It really depends on your entry price, I bought my 1371sft unit for rm950k. 1-3 years I rented it for rm5000 a month. Then 4th-5th year rm4500 a month. It is 5% of rental yield.
@Lol
Good point. Real example. Thanks for sharing.
Which project? RM5000 rental for 1371sft is damn good wei!
Well, it’s a discrimination of you saying that, anything else besides the Road is not prime. I do foreseen the definition of Prime that you are saying is futile, illogic, unexplained and ridiculous
Just went to visit site with developer .
summery:
Worth!!!! Especielly those who brought the infinity pool side …the view is spectacular and worth the money.
Material given may not be luxury but good enough.
Saw the show unit. I found that the bed in the master bedroom is facing the balcony. Is that considered a bad feng shui placement? Yet, placing the bed head againt the other wall would make it face the room’s entrance door. Is anyone concern about this? Need some advice.
@SS
I am not sure if bed head facing the balcony is good or bad fengshui but i think its great to wake up to a view
I’ve brought 2 of my fengshui masters to the actual unit before i made a purchase. due to my astrology and zodiac sign of my family, i took the unit facin noth west.
my feng shui master told me the 5 rules of bedroom.
1) bed cannot face main door
2) do not put sharp lightings (chandelier) above the bed
3) no beams above head
4) bed is not facing toilet as the flushes of the toilet bowl will vacum something from you
5) bedroom cannot inline with the door (next to it)
balcony wise is fine as that solely depends on your (pheak jee) -> i dont know how you clal it, its the number or simbol that determines one person
i believe my fengshui master as he has been with me for many many years and everytime also so far so good, im not reocmmending any fengshui master as hes a retired person. im just sharing what my fengshui master told me la ..
@SS
According to chinese customs, sleeping facing the balcony is very good feng shui, very good feng shui for the dead that is. That’s why coffins are always placed in this direction. But since this project is already located next to a big cemetary, I guess it doesnt matter anymore. Maybe its even good that you sleep like the way “they” sleep.
@LengLeng
Sleeping on the bed with your feet facing the door is the bad feng shui position, not balcony.
And you what they say, karma is a bitch.
Becareful what you wish for LengLeng.
May you have a nice day
Lol if feng shui really can work, nobody will die, will sick, will poor, u guys really something wrong, still trust about feng shui
@JiewJiew
yes, i love the balcony in the badroom in fact. Not very familiar with feng shui but try to avoid some of the major feng shui no-no if possible.
@Nick
Thanks for sharing your master’s advice.
@==
I agree, if feng shui so powerful, then no poor people already. But I want to share with you a personal encounter that caused me to sell my house at 20% below market price. 10 years ago when I bought this property, everyone told me the feng shui very bad, but I did not take their advice and bought it anyway. A few years ago when I tried to sell it, it was so difficult because of the “perceived” bad feng shui, and finally no choice have to sell below market price. So the lesson I learn is, dont be stubborn, you’ll have to pay for it one day.
The old bungalow right beside the condo is a preserved heritage building? It wont be demolished in the future, will it?
@sam
hehe…maybe those who despise feng shui don’t mind selling 20% below market value…
@==
Feng shui was practical at first. Was.
Until it got mixed up with superstitious bullcrap.
@SS
As long as the bed head is not facing the door. Balcony is fine.
And i would like to wish you well neighbour
@Liew
Yes, the old bungalow right beside the condo is a preserved heritage building and it wont be demolished in the future. OHM will do the renovation before CCC of Skyridge Garden.
Hi Akira,
Agreed with you. I also visited the site last week with the developer and the view looks wonderful!
I can sense lot of ‘own’ people commenting here . As far as I know real owner of SG that commented here perhaps less than 5 ? Or maybe less ? lousy marketing !
This project total sales won’t even reach 70% , heck even 50% doubt about it .
Allah Dennis, I want to kiss your foot. Please increase my salary to buy this piece of condo.
My feng shui sifu said layout feng shui totally bad, that toilet place is wealthy place, if build toilet there means ur wealth will flow out like water, and this condo 40 storey totally not nice for health and will always sick, if 38 or 42 storey still ok
Visited the show unit and quite impressed with their quality and site progress.
The facilities floor is 60% completed.Expect to be fully complete by end of April.
may i know that are there units available for sale for this project?
how much psf is selling for now?
the last time i see the chart 1month ago at showhouse is about 70 percent sold. i think about rm5xx psf.
may i know when ccc is expected to obtain?
@Stella
I last heard it will be in August..Maybe you like to check with their sales person to confirm.
Is there a social media group created for the owners of this project? I’d like to join.
There are some very nice night photos of the garden landscape.You can request from the sales personnel.
Yes Andy, managed to get some night photos from the office. Thanks
I’m choosing between properties in this area but I’m very concerned about the traffic. There’s only 1 road now to go into this area afaik. Is there any chance of new road connecting to the main road?
if not mistaken they have done another pair of road from jalan evergreen 5, should have 2 access
@joe
Yes i’ve confirmed what u said is true, thx for ur info!
@Vincent
@joe
the new access road beside the old white house? anyone can take pic see
i mean road can across from jalan evergreen to persiaran halia too?
They are progressing well on the finishing touch up now.
Hope to get ccc by Nov.
Should start a owners whatapps group soon.
If got 3rd road back the mountain area from Market to Persiaran Halia 3 much more nice
There seem 2nd new road entrance from Jalan Evergreen 5 to Persiaran Halia 2
I think we have 2 new alternative roads to get in Persiaran Halia link to Jalan Evergreen soon
When is ccc expected?
Was told the CCC will be obtained by Dec
oc soon. Should have a whatsapp group for owners
@Cel

Now waiting for VP..
You can start a whatsapp group by giving us your details.Those who are interested to join have to send their info to you.
I am one of the owner. Pls advice how to join the group chat. Thanks
When will I get the house key for skyridge garden
Early promised was Sept18 then extended each mth due to so called paperwork issue with local authorities. If foreseen the problem why cant they be prepared before hand.
Until now no news. Developer still ask to wait. I am waiting until all these electrical suppliers, sofa, mattress etc are chasing me high & low when to deliver the items bought.
I am really depressed
Same here, i expected to get key and move in before CNY. But still waiting without clear direction…….can OHM inform us the date to let us re-plan our schedule?
I’m from HK and i came across this project many times as i’m a MM2H holder in Malaysia and purchased a unit here.
I found out from my friends that the developer is kind enough to allow their customers to measure their house or visit before even when they r during construction (as I know in Malaysia , no developers actually does that) and I went in with appointments with the developers for about 6 times after my purchased.
I get to understand from local authority that they are complying with the new title act that requries the developer to obtain hosuing title approval before they could get the VP, something new in the market or could potentially be first in penang.
lets give them sometime and we understand they already obtained CCC and pending for VP. they are kind enough to let us do the impossible, but from whta i know that it is going to be very soon.
dont worry guys. if developer is late then we are entitle for 10% compensation of delivery according to the housing law
Few marketing staffs from developer indeed provided very good service.
Suggest all owners to meet up next week to talk on the latest updates.
Went there last week, saw men constructing a left turn/Island at the junction of Persiaran Halia 1 & 2, could that be the delay in VP ?
@Winn, the construction on the left turn/island at the junction of persiaran halia 1 & 2 is by ivory
OIC….noted tq. Ohm informed VP in early March
received the letter to collect key
@Cel
Oh thats great. we havent received ours. May I know when can collect?
pay maintenance fees first then call for appointment to collect keys
Hi there..
Has everybody collected their keys? How is your house? Many defects? I have collected mine last week and found many cracks on the wall. Even the balcony is already rusty and the paints are coming off.
Whats the status now, everyone collected keys?
Dear OHM Management, I am one of the owner in Skyridge Garden, I have heard from few owners that, the girl in charge of defect team provides bad service. No reply to our concern, ignorance, showing black face etc. We very upset deal with her. We think she is not happy with her job.
Please look into this matter.
You can walk in to OHM office to lodge complaint. Simple.
Are you from developer? if yes, you should start look into my feedback, not until I walk in your office. That will be too late.
If you are not, I don’t need your comment.
@Michelle Lim
OHM quality standard is basing on their selling price maa…if not how can they sell you RM500/sqft?
No,I am OHM buyer,residing the unit they built. They won’t read your comment but walk in face to face will help u.
crack walls is quite serious. Anyone observed the building is sinking?
I’m one of the buyer of Skyridge Garden, renovating my house and planning to move in Mid of June. I have encounter minor defects and I was handled in a good manner and I even got some advise from the management team and ideas for renovation part.
I believe that if you walk into their Management Office on the 5th Floor, your case will be handled in perfectly good manner and if you have such feedback without providing your details and expecting someone to contact you, that’s most unlikely going to happen that nobody is going to have a Clue whether you are a Residence or someone else.
I’m a retired person, feel free you can come to my house and take a look when I complete my renovation..
Are you certified Archtect or Engineer? If yes please provide your full report and submit to the local authority. if not, please name one building in Malaysia that has ever “sink” after its completion. Or else dont simply talk
https://www.businessinsider.com/is-millennium-tower-safe-still-leaning-sinking-2017-9
@truth
https://www.quora.com/Why-is-this-high-rise-tower-sinking
It is normal for high rise building to sink but architect should have estimated it and have it calculated earlier. But sometimes the building sink and lean to 1 sided, that may have cause crack
@truth
I’m so fortunate that I have the wisdom, knowledge and my language command is better than you.
First, talk about language. My English is average but didn’t I post a question with question mark? How did you so intelligently take it as a fact? Maybe it is fact and like Malaysian saying siapa makan cili dia rasa pedas. Or you are marketing agent, desperate want sell this defected condo?
Secondly, I may not need to be some professional or I can even an illiterate that did not finish study but at least I believe I am more knowledgable than you. Building especially high rise is normal to sink but the construction design, is it anticipated for it? Well, maybe I am talking to bull so let’s keep it short.
Third, I understand why you have such a strong feeling to attack a question that I posed above? It is not a statement nor accusation that I made but I don’t see it offended you. In fact, as consumer and in this country that has freedom of speech. This is not accusation or fake news, but simple ask to get clarification for the crack wall. In fact, it really can be dangerous if the building structural causing the crack.
So I advise you. For God sake, check your fact, learn more and be polite. I had posted some info on building sinking and professional detail on the Millenium Tower issue that could be useful to read but waiting for this website moderator to approve
Well so much of intelligent but couldn’t reply 3 questions
1) Are you a certified Architect or engineer?
2) Name one building in Malaysia that “ever sink”.
A thousand words doesn’t simply show that you are “wise, knowledge and better language command” And this open for anyone to say whatever they wanna say… Come on la.. penang lang dont pasang so kuat wanna speak cambridge english… cannot answer simple question then wanna talk about english. by the way, abovementioned by you is Crack walls.. but you are comparing with Structural crack.. i wonder.. hmm wisdom

You had asked a childish questions, go Google yourself.

@alex
hi andy, can i have your email or contact?
Hi all Skyridge Garden property buyers, I just discovered the SPA stated the build up area of 1245 sqft, but all the while the advertised floor area is 1450 sqft, don’t u guys felt strange about this???
Is that 1450sft included some assesory parcel area ?
Yes, 1450 sqft is gross build up area inclusive of balcony & a/c ledge. But the weird thing is SPA is not mentioning this at all, only stated 1245 sqft. Don’t u guys feel concern at all?
my unit 1450sqft, spa agreement 1245sqft too, maintenance fee calculate 1245sf, my banker say is good for me,my house 1450sf but maintenancefee pay 1245sf, i seen all market is 1450sf also,
my cousin buying sky ridge unit 1000sqft ,but spa is 900sqft maintenance fee pay 900sqft
i love this property, my kids very like facility …..
@joyce
It is actually irrelevant whether you are paying for 1450sqft or 1245sqft. Based on a fixed RM/sqft, if you pay based on 1245sqft and the MC finds that the collective amount is not enough to run the property, then RM/sqft will be increased. Same logic based on the same RM/sqft and you pay based on 1450sqft and the MC finds that it is more than enough to run the property, then RM/sqft can be reduced. Simple maths.
