This project is consider high density total 1500 units, starting price is 238k (after discount) 1 unit come with 1 car park, booking fee pay 5k non refundable( unless loan rejected ).
total 3 blocks, each block more than 45 floors, each floor increase 2k (floor premium 2k), if you buy middle high floor you have to pay extra around 40k, additional 1 car park cost you 30k, I think this property price is not cheap, before paying any booking fee better get a detail of actual selling price from the developer, just sharing my experience.

It’s going to be an interesting outcome. The overwhelming response was due to low price yet unknowing the booking result and choice of unit is not guaranteed. This may end up having to pay more than expected being FORCED to buy higher floor; an the best part is 5K not refundable if not pursuing with the purchase.

This is ridiculous if cant get the preferred unit! Those who have paid the booking must have done the credit check upfront, in this case how to get rejection letter. I heard they need 3 rejection letters min.
If this project is still pending for applying APDL, by housing law the developer should’t collect deposit from the purchaser, correct me if I’m wrong.

If the unit u selected is 30th floor x 2k =60k, block c min250k, purchase price is 310k for 730sf…which is 425psf. I think many drop off.
Additional car park should be given if above certain floor.
If drop the deal then many will have to figure out how to get rejection letter.

I think this dev has to becareful… We are registrant of the vivo exec apartment. Supposedly selection is based on blocks that u put in 5k booking. Now they chg the strategy by arranging 2 days selection date but all blocks are open. Until now price also dont know and have to sign spa on the selection date without stamping. This is absurd.

i paid 5k booking fee 2 weeks ago, and after i paid i feel kinda regret of my decision, so to prevent i invest on something which might be wrong, i called up ag penang and pretend i was interested on buying vivo unit, from what i can heard from the sales person, she was indirectly telling me that , avoid buying this project as this project will be high density , if you want to buy and flip is not a right choice because of too many supply , it might take a longer time to increase the value, furthermore they also dunno what is the detail information like furnishing and etc about this project. After hanging up the phone, i immediately change my plan and purchase suasana batu kawan

Aspen developer do business dishonest, better drop off the deal with Aspen developer if you haven’t sign in any project with this developer as a lot of trap to buyers, ie limited unit can buy low price, attract buyer entry low price 238k but a lot of hidden, car park suddenly increase from 30k to 32.7k, each floor up 2k increasing just for Apartment in mainland, don’t have price list for buyer reference and this force buyer have to make quick decision in short coming perhaps when release price list ultimate higher price then will cause a lot buyer over budget , payment receipt note does not reflect write “booking fee” and just write “subscription and reload into Aspen privilege card”, force buyer sign SPA in the date selection unit. building material specification hidden, building structure still haven’t finalize especially the car park area may build additional unit for sell. This is call well manage developer. haven’t review the workmanship in other project was completed & etc.

Good marking strategy from AG with a word ‘starting from 238k’ which is a lot cheaper when compare to Utropolis but for those paid the 5k deposit you should have asked and knew the T&C of getting back your deposit. You wont get back by just simply fill up the form or write a simple letter to AG.
I will avoid this type of developer, till now everything is in the dark, the sales person don’t know the actual selling price for each unit, don’t know the whole actual layout plan, some more ask you to sign s&p at the same day once you selected the unit. this is ridiculous.

Unprofessional aspen sales person, went to the sales office and approached few Aspen sales representative to understand the details of the unit and surprisingly no one could tell the exact location of the apartment and provide information of the unit for sale. About the 5k stuff, the info counter said it’s not refundable, will be member fee and 2k is the administration fee which is totally unacceptable. If your agent told you is refundable, then is the agent problem although the agent is authorized agent by aspen. The most insane thing is you can’t bring kids to register. If you happen to have not enough hand to take care your kids then so sorry, say byebye to your booking fee.

I called up tribunal pengurusan strata, they advised me not to sign their s&p. Once signed, i hv to bear their other terms n other fees. Ytday i spoke to my agent (aspen), now he mentioned nothing abt bank rejection letter. I guess many of us sudah kena tricks. In our agreement its not even mentioned booking fees as verbally stated to us. Once signed s&p, what if their bank just simply approve the loan. Many possibilities. Really sigh…..

Having gone through the entire process from registering, queuing, unit selection and signing of the S&P, I can’t help but feel that the developer, Aspen Group violated the rights of it’s buyers in so many areas. For example, what was communicated to us upon booking was changed the very last minute with the prices of individual units being inflated, the number of floors across the entire project increased and with buyers rushed to complete the crucial unit selection process. Staffed by young and inexperience personnel, the entire experience lacking professionalism. I empathize with those buyers who spent hours queuing in hot and uncomfortable conditions only to find their hopes dashed when faced with properties way above their budget based upon the expected marketed price of RM238K a unit due to “insiders” who got the best selections ahead of the general public.
It is totally unethical by Aspen for this project which shows how greedy and no social responsibility the company is. During the register date , 16th March was for Block B , 17th March release for Block C and Block A later in the evening which was communicated by aspen sales staffs and agents over there. Then when it comes to selecting units date 20th and 21st April , they don’t do what they promised, those who registered on 16th March get to select units on 20th April for all blocks instead of block B only. Those who are on 21st April get the leftover but this is not the worrying part.
The most worrying part is :
1) Due to overwhelming response on registration day, they release the selection unit date after one month. What first time buyer don’t realise is most of the units are high priced (even though when registration day communicated starting from 238k), they have adjusted the price and this is why no photograph is allowed during selection of units.( if the have nothing to hide then can allow to take some photos) If you see the chart, only 6to 8 Low floor are priced at 238 till 299k price range, then after the 6 to 8 Low floor onwards are above 300k, this means they have marked up quite a fair bit. The 8 % early discount is a dishonesty from them. If they are sincere on pricing, they should do the selection units on the day when you pay 5k deposit.
2)No unit spec given to potential buyers
No spec(timber door, toilets bowl and so on) was communicated to all the potential buyers means they can give you all the cheap things as no commitment by them. This is a serious matter and very unprofessional from Aspen.
3) 5k deposit being made to aspen for Vivo apartment but they put under Privilege card title
This shows that how dishonest they are in market, we have never purchase a house that gave this kind of deposit receipt and ask us to sign all the privilege card form saying is for Vivo apartment, i actually told them this is very unprofessional on the registration day. To think back, it is their intentional to don’t want to refund you back this money. We need to fight this with them as they have violated our consumer right and treat us like a dumb ass. This are hard earn money.
4)Sign SnP on spot ?
This is the first time we see developer so rush into SnP signing. If this is a good project why the developer want to rush into things ? Most of the developer after selecting the units, we will make appointment on the SnP signing date around 1 month time, during this period, consumers still can get to think through and commit it. Remember this is your hard earn money , not up to them to decide your hard earn money.
When I was there , it is so sad to see how unethical a developer can be, how the management are so greedy in this and cheat all those first time buyers on their hard earn money. If the TOP management is not greedy , the selection unit price and arrangement won’t be like this. It is easy to judge.
We hope we can exercise our consumer right together and prevent this greedy developer to suck all the money without responsibilities. No doubt being a developer/ company you must earn money but must earn in ethical way.
We really feel saddening for those first time buyers who really wanted to start to invest or stay there.
We didn’t bought any units after looking at the selection units as all the details are not communicated and all are at developers advantages.
Hope Aspen see this message and be honest and build quality homes for people who have purchased in rush.
To potential buyer/potential home owner, please ask more questions when purchase and don’t rush into buying the wrong one.
I was there lining up for hours just to see how unethical this developer can be and I really emphatic those who really wanted their first home and being conned in this situation.
Aspen, I hope you build them a proper home, To buyer is their lifetime earning, to Aspen it maybe just a product you sell, please give them the right spec product and don’t be an asshole even though we already can see your unethical and greediness during the selection unit day.

Agent just told me come earlier by Sunday, I am reached about 530am there and saw a lot of people was waiting there. I was realised that they do open unit selection on Saturday 20 April but the agent didn’t tell me that. Wait till afternoon there is high level of unit left which cost 350k and above especially for Tower A.
Forced to take it as try to get bank rejection to take back 5 k
Could the refund takes place after 3 rejection letter? I am worried because it is reload into so called privilege card. Refund into cash or into the card itself.

Feeling cheated and misrepresented. This is not an honest developer. No proper approval obtained from local authority. Hopefully consumer laws will take its course to protect consumer rights.
I just came back this afternoon after queue for whole night. The units left over for selection is totally out of my budget.
I bought 830sqft, my agent told me the initial price is start from 238k for 730sqft & 290k for 830sqft with 1 car park, for additional car park need to top up additional 32.7k
After one night queuing I feel like have been tricked.
On the 2nd days, Almost 1k crowd of buyers waiting for unit selection , that was created a wrong impression that the price is so attractive. The staff there are extremely busy and you have to make decision faster as there were many people queuing out there are waiting for this “GOLDEN OPPORTUNITY” to grab a house. When reached my turn. I already so “Kia Shu”, I had totally lost my rationality, I had paid almost 380k without knowing the details of the property, such maintenance fees per month, total density and etc…
Further more, S&P have to sign on the spot!
I would like ask , do you think it is worth to pay for 380k (after discount) for lower floor below level 15th without seaview unit? 2 back to back car parks, 830sqft, buyer need to pay for SPA and Loan agreement fees? Average cost is 457 per sqft do you this price is reasonable in Batu Kawan area eventhough is near IKEA?
Next time if anyone told pay the booking fees first then wait for select unit later, I will definitely not consider any more ☹.This is really powerful psychology marketing tactic that i never experienced before. When you realized, you already have 380k debts on you. This is a lesson learned for the first home buyer.
Same thing has heppened to me. I will contact my sales agent and the lawyer to not execute the SnP as yet. The situation has forced me to select the unit that is available during that time although knowing it is out of the budget. Good lesson learned.

With that price, you can find something in Penang island about the same size with car park. Agree with Bee gph, you can try and call the lawyer you signed with just now tomorrow morning to try and cancel the s&p. No worries life is continuous learning and this have added to our knowledge to be precaution next time.

No, this is not correct. T’m not property investor but I already buy and sell four times. During signing S&P, lawyer will explain the detail. You may ask any question if you have doubts. The hard copy will given after there complete process.

I paid the booking on 2nd day but being group together with all who paid later on choosing the unit…this is how Aspen arrange…bull shit early bird…
On the registration day, 17 March, the information we get from the sale representative are: Price start form259k (238k after discount 8%), 730sf, each floor add 2k, total 47 floor. This is consider affordable, the price for 47 floor is only 347k before discount (register on that day get 8% discount, mean 320k only)! Selection unit will be open block by block, regarding which day we register. Paid 5k booking fee, but cannot select yet, deposit only can get back if 3 banks reject. (This mean buyer must secure a unit to apply loan?) After get the receipt for 5k, just notice this 5k going to pay member card fee as no APDL yet. OMG, the management change their mind and decide to open the all three block to select on 1st day selection.
0n 21 April, 6am reach, you can see there already a group of buyer and foreign labour waiting. Waiting hours and moving through the maze (at least 6 hours). Finally get to the selection room, OMG. Notice that all the unit facing facilities are 30 above, facing another side are 28 above. OMG, The price increase almost 19% without notice (increase 19% and discount back 8 %?, If for 47 floor, mean 410k less 8%?)! After waiting for hours, have to secure a unit in 1 minute or losing 5k?, as if you are waiting, the units left is equal to price increase. This is a bad day.
Is that meaning no APDL mean no protection to buyer? The selection procedure, pricing can change within 1 month, without notice after paying 5k? Are we still protect under Consumer Protection Act 1999 (CPA)?
This is not normal. The whole scenario smells of unethical bullshit, dishonesty, lies, misrepresentation, manipulation, cheating, unprofessional conduct, trickery & abuse. Do you smell anything else?

1)Booking fee is not deposit but to credit into privilege card due to APDL in progress and it might be a year waiting time subject to federal approval, so i understand that CCC might be long 3-5 years later. Do you all know or pretend not to or never been brief by agent?
2)Unit selection was based on first come first serve on selection day and announcement was made in Aspen FB too. I understand AG want create scenario of hot selling cake, so i better queue overnight or to spend for bangla for a 24 hours queue. Since i not willing to spend few hundred for early queue, i think i cant blame anyone because i know this world is about money game.
3)I booked at first day but end up unit selection with all other late booker. Shit AG management for the decision change, you are trying fair for everyone but not fair for early booking like me! End up, i understand i dont have advantage for unit selection, so i wasted my time and energy for a overnight camp at gallery. Lesson learnt! Thing can change anytime without black and white.
4)I am consider very first few batch to go in for unit selection but damn off, those lower floor was booked, then i realize AG open to internal purchase before us. Luckily my budget range is not narrow (250K – 320K), so able to grab one unit at middle line of budget. Pity those queue behind me (about 500-700 peoples, i guess) and those only looking at below 250K. I feel bless at least i still able to grab one within 10 minutes time, all thanks to my overnight camp there but really not satisfy with the way AG did, left us no time to consider in that room, make me like go pasar beli sayur.
5) Sign SnP on the spot! I totally cant accept this and i am the one who refuse to sign. I am too worry if my loan rejected (my financial is ok but risk is there, i need to be safe). What the hack is this, no AG staff can answer me and just ask to get 3 bank reject letter.
That was my experience thus far, the frustration is come from personal expectation and when i try to think back, i got good price 830sqft at AVC still not bad choice. Finger cross, AG can make batu kawan a successful one.
Only 1 car park per unit, assume 30% of the units have 2 cars. Ended up, 450 cars will be street parking.
Even you get it at 2xxk, the density and car park issues already killed the potential price growing before the project

Will i select VIVO if given 2nd chance? TOTALLY NO. I rather wait for other project whereby i have ample time to made decision. Since i able to grab VIVO with only 2xxK, that the only advantage that can make my day.

Another perspective of opening of all blocks to all who made 5k deposits. There is a swap to of block A and block C in terms of pricing. Initially it is the block A is the most expensive. But block C is the most expensive in the unit selection day. No doubt block C is the best as it has around 140 feet away from both block A and C. So it is the best to open all blocks for all to select to avoid pricing complain. Cannot deny Aspen did not do it clean and making some potential buyers unhappy. Cheers.

I just got my refund today , what I have done was I wrote them a formal letter stated reason and demanded them to refund, and u will receive call from ag to sign cancellation document , the whole process will takes about nearly 2 months , hope that helps

All sales staffs acting and behave like they are they king/queen. Buyers’ are all fooling around by the unethical teams. Terrible …………
All should team together and reject the bad sales culture here. Is it worth so much for flat so far at the back on batu kawan. i foreseen this is total fail development if all started to feel uneasy and being cheated. I always think that it is 238k and would not have increase so much even to the highest floor. Trapped. This would be a lesson to all buyer and case study to lawyers.

I feel regret that I buy there and the developer service very bad.. I ask for cancel but they say cannot after few week later..
Today I received a call from aspen agen told that she aldy resigned from aspen aldy so if have any questions and enquiries direct call their office..
I getting shock and ask again for the refund she just told me that must wait for bank reject loan first only can refund…

write to them on why u wan to cancel the booking in a formal manner , u can include like u feel cheated, what they promised was totally different on what u sign on the document, the sales person attitude , last but not least demanded them to return you the money on certain period, if not you will take further action like lodge a complain to tribunal, or use legal action to against them. hope that help

My advice is to go tribunal. According to HDA act, developer are NO right to forfeit deposit/booking or earnest deposit. For those already sign SPA also have the right to cancel and get back all your money, currently developer are unable to stamp the so called “PRE SIGNED SPA” due to without APDL obtain. Those already signed SPA go lodge to tribunal ASAP before the developer obtain APDL if you want to cancel your said unit now before too late, cuz once the SPA is stamped then you have to follow the defaulter terms if you wish to cancel your purchase.
Is YOUR RIGHT to cancel your purchase with or without back rejection letter, commercial/commercial HDA or schedule G/H get your money back! Very easy to file your case in Tribunal and the pengawai is friendly. The best part is what? The hearing only can present by the developer staffs instead of their lawyer. if worst case scenario happen, you no need to bear any costs! Tribunal = Pro buyers! LOL!

Application for HOC failed, according to Henry Butcher sales person. Said Vogue and Sinaran project also dont get HOC title. But chk at Web site those Aspen project like BeaCON, Vertu Resort, TriInnacle all can get HOC.

Maybank can get 4.2%, PB can get 4.15, RHB/CIMB can get 4.25-4.45% but all depend on bank risk rating and yours support doc and profile.

Some people who is greedy make booking without realizing him/herself cannot afford… So they are asking for refund now as they cannot secure bank loan…. that’s norm scenario nowadays…

Pray very hard it turn to be right decision in the end…take Urban Suite for example,many many regretted thinking their decisions RUGi lah…take legal action against the developer and even scolded the staffs who selling at the property roadshow, Queensbay. They also want the deposits refunded to them ASAP, they did but now the project is progressing very smoothly and beautifully built high…for those stayed on,got earned clean profit RM100k each according to this current market price. It is about Good Luck.

Homestay is allowed on the property, I bet it will get high demand from tourists due to the very strategic location near UNESCO. U can get break even within few years less than 15 years.
Invite homestay, future value gone case …. will not consider any homestay condo.

But now after 10months, they call me and ask me to pay 10k for additional of 1 car park to make it become long car park.
Since all loan approved, they ask me to pay by cash, one off!
How come like this?

Feeling like being cheat.
I scare later they ask me pay other fees again, as they ask me this right after few days I sign agreements in lawyer firm.

Some more you must firm and know what you want. Not influence by sale agents or others.

Hi i already got my refund , after deducting 1% snp charges.
To some protecting the developer:
Firstly, yea we the buyer might look greedy in your eyes. Hey man, who la don’t want apartment located at strategic location at affordable price? (As advertised by the developer and agent)? And were made to pay booking fee of RM2000.
On the unit selection day we were made to wait and queue up to just select leftovers units which were in higher floor and definetly not the price that were advertised earlier on (RM 268k- the lowest floor). Paid another 5K plus on this day.
The day i went to choose unit, the leftover houses were RM350,000 and above which obviously i cant secure a financial loan from bank. So, ok takpe la choose one because aspen told if cant get bank loan we will refund FULLY your money. Must get 3 rejection letter
So made bank applications lor, bank tak mau layan wor. Worse case, there was one bank which told me they cant give me rejection letter although im not eligible because their quota full. Walao!! This process itself consumes so much of time and energy.
After months of running here and there only managed to get 2 rejection letter. Told Aspen and they asked to write letter saying unable to get third rejection letter. be minded this process itself took so long and by the time it was over december 2019.
After months of waiting, finally got call from Aspen saying i can get back my refund. Went to their office, the refund i get was only 50% of what i payed because 1% goes to the SPA price. As SPA stamped Dec 2019.
Signing SPA on the spot were another dirty tactic by Aspen group to cheat us. We were asked to sign the SPA on the unit selection day itself.
Feel cheated but at least managed to get 50% rather than losing my 100% money to them!
Dare not call us buyers GREEDY!

Many cancelled purchase and covid issue, so now they AG already kena Tiang.
At first, AG launch VIVO APARTMENT to test batu kawan property market. They thought
1) putting the lowest price to attract buyer & kill other surrounding competitors project like Utropolis and eco horizon.
2) get alot of water fish queue whole day then force to sign SPA on the spot
3) after that AG they catch a lot of water first into net, then only decide the condo design, total unit and block.
ASPEN GROUP is the worst developer in Penang.
If Batu Kawan develope by IJM, there will be very successful.
But Aspen Group such as mau cepat kaya developer,Batu Kawan confirmed will take another 10years to develop.

Called a few times, those pick up the call are young employees. When u requested for refund they will put u through a few people, the last 1 will be peggy the lady try to convince you to buy until you fed up. So, conclusion don’t call, just walk in and request for refund. They will ask you to fill in the form.

Looking at comment back to 2019… Luckily I already bought a unit in Batu Kawan & price already up to 500k+ now. Nice & good investment. Obviously is much better than Island investment. Kudo..
i bought one unit due to i won luckily draw of rm 8888, so instantly i get the first rebate. it feels like above tell me to buy. no regret, i have full of hope in this project. because the entire township looks new and well planned.

Doesn’t really matter where you buy. The price can go up to RM 1 million or 10 million. The question is if there is a willing buyer? So many new houses there, confirm overhang.
