Just go to the show house, design and workmanship are nice, quality materials used too, just corner lot a bit pricy ~800k, intermediate all sold out already.

By looking at orange villa, indeed have a lot of owner complain publicly, but at least tahwah fix the problem, orange bm, orange regency, orange garden, all are seeing great improvement, and credit for the quality and workmanship, so do orange park i think, it shoudn’t disappoint the owner.
TW can be very fast, and can also be super slow

Next time no need to argue with the Developer if the Developer is stubborn and doesn’t want to repair the Defects in our house, it will only cause a sore throat. If our house is still under Defect Liability Period (DLP) it’s easier for us to take action.
If they don’t want to repair the defect. To follow this step.
Step 1. Send formal letter to developer and cc to our S&P lawyer. Send using registered post (so that there is a record)
Step 2. No action after 30 days, send a second letter for reminder and will report to the Tribunal. The letter must be cc to the S&P lawyer.
Step 3. No action after 14 days, bring these 2 letters and go to the Tribunal. Tribunals will indeed favor the Buyer.
Note:
1. Why is it cc to our S&P lawyers?
Because the loan money from our loan bank, our lawyers are in control. It’s habit that lawyers & banks won’t release 100% of money, they only release 95% and will keep 5% of the retention sum.
Contractors must settle all defects only to receive 5% retention sum after DLP.
2. When will lawyers and banks release 5% retention sum?
Bank akan release retention sum after end defects liability period (DLP). DLP adalah 24 bulan.
But the developer also tried to deceive me, saying that the DLP was just 3 months when I took the key, but I’m also from the construction industry, so I know it’s 24 months. I also have friends in this industry, it’s easy for me to double confirm with Architects, Quantity Surveyors and other Contractors
3. What’s the use of the Bank withholding 5% retention sum?
When the contractor is stubborn and doesn’t want to repair the defect it’s during the DLP period. The owner can repair the defect himself and claim back the repair money provided that we have sent a letter to the developer as per the steps above.
Even developers can repair and deduct from the 5% retention sump amount.
4. What happens to the cracks after the DLP period.
There are some damages that cover after the DLP period, among them wall cracks. Still have building Warranty, this one I’m not sure how long, maybe 50 years (sorry I can’t remember)
So what action should we do. Sent a letter to the Developer, already did the 2nd step still no response from the Developer, went to the Tribunal to make a report.
My friend bought a subsale house at AntaraGhapi, a cracked house (Major), before entering the house he washed the floor but the water could seep into the next house. Report to PKNS, they really repair it, take a month to strengthen the structure again. The house has a wall, that’s what caused the house to be badly damaged.

The mirror on my balcony suddenly broke.
I filled in the defective form with the developer but the developer’s excuse is that the Mirror on the balcony is external (outside the house) so it’s not an under defect that the contractor needs to repair. The owner needs to fix it himself. Contractors only repair in-house.
Guess they’re stubborn not to fix the mirror behind my balcony. Hurm, thank you perr.
I just made the first step. Sent formal letter, cc to my lawyer and sent by registered post. I also deliver by hand because I’m afraid that the post office will be late registered.
But if you use a registered post, it’s even stronger as evidence to be brought to the tribunal.
On the third day, the representative developer and contractor came to my house to inspect and agree to replace.
Case DONE.

SECOND experience
Leaking in my bathroom is really on top of the mirror, causing the mirror to become black spots.
I built in the mirror, I added it after I got the key.
I’ve checked with my friend who is a Quantity Surveyor, my mirror is damaged due to defect in the building it’s the contractor’s responsibility to change a new one.
Contractor didn’t want to entertain, so I did it until the second step. After that the contractor himself will look for us, maybe because of the 5% retention sum our lawyer will hold it.
So Contractors need to get release letter from the new owner our lawyer to release the retention sum.
I didn’t even have time to report to the tribunal

the crack inside is invisible but will cause severe leaking of water, once have, you will realize plenty of leaking around your house, need to check properly.

When join inspect, management will instruct to redo, the owner will need to bear the redo cost
Indeed it’s true, we have a water proofing expert inspect the leakage site, big chance is cause by concrete failure, this will likely extend to other units too since the making procedure is the same. If you’re resident do perform check and claim developer to fix, unless you don’t care

Along Jalan Betek, center of BM, all new develop residential are nice.
