I wirhdraw EPF to pay for downpayment to Ideal.
I received the stamped S&P from S&A end of Nov’15, but the lawyer told me the loan agreement haven’t get stamped yet, wondering when can get it since we already received the stamped S&P.
After withdraw EPF and paid to Ideal, the staff told me the official receipt will be post to me after 3 weeks, wondering is it same to other One Foresta buyers as well?

One Foresta is in piling stage now. Block C – 100% piling. Block D – 60% piling completed. You can check Ideal FB or call to office.

Why taking so long, you have to check with San & Associate lawyer to expedite the s&p stamp, otherwise they will priority other buyers s&p stamping.

You can get apply loan from developer panel banker and selected finance executive. This will make loan offer process faster as they knew developer latest project background.
You still can apply loan from your wanted banker and your like finance executive which provide good service to you. But you must make sure your banker to have enough info above this project, hence the bank offer letter would be process fast.
The panel bankers has little experiences. Mostly are junior bankers. I prefer to find senior bankers. If the bank has authority in one foresta project, you can find your preferred banker. The bank has all info.

My banker is from RHB, PBB and Hong Leong. RHB one is experience senior banker and explain to me in details for every question I ask (1st time buyer concern). But PBB one is a Junior and not professional.
Rhb. u can find your prefered banker or recommended by your friends. Rhb offered me 4.45 whereas pb can’t even approve my loan. Lol. Due to horrible experience with junior banker

Below are my 2 cents comments when you are going to apply for housing loan:
1) Get senior banker which having >5 years experience dealing with customers
2) Loan BR rate the lowest the better, but it depending on your borrowing amount. You can asked your banker to appear to get the lower BR rate.
3) Get the Fully flexi loan which have less lock down periods and able to get reduce progressing interest if dump money to reduce principle during construction.
4) Make sure the bank branch is nearer to your housing area, hence if got any payment or loan problem, you can easily get help from bank branch. Most of the bank HQ are located at Kuala Lumpur.
5) The bank must have online banking service, after you accepted the loan and your loan account must link to your saving/current bank account. You have on-line banking to access your saving/current and loan account, hence you can monitor the loan account transaction online during construction.
6) The bank loan able to offer you the lowest cost of MLTA.

I never heard Maybank no offer loan for “open market unit”, you have to checked with maybank officer and asking why? If you eligible in strong financial status, maybank should offer you the housing loan. Never got bank got business and don’t to do. Unless Maybank has mutual agreement between the bank and developer to stop provide loan for “open market unit”

RM398k open units are the RM350k gov units. Have two carparks, no upgrade package, though it does come with additional grille door and 4 air cond points + piping compared to the super basic unit of RM300k gov unit

Thanks for the update. Whenever i go to Ideal they always ask me to wait. Until last month i told them i cannot wait i want to cancel, they told me stamping most probably in Feb. Hopefully no more delay.

Normally if you no follow up with Ideal, then they will put priority to Block C first as the 2(a) stage already completed on 16 DEC 2016 and Ideal is chasing banks to perform first draw down urgently. For those Block C just sign s&p, Ideal will follow up urgently and will speed up the s&p stamping within 2 weeks and 1 month for loan agreement.

Some affordable units are open to public with additional price of rm50k and most of them are sold. 350k units for public is standard unit only meanwhile for affordable unit 350k is with 2carparks. Means those lucky got affordable one received rm50k angpow.
Foresta starting price rm300k for standard unit is a good deal especially its a condo with facilities. No need to worry that you will have cheap or pariah neighbour staying next to you. Grab this unit better than buy subsales low medium cost flat which are selling rm3xxk. Those low medium cost flat are full of pariah people because rm75k cost anyone also can get, i wont be stupid paying Rm3xxk for a low medium cost flat and staying with those pariah people…

Visited the main office again and many interested buyers was looking for the corner units of one foresta but unfortunately all was sold out.. Only these units of 350k are open to public selling for rm400k somemore its not corner unit. Lucky penang state control them and corner units are not open to public buyer otherwise i think they will sell for around rm440k since forestville corner unit already selling for rm500k with limited units only

Worth to invest if you compare to golden triangle, sierra residence and one imperial which are the nest of indon, bangala and nepalist. If you drive to visit the area, you will notice many nice houses around that area. That area new project mostly occupied by chinese unlike orher area full of foreigner..

meridian price consider okay already. for current situation, all house value are affected. I strongly advise yuenyuen go for one foresta if she want for investment or for ownstay. relau area really too packed with those factories foreigner workers, my relatives are getting nightmare staying with them too and they advised me not to buy at relau when they got to know I want to buy sierra condo at previously.

yup, this unit mainly buy for investment purpose. As I’m from mainland, that why not so clear the One Foresta’s location whether consider as a strategic location or not? I was went to visit the area, can notice that many landed property around that area.
you will see many nice houses there. more development coming in. for investment or ownstay for current market, one foresta is much better than relau condos. heng ee sch and international still is walking distance only, mcd&kfc and much more will be going in also.

May i know how long ve to wait for Developer to inform me to sign S&P ?? i ve called up developer and they just asked to me wait for their letter inform only . you can go to ballot for your unit once you received your letter. if you keep waiting, you will ended up getting the unwanted units only.. worst case is sold off completely.. now 350k unit for affordable one are selling for rm420k to public buyer. so developer are trying to earn 400k+ instead of earning 350k selling to affordable buyers.
Seemed that Ideal has cancelled the other affordable house plan in Bayan Lepas base on today news. The land area being changed to build 2 towers of condos, hotel with 300 rooms and shop offices.

thanks , yesterday i was going to look for the sales person and they told me the Block D some unit still available for booking for RM300K package . Unfortunately today when i going to paid booking fees the another sales person told me that they close up for selling Block D unit and forcing me to choose the unit at Block C nearby the pump room , lift or utilities either choose the bottom level or top level of the condo .. i really feel disappointed of this kind of developer
They are trying to push out all block C units first as block D will attracts more buyer. If they sold off block D first, block C hardly to sell and nobody wants it. Many block C buyers are actually diverted from block D one. You can read from page 1 to understand more. So you have no choice but have to get a unit in block C now? Or you still wait for block D? Block D view and facing is much better. Been to meridian previously and block D view actually better than block A,B&C but A&B got additional balcony now because noones gonna buy their actual plan for block A & B if there is not advantages over affordable unit.

One carpark rm50k is reasonable. My current condos noone willing to sell you even you offered rm80k for 1carpark.
I just book an unit in tower D facing airport view, with 3k booking fee under open unit RM400k during cny. After reading the comments here, curious on some points where the agent mentioned were different.
1) she nvr mmentioned about the 10k free rental
2) she confirmed that we are flexi to sell off the units after 5 yrs SNP signed(important that in case if really not able to pay off and need to sell off).

Hi All ,Correct me if im wrong. Before 400K package with Airport View came out, there is another package with 398K facing school.
The 398K package come along with Rm 10K rental subsidy. But the package end d before they announce the new package RM400K without RM 10 K subsidy because it facing Airport View.

Balloted a unit in Block D, signed SPA then didn’t want to move over to Block C as left only the units facing the lifts or the utilities. Until b4 cny, Ideal told me to renew my cheques.

This is very common, selling off tower C first then only starts to sell tower D, if all units at tower D taken, its hard for them to sell tower C.. In sales & marketing this happened frequently..

I’m the buyer for the 398K package. After i booked for a unit, i saw some others agent post Rm400K and some more it has good view, then i called and reconfirm. They just told me this 400K is the latest package and they withdraw out the 10K.
As for the Lock up for reselling years, I not sure it 3 years or 5 year because i haven’t sign SPA yet.
But among the project is on going in penang right now ,unless you apply thru government,else RM400K u will get 2 rooms and around 700sqf, around Rm 450 above only u will see there are 3 rooms.
There are one project called Ramah Pavilion near datuk kumbar , quite cheap but it damn far from town.
Its all depend on you. Choose the one which suit u..

Hi Cnewbie, there are 2 option here :
1. lodge a police report regarding the gangster issue.
2. Negotiate with gangster for the rubbish price, some pay RM 1800, some pay RM 800.
Usually the gangster renovation cost will be quite high,so i you have your own renovation vendor, what you can do it let the gangster do the sampah fee only or buying renovation material from those gangster and your own vendor will be doing the renovation. Its something like win win condition.
If you dont want to let the gangster earn the money, just lodge a police report.
So those who buy 300k & 350k for basic unit have to pay them rm800 or rm1.8k?

Hi Xing, I’m a first time buyer, so correct me if im wrong.
The sampah fee just need to pay if you are doing renovation. If you are not doing any renovation, then you don need to pay for it.
There are no different for 300K 350K 390K or event “open to public” unit. As long as you are going on with the renovation, then you have to pay for it.
What i heard is 1 years or 3 years after the OC pass, we as the owner of the one foresta can form up a Community and get rid the gangster.
Solo is not enough. Unless we stick together and fight together.

You are right. I feel every one also cannot escape from Gangster contractor once you doing any renovation like kitchen cabinet.

Hi Lek, I actually met one of the buyer in person and he told he did solve the gangster issue in his previous condo after lodging a police report. Dont know will it work for One foresta gangster.
Well we still have a few years time, hopefully some law came out to protect us from the gangster.
Actually my friend working in other developer company, she said many gangster from different area will come approach the developer once the project completed and pending for OC. If the developer can bear the pressure from those gangster, then they are no right to set up a booth within our condo’s compound. However most developer will choose not to get in trouble with those gangster, I hope after One Imperial case, it will give pressure to Ideal and won’t allow any gangster contractor in One Foresta after 3/4 years.
I am buying under affordable scheme RM400k. Just paid Rm3k for the booking fee for the Tower D unit. Currently waiting for the panel bank to call in. May i know the unit they ask me to block is confirmed unit or i still need to go thru balloting?

So thy hv no idea jz request Twr D. buyer (those balloted) move to Twr C unit. So thy can start Twr C. 1st.

I will suggest using FB to create a close group, then those owner need to send the S&P photo as a prove to join the group. Then anything related to One Foresta like site progress things or any information or updates can be posted at there. I think this will be more convenient as I think 99.9% of us have FB

Sorry typo error…if I found out duplication of unit no, then I will remove both of them from what apps group until the true owner is being confirmed, then I will include him/her back.
