    @KC

    Haha…..there’s no balcony lah. Wihout a balcony which most people dont find useful, you can have a bigger internal space. The total gross floor area specified in S&P in Malaysia includes balcony, and any other external part of the unit that is accessible by the occupants, plus internal flor area.

    To be honest, when i see the floor plan, i got shocked that the whole common corridor for one floor is all open. So if there is a fire in one of the unit on any floor, the whole common corridor will be fill with thick smoke, and consider so many units in one floor, and also very high rise, it is actually a safety hazard. They should at least put one fire door in the middle of the corroidor to separate it into half, at least can stop fire from spreading.

    over high rise is good for developers but have ever gov think of the traffic?

    road so narrow take alook at farlim or relau now.

    if all 14 floor on all those area maybe still ok comparable to one building super high rise.

    @biz

    Traffic should be ok and the reason is :-
    (1) Site clearance has already started for PORR, which runs from behind tesco to gurney drive. It should be ready by stages starting in 6 months time
    (2) You may have 3000 new units here (tamarind + santorini), but 20% will be empty units waiting to be flipped, 40% occupied by retired empty nesters with 1 or 2 occupants max per unit (owner occupier + MM2H tenants), while the rest occupied by singles or small families.

    You raised a very valid concern. A responsible developer should look carefully into that before tragedy happens.

    @Kelvin

    300k??? I think finished liao lor, now only available developer left over open market units priced around ~RM430k (also selling out fast). Later when it comes to sub-sale, I think at least RM530k (if not higher). Even RM530k, where to find anything as good and as cheap in this area??

    Hahaha!!!…..don’t worry, you can make an official complain to COB when it happens, COB will issue a letter to owner to stop it, after which all access cards for that unit can be barred. This is wihin he power of COB because it is strata titled (as oppose to some landed houses which are used as bangla dormitories for which is beyond the power of COB as it is not strata titled). There is already a precedent set at Tamarind, in which case the owner was served the notice by COB to vacate 8 banglas working for KP staying in a unit facing a very noisy car park exhaust fan.

    What’s the allocation of affordable and public units in all the three towers? 50%-50%?

    John Lim :
    What’s the allocation of affordable and public units in all the three towers? 50%-50%?

    It’s interesting you asked that question. Isn’t the ratio 30:70 (30 public & 70 affordable) according to state gov guideline? 😉

      My aunt just checked with site sales office, it seems there’s no more seaview corner units being sold under 500k, they cost now 520k-560k. Only a few units of blkB unit 16 (problem is the living room shares the same wall wih the elevator shaft for the whole stack of BlkB unit16) left for under 500k.

      November 3rd, 2019 at 15:25 | #30

      By right, the flyover beside tesco will have to be completed first before blk A+B CCC, but while they are working round the clock clearing the trees and doing all the land survey now, it doesnt look like they can complete the flyover within 2 months, which is the ori targetted date for CCC.
