Hmm, developer must make sure piling able to support 46 storey height building….
the building won’t be a problem because it will be design according to specification. Problem will be land settlement in long period of time..but this reclaim lain already left for long time. Maybe won’t be that serious but still will happen if too heavy load being applied to this land.
This place is very strategic. Near to 1st bridge..Queensbay mall..middle between Georgetown, Bayan Lepas dan Butterworth…will be very congested in future.

It will be the first tallest condo (46 floor) ever build on a reclaim land in penang. Even quayside just 25 floor only. IMHO, it seems really a good project on strategic location, yet the safety concern and high density make me say no. Who know after staying for almost 20 years, the structure starts to have problem? It is not from any well-known developer like E&O or IJM, but asia green instead.

If interest the project just walk in Asia Green office. Unit open for the public is starting from level 25. The developer will be given 8% rebate and extra RM20K rebate for the first 50 units. Besides, although it open for public, you also need to submit a form to government. (Form can get from office and they will help you to submit. )
The lowest level for the public is 25 onwards, after rebate 8% is around RM480K+
Price with 850 SFT is considered ok with strategic location, but due to high density and is reclaim land for 46 level building structure, still, need to think twice.
They will be having roadshows at Queensbay from 16th Jan to 21 Jan 2019.

Paid the DP last week and secure a booking on affordable unit, 100% lawyer fee is on buyer, so if u manage to get a lawyer quote less than 9K I would suggest you get the your own lawyer instead of getting appointed lawyer from developer.

According to latest 2019 budget SPA sign during jan-jun will get stamp duty exempted for MOT(SPA priced 300k-1mil) and loan agreement.

1) basic – 300k with 1 cp
2) upgrade package – 335k with 1 cp and tile, basin, toiletbowl bla bla bla upgrade.
3) seaview package – 375k with 2 cp the rest same as 335k package.
affordable ofcoz cant pick unit, 2 times ballot chances. Lawyer fee 100% bare on buyer side, encourage to get your own lawyer.

I was booked a unit there today, but they still require to pay for MOT . Where and how to clarify this matter, developer or lawyer?
I get 300k package.
For the lawyer fee is expensive but some how I already paid RM 500 as deposit to their assign lawyer firm on that day. In this condition, can I still go for own lawyer? Any additional Lawyer fee charges while dealing between own lawyer with developer lawyer?
Yes according to my lawyer get back to me, government side still havent finalize the stamping examption staff, so they reply to our lawyer just as buyer pay the MOT or loan stamping 1st then claim later. Thanks for our “greatest” finance minister LGE, announcement make it so fast, but execution like snail.

I have mentioned here not to get their lawyer is to warn those buyer not to pay desposit to ther panel lawyer and not to appoint them, that is your right. As long as u get your booking form signed, you may proceed to engage ur lawyer and apply loan.
With your sistuation now is same as me, if you manage to get lawyer quote less than 8k i will suggest you get your own lawyer rather than their bloodsucker panel firm. Before I engage my own lawyer I have alrdy ask more discoutn from them, they claimed that they have alrdy provided discount insist no further discount. End up rather to forfeit the deposit 500 to engage my own lawyer also dont wana continue to their panel. With my own lawyer quote me, I can save more even including the forfeited RM500. This has shows that developer panel firm actually not really giving best price to us instead is trying to squeeze every penny from us. Shame of them using the tactic to “cheat” 1st time buyer who might out of experience to sign the blank template and collect deposit.
For those buyer over here, dont having high expectation to the quality or workmanship to this property or mayb i should say dont put expectation on this =D
As I get known from my fren who owned both clover & solaria (both non-affordable), claimed that the clover workmanship is even worst than ideal, I expect you would know ideal quality too.
For affordable buyer (with 2 CP), be ready to get front & back CP instead of side by side.
For those sea view buyer, not to happy too as there is no guarantee your sea view wont get block by future development, as u know anything can happen for developer get approve to have extra piece of land in front of your windows. Those resident in gurney drive 10 years ago also never expect there is a development will blocking their view 10 years later.

Yes need to wait for approval from state govt 1st. According to I know many people still waiting another batch of letter from govt, so for 1st batch actually is consider lucky because they can choose the sea view package, once the sea view package finish, then u are out of option. Has some people has signed their SNP. Remember you have your right to own your lawyer so stay away from their panel lawyer as mentioned by @zenbuyer

I have no ideal how many people for 1st batch, but the 375k package confirm is sea view & 2CP, but also 2 times ballot. But i believe most of the buyer will choose 375K package as it is the most worth, but for me to choose 375k package is not becoz of seaview, it is becoz of it has 2CP and upgrade package, as u know see view in penang area has no forever guarantee, Gurney drive is the example.

Yes, but what I heard from my lawyer, govt still yet to finalize the process, govt told my lawyer buyer might need to pay upfront and claim later. When i went to sign SPA, lawyer only got the form format after june which is jan~jun format still havent publish by govt. So what to expect? this is Malaysia wat, announcement kuat kuat, but execute like sxxt. Sounds familiar? During election manifesto can say till rocket fly to the sky, when they execute excuse more like kanasai

btw just for you all info, HOC is not applicable for the affordable unit, only for open public unit, according to i know developer need to apply HOC for each unit, but they only apply for public unit bcoz they bare all the cost, but if apply for affordable unit developer will need to have additional few hundred cost for register affordable unit. We as 1st time buyer but not deserve the benefit, who to blame? our finance minister announce the plan HOC seems like very benefit to low incomer, but this actually more benefit toward developer. I dont understand why still need developer to register the project under HOC buyer only able to enjoy this tax exemption benefit. I used to be LGE supporter, but all his policy is not really help the lower income sector.

Hi all, i have booked one unit last week , Public unit seaview , is good location but seen lot pro & con comments, i hope i have make a good choice.
The location is good but high density and joint venture with Ivory, quality don’t expect to be good as it is affordable house. Look at their past record, the Clover and many buyers “throw” their investments. Furthermore, Quaywest was launched many many years ago but until today, the construction was constructed until car park level only. Don’t worry ya, Asia Green will shoot up their construction when the deadline is near like what they did to the Clover..

Mine affordable unit 375k.
I got 2 offers for bank loan.
PBB: 1st year 4.28, 2nd year onwards 4.4.
HLB: 1st 2 years 4.28, 3rd year onwards 4.5.
I chose PBB.
My loan 90%, 35 years but MRTA cover 30 years.
For lawyer, one of the Asia Green panel charge 8.8k.
And I ask around other non-panel lawyers, cheapest I got is 8.5k but I heard Asia Green officer said that if choose non-panel lawyers then they have to buy the documents from them which cost 500.
I dont know whether anyone else heard this but if they charge 500 then not worth to choose non-panel already. Anyone heard this as well?

Lawyer fee for Loan Agreement as 1% = 337.5k*1% = 3.375k
Disbursement fees around 1.2k-1.5k
So around 8.325k to 8.625k…
this not count Stamp Duty yet.

@JJ Affordable now no more seaview, only those batch 1 got it. now left with the 300k and 335k package with 1 cp only unless if you are lucky someone from batch 1 cancel or loan rejected then you get it. but they also wont release it publicly and inform everyone. they will just inform the next person that came to ballot whether they want anot. so really depends on luck d. usually if ask the next person, will surely snatch d.
Also for open unit, Asia Green just removed the 20k discount but remain the 8% rebate. previously both offer. but now only 8% rebate. so now OP unit 20k more expensive. and those who get affordable seaview unit very very worth it. so thats why if any unit release also ppl sure snatch it right away.
I noticed however,that sea-view unit will be shadowed by other buildings in the near future. Not so soon.
