For those still not aware, IKEA already break ground to begin constructions with CM Lim – http://www.theedgeproperty.com.my/tags/aspen-vision-city . As for Aspen, already started works on phase 1. I think Vertu is the only residential property surrounded by commercial units so far. The main issue is, it’s not in Penang Island.
Can anyone guess why IKEA choose not to open on Island and go to mainland instead?

As a Batu Kawan resident, I’m excited about this project. This one seems like a Penang Island level kind of condo development. I just checked out the developer’s Facebook page. It seems they’re putting a lot of focus on this particular project, with a really cool promotional video thrown in. Check it out. It’s nothing like the usual kind of video advertisement.

Yes, it always feels great when you place that booking for a property. You will find all the reasons to buy, and choose to ignore the bad side of it. No matter what, you will start to visualize how nice the place will be when completed and how the property will appreciate then. That’s fantasy. A lot of buyers have been living in that fantasy in the last few years. Now, they are finding the REALITY very cruel, it’s not looking good. It will get worse in fact. I’d say you have made the WRONG investment. It’s a great place, but you have placed your bet in the wrong item. God bless you.

I have not apply loan yet. At the smae time, AG is getting better rate from panels. They said shall inform in April. Btw, I already pre- assess with my banker. Just wait what come up from AG. Do you book your unit?

just my humble opinions la. The economy outlooks, the established residential areas nearby and its value and pricing history, the demographic factors etc. For the current asking price of Vertu, it’s a very good investment (or speculations) if and only if everything turns out great, not just fine. Too many factors can derail the grand plan. And there are many developing projects yet to be announced so I prefer wait and see now.
It seems to me that there are too many units. Too packed.
Will it be earthquake safe? Last night, it was reported that a mild earthquake detected at Tasik Kenyir…
This project makes Batu Kawan expensive… similarly Eco World makes Simpang Ampat expensive… both sites are formerly inexpensive area. Wow, they help to close the pricing gap of island & mainland… just curious about actual buyers response…
Just go and see the aspen vision city site. Currently no Vertu show unit yet but they build a building almost finished look like aspen show office something. Along the aspen vision city site see alot of their advertisement picture like shopping mall, ikea, hotel, columbia asia hospital, 25aces central park, international school, office tower… Aspen put a lot of afford on it !

In fact, good location condo in BM also left with bumi unit or big size unit (2000sqf or above), I myself purchase BM one called Berjaya Condo 绿景轩,same developer is now building Exo City at Juru Sentral. I enquiried them on Exo Residence before CNY and was told already fully sell out except big unit with size nearly 2000sqf…Else, can consider Exo City’s Exo Residence Condo if you buy for investment, easy access to high way or Penang bridge, as well as famous school like Jit Sin and amenity.e.g.Banks, Restaurants …Bcoz near to Icon City and Auto City

Yes. Work have started. Firstly, you have to understand the condition of the land at site. This used to be an agriculture land (palm oil plantation), hence the soil is wet and below road level for irrigation purposes.
Earthwork have started and the process to properly raise the land level requires a number of steps. We are not just simply dumping soil/sand at site to avoid sinking of land in the future. Hence, precautionary measures is being made. This process will take about 1 year to 18 months.
However, simultaneously, other authorities related process are on a go. This again will take some time.
If all goes well, foundation will start in about 1 year’s time. IKEA like most other hypermarkets is a “shoe-box” structure and construction will take 12 – 18 months to complete. So if all goes according to plan, all should be completed and operational by mid – end 2018.

What is the fuss about IKEA, selling low quality furniture or ok quality at not so special price. Are you going to shop for furniture every month? Hi YeapyEvo, look at the big picture and not IKEA itself. We know nobody goes shopping for furniture everyday. However, IKEA is a commercial booster and traffic magnet. Where it goes, the development at the area speeds up substantially bringing various other amenities and conveniences. Look at Damansara, The Curve came in after IKEA is completed and property prices surrounding IKEA Damansara appreciates substantially. Same thing happened to Cheras. I’m saying that property prices will increase to be the same as in KL, but if it will appreciate half-way, all initial investors would have made a return of at least twice the amount of annual FD in banks. Besides, most investors are looking at the prospect to rent out the property. KDU is just next door …

However, again look at the bigger picture. Rental opportunities is not limited to KDU alone. There will be a medical centre next door (Columbia Asia), you can rent to nurses, doctors or medical staff. There is also the Financial Hub. I’m sure there will be employees in the Vervea shop lots. IKEA will employ more than 500 staff including middle & high management. I wonder how many employees are there in the factories/industrial park? There is also the Design Village (premium outlet store) which will complete end of this year.
Even if only 10% of the total employment in Bandar Cassia looks for a house to rent, Vertu will be fully occupied.
Yes, you can find landed in the area at RM450K … but at 5km distance away. Not walking distance. Vertu is 350m away. Also, these are old properties. You are comparing past & present. Just like old rotten apple’s price against new juicy apples. Anyway, EcoWorld just purchased a land nearby to Aspen Vision City. Let’s see how much their landed will be since their Simpang Ampat 2-storey terraces is selling at RM700K and above.

No LMC within Aspen Vision City (AVC). Aspen will build all required LMC in other parts of Seberang Perai Selatan. This is allowable under the regulations as long as it is within the same district and before you ask whether there is a mosque in AVC … NO. The nearest mosque will located at PDC’s Affordable Home Hijau e-Komuniti which is about 2km away.

A lot of thoughts have been made on this package. Minimal rebates is given as IKANO who is a partner in this development believes in best-price policy. Complimentary items are given due to this unique partnership with IKEA who is a subsidiary of IKANO. Doubt there are other developers providing so many items at this sort of psf.
Anyway, the loose items such as IKEA furnishing is given in the form of a gift card, so you can buy at your own discretion to your own choice of design and colour or even material.
There is also another reason for the “furnished” strategy. After much brain-storming between ASPEN-IKANO team, the “furnished” packaged will deter rising issues with “gangsters” contractors as when ALL units are furnished, there is no reason for them to set up there. On top of that, cleanliness in the common area can be assured as “wet-works” renovation will be minimal.
We believe the package have benefited most people and the proof is the overwhelming response. Providing rebates would just mean marking-up the price and giving you similar discounts/rebates. This will create social problems due to high speculated pricing.

Yes, price has increased by RM10,000 for Block C only. This is because take-up rate for Block C has exceeded 75%. Block B could be next as take up-rate for Block B is more than 65%.
Distance between Block B & C (balcony to balcony) is approximately 90ft.
You will start to bear maintenance from OC/CCC/VP which under the new Strata Management Act, you will receive together about the same time. Most if not all fixtures will be completed together with OC/CCC/VP. Loose furnishing & electrical appliances may differ in time as these items will be solely based on choice of owner.
To my knowledge, the material of the balcony is glass. However, I will verify this info and repost again.

JAC I am a purchaser of Verturesort condo, This is my fair assessment of verturesort. Firstly nowadays Big Money Developers like to build townships where location,convenience and transport are key factors to attract buyers. The other factor is of course pricing. Verturesort in my opinion meets that criteria. Of course you have other attractions like Ikea and Central Park thrown in. For the pricing between RM350 to 380 per sq ft is affordable price compared to island say the township of Bayan Baru. However density is much higher….5 blocks with 1,200 over units in one development area. This means under 1 Management only. It is a collosal task for the management where maintainence is concerned. I think 0.20 sen + 10% sinking fund may not be enough in the long run and maintainence fee may go up. May I have your feedback.

I just been to the Vertu Resort show gallery this morning, it was quite packed. Seen the layout and show unit for Type A(smallest unit 1030sf if not mistaken). So far its selling fast, in fact smallest size only left with lower floor units and prices have been revised to start from RM481k onwards from lowest level 10th onwards. Comes with fixtures and furnishing (kitchen cabinet top and bottom, island, cooker hood and hob, aircond unit, built in wardrobe, heater, washing machine, refrigerator), min rebate for RM3k from the billing. 2 indoor carpark. Booking 10% is required to reserve a unit, while pending finalisation of end financier, estimated somewhere Aug 2016 before buyer could proceed to seek for loan approval and sign S&P. The 10% deposit should buyer cancelled their purchase decision prior to signing, will be refunded into their membership account which can only be utilized to buy any of Aspen Group future new development, cannot be refunded as cash. This is the part buyer need to take note…ensure that your loan eligibility is totally with approval range prior to committing as 10% of even the cheapest unit of Vertu Resort will come to around RM48k…on top having to pay the usual maintenance for the condo, kindly take note that all owner within the Aspen township also need to fork out monthly maintence payment to maintain their planned Central Island Park.. amount to be determined later part…
The developers have increased the price again. This time the cheapest unit goes for nothing less than 480k++. There aren’t much around the vicinity at the moment. Whoever buys this project will probably need to wait another 10years to see the area really reach its full potential. For a condo at almost half a million in the middle of nowhere, the rich can afford to buy to add to their portfolio but the middle class will have to think twice before committing. So the question is, will there be enough people staying there to make it a real ‘city’? Or a ghost ‘city’ because most buyers are only investors/speculators?
actually is two win, some tactical in behind. if not how to spur the master plan. once transporting time become shorter to increase population amount movement.
if every development planned at B.Kawan turns up superbly well, then there is value for money… plus, it’s almost fully furnished..

After visit the show house i just feel they hard sale point is IKEA……
if if if IKEA suddenly pull out the plan that is the empty land still…….
the price i prefer can buy in Island……
maintenance 20c psf so min need to pay is RM206 without sinking fund……
if for investment you need have a holding power for 5 years and more to get the return.
without IKEA this place not a first choices at all….

We are all fully aware if without IKEA,it’s really nothing as selling point but the fact is IKEA won’t pull out as it is also under Aspen project and it involves in huge investment and compensation if Ikea becomes white elephant…Vertu has committed to furnish with its products as selling point too..so pretty sure IKEA is there as well as Design village is there to make up the whole plan and selling point perfect
You need to compare Apple to Apple,it’s no way to get in island at such space and package with this price,not even mention in BM & BW….
480K u can get a G&G Landed DST in Pearl City! within 20 minutes U can reach Batu Kawan. The choice is obvious.
Haha..Like I mentioned, compare Apple to Apple..Some people just like to stay in condos, just like me..Easy access to amenities (walking distance), safety and convenience are also the concerns as well
I don’t doubt we can pay RM480K for DST in Pearl City, but it’s not fully renovated and furnished for sure. Also, it’s 20 mins driving distance..not walking distance..So, it depends on what you want..I am from BM but I am pretty interested in this project..So will continue to pay attention on it..If for investment purpose…
One thing not so good about Tambun is a lot of flies and bad smell…this will drive people away if considering long term staying..

Hi. Where are you getting the info from? Cheapest unit available I saw at the chart is RM435K. I think you must be greedy looking at the big unit or prime units that’s why price so high.
Question, will you pay RM480k for an Affordable Home where the unit is smaller and Leasehold on Penang island whereby the supply has exceeded 10,000 units or RM480k for a proper freehold Condo whereby the unit is larger and a new township is being built?
By the way, TEKA is confirmed for their kitchen appliances. Aspen-Ikano is now collaborating with TEKA to provide home owners with TEKA fridge, washing machine, cooker hood, cooker hob, sink & tap. This proves their commitment in quality. Seriously, I would spend and hold a rare and good quality product than spend and hold a common low quality product.

As for 2nd property, mainly is for investment purpose, so must really find the right one then go ahead, why hurry since there are so many new and nice condos project?
I am not used to Tambun area so for investment purpose still fine..Perhaps the overall environment will get improved tremendously ..Else..Too many flies and smelly sometimes..Agree?

Hi villageman, not to be sarcastic or anything … you really sound like some guy from an obscure village. Though Aspen is new, do you know that the development is a Joint Venture project with Ikano? An internationally established public listed company? This alone places a multi-billion dollar brand trust on Aspen. Surely there will be effort to ensure quality.
And in case you are still in the village mentality, and if they are lousy and don’t care for quality, why their agreement (SPA) states 48 months defects warranty period. Twice the amount of a standard developer. Even EcoWorld is giving 36 months only. This proves their commitment to provide quality products. No idiot developer company will give you crap quality and provide 48 months defects warranty. It’s just inviting trouble. In fact, I kind of like their strategy of providing 48 months defects warranty as it will shut critics like you up.

I truly agree with you that this project will not be something small and high risk (white elephant) because Aspen is very famous now and going to list soon if not wrong..
Also, the Ikano and TEKA already confirmed supplying the furniture and kitchen cabinet..So this kind of agreement already made public will not easily be drawn back unlike children playing sand lah..will jeopardize their reputation too..
I am still considering was because merely of future development of batu kawan only…Because I used to own a flat in Tambun and it really takes too many years to appreciate a very little bit..

it’s not cheap but most of other lands were acquired by established names and since it’s almost a white paper, these developers will gear toward a high end plan and this is what it makes Batu Kawan a unique investment
I trust it will not turn out to be a total wasteland
worst case scenario is it takes more years than we anticipated to make it THE happening town
