thanks.
Sales office nobody answer. Any info can share ?
Going to launch end of this year. 610 per sqft onwards. Can go Gurney Plaza to ask more because they having booth there.
@JY
Mind to share more info? maybe price/sqft ?
@YH, the price is 610/sqft as mentioned by @JY
location ok?
@acro thanks for remind, overlooked.
@JY What about unit size range ?
heard the min build up 1,100 sf and above… easily above RM670k d…
if i am not mistaken 1134 sf min. There are 3 blocks. They are going to launch 1st block end of this year at 610psf. But this block only few units have seaview. The other 2 blocks have better view but price will definitely more than 610psf.
only 1 access road to enter this project right?
go for e park or sunny ville with nice seaview only 450k-500k, y pay more 200k for this?
E-park, both of the condo already 20 years old, not to mention the old facilities provided, the lift conditions, the illegal parking at roadside, 200k worth la~
When this project will launch? Thx
Any updates ?
Anyone has the sales office’s contact#? Do you mind to share?
more details pls? where is the office and any contact person?

Received email this sunday tower A priority preview at their sales galery
smallest unit for 1100 sq ft , the price after 7% rebate is at a minimum of 700k .
dont think they can sell good enough for such price , when I left this morning about 10 units were sold ( sticker on it )
700k++ I can get bayswater, top up another 100k can buy light linear.. Let see..
How about the developer quality? Compare to IJM or SP
Is it the Malay Company?
@Sky
I won’t go for either one because it’s too congested and near to TNB station.
Sky.. u r comparing old shoes with new shoes. This area not many condosssss. further more they only launch tower A. Tower B & C price will increase. thinking of getting one
the cheapest unit also need 700k, smmore the 2 carparks is tender, not side by side..
anyway, the overall package is still competitive..free all snp,fees..n 7% rebate on dwpayment.
Any seaview?
I was there around 11am… only 3 stickers.. the market is definitely soften now… But at least they are not like other branded developer… before launch already full of stickers…
Anyone can share the developer quality so far ?
i was told the 2 car parks were side by side
If I am not mistaken, this is the 1st time the developer is building high rise , the rest of its projects were all landed, bungalows , terrace and etc .They are malay developer .
They already started the piling .
To add on, was told the maintenance fee for triuni should be around RM 0.2 /ft^2
I also feel the price is ok,not like super expensive but I do not think the market is willing to accept such price in 2015 as I was expecting like only 600k
What price now?
@Mr Tang
The launching price is about 700k for the smallest unit and lowest floor for Tower A
@Sky
So that you are nearer to TNB station ?
Any idea when will Tower B launch?
Hi, anyone else buying this project? I just booked 1…
Reasons to buy(for own stay)
1) Nice community, with high end bungalow and terrace surrounding the project
2) Low density, only 8 units per floor and total units/total land area reasonable
3) Good location, near to town and to Bayan Lepas
4) No noisy commercial units around, pure residential area
5) Range from 700k -3.9m+ selling price, no affordable units
6) Future batu uban LRT, convenient
7) Developer past project good quality (all high end)
Yes yes fully agree Bad. I booked a unit too during CNY for my daughter.
We made the decision on the same day after visiting the show unit and with the attractive rebate.
Sorry…. typo “Bab”
@bernard n @Bab
Which one has the best view n psf how much ya? Do u hv the developer number to call? Tq
@Willy
Best view one need to wait for Tower B and Tower C, but I heard it’s not released yet. Sales Office +604 659 8899 (Penang)
Yes. But block A has a good city view toward Queensbay area.
Yea, I’m still waiting for tower B to launch…
Wow… Good location to buy for own staying and investment. I went to their office heard that they started to collect booking payment now and the price start from 7++k onwards and below 700 psf. Type 1,100 is tendam front back car park, the rest all side car park. Now softlaunch price as no sign SPA yet just place booking there.
Paid booking fee Nov last year. Was told this year Sep only will sign SPA. Speechless…
Any update on this project?
hi guys, any idea why they wan Sept only sign SNP? wat could be the issue?.
thanks
@sss
The market is soft now, delay is expected.
The delay is due to the new amendment of Strata Act to include the parking allocation in to the SPA.
Block B price expecting to be increased.
Will there be traffic problem at that area? Nearby is surrounded by high rise condo such as n park, e park, sunny ville, etc
There will.
@celine
Different entrance. It doesn’t share the same entrance like n park e park sunny ville they all, it basically shares entrance with Century Park. You can try google map.
I think it shared the same entrance with The Sanctuary instead of Century Park, anyway, not much difference, still a very good place, I miss the good ‘ol days when the whole place is an army camp filled with greenaries
@Macha
Yea, The Sanctuary is a very strategic location. I love that area.
any units available?
Tower C launch dy?
@Amiko
not yet
Free morning call very days sometimes got good talk for learning.
snp sign already?
Triuni SNP start signing now.
Anyone signed? what’s the latest discount package?
YYY, I have just signed. Price going to increase soon. Check it out the package and view the unit yourself.
hi guys, i signed one unit. who else bought it
I also signed….
how is the package look like now? block B or C launch d?
@M
Still same package. Block B & C not yet launch.
This is same like E park & N park…suffering same fate soon.
Still got units left? Should be good for investment.
i dont think its good for investment..market is so soft now…but it is definately good for own stay. the location is nice..its up hill..very cooling..
@YYY
CNY I went over to the show house. Got a few bigger units left. For 1130sf units, just 3 to 4 left.
Anyone know what’s the current update on this project? Have there been a price increase implemented?
The project sales seem slow, do you think it will pick up after people see the building built up?
The project not S&P yet? I wonder why they are just a few workers at the construction side. No big crane at all.
I see people commented signed d. Probably no crane coz still doing foundation…
yes SnP signed already, im curious too…seem lik not much work being done…does anyone know what they r doing now.. thanks..
I think still doing foundation, sort of like the same stage as Quay West right now. However it looks they are really taking their sweet time here. How long is the time they put in SnP to complete the buildings?
If they complete the foundation then the building is supposed to rise very quickly la…
Like the Type A/B layout. Unique…seldom see living room in the middle.
when i book..they say 2019… but then 2017 baru sign SNP, so…izit 2021 only done…
I am staying at NPark. Can observe the activities being done very clearly…progress very very slow with only few tractors and workers doing the job…piling work not active at all…Sometime no activity performed for 1-2 days…
Beware buyers, just a pc of advise.
@Shock Thanks for the info
The piling works is completed already I think, coz the base of the tiang/pillars are already done. It’s the floor that is taking some time.
that day went to take my SNP copy, i stil see all units facing NPark unsold.. progress seems slow..abit worried
Just few pillars planted early last yr…stopped till now…
Compared with other projects, e.g. Quaywest, this Triuni is rather extremely slow.
Buyers, pls drop by to the site more often to observe the progress. Hope it’s useful update for you all.
Shock, agreed that it’s slow. Just mentioning that piling has been completed. Thanks for being the observer
sss, did you bug the developer on their schedule? Hopefully they will go faster since snp signed d.
Also this developer seems inactive in promotion…
thank you @Shock yes i do drop by to see..and i feel lik it has no progress..:(
Yes, no progress lately…only few workers walking here and there…no hard machinery activities…
In fact, as NPark resident, I also wish to have a nice condo neighborhood built instead of a “sandy” land…
Yea. Seems like they are not aggressive enough to do sales. Nowadays most of the developers engaged property agents to do promotion and advertisement.
seems like this forum is awfully quiet 😀 i was also visiting Novus residence forum. they seem lik having some sort of disagreement. maybe we should convince them to look at triuni instead? i still think triuni is much better than Novus project
@sss
are you too free ar??
@i.like.it
yes too free and rich
Buyers, pls aware that the kontena/cabin and mobile toilets which setup for the workers accommodation were moved out…
No workers and machinery at the sites lately…
Pls check it out.
anyone know what is happening with the construction like no worker and empty there….
Some friends of mine reminded me of this as well when i told them i have an interest to buy this property. Any existing owner who already signed S & P can bug Triuni developer for more detail and share to all the members of this board? Very scary.
hi all, i just called runnymede office. the sales person tell me that piling done already. now wan to do the podium. they r bringing in new machineries for that purpose thats why remove the old machines… does anyone has any construction knowledge? is that true..or are they just making up some excuse? pls advice..thanks
The construction site really inactive, seems abnormal with no machine and worker at all. This should be happened in normal case. For a typical construction sites, there should be parallel or continued activities going on…and not left like that.
Feel sad of looking the sandy land view like this. I hope it will be completed soonest so that my house will stay clean without dust…
Typo…shouldn’t be happened in normal case…
Anyone can update the current progress? Did the developer really brought in new machineries?
The site is totally non-active at all with zero worker and machinery at the site…
@Shock
Thanks for prompt update. Something wrong with this project. Wondering if I should still wait for Tower B.
I heard the sales office staff mentioned that their phase 2 starts at Oct. I am not sure is this the technique of them to buy more time for us to resolve some underlying issue? Hmm. thoughts are welcomed.
Those who have signed their s&p should contact the developers office immediately to find out. This could be a sign of cash flow issue. give some time. it should be sorted.
i have already contacted them twice.. what they tell me is that they remove old machine and soon wil move in new machine to build the podium.. although it didnt seem right because construction should be no pause in between..
anyone else that signed snp can give some info?
Agreed. Construction works should somehow be on-going with no pause. It doesn’t seem positive even at this initial foundation/earth work stage…It seems the developer encounters cash flow problem or due to bad sales…
Now can see the site empty without progress…
even happen in Vilaris (bungalows and semi D)…empty…not sure OC passed? but somehow no ppl moved in after completion for so long ard.
Better dun wait…you should look for other better project.
Recently got news of crackdown on illegal workers and how it impact construction industry as a whole. Could this be a reason?
Did they specify an exact timeline when new machinery and workman will be brought to the site to start the podium construction? We need an exact timeline and monitor their progress. Else they can keep postponing if no one bug them.
Any update from the developer side?
any other buyer called to bug them? i have called twice..i think we need more ppl to get better response from them.
I called also. They mentioned that podium construction will commence in October. I don’t know is this true or not. They may again further delay the progress when we call them during October. SSS, what was their reply to you when you called them? When was your last call to them?
I nearly signed up for this project dec 2015 but decided give up …..present condo now already reach roof top.
@winn
Mind to share reason of last minute give up?
I called in july. They tell me they’ve done the piling. They waiting new machinery to build podium.. that’s why I am curious because normally there won’t be pause in between right. This is frustrating because I am anticipating to have my own house
Does anyone call to ask recently? October is just round the corner, the month that they promise to start building the podium. I hope they do not come out with another excuse to fool us next month.
Hi All,
I visited the sales office last week, and found around 70 units left for tower A. I am looking at 1300 sqf where price after rebate is rm870k, which sounds not bad for the location but I am kinda worry on the slow progress. Read thru the comments from 2015 till now 2017, it seems to be too slow for the development. Anyone can advise? Or should I go for novus where the price is just 600k++ but i am looking for a bigger size maybe 1200 or 1300. Agent propose me novus, starhill and artis 3. Anyone can advise? But artis 3 there is mix with affordable units that i am not too sure the appreciation will be impacted due to affordable units in it. Wan to buy for own stay and as investment.
hi JJ,
i would like to share my opinion.
i actualy booked triuni in December 2015 and waited more than 6 months and still not yet sign SnP
during that period i got worried too. then i went to novus launching and booked 1 unit ( since booking is refundable )
at that time i almost cancel my booking with triuni. then i went to visit Novus showroom. seems like alot of the material used for novus project is not confirmed. the flooring and window and balcony grills are not really high quality. and the major downside to the project is that the carpark is a separate block from the residential tower ( i personally do not like this design because i do not like to walk 5-10mins to reach my home everyday)
location wise, both triuni and novus are very nice. but i like triuni more. it is slightly uphill…will be very cool cuz its facing north-south. the unit i purchased is facing north ,facing the sanctuary bungalow so i can guarantee that there will not be another highrise directly facing me.i have viewed the Uban Residence before ,subsale 1800sqft selling rm1mil. the wind there is very Soong… 😀
while for novus, there is an empty SP Setia land beside it i think. so we can expect there will be some kind of development there? im buying triuni for own stay so i am very particular about all the details.
also i am worried about the noises at Novus. cuz its near the krystal point roundabout. so i think the road noises will be an issue for me.
hope it helps.
@JJ
If for own stay, I would recommend Triuni. It’s quiet, uphill, and surrounded by high end properties.
Location wise, Triuni is definitely better than Novus, and if the LRT materialize, the Batu Uban station is within walking distance, just need to make sure the developer is really doing their job
Sunny ville better seaview, windy, bigger, cheaper 200k
We all know that Triuni is a better candidate. However the construction progress is completely halted! They mentioned the work will resume in October but this does not happen. Anybody cross check with sales office again?
Hi all, am interested in this project for own stay but am concern on the slow construction progress. It is abit unusual for developers to slow down the construction unless they have multiple ongoing projects in construction. Please advise.
* construction stage
Compared to other projects which will potential socked in lightning flood whenever there is a big down pour and stuck in heavy hours of traffic jam after that, Triuni undoubtedly offers a better location from all the aspects. What we need to do here is to make sure construction progress resumes as usual, that is it.
StoneCold, I might be wrong from the above read but this project was launched in 2015 and buyers signed the SnP in 2016?? Am surprised that the construction progress is so slow..
The snp sign on q1 of 2017 and they got 4year of construction period,maybe this’s one of the reason they r not rushing on this project.
@derek
You are right. SnP already signed, but the construction activity is completely stopped. Sales office mentioned that the construction work will resume in Oct. But still nothing happens at the site now.
I don’t think the reason is so simple. If they do not rush, they will not start the foundation so early (i believe is ~ 2 years back).
interesting project with good price and location
Asked the Runnymede Head of Communication during the roadshow in Gurney on 28Oct2017 about the progress of Triuni, they confirmed that they are going to start the next phase on 15 Nov2017. They explained that they engaged 2 contractors for phase 1 and phase 2. So as the phase 1 has completed, the phase 1 contractor left the site, October is the time when they award the project to phase 2 contractor. So let’s see did the phase 2 work going to start on 15 Nov onwards.
Anyone know the 3-story terrace beside this project? Is it something wrong with this developer?
is that normal? to have 2 different contractors? what would be the reason for them to have 2 contractors? is it cheaper that way? will the quality be compromised
I don’t think that quality will be compromised by using different contractors. In fact,is a norm for developers to get different contractors for different work. Hardly one contractor able to build a whole building on own.
is normal to have 2, or even more contractor for single projects. but still wait to see when is the actual machine start to operate in their site……with the development land next to Citibank, i believe they will not screw up their reputation in Batu Uban
You meant site next to triuni belong to Citibank? Why does a bank invest in property field?
OMG….bro i mean the piece of development land next to Citibank is belongs to runnymede group of company
@ww
It is Vilaris. Gated and guarded high-end terrace housing area, the interior quite nice, the quality tiles and spacious layout with elevator, just quite expensive only.
With the severe hurricane hit penang last saturday, i believe a high ground condo or landed house is very important. To avoid all those flood.
i hope that with all the landslides and and flooding happening..triuni constructor wud take extra care to construct our base.. batu fringgi alot high end houses has been affected badly by the rain
gelugor area was not flood at all during this disaster……sure will become hot area soon.
I placed a booking for Triuni a week ago when the developer was at Gurney Plaza. The sales staff was very friendly and open to share information especially their quality and finishes. I liked how they displayed their tiles and timber finishes at the road show as I could see their quality is very good. I just drove past the site and saw that it is on elevated land and is not affected by the floods. I also saw containers next to the site and am assuming that the contractors are moving in to start the construction soon. I will call the sales office to confirm if my assumption is correct.
That because Gelugor haven’t seen much development yet, given a few more years with more and more development coming in…. then you will see the effect
hi Valencia,
do u still get any rebate?
Hi sss. Yes but they said its only for the event.
@Derp
Hi Derp. I don’t think so as I saw the land was quite high above LCE expressway. That’s why Gelugor in general was never affected by the floods.
I spoke to their sales staff and they confirmed the containers on the site next to Triuni site are for the contractor’s workers. Looks like they will be starting soon.
Hi Valencia,
Where are those containers? Is it near the entrance of the site?
Have they launched Tower B?
Not yet, still selling Tower A only now.
@StoneCold
Yup. Its on the empty land on the left hand side as you go up the road just before entering the site.
friend of mine in construction line told me that they already awarded the main cond…..quite reputable contractor in industry
@Danny
who is the main con?
@Valencia
Hi Valencia, do you mind to share the selling price and any rebate package offered by developer?
@Danny
May you share with us who is which main con?
@Bab
I have no idea cause i am not familiar with that…..as i also waiting to book a unit there after they confirm.
Strategic location, centre hub near to Queensbay, USM, Tesco, Pg bridge, Georgetown, schools, eateries etc. When buying a property, key point is LOCATION, LOCATION, LOCATION. Planning to book a unit before the price increase soon
No doubt is an excellent and hot location after couples of Penang recent severe flood events.
Hi , it’s showroom available to visit ?
Yes, there is a showroom at Runnymede office for unit 1130sf. To check the quality of previous project, can request to visit the Vilaris unit which is nearby the office too 😉
@alibaba
are you sure the price is going to increase?? if yes how much they going to increase? shall i place my booking before they increase the price??
what is the psft price now? any package offer by developer?
just called, as of now still RM600++ psf…..
Tomorrow is 15 Nov, let see if the construction work really resumes or not. Or it is just another pretty lies to the owners and potential buyers? Hmmm…. Anyone please update us the progress tomorrow.
Heard that the contractor is the same contractor who built The Sanctuary, is it true?
@Buyer
Oh, is it Kerjaya Prospek?
hi guys, so u all got see construction already started or not? today is 15th ady
@sss
Nope. Nothing. No machinery, no worker, no container. Is another beautiful lies again? Hmm..
@StoneCold
I saw the worker’s container on the empty site just before the Triuni site.
@sss
Called the sales office earlier and was told that the contractor is a public listed company so need to make announcement to Bursa first before they can start work. The announcement will be sometime next week depending on when the contractor can announce. The Runnymede staff will email all buyers next week when the announcement is made. At least the contract has been awarded so construction will start soon. Lets hope its sooner rather than later.
@Buyer
That’s what I was told too but don’t know who the contractor for the Sanctuary bungalows were.. Anyone know for sure? The bungalows is very nice. My uncle owns one there and the quality of the house is very good. View is very beautiful too.
I hung around the area while Sanctuary was under construction. The contractor then was Kerjaya Prospek (http://www.kerjayaprospek.com/aboutus.htm).
Looks like they are also building Aspen’s Vertu at Batu Kawan: https://www.thestar.com.my/business/business-news/2017/08/18/kerjaya-prospek-gets-rm442mil-contract/
2015 Nov I visited the Triuni sales office when they just started to launch.
Due to pricing, I did not sign up.
Now 2017 Nov they still not yet start work.
2015 Dec, I signed up Iconic Skies at Relau.
Now I started to renovate my unit.
Perhaps the pricing is due to the location. How’s the Iconic Skies finishing?
@Buyer
Low density<300 units, everything well control.
Finishing better than average except lift lobby no wall tiles, only facility floor having.
Good thing no gangster contractor, freedom.
@ryu
forget about Sungai Ara and Relau lar…..
@Danny
Why S.Ara and Relau project should be ignored?
Sg Ara and Relau are over flooded with condos ade
@practical
Thanks for reply on behalf…no offence for those who buy in that area. But for me if i am looking for a property to stay for long term, location is the 1st priority.
@Danny @practical
Thanks for the sharing. I think majority of the folks will definitely agree with you. Furthermore, our cabinet government just decided to freeze all future high end property projects that costs more than 1 million until further notice. I believe this will boost Triuni price soon.
yea…i agree that sg ara and relau is over crowded… i am currently renting a house at Elit Avenue..also i feel that too many cars everyday anytime.
@sss
Elite Height there always has flash flood whenever there is a heavy downpour right?
@Danny, 200k extra (no money la bro) got $$, who dont want to drive Mercedes?
@ryu
You are right….thats why i say no offend to those who buy property in sungai ara/relau. is just that some people always using property price at that area as benchmark and keep complain property at other area is over value…….haha
OTHERS ACCEPTANCE OF LETTER OF AWARD AMOUNTING TO RM245 MILLION FROM B.U. DEVELOPMENTS SDN BHD IN RESPECT OF CONTRACT WORKS FOR TRIUNI RESIDENCES OF THE SANCTUARY BATU UBAN PROJECT IN PENANG
http://www.bursamalaysia.com/market/listed-companies/company-announcements/5610457
From the Bursa announcement, seems like Kerjaya Prospek will start its work on 30 Nov on wards for Triuni.
@StoneCold
yes elit always flood at the main road…very cham wan..haih
thats great.. Kerjaya will be construction our condo
i will drop by again in 2 weeks to see if they really start work..
@Buyer
Thanks!
@sss
Yes please update us ya? I am planning to bring my family and cousins to see the show unit once Kerjaya start work. The sales staff also told me about their loyalty program that I can get when I bring new buyers
@esgood
Thanks for the update!
@ryu
I had a look at Iconic Skies and its considered old project when they launched in 2013 compared to Triuni launching in 2015. Finishing also not good like Triuni. Relau location also not so good as surrounded by low cost and too congested compared to Batu Uban. I also know Iconic only face east and west so it gets very hot in the morning and afternoon. Triuni only face north and south so dont get the direct sun
Kerjaya prospect is good.
My E&O project was did by them also, flawless…
argh…..just visited their office yesterday and few group of buyers there…..seems like more ppl interested on it after they confirm the main con…
Is it the construction already resumed as per announcement?
Yes, already resumed. Tractors, workers starts moving in. I just paid a visit there.
Awesome. Luckily did book a unit before the construction works commence. Very happy to hear Kerjaya Prospek is the main con; rest assured quality and on time delivery. Yay price definitely going to increase soonnnnn
i dropped by last week… how come i didnt see any heavy machineries.
@sss
i went on 9 Dec, i saw they have cranes and workers lifting up the bricks 😀 no worries
Got a letter from BU development, they mention there is a change in amenities for Tower A. So there will be a pool n gym for Tower A too, once Triuni project is completed, there will be 2 gym rooms and 2 swimming pools.
I paid a visit again today, the tractor is working busily here and there. ^.^
ahh okkay..maybe i went on saturday they were all off work. great to hear that
2 gyms 2 pools greaat! means less crowded and more clean.. i am really excited.
btw i visited the Promenade the other day…the quality is really no good……developer is LIONIND i thought is reputable developer…cant believe they deliver so bad quality project.
the lift exit to residence units r made of cheap wood door ..hall way tiles also very cheap looking…
inside the house got alot plumbing issues. promenade outside actualy look very classy and high quality(fyi i went in because a friend of mine book airbnb for 4 night stay )
sss, I agreed with you quality is very crucial for buyer who buys house for own stay. Try imagine if you found that your ceiling starts leaking water after you got your new key.
Hope the quality is good. Someone told me that no matter how good the developer is most of the time waterproofing material might not be sufficient…is this true? I know that waterproofing costs a lot. My existing apartment (built 20yrs ago) has water issue and it’s damn frustrating.
As for the two gyms and pools I think it is because Tower B and Tower C will still be in construction when Tower A owners can move in. The worry here is to live in a building complex where two towers are still under construction: debris, workers and trucks moving in and out…
Anyone able to provide insight of the project? Interested to get one but worried by the comments about the construction delayed.
