Puzzled, no more delay there. All the construction work resumed 1, 2 weeks ago. They are working now every day inclusive of weekends (sat & sun). =)

Thanks. trying to drop by this weekend to see actual site as well. Location seems nice but Batu Uban under heavy construction too across the highway. If Triuni ends up surrounded by high rises would be a bummer.

there is one more empty land beside vilaris. not sure that will build high rise or not in future. but i think that is all the empty land?at most 1 more high rise?
The land next to Vilaris does not block directly (it’s to the side). The orientation is north-south so developments across the highway (east) will probably just block the side view (maybe you can’t see the bridge from the swimming pool like in the promo pic).
Triuni is built on top of a small hill. The facilities floor is effectively around 8 stories from the highway level. If you can get a unit higher than 12th floor facing south most buildings should be below you.
One more empty land is next to The Uban. Other than that I think most of the time unlikely to get blocked (the rest are all developed landed houses mostly).

It helps a lot in visualizing the right direction of unit selection. Facing south maybe the right choice. Went to the construction last weekend. Honestly, the pace is not that aggressive considering the scale of it.

Year end of 2019 is quite unlikely, as the SNP date is stamped on april 2017, and the said project stated needed 4 years for completion.

Thanks for the info. Just swing by the site in this morning and noticed the tower crane is in operation. Because is far in uphill thus difficult to see from outside.
Very much hoping all the 3 Blocks can full swing at the same time, else meaningless to obtain earlier CCC for just Block A but the other two blocks still in construction, inconvenient with construction workers still moving around and truck lorry still accessing within Triuni’s compound may post damage to the completed infrastructures.
Wondering the Block A unit 8 will be blocked by N-park.

I dropped by their office and site on the last weekends, the Sales personnel had informed they will make collection for phase 2A soon. Although it’s a bit slow but it’s already progressing now. Crane is up and you can see from the highway there and a lot of workers working in the site now.
What do you all think on the free kitchen cabinet with single hood and basin? Personally i feel not that practical as i buy for family stay. Did feedback to their Sales office and they promise will feedback to their management. Hope all owner can unite and do feedback since they did not really done the construction yet.

The kitchen cabinet is FOC and will not cover even under the defect liability. It is not listed in the S&P and they also will let you to sign another stating you are aware about the kitchen cabinet is FOC and have no right to claim in future. Thus, i think is difficult for their management to change now. Else they will need to get all the buyer to re-sign the letter.
Personally, i dont have much comment on the cabinet, just worry in future if were to extend the cabinet no sure the renovator can match the outlook or not.
Single hood with two stoves my wife have no complaint about it since we foresee will not have major cooking all times, so we are fine with it. Just the basin, perhaps need to renovate to create another wet kitchen area replacing the 3rd toilet since we dont need it.
Is Block B already open for sale? How’s the progress so far? From highway can’t really see the progress yet.

View from LCE highway seems to be no vast progress since the construction started since end of last year.
The workers are working everyday but I can’t see in detail. They seem to be working mainly on the base. The second large yellow crane was erected about two weeks ago.

The rough figure of selling price/ sqft is about RM680 with 4 types of unit size ranging from 1100++, 1300++, 1600++ and 1900++. But all this about Tower A. For Tower B and Tower C i heard already open for sell but im not sure about the selling price.

I’m one of the potential buyer with 1130 sqft. My parents love the design, the quality of materials which showed in showroom (hopefully materials to be provided is what exactly shown as per the showroom).
My doubts for this project is as follow, appreciate anyone can provide some feedback:
1) Understand that this project has stopped for quite some time and resumed work in 2018, is this implied the project is safe now?
2) We understand from the salesperson that the project will be completed in 2021. But earlier post mentioned will be completed in 2019?
3) The available unit for 1130 sqft now left with the view to JPJ, is this really a nice option? I would like to buy for own stay.
4) I have a property in main land as 1st house (loan borrowed together with my sibling name), am I still entitle to borrow loan up to 90%?

1) The construction is ongoing and they already have 2 cranes working on the site now. I would say it’s progressing.
2) The first batch who sign the SNP should be on 2017 from what i understand from the Sales office. The project is 4 years time frame so estimated completion date is on 2021.
3) You may check with the Sales office whether the Tower B & C already open to book. Tower A already left with limited choice.
4) Yes, you still eligible for 90% loan for 2nd house.
Having seen some news about LTAT (Lembaga Tabung Angkatan Tentera) recently I recall learning from the developer that they are related.
According to this article (http://www.runnymede.com.my/media/the-edge-malaysia-september-23-2013/) you can see that LTAT is listed as one of the founders.
The whole area used to be a army camp so probably the land belonged to LTAT. I think Runneymede developed the current area after building a replacement camp near Sungai Ara.
So in terms of funding that shouldn’t be a huge issue (I guess).

They are not launching the Tower B. In fact, they are just open for early registration. As what i understand from the Sales personnel they have not decide the firm date of the launching yet and just gather the response. But they do having Sales event on that weekends for Tower A which the buyer can enjoy extra discount on the spinning wheel depends on their luck.
By the way, anyone know will Triuni going to include the fiber broadband infra to support Time/Unifi?

hmm….then a bit worry on the gap of completion date between Tower A and the rest. Imagine if the developer able to handover the key to Tower A buyers on time, but the construction for Tower B&C are still on-going, how is the access for the truck and also daily with noisy sound, security and safety also another big concern.
Looking at progress where Tower C have 5 level of basement carpark, over the year the contractor onboard, they are now still doing the base work now. Even for Tower A, over the past 7 months only construct 2 levels of carpark. Comparing with IJM 3 Residence at Sg Pinang, they are late start but now hitting up to Level 6 or 7 already.
And yet they not yet launch Tower B & C, where to get fund to pay the Contractor if the Contractor really speed up the construction work? Chicken and egg thing, market response will determine the speed of delivery. As developer also hope to bill the purchaser at the soonest.
For the internet, i recalled i do ask my sales person on this and if not mistaken will be TIME for Triuni. Will be another big surprise at this decade if no fiber infra made available for new development.

Yes, this is the same concern i raised to them as well. Imagine that you already move in and the Tower B and Tower C still under construction. Will be very mess. The main structure will be ready together with Tower A but the inner part will not. They estimate at least need another year to fully complete. It is not fair to Tower A resident as need to bear with the noise, dusk, and safety concern if move in early. On top of that, we can’t enjoy the full facilities but start to pay for the full maintenance.
Not really understand their Sales strategy and what hold them back for launching Tower B and C on the same piece of land. Foresee to have more issues when Tower A complete but B and C still ongoing.
That would be great if ready with fiber infra since now the fiber broadband is much cheaper with the recent revise package by various ISP.

I checked with the developer and understand that they will launch Tower B sometime in early February 2019. This project was initially soft launch sometime in November 2015 for Tower A and the very first sales package was 5% + 3%. Almost the same sales package as to-date.
After I visited the showroom, the kitchen’s quality was not on-par with the pricing (min 700k) and tandem car park. At least use some quality kitchen supplier i.e. like signature kitchen or etc and many developers were using powder coated window / grille but not this.
Based on visual observation, it still got 30% unsold units for Tower A despite for many years and I heard the launching price for tower B around 900k to 1.1m (crazy pricing for me). How about tower C??
Good location but poor interior quality. Good luck to those purchasers.

When I went to see the developer during their event in September, they said the launch of Tower B will be within the first half of 2019 and I also heard they may have an event during CNY 2019, so best to go and see what they have to offer for Tower A as well as Tower B then?
What do you mean by poor interior quality? I saw the tiles, vanity top and timber flooring on their board in their Gallery, and I find them to be of really good quality. In fact, I have compared with other developers and I find this developer’s quality far better than most.
I have also seen their workmanship in their Sanctuary bungalows (my uncle bought a bungalow from them) and see the workmanship is really good too. No issues with the house even after my uncle has been staying there for more than 10 years. I am now considering to buy 1 Triuni condo since their spin-the-wheel rebate is still available.

i have no comment on the kitchen cabinet’s quality as it is FOC anyway. To me consider it as extra token given as i no need to spend another 10k to get the cabinet complete with hood and wave stove, yet no to say the mess to install the exhaust hood at external which need to hack the wall, the cost will not be cheap.
Are you very sure that the window and grille are not powder coated? Then what is the material that they are using? Please share with us.
As my brochure shows me is powder coated and it said so in my S&P…hmm if really not powder coated the developer consider breach the contract and we have the right to demand to change all windows according to contracted specs..
@Melody and MO, you can refer to the IJM the light’s project and also E&O’s Tamarind. I believe the price range was about the same as Triuni Residence and the kitchen quality really disappointing and also the arrangement of car park for the smallest size. If you compare with Ideal, Ivory, Asia Green, of course Runneymede’s quality was on the high side.
There is no doubt that the quality of the landed house built by them was impressive as you paying a higher price tag as well.
i agree the kitchen cabinet is..kind of low quality. but the others are quite good ,tiles and the timber flooring. btw i passed the site again…why is it still not much progress..

im in opinion that now is still not a matured period to create whatapps group/ facebook group as now nothing much can be shared or discussed among except the construction progress. Further, Tower B & C still yet to launch and we may have a very limited number of purchaser in the group. We still can utilize this platform to update the status if any.
The good timing for all purchaser to unite and share info as well as discussion is just before the construction complete and we may have more topics to discuss about especially on the compliance and building defects.
The group’s admin need to carefully validate the purchaser’s particulars to avoid spam/ fake purchaser instigate an issue that may create hard feeling among under one roof.
what is other’s thought on this?

Agree on the point that all that is joining the group needs to show evidence that they are genuine buyers, also need to avoid owner list being sold to 3rd parties.
Tower B and C still not open for Sales yet when i drop by their fair in QB during CNY. As per what the Sales agent mentioned, they have not decide on the date yet. They just recently done their exhibition in HK to attract foreign buyer on Tower A and did saw a lot of Hongkee buyer pending for loan approval from their sales chart.
The current promotion given was 5% + 2.8% discount with additional option to convert the units for Type A and B to dual key concept. They will separate out the master room from the unit and fully furnish on the master room after convert to dual key. Those who not opt for the dual key concept will entitle for 50K cash option upon CCC.

I had made a call to the Sales office few days ago and was informed that there were some minor change on the plan like the road construction.
They had stop the construction works and waiting for the city council approval. Today i pass by the express way and saw already have workers resume working at the site.

I am in the construction line. In my past 10 years of working life first heard that changes on the plan will lead to stop of construction. Usually the construction will go concurrently with the changes and part of changes wont lead to stop work. For instance, change in road work plan, why they need to stop the building works? As the construction is still on-going and not a handover product, the Authorities will have no idea whether the construction is go according to approved plan or the amendment plan until they call for Authority inspection. Thus, i am quite reserve on the statement putting up by the developer on the stop work for the past one month. If this is true, every construction will have to go awhile, stop awhile and go a while for plan approval as construction site will face site constraint everyday and changes are here and there until completion…
From my experience, usually there are two major factors that lead to stop work, (1) payment/ cash flow issue, (2) stop work order by Authorities due to non-compliance in safety/ environmental issue.
If you all aware, the site resume back the work about 2 weeks ago and i noticed they have put up the safety net and covered up the exposed soil slope surrounding before resume back the work, you all can make a guess now why they stop work.
Now they are proceeding for tower erection and they are using aluminium system formwork. They have put up the system formwork for Level 1 since before CNY and until now they still at Level 1. The normal circle per floor construction by using system formwork is about 7~10 days. This can serve as a guide to gauge the speed of construction.

Agreed construction too too slow. The contract awarded to Kerjaya Prospek is 4 years counting from November 2017. And now they have not launch the Tower B & C but already start building it. This is not norm unless the cash flow from the Developer is very strong, and to certain extend even town reputable developer may not have that power to do that. This is chicken and egg thing. The faster the contractor build the work, the more the developer have to pay at upfront, who going to subsidize that if not from the purchaser? May end up with cash flow issue if financial not strong enough…
Im not worry about the impact from N Park and is totally different range of market and at different entity. I am more concern what will be built to the last empty piece of land (also belong to Runnymede) at the junction entering to Sanctuary and also the sea view block from the Zen affordable homes opposite the highway.

I am looking at Triuni as they are part of Home Ownership Campaign.
The sales from Triuni confirmed on 7-Jun that only Tower A is open for purchase, Tower B and C are still pending for APDL approval.
But whenever I passed by LCE highway, it can be clearly seen that they have already started the foundation and crane is ready for all towers. I really doubt if she was telling the truth. I am still considering if Triuni is a good and safe buy?!

In my opinion, all of the projects stated are good for investment depending on your budget and target group, especially current market where buyer has more power due to overflooding of properties and of course, Covid. Furthermore, new property is entitled to HOC (10% discount and many exemptions). If your finance is good, why not go for it?

Only certain units are allocated with side by side parking lot. You have to check with the sales which unit.
Booked Block B 2 months back and i spoken to the Site Engineer from Kerjaya Prospect and apparently KP is only awarded to construct Block A & B. No news on Block C yet. I’m Kinda worried with the development of Block C. Will it only start 2 years after the completion of block B ? Worried about the safety, noise and pollution.

I wonder what takes so long to complete 3 blocks of tower. Very bad sales or developer no money. This project launched together with my current property I am staying right now for over 5 yrs. Somehow, this project still ongoing. I like Triuni but the progress is like snail.

My suggestion is to buy The Pier which better location & guarantee high return & appreciation in capital.
I bet you 1M bench mark & RM3k above rental for The Pier with seafront.
Triuni location is bad & those unit facing N park is worsen & last week just happened got Nigeria student carried drug then fell down when he tried to escape from police in unit.
This forum is meant for Triuni residence, why suddenly got The Pier salesman intervene in a situation without necessity.

Yes. I’m residence of Triuni tower A. I’m disappointed because of noisy of highway heavy traffic & unfortunately our view already blocked by The Zen/Zen6.
Currently I already booked The pier which I personally feel is much better than Triuni & Queens waterfront.
The Pier is a combination from this 2 projects & quality finishing & seafront promenade. The environment much peaceful far from noisy highway & heavy traffic Waterfront. Just my 2cent input.
Its so funny when AG sales person comes in and bash blatantly. One should actually go and see the real thing, especially when Tow A is already up. Judge it by yourself.
Tow C progress is speeding up fast. Im guessing maybe TowC owner might get their keys this year.

Whether AG sales person or not, I think it is true that it is very noisy from highway traffic. Not only noisy, super dusty too. In order to prevent asthma, at least 500m away from highway is required. For decent healthy living, at least 1km away from highway. None of these projects (Queens, Pier, Zen, Triuni, The Light, Bayswater & vicinity) pass that criteria to be honest.

Obviously Zen6 is much better. Luckily I avoided this project.

I believe Pier & Zen6 past because little bit far away from highway. Queens failed because of airplane & heavy traffic & same goes for Gurney drive seaside condo. The heavy traffic really unthinkable.

All listed are failed except Queens waterfront pass exactly 1km. If you are owner of Queens then you know actual condition & zero highway sound. Triuni is the worst affected among listing. The light city..you may hear the car tyre sound if stand at balcony. You may check it out in actual condition.
staying tower B, 15 floor and above can hear the high way noise during night?

Yes. Can hear from balcony but after close window couldn’t hear. No worries. This is luxury condo & developer give good quality of material unlike The Zen or Quaywest.

as a current resident, the honest review is the location and serenity is very important to me and Triuni check the boxes. No regrets, dont listen to the salespeople from other developer, go take a look at the actual site.

I don’t think it will block the whole view, definitely there will be some view left. Anyway, whether it’s sea view, city view, hill view (you will surely get either one in Penang), they are all unique with it’s own special features, all equally nice. My “impression” of Triuni is it’s good workmanship, but the downside is that it is actually sandwiched between 2 very busy+noisy expressways, so should be quite bad in terms of air quality & noise pollution.
