from ” appointed ” contractor at the main gate of the project. If you engaged your own, you don’t have good sleep at night.

Honestly speaking brother, regardless of The Zen or Zen6 have no different. Zen6 only extra balcony & in layout all identical as affordable. Zen6 is for those who couldn’t get buy for The zen but still insist to buy in this location. Or else i don’t see any different between them as both shared same platform & layout everything. Happy investment.

As an investor, that’s no such thing as low class.
It’s about return of investment. Let’s say if you buy at 300k & after 5 years it appreciates to 550k. That’s no harm to invest regardless of low class or high class as that’s value & demand.
Even it’s low class but it’s basic as property price will grow according to market demand & appreciate.
If you buy a condo for 1Million but with poor management or full of flipper & no demand in market. Even 1Million will drop to 800k. The market property will tell everything. If you don’t have a point to share then don’t angry here as seen embarrassing.

hi.juz back from GSD land sungai ara office there.scale model..show unit..all type inside layout same..juz different extra feet at master bedroom..what make me drop my interest the aircond pipe line not given..point wyre have..need to hack the wall before move in if wanna look nice la…others i think still acceptable..got fastlane for paking for 5 above..mean u no need to drive 1 to 5 paking floor to reach 5..

yes, they still offer this dated March 2023 but i wonder the launching price. Since its SPA above 500k for lower units, the property agent listed this this property 100k lower.
For the package i was offered is 523k SPA, 0 down payment and 20k rebate. Its around 450k but 473k bank loan. I want to know is it worth the money or there are some other better property than this around this value. The price seems attractive for a slightly low dense property than compare to latest launched affordable at ideal park but I just worried does this location and price per sqf worth the money.
Remark: I don’t mind live in an affordable housing, for a first home buyer (touchwood my 1 and only home for the rest of my life). I was just hoping to have a home that wont come with tons of defect, irresponsive management and super crowded neighborhood (more congested than ideal park after lucerne, havana and maldives completed)
You can take a look at the affordable next to it. Setia Miracca. Only 1 min from D’starlingtton. You can go setia spice showroom to see or register if you’re interested.
