I think Khot is referring X-Scan as the developer of D’Piazza, which now renamed as Seraimas Bina. D’piazza was delayed in completion, and not so good quality, plus car park arrangement issue. But given the price, I think it’s fair enough.

Google up this company’s previous project on Property Talk – Park View Residences Auto City Juru. And you can read all the issues with this developer.
Now someone said that this Mahsuri Square project is having problem as the land is sinking. A friend decide to scout the site and confirms this issue with one of the staffs there.
The project is also more then 50% done but Seraimas is unable to sell this earlier due to some issues with the land. If I am not mistaken someone on the other discussion also mentioned that they are having tax issues so maybe that is why X-Scan has not changed to Seraimas. A check with SSM shows that the owner is the same person.
So please think twice before putting your booking for this project. It might be another Highland Towers in the making. It might be cheap but would it be worth the price?

From what I heard from a reliable source it is true.
But I suggest for reassurance before you put your money down on this project, you should scout around the site and try to get some further information from the on ground workers.
That is why this project which has started in late 2014 was never open for sales until now. Even now, if you notice, it is not open for sales directly. They could not open the project for sale earlier due to the land sinking issue.
I had also read somewhere one agent who is trying to sell this project stated that as of now, it is only 20% completed when it is due to be fully completed by Feb 2018.
Even on the brochure they put up online, there is no mention of who is the developer of this project or contact details. If you ask me, that seemed fishy no?

I agree with Jeremy. No developer will inform their potential buyers of any problems on site. While in the meantime the developer would try their best in fixing the problem.
People are buying now are not able to access the issues on site, this will only happen once they are handed over the keys.
And I do not think there is a need to be hostile here, everybody has their own opinion.

Any idea why they never reveal the developer’s name on the brochure?
If I am not mistaken, their other project was sold openly by Henry Butcher but this project was never advertised openly. Is it because of the land sinking issue that they have held back on opening the units for booking?

I visited the developer’s office in Seberang Jaya. Seems that this project is 90% sold and construction is up to 8th floor now. I personally saw 2 buyers who came in and immediately confirmed to purchase the RM455k unit (with 2 side-by-side parking lots).
The unsold units (RM445k) are mainly the ones with 2 back-to-front parking lots (silly arrangement where the front car will block the back car and needs to be moved in order for the back car to leave the parking lot).
The affordable units (below RM400k) are almost sold out as they are offered to the successful applicants.
Whether the land is sinking or otherwise, only GOD knows the truth.

I think people are buying because of the price as it is cheap. But my concern is the land before I put my money down.
I am also concern about the project’s progress as you said it has only gone up to the 8th Floor. I was checking online on this project in which I found in March 2015, the developer had a crane issue with the neighbors around the area and the issue was highlighted by the Star newspaper. And in their online article a photo was posted and it clearly shows that the unit are up to the 6th Floor then.
Now almost a year later it is only up to the 8th Floor? Something seemed amiss.
I would love to purchase this apartment due it its price as I don’t think I can get a new property at that price in Bayan Baru now but I am afraid there are hidden issues in the project that will cause problems later to the buyers.

For the benefit of you and others, allow me to share more.
According to the developer, they are spending more time at level 8 as it needs more reinforcement due to the swimming pool and other facilities on that floor. The low-cost apartment next to MS is almost ready – yes, you have to pass this block and the many cars parked by the roadside later to reach MS’s main entrance. Exit is by the same small road.
As to the brochure not having info of the developer, that is totally untrue as it has all the contact details.
Biggest flaw is there is no showroom and you have to visualize the layout based on the building plans which is full of squares, triangles and rectangles. As to how high is the ceiling, type of materials used for the toilet fittings, door or even windows, only GOD knows too.
They do have sample floor, kitchen and bathroom tiles though – as to how high the wall tilings are laid out, again G knows.
Yes, agreed that to buy an apartment at Bayan Baru at < RM500k is a rare gem.
As we continue to have 2nd and 3rd thoughts whether to purchase or not, others are snatching-up the units without blinking.

Why does this project only can apply bank through Maybank and Public Bank only? Why it is not open to all banks? Besides this, there is no free legal fess on SPA, loan agreement, and etc. Why buyers are forced to use their panel lawyer instead our own lawyer?

1. There is no one going to entertain your pm, so if you want to inquire anything directly call and ask.
2. This project consist of BOTH affordable unit and free market unit.
I was told free market unit 80-90% sold, left those higher floor unit with car par at high floor.
3. There is some difference between affordable unit and non-afford such as unit size, layout.
I bought it because of location and good layout.
Good luck buying from this developer, hopefully you get the house in ‘good shape’…

To me, people who are criticizing this project in a mean and non constructive way just sounds sour grapes, or maybe they purchase project at relau or sg. ara area which are not so strategic in location and hard to sell off.
Before purchase this project, I done some research on the developer background. I have many friends who stay in D’Piazza.
Yes, this developer is not so famous like IJM or Boon Siew or Mah Sing, so with the quality and design. It considered as second or third tier quality. Some problems with workman ship and layout.
But if it’s so worse, why don’t people at D’piazza move away? I visit my friends there, those unit in block A,B,C is acceptable. Block D is not so favorable and too much foreigner staying, which is advertised as a low cost. People who bought block D at 500k or above is really water fish.
For people working at FTZ looking for home, mahsuri is really worth, compare to sg ara project or PWC which cost at 1k /sqft.
Design and layout are describe very clear when u sign snp, including car park arrangement.
So it’s bond with law for the developer to hand over exactly same as what we see.
Regarding completion date, the developer said is mid 2018.
But snp stated completion can be 3 years from the date of sign, so I pretty much prepare that this project will drag maybe till year end 2018 or 2019. This is still acceptable for me as I can save more money for renovation.
The other low cost building beside this is now progressing very fast. I guess they will complete it then only full force work on Mahsuri square.
Another thing is Hunza acquire land beside this to build a commercial building include service apartment and shop, like time square, by 2020. I dont know how true or how far this progress (economic downturn anything can change), if true then is added advantage for me.

And no I am not a sour grape but I think you should read reviews on this developer first la. Despite that cheaper houses but if quality like crap also what’s the point?

At the roadshow at QBM for the past weekend, there is more than 50% left exclude the affordable units. I remembered someone mentioned previously there is 90% sold out. It seemed like many buyers rejected the units. You can place booking without paying a single cent in the roadshow.

I’m not strong supporter nor any related with this developer. I’m just looking for an affordable house after few years working at FTZ. My budget is limited and previously I’m looking for one imperial which cost around 510-550k for 1050 sqft unit. I like one imperial very much but it’s a bit far and traffic congestion. End up I choose this.
yes no need booking fees, but the cons is you need to pay 10% downpayment + document + legal fees, around 55k cash (if you buy unit with 455k), it is burden for some people. And after booking you need to get a loan by 2 weeks, only limited bank can finance for this project.
Some said i’m talk up for the developer, the true is i’m not, i just share what I know.
If you said there are more reputable yet affordable project out there, please suggest.

It’s leasehold, and the land remaining year is 97 year because the project started to build on 2014 / 2015.
I’m one of the buyer of it. I buy because of it’s location and I wish to own a cheap house at a desire location. 445k for 2 car park (front – back) which I see many condo also practice this kind of parking pattern due to space constraints.
I was at their roadshow in QBM. So desperate to sell until no need to pay booking. Only around 40% sold so far. I read here someone said Seraimas said 90% sold is all a lie.
No need to pay booking as long as you put your name down shows how desperate the developer to sell the project and cannot sell despite the location of the apartment.
Maybe all the people say about this project is true? I also heard Seraimas closing down at the end of this year before even this project is completed. Can anybody confirm on this? Heard it from the site office itself.
I was one of the buyers that rejected this unit after earlier booking. On top of the bad things I hear about this project, this area is also very prone to flood. Especially on the side the project is on. I rather not take the risk and cancel my purchase.
I give up Mahsuri Square because when I compared with the sub-sales condo like Golden Triangle 1, currently the unit as low as RM480K with 2 car parks. Furthermore, Golden Triangle completed unit and free hold.
Golden Triangle is bit far away from prime location. Some more Sg Ara and Relau is too congested. Many upcoming apartment/condos in that area might affect subsale pricing.
Mahsuri Square has the advantages such as (1) Walking distance to Sunshine Square and Giant (2) Nearby Pantai Mutiara hospital in case of emergency (3) Close to factory areas. If you really want to complain about flood area, at least it is better than some areas in Georgetown. It only will flood if the rain is extremely heavy. But when it happens, don’t forget other areas in Penang also facing the same situation.
There are more reasons as to why this project is not picking up despite like you said the location. I gave up after so much negative views on the project and developer from inside information itself and I am sure others that have given up had their own reasons too.
And the developer must have their own reasons as to allowing bookings without any deposit paid upfront too. If you can put it together two and two together, you’d see why despite the location, no one is picking up on this project.

Although there are a lot of negative comments, but what I told myself is finally I own a house, which I’m very grateful on it. As I’m not rich, 450 k is very costly for me already, yes you no need to pay booking fee when you apply the house, but when you pay down payment for almost 50k+, you know the pain?
Developer is not famous like tier 1 developer (Brand M, I, E) , it’s quite reasonable that they did not collect booking fee from their customer.

It is behind my house as I live in the mahsuri area. It is flooding badly. The entrance to the apartment is all water.Think twice la before you buy property at this area. At least D’Piazza area is not so bad.
I suddenly received a letter from government told me that I entitle to a 300k affordable unit, so strange which I never apply this project through developer. I just called to ask for detail about the project, it stated leasthold(Dafuq?!) and no floorplan for affordable and LC, most of the detail will be know by the day of signing S&P (Dafuq?!). Im doubt that the sincerely of this developer, anyway I have decided to reject this offer as I dont find this developer and the way of doing business is trustworthy.
Afordable unit 800sqf/900sqf floor plan same as 445k unit..i just visited developer office…at level 16 have recration floor for viewing etc…

Project ni ko gi la tanya jiran2 dok tepi projek tu semua cerita ko boleh dengar. Sinking, crane problem, foundation tak kukuh. Macam2 musibah. Padan muka developer pun, macam musibat, pi letak hanging crane tak selamat untuk orang2 kawasan tu. Patut la banyak problem project tu, karma.
Sepupu aku dok tepi projek ni, macam2 masalah dengar dari budak2 site. Sebab tu sepatutnya siap awal tahun depan, takkan siap on time. Kalau projek ni bagus, orang takkan cakap bukan2 burukkan projek ni. Cuba pi tanya berapa banyak pasir developer dah pi tambun kat situ tu pasal tanah sinking. Pasal foundation tak kukuh. Beratus lori punya pasir depa pi tambun, sebab tu awal tahun ni, projek tu sangkut kat tingkat 6 ka 8.
Macam2 alasan developer ni bagi bila orang tanya, tapi kalau nak tau cerita sebenar pi tanya orang2 yang duduk dekat kawasan tu ataupun budak2 site/bangla yang kerja sana. Jangan pi tanya developer penipu tu.

Anyone go for the affordable balloting on 10 Oct? After the ballot, developer told me must use their panel solicitor & banker. Well, as first time buyer i’ve no idea is there any difference. But when i asked for 90% loan, the Maybank executive told me must buy along their MRTA for full term (35years). Which is RM135k premium. The house i bought is 900sq.f (RM300k).
My friend told me the MRTA is subject to own decision, but the banker said is MUST along with their mortage with such conditions. Anyone can consult is this right? Or pls share me your case. Thanks
You can go for other bank, not all bank mandatory you buy mrta, some bank require u to buy mrta, but can buy minimum yrs (5-6 yrs)

The layout looks like dpiazza layout.. very weird and bad design for room 2 in which the window connected to master room toilet.. can smell “fresh air” coming from master room toilet.. the water pillar flow noices also can be annoying.. not suitable for those prefer quiet and private space.. especially with family and kids.. former dpiazza tenant and had bad experience stay there..

This project is such a joke! Developer also desperate to sell, for 2 weeks later call like a dog asking if want to purchase the unit.
