This area should be left to the Malays as this is Malay majority area. The same
goes to “The Signature” in Jalan Baru.

Low price, came with at least 2 free side by side car park,additional car park RM20K only, low dense, low maintenance fee, good security. Can meet these requirements, very good already!!

Are you sure 2 carpark side by side? When I queried, Henry Butcher staff told me only 1 carpark, additional carpark is RM35k.
Hi All, personally I think this is a very sincere price from developer. Although Aroma is not big, but the boss is very humble, always deliver good quality homes at vert reasonable price, unlike Airmas (always avoid Airmas, blood suckers).
RM 385,000 for 1378sqft, that works out to be RM280/sqft.
So my question is, why the f8ck do those “affordable” homes by the state gov on the island have to be priced at RM430/sqft at a density of 2000+ units? WHY? Is our state gov helping developers to suck the people’s blood?

If for own stay…starhill will win. For investment then Condo along Jalan Baru…all dead.
Rental can’t more than RM1k and what is ur installment look like, min 2.3k/month. Why? Let me break it down;
1) Bridge toll, 20days X RM5.40 = RM108.
2) Petrol expense = RM5/day more compare stay in Island X 20days = RM100
3) Time = average 1.5hrs more compare to island X 20days = Priceless
4) Makan place = Everyday make a big U-turn????
E-park, N-park, Century….etc rental at RM900 till 1.3k Max = Factor in above expense, what is the selling point if u r the tenants? Like it because it’s new? If I was tenant, 1st priority is take care of my pocket.

In laguna, without swimming poll, maintenance fee is Rm0.1/ft2, likewise the starhill. What starhill can do is charging a fee of Rm50/month for using their hotel swimming pool in the future.

Furthermore the developer already said to increase price once they finished selling 50 units.
unless the word of mouth from this developer cannot be trusted at all.

Please….have you do the research on this developer? The most sucks in Penang! Look at their past development project such as the recent one at Simpang Ampat – Superstar Avenue and go and look at their quality of work. Even a 3rd class developer build nicer than them! They hired those from Vietnamese and Burma to build your house for cheaper cost, but lousy quality.
I bet you must be some properties agent work for Aroma for saying they are good…

This project is damn near to a electric tower, I’m not sure whether is good for health or not. No pool and gym, and one car park. But the house is nice and big, 4 units per floor, low density and most important, it is very affordable. Should I consider it?
Low density will cause higher maintenance fees per unit, less unwanted facility will help to lower down the maintenance fees, anyway i didnt hold any unit here, still prefer the signature

Well, the maintenance fees is just 0.15 cents per sft. Signature sold out. How about Prominence? I love the transformation of Jalan Baru area, so would prefer to find property around that area.

For those who has signed the agreement, I hope the developer will deliver what they promised. For those who haven’t, I hope you reconsider your decision and do more survey and get advice from people in property line. Eg. experience property agent who has no connection with the developer or anyone who had bought their previous project in mainland.
Yesterday, 30th of Mar, Wednesday. One of their development in Southern Seberang Perai was highlighted on 10.30pm NTV7 news. Delivery of VP before CCC submission to MPSP. All owners affected as those renovation submission by owners were rejected by MPSP. For those whom renovation in progress having risk being compound and had their extension and construction remove.
If this developer did not cut short all these processes, they might need to pay more compensation due to the delayed of delivery. Delay compensation from this developer is common. Do follow closely if they can deliver VP on time and is the construction reach the state that they actually claim. Do they stamp your S&P timely or stamp it months or years after you signed.
Buying a property is a complicated process and knowlegde to many. I hope first time buyer to be caution and don’t fall into the prey by this type of developer who solely focus on sell first and see how later. Please look at the state the project are constructing now and how long the first batch of buyers has first sign their agreement until present.

I’m one of the buyers with Henry Butcher. I just confirmed with them that this project is yet approved by Penang government so it can’t start. U can continue to wait or get back the deposit from Henry Butcher. I choose to get back my deposit…
