Overnight queues for Eco Bloom launch
Eco World Development Group Berhad (EcoWorld) launched four new projects concurrently under its EcoWorld’s Firsts campaign today. The campaign showcases two new projects in the Klang Valley which are Eco Grandeur and Eco Ardence, one project in Penang, namely Eco Bloom@EcoMeadows and Eco Business Park II (EBP II) in Iskandar Malaysia.
Set in a charming corner of Penang mainland, the residential component of Eco Bloom @ EcoMeadows, is a 4.86-acre freehold mixed development comprising a single tower project with residential units split into two wings. It offers three different types of units with prices starting from RM388,000. The condominium, which is also the first high-rise development within the corridor with an unobstructed city view, will include facilities such as a swimming pool, gym, beautiful gardens, jogging tracks, BBQ area, multi-purpose court, multi-purpose hall and children’s playground in addition to the convenience provided by the 2-storey retail portion of the development situated below.
The official launching of Eco Bloom is today, however, the queue for booking already started to swell since yesterday morning. Many decided to sleep over at EcoWorld Gallery just to ensure they are ahead of others for a better unit selection. Eco World was helpful by providing meals to keep the momentum in the gallery as lively as possible. By Sunday morning (see picture), the gallery was fully packed with buyers waiting to select their unit. It was full house! Many had their difficulty to even get a parking spot. Again, it is worth to mention that the interests in property continue to be remain high despite the fact that buyers are now more selective.
Obviously, branding is still one of the most influencing factor.

Overnight queues? Thought that’s IJM’s exclusive forte?…;) I still remember during the launch of IJM’s Light Linear, also overnight queues. But look at how miserable the resale and rental market for Light Linear is!

Memang on Sunday purchaser start to select unit. The queue was on Saturday
They queue overnight for extra discount of 15%, it’s a lucky draw, only 5 winners chosen from the limited first 200 participants, that’s why need to queue overnight. Without discount, the price is high, sure loose for flippers.
Wah pro strategy, use extra 15% ( 400k ) 60k x 5 = 300k to make the project famous, can u imagine how bad the sale actually? need use 300k as marketing expense? if I know that I also go queue, gt 60k cheaper then I sell to other10k cheaper direct gt 50k in 1 night haha

On paper, it’s worth 300k, but practically there’s no cash layout from the developer, they can later cost it in to the other units. Example, 300k divide by 100 units, that’s only 3k per unit. Just quietly jacp up 3k later lor.
If you are really lucky enough to win the draw then definitely there will be terms & conditions and of course you will surely not be allowed to sell it to another buyer. They would have surely thought about this.
Since this project was already open for sales long ago it goes to show that the demand is really not there so much so that they have to come out with this strategy. This Plan B must have been thought up long ago just in case the demand is not there. There could also be Plan C & D too.

We live in a new world of a new economy. Everyone should learn how to do good investments, and properties are good investments to hedge against inflation. But of course, you need to invest in the right properties, definitely not those sold by EcoWorld. Because Ecoworld always prices it’s properties many years ahead, so EcoWorld earns alot, buyers earn nuts.

Overnight 2 nights will get extra 15% + 15% , next time sleep over more night and more discount will be the trick to create a fake popularity of the projects. This project sales person has been calling me for multiple exclusive preview to book without even have to sleep over night in the office since begining of the years withany discount goodies but no body is interested. All the overnight fake buyers are relatives of the staffs of ECO world who are paid RM15 per nights cheaper than foreigner labour.

without Ecoworld going in to that area to develop somehow the price will still be the same isn’t it ? Ecoworld is bringing the demand into the area and for whoever can’t afford Ecoworld’s project then go for other developers in that area.

Example – EcoWorld is selling it’s condo in Paya Terubong, next to a big graveyard at RM900psf. Before that, nothing in that area exceeds RM400psf. Why, because EcoWorld is pricing it’s products many many years ahead with fat fat profits.

How sure are you by saying that they are the relatives and friends?
and even the rate of RM15 per/night. Are you the one that work for it too or you have already purchase but can’t get anything because you didn’t queue overnight?
How sure are you where they paid for the 15? Izzit you can’t get your prefer unit and u come to blame this? Or u r their competitors?
