I believe still got some unit left… head and tail or developer hold some unit…. if most of them buy for investment, I think the occupied rate will be low(within 1year after the building complete).. cause they will wait until good price only sell out.

Yes u have to pay interest first and ur interest always higher than high flr due to construction stage, thats y lower flr always cheaper.

not the same. your bank release the amount the money to developer first for lower unit. And the interest is charged on the amount that release to the developer by the construction stage..so the lower unit always pay more for interest. That is why Investor always aim for higher floor

Please note that ceiling height for office building always higher than residential/condo ceiling height, so wonder floor 16 will still the view been blocked although office building said is 15 floor, this is question mark!
Agreed with @Commenter seem this area consider slow city by Ideal while develop this area, maybe Ideal can review the plan and beneficial for residents around, also SIS students as well seem the land front SIS near airport and main road.

I no idea on the building height, but according to the model build in the sale gallery, office building will block until 12 or 13….i think Ideal still no have fix idea la for changing the plan into others purpose, i hope Ideal will change the piece of land into recreational park…. is good for all around. but the chance is very tiny, because the land is belong to koperasi tunas muda.

Not much choice for late buyers already
Tower 1A, 1B and 1C have the best view I think because airport view but now only left the head and tail units. Head will be too high and tail is too low and noisy and cannot view airport also.
Airport view is the best because for now don’t have building yet and you can view blank view or sky view ahead through out to airport. Level 12 and above should alright but all taken up already.
Tower 2 is facing the road and housing area so no much view in here.
Tower 1D at first also can have airport view but will be block by office building later
If take out head and tail units, now only left Tower 1D and Tower 2 only.
Between road view (tower 2) and possibility of airport view (tower 1D), I suggest can take tower 1D. Tower 1D also has the lowest density after tower 1c. Tower 1c has only 4 units per floor because is dual key concept (1200sf). Next is tower 1 D which is 7 units per floor.
All the swimming pool view also taken up already and I m highlighting the outer view not swimming pool view.

Refer to ideal web for slow city concept, there will be eco living things like cycling station, 3 acre cycling park, organic market. Any one got check with ideal or know where are these located?as a buyer or owner,we should know this.
From the proposed map in the website, it seem that the ‘slow city’ will have at every of ideal project in this area.

Just wondering, with the nearly same price with fierra vista, wouldn’t it better choice to buy fierra vista from subsale with bigger square feet. I’m just wondering what’s difference between buying under development project vs newly completed project?
The most attractive reason i choose development project is because there is DIBS which completed project cant have… furthermore, purchaser need to bear all the legal fees if they buy the Property from the house Owner themself… the reason why feira vista is cheaper i think is because of the conveniency of the property, unlike SS which is mix development can giving convenience to residences(this need to see what purchaser really need,for more peaceful living FV is better, for conveniency SS is more suitable)… facilities completeness And maintenance fee also will affect the Property price… back to the point.. if u Purchase a completed project u need to start paying installment after complete your purchasing process, wherereas for development project u just need to pay for the bank interest(bank interest will bear by developer under DIBS, Owner just bear for several K only) after completed the project Owner only start paying installment… Owner will have time to planing their cash flow…(now the market Price for FV is around 500++psf which almost same as SS as u said, why not u buy a new property And choose a 2 years completed development?*after SS complete will be 5 years* this is my own opinion, welcome to share your idea

May i know will the noises from airplane taking off n landing could b heard from this condo? Scare the noises is too loud.
This question is very subjective actually… for me as i not living at that area… but i always got go around that area(do servey)… my comment is, i saw many planes take off from the airport… some big planes some small planes…. the facts is noise from the planes is very minor…. i believe after stay long at that place once will used to it… just like if your house is near a religion center, school, market….

Hi all, when I signed the S&P, the parking lot was not indicated and the lawyer told me that it will be based on draw lot. After a year, developer told me that it will be internally allocated. I think this is not fair where there must be undertable arrangement. If there is such changes, I think there must be a consent letter signed by every buyer. Do you guys think we need to knock the office door to tell them to do so or at least a transparent allocation of the parking lot?

Better run from Ideal project, looked at Solaria, their reputation is gone. Poor designed and the brochure and actual is completely different. Inside the house there are many piping and damn it.. this is low cost quality but we are paying close to RM600k just for the lousy product produce by Ideal Property

Next time to buy any developer housing, remember all plan, material use, layout are Black and white in SnP… else after complete build YOU are the main problem cause they will not bear all their defect repair..GOOD LUCK

Hey all residents, i heard that there are gangster contractor who request for money (if you are not asking them to renovate your unit-price higher than market value) and funny is developer even allow this happen? May i know why this is happening? Ideal is such a big developer but they are working with gangster to collect these so called ‘black money’ from all resident, some even gave RM200 , 300, 500 for the protection, izint this sound funny? Police and Government cannot do anythinf about this? Please wake up all resident-this is obviously a bullying, cant anyone do something about it? Never buy property from this lousy deloveper.. Shame on you Ideal!

Hi, I have also make payment to the so called “gangster” already. We have no choice actually since even police report is made. So to be safe better paid some money to them i learn this from other residents as well.
