I bought a unit at Iconic Skies and the lift would takes about 1 minute from car park to my apartment unit (above 30th floor) without any stop.
It is about 1.5 seconds per floor. Good luck if you want to stay high floor. Furthermore, the lift is not so good compared to IJM Vertiq or The light even we are paying about 500 per sq ft last time.
It is only 10 minutes walk to two future LRT Stations – Sungai Nibong & Pesta Stations !!! But LRT still not confirm yet. If future no LRT stations property value will drop if we buy now.

I think 1 minute from car park to ur unit still acceptable.
If the layout for this project slightly bigger (1000sqft -1200sqft) will be better. Type D 850sqft feel like a little bit small for every bedrooms.
If less than 600psf then The Sun and Montage buyers will cry. Lower dense, better amnenities pool at 42nd floor and fully furnished.
It is possible only in daydreaming.
@Steve, not only the lifts, the boom gate was also very poor quality and there was no pedestrian walkway when accessing into the condo. There was also limited walkway to access into the lift lobby from the multi-storey car park. My master bedroom’s wall beside the bathroom door was about 18-20cm thick and standard 8 feet wardrobe (24 cm) will protruded the thickness of the walls, it will looks weird / ugly when you open the bathroom’s door.
If I was to consider this project again, definitely will pick the lowest floors as high floor did not give maximum privileges itself.
The layouts given were like studio units or suite concept and there will be another hotel building adjacent to this project constructed by Iconic later.
Just notice admin has quietly edit the number of storey from 49 to 42, now that makes more sense, although I think it’s still a bit too high for that area. Arte S I believe is still the tallest residential property in Penang with 49 storey
The land is small. How many floors they need to allocate for parking? Unless they want to make first residential with car lift
@Ryu Thanks for providing comment on their previous project Iconic Skies. I think will wait for their launching price then just make decision. Yup, the layout is not really practical for a family stay.

Sharing some of the information i get in the Gurney roadshow on last weekend. This project end of this year just selling, now can register only. The selling price start from rm700 per sqft. For 500sqft will start from 400k, 600 sqft start from 470k. This is service residence which means commercial title.

This project is fully furnished with move in conditions. Showroom available at their office at D’piazza mall. The pricing is around RM750psf nett after 10% rebate. On the high side.

I’m the owner also. This is a great place to stay as all amenities nearby. And infront mosques nearby too for prayers.
I bought one unit in Casa anggun & here one also.
The entry price is lower but good for investment.
Iconic is good for rental also as it comes with furnish.

Currently, construction finished up to level 10. There are already work-in-progress for level 11 and 12.
I think most of the investor who bought this unit is mainly aim for investment, since the unit is carry with commercial title, and that is the high demand for those professor, researcher or speaker in USM and those high pos overseas employee side visit at industrial zone, this property will be the high demand in Penang island in future.

Progress doesn’t matter because the only 2 projects worth mentioning in Southern of Penang Island are The Zen and QuayWest. The rest all will depreciate in value

For me this both are same product.
That’s no win project. Waterfront is just an expensive pigeon hole. Iconic is much better for own stay or invest.
As of mall, I can drive car to go once a while only.
Seaview is not nice or famous needed nowadays. It’s important comfortable interior with full furnish hotel class.

Sea view can not buy if your property is not at or near water front.
Whereas interior and furnish, even you want to convert your unit into 5 or 6 stars hotel class, no problem, money can settle.

This project has seaview & it’s higher then waterfront Queens.
It’s 42 floors total which offer a better seaview & definitely overlook seafront condo with both bridgeview. And the price very much attractive than Queens. Iconic definitely a better choice for own stay & don’t forget far away from airplane flypath too.

I hope you could imagine the differences from a distance away sea view, compare to water front sea view. They are totally different, one like watching live tv, the other one like in the stadium.
One point I agree with you is that Iconic price is more attractive and another plus point is future LRT station will be located nearby.
But also keep in mind is that this project is under service apartment, hence the disadvantages as listed:
1)Land title- commercial
2)Utility and assessment charges- higher
3)Living environment- less privacy and security
4)Population density- more units build on same plot of land
5)Might be governed by different law- if property is not under Housing Development Act(HDA).
Do consider above factors prior making decision.

That’s no different actually.
You may have seaview for both project. In fact facing QB mall side no seaview as well. And the privacy is not good too in waterfront as not strict security & everyone can walk in & out easily.

1. Room of price value appreciation.
2. Lower entry price but seaview
3. Better privacy as tight security
4. Not under airplane path thus lower noise level
5. Lower density & better privacy since floor per unit ratio lower

Queens
1. Higher entry price

Lol, we living in and island what? if your building tall enough eventually everyone also can become “seaview” property like that.
Do you call Komtar Seaview? although it can literally see the whole island, even the opposite of the sea.
Both these projects sell entirely different advantages that’s why I say they are different product.
Whether seaview is good or not, just like how people think of balcony is necessary, no right or wrong here.

Then you may consider new in property industry.
Commercial doesn’t mean Airbnb entirement.In fact state government Penang very strict in Airbnb. It’s not easy.
It’s up to AGM make a call for residence if more than 70% agree for Airbnb then no problem. Typically very good example of Quaywest & Arte S too or Tamarind where commercial title but all remain residential purpose & water TNB all under residential tariffs rate.

That’s why I already mentioned earlier..this is one of the best condo in this area. It’s much better than Queens waterfront because of premium location & premium hotel in a same development. And the seaview is garrantee even in future for high floor units. It’s exactly same development like marriott residences at Gurney.

No doubt on iconic regency being a good project but it’s unfair to compare zen and Quaywest to muze. I think muze is a a few levels behind zen and Quaywest, and the jam is terrible

Is the market price so low?
The demand of Airbnb in this area is rather low & especially direct facing to mosque.
It’s better to invest in affordable house The Zen/Quaywest or Ideal residency in Gelugor.
It got its own market though.
Location wise is near FTZ, there are many MMC oversea staffs visiting and also many supporting supplier staffs who may stay couple of months, not mentioning many uni/college students from outstation who will done their internship in Penang.

Agree with you that there is demand for short stays, anywhere in Penang. If one’s buying for investment, just have to watch out for your rental return. True, there is demand, but there are also increasing supply of Airbnb condos, which will very soon exceed demand just as what happened to residential condos 10 years ago. Pricing power is determined by supply & demand, and dont forget operating cost (agent/operator commission, faster wear & tear etc). Just don’t forget to do your maths, and be rational.

I agree that’s own market. But definitely not target uni/college students or supplier from FTZ. Don’t forget that’s better option up next Senze is coming. I can only say this area rental fees definitely won’t be good. How much is reasonable monthly fees for student to rent? How big is the unit if those to share a same unit. It’s totally different from heritage Airbnb/short stage.
This project still not CCC yet. How many owners against or prefer Airbnb friendly? Nobody know yet.

This project &location is much well organized as just next of hotel iconic. If you choose Queens waterfront that’s really worst place to buy or rent. Lousy management, noisy area with racing and car convoys happening every night and selfish guard company whom did not allow residence to drop parcel at the guard house. A lot of tenants tried reselling the units now and renting are no longer worth it Lucky i sell out early.

Off course. This is nothing new. The appreciation in affordable very much better than Airbnb if in secondary market. Anyway, 2 different product. Iconic regency can fetch higher return than Qseafront condo in queensbay. Anyone can share which operator developer offer to manage..

I just received my Zen 6 seaview condominium. Guess what
It’s really good finishing & magnificent view. Last time I book for Q1 but I give up opts to Zen 6. It’s worthy with price purchase. You’re right Queens is really traffic noisy & unprofessional security guard due to poor management.
