The Clovers (also known as Arasia Perdana) is a freehold residential development by Asia Green Group. It is strategically located within the established township of Sungai Ara, just a few minutes away from the Penang International Airport. It comprises 3 blocks of 42-storey condominium with a total of 892 residential units, 180 units of which are categorized under affordable housing.

The registration for affordable units under The Clovers will be held at The Clovers Sales Gallery, Lengkok Merbah, Sungai Ara this Sunday, 15 February 2015.

The smallest affordable unit starts from 699 sq.ft., with an indicative price from RM 200,000 onwards.

    Please take note that those affordable units do not come with floor tiles, only cement floor. It’s zero tiles in the unit. You have to do your own tiling. Since the tiles are not there, I guess a lot of other things will not be there too. So, do your maths, and decide if it’s worthwhile.

    WTF? No tiles.? Thats worse than buying an LMC or LC unit? in other words we are literally paying for the structure of the house. This really defeats the purpose of providing affordable housing in the first place. SUggest to boycott this developer and opt for other developers providing affordable housing! Really pariah

    Information I get from the developer sales office:
    – Type G – 900sqf – 300k (22 units), 500K (33 units) – 3 bedroom, 2 bathroom
    – Type G1 – 699sqf – 200k (1 units) – 2 bedroom, 1 bathroom
    – Type H – 728sqf – 200k (44 units), 300K (12 units) – 2 bedroom, 1 bathroom
    – Type E – 776sqf – 300k (56 units) – 2 bedroom, 2 bathroom
    – Type F – 1012sqf – 500k (12 units) – 3 bedroom, 2 bathroom

    and I was told all affordable units price above is nett but is without carpark, you need to pay for additional carpark:
    1 carpark – 60k
    2 carpark – 90k

    point number 1: carpark expensive RM60k one carpark, RM90k two carpark

    I have been offered with 500k. But I dun plan to buy as is not affordable.

    I believe with 200k, is without tiles (only cement). You need to do your own renovation. Also no car parks.
    1 car park = 60k, 2 car park = 90k (front back car park given)

    The prices for the car parks offered by this developer are the most ridiculous in the market that ive heard of. I think you guys are better off boycotting this project lah. there are so many other more honourable developers out there. Why should you forcefully accept such a raw deal ? It only makes one look even more stupid taking up this offer. The developer will be thinking you are fools.

    If plus the car parks and renovation it can cause more than rm300k…it defeated the purpose of Rm200 K affordable house . Perumahan said if reject, then our name will enter in waiting list. Have to wait in long que.

    now they reduce the price for car park and upgrading already
    RM200k: 1 car park RM50k & 2 car park RM60k ; Upgrading is only RM20k
    RM300k: 1 car park RM40k & 2 car park Rm60k ; Upgrading is only EM20k for (900sqft) only
    RM500k: Free 1 car park & 2nd car park RM30k; no upgrading already full spec

    They are having the Affordable housing talks at Equatorila Hotel next Sunday, can go find out there i think.

    hmm… we have the choice of no need upgrade right?
    i actually prefer cement rendering..more western style. i think 2 car park RM60k is cheaper than other affordable housing in other project..
    the only things i like about the clovers is that the facilities are great like they have 3 swimming pools, gym and full facilties and it is not too many units as it is only 180 units compare to other affordable projects that are all more than 1,000 units!!! crazy!
    Suddenly the whole penang over supply of affordable units!!! no proper planning !

    Perhaps you need to compare this car park deal with other affordable housing projects.
    ALL other affordable housing projects (including LMC) come with ONE free car park.

    This Arasia amazingly comes with ZERO car park. Then goes on to say you can get 2 carparks for 60k. Think about it. By paying 200k you have actually ALREADY paid for the first car park. So it’s actually SECOND CAR PARK FOR 60K, which again is a total rip off. Think about it.

    true.. but LMC have to wait for at least 10 years and the price of LMC hard to go up :(
    i can still afford affordable so i would prefer not associate with LMC..sorry just my preference not agaist LMC though 😉

    i wont be going on 19th. Still thinking whether want to commit or not. according to them we need to pay minimum 5% + RM500 for legal fees upon balloting. another 5% can be settled within 2 weeks time.

    only thing i like about it is the location, facilities provided. The maintenance fees will be RM 0.20 sen/sqft. so for house with 728sqft the maintenance will be RM145.60/month. It has 3 type of swimming pool, gym, tennis court.

    Each affordable unit must come with one car park. That is the guideline issued by the council . How could this developer charge for the first one which must be given free??? I think someone should lodge a complaint against this errant developer! and to whose who are in the market for affordable housing, i suggest to look elsewhere la. This is the worst offer Ive come across in the market among the affordable projects being launched.

    Yup agree with u Man of Steel. they should come up with 1 free car park and another one can be bought up to people’s capability. Some more they are selling back to back car park. means with out taking out the front car they cannot take out the behind car. its only possible if 2 car park allocated for 1 apartment.

    i asked the perumahan and developer, they said their project was approved before so the new guildline of 1 affordable 1 car park was implemented recently so can’t be changed.
    the developer said the cost of building affordable is high wor especially after GST materials all up but can’t adjust the pricing of the units… hmm… we won’t get charge GST right? not our prob so we buy would be worthy right? no price increase ?

    If the developer refuses to change its offer and stick to previous guidelines then purchasers too can opt for other better offers.

    Cost of building affects all developers lah wei, no one developer is more special than another. so what kind of excuse is this??? Other developers too have to manage their affairs according to market conditions. This excuse doesnt give the developer the right to behave out of norm.

    I dont have to waste my time, breath and energy on this developer. If the deal is raw I can always exercise my right not to part with my hard earned money to this developer. As ive said before, there are many other better deals outside.

    On your point that all developers copy each other, please cite me one current affordable project where the developer sells the first car park attached to the parcel for RM60K (which is supposed to be given free) and two car parks for 90k. I’d like to be pointed to the right direction. Appreciate your enlightenment.

    hmm… RM60k for first car park & RM90k for 2?!!
    I got mine RM40k for first car park or RM60k for 2…..
    i know the one in Tg Tokong free 1 car park but 2nd car park rm60k….so about the same ended up. somemore 1,000 plus units… not much facilities but location is better
    oh well, we all have diff preferences and i have committed with the clovers so i will just support it. good luck in finding the dream home then 😉

    Upgrade package is RM20k (2’x2′ tiles and toilet) which is almost same with Ramah upgrade package, better than Ideal RM40k upgrade package…

    Is totally different compare to ramah pavilion, ramah giving the first one free and second one 30k, Bigger units area, without upgrading ramah give finishing already. As for ideal, they also offer the first car park free, and second one 50k, bigger units area too, without upgrading also give finishing.

    I also curious about the 50% discount of stamp duty, but when I asked lawyer, he said this only apply during MOT which is after the construction. I don’t wan to get cheated, you guys know the info?

    I am very concern regarding the 50% discount on stamp duty for first time buyer. I had asked the lawyer after ballot, but he said this 50% discount is only apply to process of MOT (transfer of strata title from developer to owner) which only happen after construction completed…Any idea guys?

    They said: “Tak tahu, Kita tak jaga hal ini, p tanya developer…”

    Leeden, I justed called n clarified with lawyer firm. They said we entitled for 50% discount on loan stamp duty. As for the S&P, there is minimal charges RM10 on processing the document. This is because the house yet transfer to strata title. In future, when transfer on strata title then the actual S&P stamp duty will incurred. They dont know if we will get 50% discount on S&P stamp duty during transfer of strata title as it depends on government policy whether any extention period in future. For sure now, we will get discounts on loan stamp duty.

    is chargeable in accordance to the Purchase Price as follow:

    Some of The Clovers’ units did not include car park.
    Some units sell above 500k

    ckw, yaya. i also got the news this morning. According to the perumahan guideline, the affordable unit should come with 1 carpark. Mean, let say i got the offer of 300k, and the package should include 1 carpark then i only need to buy another carpark where the clover said one car park is RM40k. However now i am bought two carparks which is RM60K. So the developer is earn extra RM20K from me.
    Besides that, anyone had went to sign the Statutory Declaration?

    Well if the developer chooses to be competitive and on par with market trends, it could still absorb the cost of one car park since all other affordable projects come with one free car park. After all under the new guidlines all developers would have to provide one free car park anyway. If they dont, you guys can add up the costs and see if its still “affordable” as they claim. Until you part with your money, buyers still hold the ace. The choice is up to you.

    Developer said the 300k 900 sq ft unavailable mean all unit has been balloted. I think the one 300K come with car park is 700+ sq ft. You may call the developer to confirm again.

    300k — reno + 1 car park for 728sf and 776sf, add 1cp is 20k… 900sf for 300k finished selling.
    400k — reno for 900sf (higher floor), 1cp for 30k, 2cp for 50k.

    This is what I get the info from developer…

    According to a explanation from a banker, conceptually the offer of (i) BR 3.80% & fixed 0.6% is better than (ii) BR 3.65% & fixed 0.75%.

    This is due to offer (i) have lower spread 0.6% as compare to (ii) 0.75%. If after some day, the BR for both (i) & (ii) is reach to 4.0% with its respective spread limit maintain at same level, then the effective interest rate for both (i) & (ii) will become 4.6% & 4.75%. So (i) is a choice for lower interest rate.

    This simple analysis is applicable for those decide to select flexi instead of fixed loan package.

    they took around a month plus because they said they give 2 weeks time to let us go get our loan approve first before stamping which i think is good because if once stamped and loan not approve… additional fees need to pay…

    As I being informed by developer…full spec mean you will get the same thing as the 1598sqft unit…actually affordable house also not that cheap if u compare per square feet unit price. Affordable house in the clover just smaller in size but not in standard. Good luck to all of those who get it..:)
