Just book a Viluxe unit, now only left 4-5 units for Double Storey Terrace. As what I can see, they are under construction, will only complete by year 2023(as planned). The house design is very good, worth to buy for own stay

Congratulations Sean – I have also booked one unit last 2 weeks ago for own stay too. Hopefully by the time the project is completed (as planned ) – the area will be more developed and all the occupants at Viluxe will be able to enjoy more amenities and infrastructure at Batu Kawan.

i just asked the SA, 20X70 9 units left. I wonder how many units they actually sold. March left 4-5 units, but in Sept left 9 units.. & there are a few 20X65 & 20X85 & corner unit left as well..
Economy not good. Not easy get loan approved especially for the people who took moratorium last and this year. It will reflect in your borrow credit history. I also noticed Eco Horizon Camdon unsold unit also increasing compare to few months ago. Let’s hope the economy will improved next year.

even roti canai are double in price now, its normal.
even Yeezy shoes cost RM1K+ but we can buy other brand of shoes for RM200, so its all about perspective and own capability.
in MAY i asking the 20*70 they told me SPA price is 910k. Wonder what is the pricing now? ECO Camdon garden home 24*56 SPA price i ask is 780k… in term land area almost same.

The fact is what they sell is future prospective. Ppl who buy to invest is gambling together with developer on the future. If to buy to stay, nvm on the price. The property in bukit tambun & bukit minyak is just 500k for the same size and the distance is only 5 min with batu kawan. So, depend on what is the purpose you buy this property/property in batu kawan.

Sorry I don’t understand it when you said “what they sell is future prospective”. You mean their price of 900k++ is based on what a buyer will be enjoying “in the future”, and not “now”?? Then why would anyone pay 900k++ “NOW”??
If you normally spend RM25 on McD burgers a week, would you pay McD RM13k ( RM25x52 weeks x 10 years) “NOW”, so that you will get enough McD vouchers to use for the next 10 years?? Hahahahahaha

Precisely. Hahaha. The problem is, since Batu Kawan will mainly serve as an industrial area providing land for factories, state gov should make it a point to have a good control and keep houses there affordable. Gurney will be a different ball game, located far away from industrial areas.

where those big CEO and high pay engineers going to stay? are they going to stay in affordable house? they must choose high class bungalow to stay…please bear in mind, if 1 factory = 10 high pay engineers, how many factory we going to have in batu kawan?

I can say that it is ok to buy and stay with your family for this project. But you will better to have at least rm20k income per month so it wont be a burden to you. For investment purpose, u bought a house with rm800k, and rent it for rm1k+ per month. What is the return rate? Is it worth? This is simple maths.
Lol not sure who would want to stay here. Island is so much better for that price

Would you please recommend us some property you feel are good for investment or ownstay in Island since you have so many comment all project are not so good from your point of view? In mainland you can get something that miss out from Island even landed also much spacious & afforfable rather a pigeon hole with sky rocket high price.

PG properties cannot be invested anymore whether mainland or island. The state gov policy has been such that allows massive supply because of super high development plot ratio, as well as a screwed up zoning guidelines. Because of that, and due to current market oversupply, rental is extremely low which makes anyone buying for investment a bonehead.

If for own stay & require spacious space then i will go for mainland. For mainland i won’t say is not good & probably need another 10 years or 20 years later. If for invest, i will go for Island as it’s more happening specially for Andaman Island. 700 arces by E&O for next 35 years included affordable house/condo/ terrace/retails/government headquarter & plenty to come..

When I said “PG properties cannot be invested anymore”, I was referring to ONLY “investment properties”, both in mainland and island, which is solely for profit making purposes.
I can’t dispute the fact that Island is more “happening”, relative to mainland, but the reality remains that the state gov’s current policy of allowing super high density condos will result in high supply, as evident in the last 10 years, and also in many years to come, for as long as there is no proper policy rectification. So if there is always new condos being supplied, why would anyone want to buy old condos?
Furthermore, with such high density, the 700 acres that E&O has would definitely be more than enough to supply housing for the next 200 years (and definitely not 35 years), bearing in mind that there is a limitation to population growth in PG, and therefore “real” housing demand is also limited. Same goes for all other areas in PG. In short, “property investment” in PG is a dead-end.
As for Viluxe, if you’re working in one of those BKIP factories, then staying here is ok lah. 700k for terrace house, it’s about there already lah. If you’re thinking of buying and then flip for a profit, then all the best to you loh, as there will be plenty of new homes coming up in batu kawan given the massive land available here. If you intend to buy and rent out, sure loose money, then might as well donate your money to orphanage or old folks home, at least you get to help people, instead of subsidising your tenant. Hahahaha.

Was considering to buy Viluxe last year but desire unit alrd sold. Then ended up bought a 700++sqf unit in Andaman Island. From considering a terrace to ended up bought a small unit condo, hopefully I wont regret in future haha

If you refer to The meg then congratulations as that’s white mice in Andaman island. I won’t go for this as majority come with 1 carpark. And not well plan too. And if you see overall master plan and is quite near by upcoming affordable house and Indah water treatment plant too. Hopefully i am wrong or maybe plan change. Good luck.
