    I stay at this area, the only one way street at both of the road side is the bottleneck(near the small town), really killing everyone who use it.. jam like hell.. what else the number of population and car keeps increase..

    Infra structure is the main concern here. Having more housing is good but people will shun away because of road congestion. Hence the property will not be attractive. The developer and the government should iron out that problem before starting on the project.

    As long as SNP not signed yet, it’s not considered sold. Go and check after 1 month. You will surprise to see still have many units due to redraw (due to sign up eagerly without thinking too much), reject by loan……..

    I was there looking at the crowd. Most of them look like serious buyers. Honestly, it was really selling like hot cakes. But I don’t there was 300 units sold. The developer only open (my guess) about 100+ units for sale, mid floor down. They will open mid floor up later.

    I was offered two choice: The Stone or Sandiland Foreshore. Now am in dilemma cz the first is freehold status but far from city while the later leasehold but in city line,Georgetown. Advise me what to do?

My workplace is around Jelutong.I saw many sell off and move out from my current residence,leasehold status one reason.The Stone is freehold,1000sft with 2 free car park lots,free 5K SnP n other document fees,LRT built just opposite to the gate,maintenance fee RM150 pm.But,the project itself 1000 units to occupy,some rent out to foreigner workers as seen in Majestic Heights.Even more will be another 7658 units builts next to The Stone,will not help its value.PLB service is not good.While Sandiland Foreshore,as I see about good as its neighbour,The Sandilands but leasehold status a push factor.With given points here what should I do?

    You should give these points first priority:
    1) Jelutong, very close to Sandilands. You know how bad the traffic jam nowadays.
    2) Leasehold, but IF the lease period start from 99 years, u still have very long period.
    3) Sandilands, very close to Karpal Singh Drive, you should know how “booming” that area is.
    4) LRT, first phase is the KOMTAR-Airport line, Sandilands is at this first LRT line location, there is a LRT station nearby. On the other hand, Paya Terubong Monorail (not LRT) is 2nd phase, we will never know how soon this LRT being build, summore Paya Terubong Monorail is 2nd phase later (10 years? 20 years? never?).
    5) Neighbourhood quality, go compare Karpal Singh Drive and Paya Terubong neighbourhood quality. Do you know why even ECOWORLD’s ECO Terrace luxury condo also very struggle to sell in Paya Terubong area ?? Again LOCATION & neighbourhood quality that’s matter.

Really value your point of view.I have thought about these pros&cons about The Stone since my last visit to PLB exhibition in Queensbay.I read lots of “hot selling like cake”screams from The Stone viewers also saw they holding a buck of cash waving toward the sellers,I have to double-check my consideration to avoid deep regret I might going to make in near future.Yes,neighbourhood discouraged me going there not merely a visit but staying but Sandilands Foreshore also next to Macallum folk you know no different from Paya Terubong folk too.My current apartment in Jelutong left 80 years leasehold,the sub-market price is stagnant even LRT will be built in front of the apartment,will not push up the price.Hard to make right decision since I am a novice in property game.

    I dont agree with you, leasehold is the main problem, there are uncertainties for leashold property and the problems will kick in when the house left about 50 years. Of course, u will say that after 50 years, we all sudah mati, dont care too much, if like this, we can just rent a house for life. I guess, some ppl just wish to leave something for the children and grand children

    Moslem4u,yes leasehold a major problem but it’s premier location near UNESCO area hard for me to reject the offer.I have weigh rental alternative way to earn in case the unit fail to sell off.I was told if wanna the status upgrade to freehold will have to pay premium fee in turn the unit will sell at nearly a million ringgit like IJM condos in Karpal Singh area..i appreciate ur input.

    Ijm condo at Karpal Singh area all are leasehold and non of they successful converted to freehold.

    It is super hard to convert, last time my fren bought The Spring and IJM told them can convert, now almosy 10 years already, no news…

    Forget abt the leasehold thing, ur choice is easy to decide.

    Do u think 50 years later the Freehold condo still can stay? Ur child / grand children still want to stay in it? If landed different story, that piece of land that matters

    Let’s imagine the WORST case scenario for owning a leasehold property:
    1. Imagine the lease ends after 99 years, and the government wants to develop the land and does not want to renew the lease. What happens?
    2. The government is obliged to pay a compensation to the owners base on market price.
    3. Yes you may lose the property, but you will be paid the market price- which would be much different 99 years later.
    4. So compared to renting 99 years where u pay 99 years of rent and get nothing in return, by owning the property, you will receive a sum of money (or your children/grandchildren if your dead) which can be used to buy another property.

    And that’s the worst case scenario. So do not worry, you will still have something of value no matter what at the end of the lease.

    I fully agree with gooner on the leasehold issue. It is not that simple for the govt to displace thousands of families just to reacquire the land. There will be huge repercussions if they do so. Next term election sure habis. So in my view the myth about leasehold land is busted. If the govt finally does acquire the properties (in the very very unlikely event) there will still be something of value for the owners. As for some comments about the conversion of leasehold to freehold for The Spring, it could be too early for the government to do anything yet as the properties there are only into their 10th year of ownership. There will be ways to apply collectively for conversion of the lease or renewal as ive mentioned before , the govt cannot just displace thousands of families without a remedy.

    you buy into the leasehold properties knowing that situation at that “cheaper” prices.

    if can so easily convert…then why buy into a ‘Freehold” properties prices?

    U got no experience in leashold house, my house was gave by ancestor and the size was 5000sqf. However, it was a private leashold, the land owner took the land and just compensate with a unit of flat. Because that house had a number only. 1 to 1 replace regardless the size. A 5,000sqf estate house being replaced with a 700sqf flat? No for me.

    Leasehold is leasehold. that wasn’t ur land until they convert it. If leasehold = freehold, why freehold a few million and leasehold just below a million.

    A single storey bayan baru leasehold is around 700K only but a single storey in same area and free house costs above 1 million. Why?

    Not only Spring, Ideal One World/One Sky, said want to convert also cannot. The terrace houses opposite Sunshine Square, all said want to convert by local government, no news at all. Not left 80 years++ only.

    Not only Spring, Ideal One World/One Sky, said want to convert also cannot. The terrace houses opposite Sunshine Square, all said want to convert by local government, no news at all. Not left 80 years++ only.

    Correct, that’s why I said those who buying into leasehold property and having a HOPE it can be converted to freehold status, please forget it.

    My point is, if your property is landed, then freehold / leasehold does matter, very very important.
    However, if your property is condo/apartment, it doesn’t matter.

    The “private leasehold” property you inherited is totally different from the “gov leasehold” that we are talking about here. For private leasehold, the original ownership is a private entity, and the terms of the lease is often written “crooked” to benefit the original land owner. Meaning the contract can be written in such a way that you will be compensated a peanut upon lease expiry date.

    Whereas for gov leasehold, terms and conditions are standardised, requiring the state to compensate at market value. Again, money is small matter when it comes to gov, the big issue is taking away homes for thousands of residents. That never happened before in Msia.

    To answer your question of “if can so easily convert…then why buy into a ‘Freehold” properties prices?”, my observation is that property prices are MAINLY determined by location, not lease/freehold. That’s true for Hong Kong, Spore and all the main cities in the world. For Penang, I really don’t see a significant diff between the 2 categories, the demand and therefore pricing are still mainly driven by location.

It’s actually have some hidden clause, Even it’s freehold if government want to redevelop that area they still can do it due to there is a Law that say Government will have the final say

    you are now comparing apple to apple…..what if the 2 properties are at the same location with almost the same facilities and floor area…. 1 is Freehold and the other is leasehold. will the freehold command more value?

    The difference in price is determined by the general perception of the public when it comes to leasehold property because of their own perception as to what might happen. It is only because of the typical mindset that the property “is not mine” and can revert to the state anytime. Of course if anyone has the means to buy freehold property then they are free to do so but the question you might want to ask yourself is will everyone be able to buy a property at a location of their choice with freehold tenure? i do not dispute that prices may vary between leasehold and freehold but the nature of holding alone does not determine the price. other factors have to be weighed in as well like location etc etc. It is NOT THE DEFINITIVE factor to ascertain value. Finally the point here is there is still something of value for the owner should the govt acquire the land at the end of the lease which is in the very very unlikely event. When acquired it will be valued accordingly at the prevailing market value.

    You are refering to the Land Acquisition Act . This act allows the govt to acquire private land for “public utilities” like PBA and TNB. However, even if the government wants to do so adequate compensation must be paid as well as taking public opinion into consideration, It really isnt as straighforward as everyone thinks. The government cannot act high handed in such cases as there will be serious consequences. In cases of completed projects where thousands of families live it is impossible for the govt to uproot families in the name of acquisition.

    it is individual preference for now….

    End of the day even if you cannot convert the tenure from freehold to leasehold then just apply for renewal of lease lah. This is allowed under the law. By the way I just bought a unit of the Spring as well knowing fully well its leasehold. ;-p

    Aiyoyo, leasehold property vs freehold property, if same house, same area, same size leasehold property price confirm is cheaper than freehold. Then you all buy leasehold then still want same benefit as freehold property.

    Leasehold confirm is less beneficial than freehold in term of valuation in the future if anyone want to acquire the land for redevelopment.

    Now day ppl all like to dream, want good horse and still want horse no eat grass.

    No need debate till so profesional this act that law. Own self think logic also know. Always like to dream now day people.

In other words, it is almost meaningless to compare it that way. You can’t, it doesn’t work that way.

    I defnitely dont subscribe to the view that leasehold property is subject to acquisition by the govt and therefore Im afraid to buy leasehold property. The fact that there are many leasehold property owners out there is proof that not all believe that they will lose their property at the end of the lease. Perception does affect the price but is not the definitive factor. Hope this clears the air

    Penang Chief Minister Lim Guan Eng.

    The state government has no objection to renewing the leasehold land status of residential owners, including the 465 households in Bukit Gelugor.

    Chief Minister Lim Guan Eng said houseowners only need to pay the difference in terms of premiums to extend the lease.
    “There is no problem for houseowners who wish to extend their lease for another 99 years.

    “They can just submit their application to the land office. For the record, we have actually renewed some of the leases,” he said.
    Lim, however, said the conversion of leasehold to freehold status was a different story.

    “Under the National Land Code and the Federal Constitution, we have to get permission from the National Land Council before we can award freehold status to leasehold land owners.
    “The National Land Council, however, did not agree to the state government’s application to give freehold status to owners of residential properties.

    “Nevertheless, we are still trying. The problem is that the National Land Council meets only once a year.
    “We will still try our luck during the meeting to be held either this month or the beginning of next month,” he told a press conference at his office in Komtar yesterday.

    Lim was responding to the 465 households in Bukit Gelugor who wanted the state government to help them renew their leasehold land status which will expire in 2052.

    Penang Bukit Gelugor Residents Association vice-president M. Ganesh had said they were uncertain about the state policy on the matter.

    Lim said they had explained the situation to the Bukit Gelugor houseowners many times, including once before the last general election.

    He also said the state government adopted a people-centric policy, under which houseowners with expired leasehold land status in new villages, traditional villages and estates get to enjoy 90% discount in premiums for their lease renewal.

    Simply,I just want to know if you are in my shoe which one will you decide to buy The Stone (freehold land) or Sandiland Foreshore (leasehold’s)? Just for my study.

    Is there any buyer here, which is also the purchaser of previous abandoned project on the same plot of land (phase 2B/ 3A), being called up by the developer to arrange for S&P signing?

    Do the developer mentioned on how (or at what stages) the payment paid to the abandoned phase 2B/ 3A, will be deducted if taking up the offer for a unit at The Stone? As my understanding, all payments paid for the earlier abandoned Phase 2B/ 3A project will be deducted from the selling price of the new unit (the stone). And any further details, will only be notified when signing the S&P.

    Was confirmed a unit with PN-1 housing scheme, paid the deposit during their roadshow on the CNY and was told everything will be settled within 3 weeks. Now it’s half a year and my PN-1 still havent approved cause they havent got their licensed yet. Got my bank offer and put it on hold but were urged to sign S&P 1st. My question, is there even SOP with how you all work around?

    I signed up for my unit too as well. Its not uncommon for developers to urge purchasers to sign s&p first while the APDL is pending. I dont see any issue there because the APDL will be issued . Its just a matter of time. PLB is not a fly by knight developer so Im putting my trust in them. It is not in the interest of developer to delay the APDL anyway and any delay will be to my advantage as the price of the unit has been locked down. Of course if you are sceptical you dont have to sign but you will risk losing your unit to other purchasers who are willing to put down their money. I heard that some 100 purchasers have already signed their SPA. Your decision mate

    Thanks for sharing your experience. Indeed I’m still very fresh here, I got my other unit under different developer and everything went smoothly, (probably APDL was issued and it’s not under PN1 scheme). Guess I will just wait til every legal document is processed, better be safe than sorry.

    Nope, I only paid for the booking fees & luckily I insisted on not signing the S&P. Ended up state gov rejected the PN1 application despite I re-appeal with the “confirm” method as instructed by them. I accept the decision of government disapproving the application, but I highly condemn the empty promises given by the authorised sales agent. Such unprofessional way of handling client and practicing “Chop 1st pay later” method here.

    Btw i just got back my deposit recently after 1 and a half year wasted and total unpleasant experience with them. To the developer, if you are reading it please reflect your decision of choosing your next outsource agent, they are tainting your reputation (only if you even care it at the first place.)

    The agent of PLB help me to summit PN1 form on March after I paid the 3k booking fees, I keep on asking the status with the agent,agent told me wait,he will keep on tracking with government. Today I check eRumah, I found my request has been cancel due to not submit document for verification within 30days. I am so disaapointed, waiste the PN1. Is it the tactic of your agent when you started to sell the open unit which is higher price? The agent told me if can’t get government approval on PN1 just buy the open unit.

    Did your booking fee direct to the developer or to the agent? By right should be to the developer, if cancellation or loan failed to approve it should be fully refund in 3 to 4 months time. If cancellation, cancellation form needed to fill up.

    Would like to ask my bank loan still not ready and agent already urged to sign the SPA. Is is the correct way to proceed the SPA without bank loan approved ? As i refer some website indicate the 10% deposit will be forfeited if signed the SPA first but the bank loan is not approved after that.

    Yeah local developers know they can get away with the loopholes and delaying tactics in lawsuits. Even The Rise 3 owners bought at 400k also hardly 10% of the owners going for the lawsuit against the developer.

    Wish you luck grouping up the owners for lawsuit. Most owners might just swallow the bad qualities or just sell off the property rather than going through the long battle of legal lawsuit.
