Asia Green’s The Zen expected to be ready early next year
Asia Green Group’s affordable homes project, called The Zen, is progressing well and is expected to be ready by early next year, state Housing, Local Government, Town and Country Planning Committee chairman Jagdeep Singh Deo said.
Jagdeep and several staff members from the Penang Housing Board, as well as architects and representatives from Asia Green, today visited the construction site at Persiaran Bayan Mutiara in Gelugor to monitor the progress of the project.
“I understand that this project is now 60 per cent completed, and is expected to be completed by February or March next year.
“It is understood that due to the Covid-19 pandemic, the construction industry was also badly affected, causing a standstill to many residential development projects in Penang.
“We have certainly made progress since the outbreak in 2020, and despite the adversities, it is good to witness that work at such affordable homes project is ongoing.
“As this is a mixed development project, there are also condominium units as well. But, as for the affordable ones, which measures 850sq ft per unit, I understand all 1,200 units have been sold out.
“The state would like to thank players from the private sector for materialising such projects for the benefits of Penangites.
“Having a shelter over our heads is a basic fundamental human right.
“The state will continue to deliver affordable homes so that no one is left behind when it comes to owning a home, especially for first-time home buyers,” Jagdeep said during his visit to The Zen at Persiaran Bayan Mutiara in Gelugor today.
Future owners of The Zen can enjoy facilities such as a swimming pool, recreational space and others.
Separately, Jagdeep said as of now, a total of 133,313 units of various affordable homes are in multiple stages as follows, 38,190 have been built, 19,640 being built and 74,956 to be built.
“We have reached about 60.6 per cent of our target of delivering 220,000 units by 2030,” he added.
“Out of the 220,000 units, I have instructed my staff at the Housing Board to make accessible 10 per cent of it under the Rent-To-Own scheme for individuals that meet the criteria set.
“There are many who still can’t afford to buy affordable homes, so this is one way of making sure everyone gets to own a home at the end of the day,” Jagdeep added.
Among those present during the visit were Penang Housing Board chief operational officer Mohd Fauzy Mohd Yusoff, chief business officer Fakhurrazi Ibnu Omar and Asia Green’s director Tan Li Mei.

Where can you get a seaside with freehold affordable house with all season park concept shoplot? This is a great project with super prime location if to compare those affordable project in relau bayan lepas or sungai ara. I believed the quality funishing & facilities provided will be very much better since same a same platform development with Zen6 condominium.

No jealous dude, I hv seaview condo. No doubt that this project is in a good location and good amenities nearby. But The Zen and Zen6 projects are too dense already. The coming Zen9 project will block partial of the seaview, and also worsen the congestion issue. Also, most of the affordable units from The Zen are with single carpark lot only. We can foresee that the illegal parking will be an issue in this area.

Dont put in high hope pls.. the quality is just so so. The developer not dare to promise on any good quality of this project. Check back their past records, just a middle class developer.
Since the launch of this project, the developer already change few main contractors already… Why??? No one know what will happen.

Who cares about traffic congestion? Traffic jam is happening everywhere in Penang. If you stay in farlim paya terubong or Tanjong Tokong that’s even worst. Illegal parking is not a problem here also as we expect more cars and activities since business shoplots at downstairs. Non project in Penang has a guarantee seaview now. You have now but doesn’t mean after 10 years you still have that even you bought a million condo unless in Tanjung Bunga Batu ferringhi. Some buyers for The Zen buy only 400k. So who cares? If you go to see Tropicana Bay that’s even worst as you bought with expensive condo with 1 carpark & not allow to park at road side. Even MBPP sometime come to cramp. So pity. At least The Zen not in the main road.

Don’t worry. This project is way way better than other seaview project as million invested. The Zen some buyer only buy with rm300k or 400k or 500k max only which next to Zen6 enjoyed same amenities & shoplot convenient. No harm. The price will appreciate later regardless of any condition because entry price is low. Hahaha…

No problem as The Zen is an affordable house & is not park at major road which maybe get clamp by MBPP. If you check the condition of Tropicana bay residence that’s even worse. You guy paying money for a proper condo but still get 1cp only where have to park at roadside. That’s more obviously illegal.
The Zen full of shoplot downtair and soon is a very happening place in this area so surprised if more traffic around. That’s expected.
Those premium shop will go for other seaview project nearby, like Queen Residence. The Zen here will be occupied like lower class shops, same low standard as All Season Park. Insufficient parking place will cause less human flow to this area and hard for the shops to sustain their business.

Regardless of low class or high class that’s just merely individual opinion. For your info, The Zen development not depend on human flow from outside. With high population in this area + future Zen9. We will expect at least 3k unit of house in this area & majority are for own stay. It’s more than enough for business shop down stair to sustain their business. Outside human flow is just an additional + for The Zen. Queens waterfront more on investment & it’s not organic crowd majority & mostly for rental purpose. If speaking about high class, non of everyone here will like to go high class shop everyday like starbuck/coffee bean which not a daily needed. But off course if investment point that’s good. However, all these shop won’t make Queens become high class or special as Queensbay mall is a major crowd puller. The crowd will go to mall rather than QR. And not to mention about seaview by QR actually blocked by Jerejak Island instead actually just a straits view. The Zen, we have full seaview. Shop lot is a + for this development. Once Zen9 up then everything will be more interesting as extra road entrance will open up to connect direct to The Zen.
The Zen is the best development in Penang!
This is by far best development after Quaywest. Superb seaview & bridgeview overlooking jerejak & super windy peaceful location. Very much better than Waterfront project which is block by Jerejak Island.

With or without seaview, no doubt the price is very good consider it is freehold located at prime location. But what I concern is the high % of the affordable unit only comes with 1 car park.
It is very likely many cars will park at roadside like Tropicana Bay.
As for the quality of the Zen project, I am very skeptical after seeing Quaywest residence. Cannot say it is very bad but consider majority of the Quaywest unit paid a premium price of 600k to 1 mil+, developer should have done better job on the quality and finishing of the common area/facilities area or the unit itself.

I don’t see anymuch big problem in Quaywest as you can see the facilities & land scaping are really well planned where been awarded. And also roof top garden swimming pool really superb. I would say Quaywest is one of best in this area. No more other development better than this project. Unit comes with spacious /great view/ superb facilities & privacy really good. I hear some units got defect which i think developer will rectify it well later. It’s common. The Zen will be another great addition luxury condo in this area. And the commercial area going to burst to drive up activities in this area. Many buyers are happy to receive Quaywest final product & Zen6 definitely will be good quality product too.

That’s some room for Quaywest to improve later. However overall are good for this project. We’re happy with facilities & common area finishing specially in Tower A are tip top. Infinity pool just amazing. Very spacious unit & nice seaview as well. It’s worth to buy it at this prime location. I believe The Zen &Zen6 will have good workmanship. This area going to Boom as The Zen/Zen6/Zen9 up next.
Any issues with the construction? It’s being stucked there for so long without much progress.

Did you go into site construction to see inside unit? Some lower floor already started painting work.
Zen6 working progress very work & facilities floor swimming site also in progress. This is going to be one of best development here.
I have 1 unit high floor 2×2 tiles upgrade with fully seaview & 2 carparks. Selling only 650k nego slightly. Serious buyer only. No agent. Let me know if interested.

Agree, stuck without progress for months. Prime location so what? Taken over by lousy developer, wonder if they are able to deliver the project on time…
QW spent nearly a decade to complete, but a lot of terrible defects found inside.
Many owners complain in google review (on both QW and AG site).
We all also can see a lot of critical defect photos in FB, after inspection. Broken tiles, broken pipe, key lock disappear, uneven surface of floor…
As a owner of Zen6, I do really hope that AG can do a better job in Zen projects.

Asia Green learn from the past experience and the defect is easily fixed. All projects have defect. Defect in QuayWest is minimal and all will be fixed by developer. What I have learnt is that Asia Green is doing their check on Zen to ensure no defect. The big boss even visit unit by unit to do the inspection.

i think those reviews are mainly bay residence residents because quaywest blocked their view
i didn’t any bad reviews on FB review section.
anyway this is The Zen and I firmly believe the delivery will be top notch because AsiaGreen learn from the past experience and continue to improvise. We will know more when the OC is obtained this year. can’t wait to move in….

Even The light also got partially block and with height of building commercial next it will definitely block the view & some smelly oily gas release from commercial. And that location extremely hot too as most of traffic jam allocated area. If you say Zen or The Mezzo then I will pick The Zen6 as much more peaceful area. Maybe my personal point of view. Andaman island has proven that seaview comes with an expiry date in Penang.
