    It really over supply on this area. There is so many condo here and the price are not cheap here. If you want to invest on this area please think twice unless the developer willing to sell at rm350psf.

    I have to say… This project ready to fail… And the shop soon will occupied by foreigner bangalasia.. Over supply& demand for shoplot is less.. Traffic congestion yet another mojar issue not been solved..

    Sometime ago I was at Queensbay, they had a booth and I was stopped by the salesman because I was looking at the map trying to see where it is. All I was told when asked for pricing is “It’s not launched yet, but I heard 450psf, or close to what people are selling The Golden Triangle”.

    Go drive around Relau, especially during rush hour in the evening, decide yourself. It’s already stressed enough when I did that, imagine all those condos get completed and you get more cars going in and out. A lot of them have 2 car parks, which means even more cars.

    Blue factory bus toot horn at me because I didn’t run a red light on the way to Relau, the bus probably plan to run it. I don’t like it. Very stress. Too many bus.

    Honestly the developer should hold back this launch. If they priced above 500k, then go mudah.my. Plenty of ready units at that price.
    If below 500k, then those bought Triangle 1 sure bang balls.

    Heard is about 600k above a unit, RM450psf is nett price, but developer will sure deduct rebate, interest, legal fees, packages then only give nett to public. But giving agent sell is not confirm yet.
    but i think this is latest batch in relau/sg.ara. Maybe can invest?

    i think RM350psf is below market price in this area and is impossible. Even Air Itam area also not selling RM350psf.
    What you all can see is current market that overflow, but what the truth is after few more years, this area land already fully utilized. So maybe the development for this area will stop by then.
    Be the minority success people to invest, rather than be majority people that complaint panic & scare.

    Heard they said the workmanship got TGT1 is because of the main con Paramount, but they no longer using the same main con. So will be different. This is what told by the sales person. Hopefully and see.
    But location really better than other project inside. Imperial, got don’t know 7 or 8 blocks total.
    This phase 2 more visible and only 1 block. So maybe will be better.

    Yes. I think they will be better quality workmanship for new phase as developer also want to build good name. The TGT Paramount no longer attach to the project. Maybe this is the reason developer make changes. Changes for better.
    But anyhow, location wise really better than many other nearby projects. And the main road is now under construction and will be opening soon in this year.

    Pour sand to make way for the new road, waited 2 year, now grass grow everywhere. So have to make another 2nd step to clear the grass and pour another sand again. Maybe another 2 years.

    Built the cover for the big drain, cement and fix properly. Whole process takes ~2 months. Then now, they decide to pull all the completed cover up again for some process they forgotten to slot in. Money and time is wasted.

    Workmanship for TGT, u gotta see it for yourselves. TGT2 workmanship won’t be too far from its elder brother.

    1. The condo at this area is still considered affordable, but too many projects around.
    2. Among this location, TGT location is the best, but poorer workmanship (actually not really sure other projects provided better quality)
    3. This location is still good – near to sPICE, hawker centers, Bayan Baru town center and other amenities, but traffic during peak hour is a problem.

    For the ppl with this budget, I think TGT still a good option.

    Any concern on the developer (GSV development)? Since golden triangle was their first ever project, while this golden triangle 2 will be the second project, and seems like no project after this one. Would this be their last project and be less responsive after project completion, ala defect handling and condo management will be bad?

    Went to developer this morning. A lot of people inquiring.
    They have pricing for different facing.
    500psf is facing swimming pool view. 450psf hillview. They said open full day this coming saturday.

    Only 1161sf and 1238sf (corner units). Price is starting from ~450psf for hillview, and ~500psf for poolview.

    Heard this surau should not be as noisy as normal mosque, but we won’t know until it starts operating.

    And for the hillview ~450psf with tandem carpark, only for first 80 buyers only, after that comes with single carpark but you can buy additional car park for rm25k, works out to be ~475psf for hillview with 2 side by side car parks.

    Went to the launch this morning. Response seems okay, quite lots of people.
    Sales seems better than expected? Quite number of units being booked

    One interesting point is that if 1) loan not approved 2) buyer “personal reason” decide to cancel 3 months later (before sign SNP), developer will refund full booking fee of rm5k

    min RM590K…..
    discount RM50K mean very low down payment….
    RM20K will give seperate 10K 10K as incentive of interest…..
    unit facing relau two car park for 1st 40 owner back and front…
    unit facing airport 2 car park side by side due to more expensive around 50K…..

    I think high floor also same…not much different if the noise is blaring thru the big speakers. Also if you drive by there have a look at the design of the Surau…there is this blade like looking structure facing the GT and GT2. Which to some people may not be good for Fung Shui

    I stayed in relau. it was a sucks place. people there like to jump queue and rude. traffic is horrible and terrifying. It took me almost an hour to reach office.

    There are about 11 projects running there. exclude those terrace projects, you can imagine the heavy traffic and those flow from balik pulau summore. Besides, the place full of bangla. it is not a good location to build next to petrol station. by law the petrol station should 500 meter away from residential area but penang …… you know i know la. later 1 ppl smoke while refill petrol ……

    without petrol station, it is a good location because it still outside of relau. but jalan tengah cannot take more traffic anymore. sungai ara, relau, balik pulau etc all share the same route. die man ….

    i think Penang almost everywhere also traffic congested.
    The more cars means the location is good to stay that is why got many people.
    Me myself and family been staying at Cangkat Sg Ara for many years. Is a good location with lots of Chinese family.
    Anyhow, just personal opinion. No offense.

    Triangles in Feng Shui represent the element of fire. A west-facing apartment accentuates this element and would not be auspicious to guys having too much of it in their names and Bazi (8 characters). When viewing property intended for purchase, bring along a 2-3 year-old kid and observe his/her reactions. If he/she likes to play and stay at the premises, it means good vibes but if the kid cries and throws tantrums about leaving the place, do not buy it. Insurance companies give better financing packages than banks because interest rates are fixed. Moreover, you need to buy MRTA (Mortgage Reduction Term Assurance). If you are wondering… I am not an insurance agent nor do I have a blog. Just helping out with the experience that I accumulated over the last 40 years. Best regards to everyone.

    its not just owners/buyers car, you have to consider about those van and bus kilang from factories! its a big nest of foreign workers. not to say peak or non peak hour, that road is too tiny to be shared among those flats and condo. 1unit apartment got more than 20nepalist/bangla, you can count how many units there. one bus kilang can fetch how many person? one van can carry how many person? lol.. many buyers are trying to withdraw their deposits after their loan approved.. they are not just setting up booth at queensbay mall, Tesco also got.. this project confirm drowning.. those who already signed spa get ready to suffer..

    Undeniable negative people have negative thoughts so always attracted negative things happened.
    No offence but those who keep giving negative comment, I bet your life doesn’t goes smooth all the time.
    Anyhow, looks like the construction starts soon. you can see the land start clearance. Soon it will be another landmark in Sg Ara/ Relau after it’s completed.

    There’s been delayed in signing the S&p. I checked with my banker, he told me this project not event apply their license as what the developer informed their bank for financing status. Called developer but the guy told me will be ready in April. Impossible!

    Haha. Don’t be silly. Is been a year since the launch of this project. What have they done can you see? All they know is keep drag & give excuses. Anyway, I have cancelled mine unit. Wait and see how long it still need to go.

    the developer need reach the quota only can apply further for the permit/approval etc.
    So if only people know why the land still no moving the only person can answer you is developer….
    but developer normally will not tell you why delay…..

    Personally feel really disappointed and lose confidence for developer commitment, keep waiting and delay for the date to sign S&P, and even APDL also haven’t approved, but still they said this project can complete by 2019??
    There once was almost 70% have been booked, but now has become less and less, already cancel the booking unit, since there are many project better than this…
    Alright, anyway good luck to the people who still confidence and feel worth to continue waiting…

    stamp doesn mean they can get the loan……
    stamp bcos they already pay the booking fees……
    but if you fail to apply the loan the money will refund and it will open to public again.
    this is why keep delaying…..
    not because of no body buy is bcos bank negara tighten the rules cause the application keep fail…..
    this is happen to many developer unless the buyer is from big cash background group all pay in cash i sure very fast this project will be kick off….

    I SMSed the admin 3weeks ago ,she said the show unit only will b available in july or august (intially told me by June ). The project still nt yet gt the government permit ,she claims that is fue to government issue not their issue . So PerhAPS u can try ask again see gt any new update or not.

    I can confirm that this developer produces sub standard workmanship. Friend bought a unit in GT1 and was very disappointed with the quality. Its horrible with lots of defects. Leakages and cracks on walls. And look at GT1 , so many people are struggling to sell their units sub sale. There are tons of owners wanting to let go and prices there have dropped drastically. Many who bought GT1 hoping to flip and see 6 figure profits are now struggling to even sell to make 40 -50k . What makes you think buying GT2 will be profitable? its going to add to the already over supply of condos in that area

    Guys I have viewed the show unit guided by the officer Although it is not yet open for public. It looks quite OK. The officer said this month oct confirm with held a grand opening for the show unit n start the the side piping construction while still waiting for the permit.
    Let’s wait for it and raise all your concerns and questions to the officer to see how they can address it. Do share here if you have any latest update from the developer.

    let those already paid judge by their self. you can refer what Roberta said. be careful of this developer, show unit is just a demo not actual unit, of cause they will share the best one for you all to view. dont believe on what they said, ask them to listed at SPA black and white. For GT1 In common area defect they are also not going to repair even thought many resident complaint to them until on hold their 5%/2.5% stakeholder…even Summerton also same… so for me i will not to choose this developer related project!!! this is my friend (not only 1) told me when i going to look/plan to buy at GT2(of cause i have study and visit to their condo and check with other resident). luckily i havent pay deposit :) dont believe what i’m said, go and judge by your self, maybe you think thats not important if you are just a investor, but for me i plan to for my own stay so have to think twice… and another concern is the petrol station is beside GT2! is not healthy for those facing there!!! beside also have one masjid(not for pray one) for me(own stay) i dont like surrounding/beside have temple or masjid. for this case i better choose GT1 far away from that 2 of my concern.

    I visit the show room too. Looks nice. Just 2 negative comment. The build in shoe rack causes the yard bcomes smaller. Else it would be good to convert the yard into wet kitchen. Also, the corridor only 3.5 tiles(2×2) wides only. With front door face to face ,looks too small. Last time GT corridor is 4.5 tiles wide..

    if you really plan to buy this project then do not expect what they are saying do this or do that or displayed from flyer will follow 100% and the quality also. after 3 years we dont know what will happening, now they will showed you it’s very high class but after 3 years maybe will bcome like apartment standard.     Hunza is launching a project consisting of condo shopping mall and hotel in the vicinity probably walking distance. Just FYI. But i think that should drive the price of GT2 further. With that being said, traffic surrounding this area will be worse if nothing being done by developer. Also I just got phone call today informing me the signing of snp from 5th December onwards.

    my guess: those are promote the GT2 is because they are bought already(mostly should be investor, undeniable there is good location but…), so scare their property price drop…

For TGT1, all will know constructor Paramount is at famous constructor so believe it’s good quality but at the end only know no quality with a lots of defect… need to fight with them then they only do… so think twice and twice for those who not purchase and plan to purchase… if you just a investor then just go ahead coz you dont care the quality but profit in future(coz believe it will grow up and up). this is not fair to own stay that fight with them and improve the quality like TGT1, coz those own stay were contribute a lots on improve the quality and defect… Just my 2 cent advice only Thanks…

We are always not far off from places that generate loud sounds, for example, an airport nearby or the incessant sounds of a bustling city.     Very strategic location at the outer end of Sq Ara implies faster relief from inner traffic congestion during peak hours. It is also walking distance to Spice, Pisa Corner plus many eateries and at least 2 banks nearby. It is close to future MRT station on the Penang Master Transport Plan. GT2 will have franchise shops that will be a boost to the property. Yes, I believe this will be a good project to invest and stay for longer term.

    Just because you don’t believe doesn’t mean it’s not real.
    There are still a lot of modern buildings that adhere to the fengshui principles.. I dare you to buy and stay at a t-junction house..

    Don’t knock on other’s belief and be an intolerant bigot.
    Tonnes of rich tycoons in hk , sg, Malaysia have fengshui masters in their payroll to ensure continued success.. look at the spanking new casinos .. don’t tell me there are no “blades” and other layout placement that serves no visible practical use but to tip the odds in their favor.

    Can I know different agent have the price or the price is standard. I went to check out on the showroom and price it was not 450psf… It about 510 psf for the unit with front and back parking lot. Please advise on the actual sf price so that I don’t book wrongly with agent.

    Good news. agent said APDL just approved, but why the developer no start work? guan lai… called and ask the developer also cant answer, keep saying will inform us but cant give date when to stamp or start work. keep drag and been drag for 2 years. only idiot will believe. waited since 2015 until now. keep wait. next year will suppose complete OC if 3 yrs project. slowly wait..

    3 years to completion starts from S&P Agreement date, based on the official stamping date. Quite likely without the APDL approval, the earlier S&P had not been submitted for stamping. The long delay was explained by the developer due to conversion from commercial to residential titles. Those who waited were not idiots. They signed the S&P at 2015 prices with just 5k deposit.
