    if i am not mistaken 1134 sf min. There are 3 blocks. They are going to launch 1st block end of this year at 610psf. But this block only few units have seaview. The other 2 blocks have better view but price will definitely more than 610psf.

    only 1 access road to enter this project right?

    smallest unit for 1100 sq ft , the price after 7% rebate is at a minimum of 700k .

    dont think they can sell good enough for such price , when I left this morning about 10 units were sold ( sticker on it )

    If I am not mistaken, this is the 1st time the developer is building high rise , the rest of its projects were all landed, bungalows , terrace and etc .They are malay developer .
    They already started the piling .

    To add on, was told the maintenance fee for triuni should be around RM 0.2 /ft^2

    I also feel the price is ok,not like super expensive but I do not think the market is willing to accept such price in 2015 as I was expecting like only 600k

    Hi, anyone else buying this project? I just booked 1…
    Reasons to buy(for own stay)
    1) Nice community, with high end bungalow and terrace surrounding the project
    2) Low density, only 8 units per floor and total units/total land area reasonable
    3) Good location, near to town and to Bayan Lepas
    4) No noisy commercial units around, pure residential area
    5) Range from 700k -3.9m+ selling price, no affordable units
    6) Future batu uban LRT, convenient
    7) Developer past project good quality (all high end)

    Wow… Good location to buy for own staying and investment. I went to their office heard that they started to collect booking payment now and the price start from 7++k onwards and below 700 psf. Type 1,100 is tendam front back car park, the rest all side car park. Now softlaunch price as no sign SPA yet just place booking there.

    The delay is due to the new amendment of Strata Act to include the parking allocation in to the SPA.
    Block B price expecting to be increased.

    Different entrance. It doesn’t share the same entrance like n park e park sunny ville they all, it basically shares entrance with Century Park. You can try google map. :)

    I think it shared the same entrance with The Sanctuary instead of Century Park, anyway, not much difference, still a very good place, I miss the good ‘ol days when the whole place is an army camp filled with greenaries

    I think still doing foundation, sort of like the same stage as Quay West right now. However it looks they are really taking their sweet time here. How long is the time they put in SnP to complete the buildings?

    If they complete the foundation then the building is supposed to rise very quickly la…

    I am staying at NPark. Can observe the activities being done very clearly…progress very very slow with only few tractors and workers doing the job…piling work not active at all…Sometime no activity performed for 1-2 days…

    Beware buyers, just a pc of advise.

    Just few pillars planted early last yr…stopped till now…

    Compared with other projects, e.g. Quaywest, this Triuni is rather extremely slow.

    Yes, no progress lately…only few workers walking here and there…no hard machinery activities…

    In fact, as NPark resident, I also wish to have a nice condo neighborhood built instead of a “sandy” land…

    Yea. Seems like they are not aggressive enough to do sales. Nowadays most of the developers engaged property agents to do promotion and advertisement.

    hi all, i just called runnymede office. the sales person tell me that piling done already. now wan to do the podium. they r bringing in new machineries for that purpose thats why remove the old machines… does anyone has any construction knowledge? is that true..or are they just making up some excuse? pls advice..thanks

    The construction site really inactive, seems abnormal with no machine and worker at all. This should be happened in normal case. For a typical construction sites, there should be parallel or continued activities going on…and not left like that.

    Feel sad of looking the sandy land view like this. I hope it will be completed soonest so that my house will stay clean without dust…

    Agreed. Construction works should somehow be on-going with no pause. It doesn’t seem positive even at this initial foundation/earth work stage…It seems the developer encounters cash flow problem or due to bad sales…

    Now can see the site empty without progress…

    even happen in Vilaris (bungalows and semi D)…empty…not sure OC passed? but somehow no ppl moved in after completion for so long ard.

    I called also. They mentioned that podium construction will commence in October. I don’t know is this true or not. They may again further delay the progress when we call them during October. SSS, what was their reply to you when you called them? When was your last call to them?

    I called in july. They tell me they’ve done the piling. They waiting new machinery to build podium.. that’s why I am curious because normally there won’t be pause in between right. This is frustrating because I am anticipating to have my own house

    I visited the sales office last week, and found around 70 units left for tower A. I am looking at 1300 sqf where price after rebate is rm870k, which sounds not bad for the location but I am kinda worry on the slow progress. Read thru the comments from 2015 till now 2017, it seems to be too slow for the development. Anyone can advise? Or should I go for novus where the price is just 600k++ but i am looking for a bigger size maybe 1200 or 1300. Agent propose me novus, starhill and artis 3. Anyone can advise? But artis 3 there is mix with affordable units that i am not too sure the appreciation will be impacted due to affordable units in it. Wan to buy for own stay and as investment.

    hi JJ,
    i would like to share my opinion.
    i actualy booked triuni in December 2015 and waited more than 6 months and still not yet sign SnP
    during that period i got worried too. then i went to novus launching and booked 1 unit ( since booking is refundable )
    at that time i almost cancel my booking with triuni. then i went to visit Novus showroom. seems like alot of the material used for novus project is not confirmed. the flooring and window and balcony grills are not really high quality. and the major downside to the project is that the carpark is a separate block from the residential tower ( i personally do not like this design because i do not like to walk 5-10mins to reach my home everyday)

    location wise, both triuni and novus are very nice. but i like triuni more. it is slightly uphill…will be very cool cuz its facing north-south. the unit i purchased is facing north ,facing the sanctuary bungalow so i can guarantee that there will not be another highrise directly facing me.i have viewed the Uban Residence before ,subsale 1800sqft selling rm1mil. the wind there is very Soong… 😀
    while for novus, there is an empty SP Setia land beside it i think. so we can expect there will be some kind of development there? im buying triuni for own stay so i am very particular about all the details.

    also i am worried about the noises at Novus. cuz its near the krystal point roundabout. so i think the road noises will be an issue for me.

    If for own stay, I would recommend Triuni. It’s quiet, uphill, and surrounded by high end properties.

    Location wise, Triuni is definitely better than Novus, and if the LRT materialize, the Batu Uban station is within walking distance, just need to make sure the developer is really doing their job

    Compared to other projects which will potential socked in lightning flood whenever there is a big down pour and stuck in heavy hours of traffic jam after that, Triuni undoubtedly offers a better location from all the aspects. What we need to do here is to make sure construction progress resumes as usual, that is it.

    I don’t think the reason is so simple. If they do not rush, they will not start the foundation so early (i believe is ~ 2 years back).

    Asked the Runnymede Head of Communication during the roadshow in Gurney on 28Oct2017 about the progress of Triuni, they confirmed that they are going to start the next phase on 15 Nov2017. They explained that they engaged 2 contractors for phase 1 and phase 2. So as the phase 1 has completed, the phase 1 contractor left the site, October is the time when they award the project to phase 2 contractor. So let’s see did the phase 2 work going to start on 15 Nov onwards.

    I don’t think that quality will be compromised by using different contractors. In fact,is a norm for developers to get different contractors for different work. Hardly one contractor able to build a whole building on own.

I liked how they displayed their tiles and timber finishes at the road show as I could see their quality is very good. I just drove past the site and saw that it is on elevated land and is not affected by the floods. I also saw containers next to the site and am assuming that the contractors are moving in to start the construction soon. I will call the sales office to confirm if my assumption is correct.

    I spoke to their sales staff and they confirmed the containers on the site next to Triuni site are for the contractor’s workers. Looks like they will be starting soon.

    Called the sales office earlier and was told that the contractor is a public listed company so need to make announcement to Bursa first before they can start work. The announcement will be sometime next week depending on when the contractor can announce. The Runnymede staff will email all buyers next week when the announcement is made. At least the contract has been awarded so construction will start soon. Lets hope its sooner rather than later.

    I had a look at Iconic Skies and its considered old project when they launched in 2013 compared to Triuni launching in 2015. Finishing also not good like Triuni. Relau location also not so good as surrounded by low cost and too congested compared to Batu Uban. I also know Iconic only face east and west so it gets very hot in the morning and afternoon. Triuni only face north and south so dont get the direct sun :)

    Got a letter from BU development, they mention there is a change in amenities for Tower A. So there will be a pool n gym for Tower A too, once Triuni project is completed, there will be 2 gym rooms and 2 swimming pools.

    btw i visited the Promenade the other day…the quality is really no good……developer is LIONIND i thought is reputable developer…cant believe they deliver so bad quality project.
    the lift exit to residence units r made of cheap wood door ..hall way tiles also very cheap looking…
    inside the house got alot plumbing issues. promenade outside actualy look very classy and high quality(fyi i went in because a friend of mine book airbnb for 4 night stay )

    Hope the quality is good. Someone told me that no matter how good the developer is most of the time waterproofing material might not be sufficient…is this true? I know that waterproofing costs a lot. My existing apartment (built 20yrs ago) has water issue and it’s damn frustrating.

    As for the two gyms and pools I think it is because Tower B and Tower C will still be in construction when Tower A owners can move in. The worry here is to live in a building complex where two towers are still under construction: debris, workers and trucks moving in and out…
