And so high density one block 420 units….
No money buy pls quiet
with Imperial residents with 1100sqt now going for RM460k …i bet this could be lesser than that. But the reality that one need to ask for is are there really a demand for such high density condos? SG ARA is flooded with too many condos and it really depreciated the values of high end condos.

Do you all think that the oversupply of condo in penang island can stabilised the pricing? (at least no big fluctuation) How about in the next 5 years time down the road? Buying a property is for the future not for today.
Oversupply, no oversupply, I bet the price in sqft will be higher compare to IR just like IR price is higher than one imperial. Use figure.
When the supply is there and the investors are unable to hold it anymore, that is the time to grab a unit. so hopefully more condos are coming soon to that area.

Survey around you can easily find one. I would rather prefer One Imperial or Imperial Residence much more lower density compare to Imperial Grande.
One Imperial sits on 9.1 acres land, 5 towers, I think one of the tower is independent..tower C ?
Imperial Residences (816 units) on a 6 acres site. Imperial Grande is 938 units ! Figure it out yourself which one to pick.
Heard that there is no more Chinese secondary school at that area.

on and off there are units selling at 450 sqft or lower, this will continue. the price is much dependent on the holding cost for the units. if you are not in the hurry, wait and hunt would be the strategy. with the interest rate looking up, you will have at least 3 years before investor looking into property market again.
enquired the detail from office, 1000sqft with 478k – 13units per block (5+1 lifts), total 45 floors with 2 floors shoplot, 7floors car park and 10th-45th floor house. Shoplot will be only lease out and still own by developer

Can imagine that the next 5 years this area become clowded and complicated, super high density & no worth to buy. More than 20 high rise building surrounded at this place.

Super high density can means that the area is in high demand for houses…I think this area is super convenient to get access to restaurant, bank and shops.
938 units is really super duper high density. Imagine the roads choking up, now it’s already very very choked.Even with a low occupancy among all the present completed ones. Those who have stayed in this area more than 10 years will know that from a big vegetable plot it has been ridiculously choked to the maximun. Not really many new restaurants other than at Golden Triangle. Other than that are those really very old restaurants across the other side of the main road.
Not a single bank around. Nearest 2 banks are Maybank & Public Bank only across Spice Arena.
The present main road & surrounding feeder roads are ridiculously jammed up daily. Just getting out either to Sg Ara or Bukit Jambul is a real headache daily.

This area is a foreign workers heaven place, bus kilang park every where at Imperial Res., One Imp., Sierra, Garden Ville, Lavendar Indaman, Skycube & Zain Pavillion outer ring road. Every morning and evening can see some foreigner group by group walk along this road. In future can become a 2nd 88 in this area, pls think twice before buy but luckily Imperial Grande is more near to main road
I prefer buy Golden Triangle 2 which is more low dence and near to Sg.Ara main road can prevent the sudden flood at Relau area
Here is a super congested, crowded, high dense, traffic jam, heavy flood area. The new condo projects is coming more and more at this area. It’s getting worse after several years.

If what you said is correct, then Imperial Residence, Iconic Skies, Skycube or even Setia Pinnacle can’t sell at all. But honestly they were almost fully sold at launch time.

Many of the buyers may not physically stay there but there are many whose near family’s are nearby so they prefer to choose here knowing very well the traffic & congestion they have to face for the future. Before all this mass development this area was very peaceful & low density but now it has increased 10 folds. Take a drive during the peak hours & experience it for yourself. If it’s not United Nations here then I don’t know what to say anymore. Been here since year 2000. The close proximity to the Industrial Zones was the main factor I am here.

Move to bayan baru lah, lesser jam and closer to FIZ. While all the relau/sg ara folks still stuck in the jam and kao beh kao bu, I’m still sleeping haven’t wake up.
There are abundant of completed condo in Bayan Baru area, price had stabilize to a reasonable level in recent year.
My point is don’t limit your purchase to only those new launch condo in overly congested area.
This project is near to main road, I think is less jam.
The maintenance fees is RM0.16 psf which is very attractive.
How’s the workmanship of Ideal?

The area is near to hill where it had experienced landslide on 15 Sept 2017. Furthermore, affordable house cannot rent out to outsider(s). As for the facilities offered, Ideal always give bigger spaces compared to other developers.

Landslide happen last mth is good sign to developer at that area, at least they alert on this maybe take into consideration during construction? 3~4years time to build, should be able to improve/prevent? My personal thought.

IG main road is facing super traffic constrain in future due to Eik Wah primary school confirm build at front vacant place. Base on the current old and new condos surround, some illegal ‘sa ho chooh’, a recycle farm, an old folk home (move out soon), u can imagine how many future housing projects at this area which is under Ideal, GSD, BSG, Setia, Tunas Muda, Ivory developers. Future traffic ‘no eye c’ !!!

2. Prepared all the documents and submit to banker
3. Wait for 1&2 weeks and banker will notify you whether the loan is approve or not
4. Once the loan approve, banker will make appointment with you to sign the offer letter of the housing loan.
5. Make appointment for signing S&P

I’m previous owner of Ideal property, my advice is, Do not buy from this developer if you have better plan… cause their work is degraded compare to last time, PLUS after sale service is very Tai Chi type. Last their so call appointment maintenance office is a abang adik with means still is a IDEAL control… all your defect will be tai chi here and there..
If you are buyer and planed to buy, pls prepare ur long term maintenance fee increase cause FYI, IDEAL is always choose lower cost supplier and material exp CCTV, lighting, Gen Set, lif….for their current so call BEST condo… Pls make sure the material they plan to use 1st and black and white in SnP before you sign.. else is not worth for high cost investment. Beside, make sure they are not using their appointed own developer Maintenance office “Pxxx UPAYA” to maintain your 1st year…else you will cry (tai Chi master)…see One Imperial, Imperial Residences and Solaria Residences in owner complain you will know….

this area is foreigner area so not weird if you heard about a lot of foreigner, you need to make sure no owner is renting out to foreigner if not this condo sure gone.
So far no legal rule to control the residents to rent out their units for foreigners. All condos, flats and landed property at Relau or this region more or less have foreigner stay in. Unless those far away from FTZ industry such like Balik Pulau, Batu Feringgi or Teluk Kumbar and those over million super condos
During sign S&P think the lawyer just mention cant rent for homestay. Hope the owner not rent out their unit to foreigner.

good question! As long as small amount of foreigner still can acceptable. At this southern area of Penang, we cannot avoid of 0% of foreigner either in condos/flats or landed properties. My friend stay at Tanjung Bunga condo also have some siamese stay in which is working at the nearby hotels. U can refer the Triangle property talk and see what is happening there
My fried is commitee of Golden Triangle. He say not much foreigner la.. All is well control. They are upgrading their security system as well. A strong management is required.

A NEW school for special children is ready and will open soon in Sungai Ara, Penang, in June 2020.
The state government handed over Sekolah Suria to the Penang Welfare Association for Mentally Retarded Children.
Chief Minister Chow Kon Yeow said he hoped the association would put the new school to good use.
I live in IR as a tenant and been overlooking the building of Imperial Grande.
Here’s what I felt after living there for at least 3 years: the building material is pretty bad, I can hear almost all the footsteps from the above unit which is rented out to foreigners, talking out loud in the middle of the night and shouting here and there. Good thing is the ample space to jog around the facility area, super big swimming pool.
And on Grande:
My gosh what a super dense building of 48 storeys in that small plot of land !!! I cannot imagine waiting for the lift day in and out only to exit the carpark into a jam. I went to the sales gallery and when asked how are they going to solve the jam in that area: their answer is that place is always jam anyway and it’s not developers responsibility.

Now we have most concern issue will be some owners rented out in lower price for foreigners workers to stay. It’s sad to see as quite a number of unit with this condition. Even yesterday saw moving in for them. We buy this condo to avoid this situation but it happend in here. Hopefully management try to fix the issue.

In Relau area, you couldn’t avoid this situation unless is highend condo residence.
The rental fees is low between RM1k to 1.5k average for a normal condo in relau. Even foreigners workers can rent easily with 5 people per unit. And if you see around road side fully parking with bus. If you go Shineville park farlim then you will know situation.

The major concern will be once foreigner start to move in & how are we going to sustain our facilities condition.
It’s really difficult to control if foreigners workers moving in here. We should call for AGM as soon as possible to get this issue sort out before turn into foreigner wokers nest. The rental fees here are rather low. No value for the condo if similar condition continue.

This condo price ori is 488k.
But many owner now offer lower price in rental.
Mostly young buyers don’t have strong holding power & some looking for short term only.
Perhaps soon we may see more lelong or house occupied with foreigners… Hahahaha..
