One Foresta @ Bayan Lepas

    Block A and B have to pay 60k more and price increases based on floor and unit location, just for 100 sqft more? Very imbalanced pricing…

    I feel is RM350K package sell with RM398K because the agent said they got extra charges for the renovation. Besides, Tower C available units mostly all facing school, not the RM390K package which facing airport.

    Agree with you, the info I got same as what you mentioned, so the floor tile you will get is 1feet x 1feet. The other thing I will not consider was the view facing market/school.

    If not mistaken, those public price RM398K is exactly what you get for RM350K affordable unit: facing school/market, 2 car parks, 1feet x 1feet tiles etc.
    Extra charges for renovation cost is just like what you get for RM390K of affordable unit, but still facing market/school.

    The 398k units open to public are selling like hot cakes. Agents crowding the sales gallery waiting for units daily.

    Tower C facing school are now very limited. Heard that will open Tower D soon to public.

    The investors still sees opportunity and value in it.

    Yup, you are right. The agent said those RM398K unit is normal tiles and if you want to upgrade to better quality like what you get in RM390K (affordable unit), there got extra charges which will become more than RM400K++ at the end.

    Affordable houses – Can sell after 5 years from the date of stamping
    Public buyers – Only can sell after 5 years from the date of OC

    From the info given by Ideal staff, almost 90% is Chinese owners out of 2000++ units and I am glad is surrounding almost are landed properties, so it will not cause the area very congested.

    Want to hv lower density unit can go to buy Summerskye, just a mere 5 min drive away. The price? 590k for 1100s.f.

    Hearsay Ideal Queensbay project will also have 2000 units and the price expected to be 800k above for 1000s.f!

    New projects all expected to be high density.

    Please consider deeply.. After the project completion, you may need to face the “interval contractor”. You may just refer to the buyer from FV, 1sky, 1imperial.

    My info about booking fee on rm3000 by the property agent. He says booking fee will only be return after OC obtained. Wanna check if u guys going thru the same too? N the unit I got is 32nd flr. Is this a good unit? I’m afraid the sky terrace might have alot of bugs due to above 32nd flr is a sky terrace. Anyone please share their 2cents. Thanks

    Normally less ppl will consider top floor as i feel. If sky terrace really have alot of bugs, resident can complain to management & request thm to solve the problem…
    I jz worry in future got wht kind of shoplot at down side building….

    Nowadays almost whole Penang Island is crowded by high dense and high sky condos especially in Georgetoen, Tanjong Pinang, Bayan baru, Sg Ara ,etc. It depend on how you define your acceptance of density in your living environment. In these congested area, even u can claim that you choose a low dense project, but just few footsteps out from your house, you also will be crowded by other high dense projects surrounding your house. You still suffering from congested living environment.

    Otherwise you can choose other area out from city like Teluk Kumbar, just the you need to consider the long travel time to town area.

    One Foresta though have 2000++ units but you still staying in your own 900sf unit, no one will come crowded your house. You have 10 lifts allocated in each Tower.

    May be you can blame that traffic will be damn congested, this is a main problem. But like what I have mentioned just now: 2000++ units in one project has not much diff compare to 20++ units project located in the housing area where consisted of 2000++ units of other projects. You still facing high dense problem unless you wiling to choose more remote area from the city.

    Dear @Island

    I have bought one unit at One Foresta and feel acceptable of living environment there. At least only couples of apartments nearby One Foresta, major land area remaining are existing landed properties such as Ideal One Residence and Setia Pearl island. There are no empty space to build any high sky building surrounding One Foresta in future.

    However, traffic jam definitely will be the major problem of One Foresta residents especially from the junction in front of Setia Triangle till the entrance at Meridien residence there. But it only just a short distance of traffic jam.

    In my opinion, if you looking an affordable house, it definitely has pros and cons. No have such kind developer wiling to build low dense project in prime location with low selling price.
    Upcoming of new policy from state government (RM150K affordable house), there will more high dense of project coming as required by developers.
    Now state government going to launch new scheme of affordable house projects (RM150K). I read from newspaper this morning, developers quite welcome the plan but they require more high dense on the building, means in future you no have any choice

    Regarding shared facilities, actually One Foresta no longer 2000++ units as Tower A & B already turned to private condo which is gated, known as Forest Ville. It has own swimming pool & other facilities in Tower B.

    One Foresta now only remained Tower C (Tower D still postpone as at now), all facilities included swimming pool which located in Tower C only shared by residents of Tower C & D.

    Tower D facing school and market side already opened to public starting last Saturday and is selling fast, Ideal previously said tower D will be postponed and request the affordable owners who balloted tower D to move to tower C is just a trick to prepare for the public sale of tower D. Actually from the Ideal facebook we can know about this as the piling process of tower D is still carry on when they said will postpone. A good move by Ideal.

    Those agents say now they only can sell facing school and market side units for tower D, the other side is for affordable house owner which i doubt whether there are so many affordable owners can afford 390k package. Maybe later those cant afford have to reject and they will open the other side facing outside to public too. Let wait and see.

    Very good if all open to public, ideal can quickly sell all to public and bulldoze project and deliver as soon as possible.

    If still wait for those State eligible taking time to accept, afraid that will encounter cash problem and projects delay. The eligible who rejected this projects sld know by now how valuable these properties are to the smart investors. That why they are snapping it up so fast!

    Anyway, those who rejected will still get a chance to buy the upcoming 750s.f unit as announced by State recently. Cheaper, smaller and lower maintain fee because no fancy lifestyle facilities. Similar to Air Asia No Frills Concept!

    Hi guys, everyone here seems so expert in property. I am a first time buyer and just put in a booking fee of Rm3k last Sunday. Bought the unit in Tower D which is open to public. Rm398k package. I didnt know got so many package. Was fighting for a unit. Gosh. Agent told me u can get back 3k in 30days if u dont want? Got myself a almost to corner unit at a good floor. However, facing school but get to see sunset still (or somewhat). However, am mulling over to change to Forestville. Wonder if it is worth it? I wanted the “facing airport” view and added balcony or the 50sf is nice. Hmmm.

    Since you are first time buyer why not go through state government as I feel now should be very easy to get an affordable unit (RM350K instead of RM398K).

    However if you got more budget, you can consider Forestville (RM450K onwards)
    One Foresta for public buyers only allowed to sell theirs unit after 5 years from the date of OC obtained while eligible buyers can sell their house 5 years from the date of stamping.

    Anyone know the status of SNP stamping at Ideal side? They already submitted our SPA for stamping?

    Thanks for your input, Mars. Yes, I did consider going through it. But I prefer flexibility eg. Can sell anytime. In case I need to relocate. And prefer choosing own unit. And I hate all those stupid requirements. One carpark? And pay so much extra for another carpark. I have decided to switch over to Forestville. Now am worried. Forestville might have problems . Tower B front completely sold. But Tower B facing school Macam tak laku. Tower A hasn’t even open. By the way, is there any community group for this project? One Foresta kah Forestville kah? Since it’s basically almost similar. So in case anything happen, we can go mogok together.

    Please think twice before buying this project.After completion, you may need to deal with the internal contractor. Reno cost is higher than market price at least 30% with no guarantee on the quality.

    @Ken no problem. If you don’t mind the extra amount u need to pay, after weighing all, I do think Forestville is a better choice. For one, you are not tied down to hold the property, and if u make some calculations, installment every month is only a little higher. But you need to hurry. Not much units left. If you are really keen, look for the lady who sits at the long table in the showroom. She is from Ideal’s appointed lawyer firm. Sometimes there are people who want to let go of their unit, she can reserve for u.

    Block a and b is forest ville. C and d is one foresta. Block c and d facing swimming pool will be also facing airport and pantai jerejak. Those who are facing school and market will b facing hill. Whatver it is, this property will be good for own stay. Definitely not for investment due to high density. I got my unit for one foresta blk C facing scholl and market too. Not much choices left as imfeel its worth buying for now. Dont forget its freehold.

    At least you can appoint your own contractor.

    In penang mostly all new property will kena internal contractor. So far, as i know of ,just deal with them on rubbish fee then u can appoint your own contractor. They wont force you to appoint them. Depends on developer too.

    I just dont understand why other owners for other properties will allow this kind of GC? they did nothing for you and still want to collect rubbish fees, is this fair or is this the trend? Even let them do the renovation, the quality is not up to par and the price is 10-20% higher. One imperial there is gathering the owners to lodge police report. Hopefully they can give the GC a lesson and dont come to One Foresta.

    What to do? Almost every new projects in Penang also got “gangster contractor”. We cannot escape from this problem one even developer also scare of them.

    As this is 30% quota open to public for affordable house projects, state government also need to control the affordable house scheme. Although you are public buyer, but there are some restriction by state like you only allowed to sell your unit in free market after 5 years from the date of OC.

    I wonder why majorities don’t like facing the school. From Feng Shui perspective, it’s all good for your children when comes to education (I learned from Peter So, HK feng shui master).

    agent say unit price is 398k, but u will be asked to borrow 420k from bank. the extra 22k is for downpayment

    why ideal want buyer to borrow MORE? so technically the unit is sold at 398k or 420k? considering the buyer actually borrows 420k…

    If the gangster problem in one imperial doesn’t solve. I am regret to buy one imperial ideal projects because now I am facing problem, they charge RM1800 for clearing Sampah, all the iron grill have to be done by them, if u bring your own contractor. U must buy the bricks, cement sand from them, do u image how much they charge or u have to hand in almost 10k per unit for them, don’t regret after buying , me really suffer!

    I had the same feeling with all of you 3 years ago, can’t wait for a minute to sign the SnP.

    After project completion and OC obtain, I am stuck with the renovation and I cant move in
    before CNY as the GC is taking charge for the projects. Frankly, I have not guts for reporting and I have no “background”.

    Feel hopeless…

    JP, can you actually borrow 100% from bank? Suppose to be 90%.
    Meaning, we inform bank that the value of One Foresta is 420k. Borrow 90% is 378k. Then ur own money for downpayment is 20k.
    So total 378 + 20 = 398k.

    This is what they say low downpayment. It is not 10% of the value like old tradition. If 10% downpayment, you will have to pay 42k.

    I’m in dilemma to get Forest Ville. But downpayment will be higher. That’s the tough part. We can’t even withdraw EPF Acc2 to pay downpayment. And the higher the floor, the more expensive it is.

    May I know what happen to our loan agreement? Why still need to wait another 2 months only can get back the stamped copy since they said S&P already stamped.
    If confirm to wait another 2 months should be ok, just worry after 2 months they still tell us to wait for another 2 months.
    The longer time they drag us, for those buyers who currently rent a house will need to bear another few months rental.

    I feel most buyers also will not be very happy if any developer delaying thier S&P stamping, somemore Ideal already bank in our downpayment before stamping which should not a correct process.
    You are making me curious wether you are come from Ideal as buyers worrying about their S&P status also related to your business?

    The S&P finally is stamped and ready to be collected at San & Associates office. My friend received a call from S&A to collect back his S&P anytime for EPF withdrawal purpose.

    I feel those buyers who use EPF to pay for down payment will receive call from S&A very soon to collect their stamped SPA.

    Hi got anyone noticed the Mutual Understanding Agreement 1.4 (a) stated that “that the Purchaser shall waive all his rights to challenge and/ or make any claims against the Vendor in any manner whatsoever notwithstanding any provisions to the contrary either under the Principal Agreement, or at law or in equity”?

    Is this meaning we cannot claim anything from developer as it has been override the buyers’ rights which stated in SPA.

    If I sign an agreement with you saying you can kill me anytime without any blame from me, does it mean that if you actually kill me, the police cannot arrest and bring you to court?

    Of course not, everyone is bound by the rule of law. For properties, you have strata title law to cover you, and there is a strata tribunal court, whereby legal actions can be taken against developers for failing to perform their basic duties, at minimal cost. Just sign and pay up lah…:)

    If you choose block C facing school/market definitely no have any view unless a green forest, the existing apartment is quite a big gap from the block C as they are separated by new school and market.
    However, for those block C below 15th level units which facing airport/ swimming pool may be blocked by Mutiara Perdana low cost apartment.

    Actually both side also got existing low cost apartments where 3 blocks of Mutiara Perdana 2 located just in front of block C (facing airport), divided by a stream as I noticed from the site contruction whereas another side facing market will see another 2 blocks of Mutiara Perdana 1 low cost apartment. However they have some distance until you can see the whole buildings from block C as in between Ideal will construct Sin Chung Primary School and a wet market.

    by new regulations passed out recently, ideal may no longer be able to sell these units at current price. i dont know much but i expect lots of changes may be coming soon and those whole already signed may well feel “loss” when units be open up again at cheaper prices (due to new regulations on affordable housing in penang)

    now i am in crossroads. sign or not…

    What regulation is that?
    I would have expected it to be increase in household income limit for affordable housing purchase.
    Previously, there was news that Penang gov will increase household income limit by 2k. Meaning, to purchase the One Foresta of RM300k, you will need to be between 8k and 10k as opposed to previously 6k to 8k.
    I highly doubt Ideal will reduce the RM300k to RM200k to maintain buyers from household income of 6k to 8k

    Fyi, get to know All project from Ideal Property, upon completion there will be gangster contractor force you to take up their renovation service or else need to pay so-call “sampah fee”. They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.

    RM150K package is not same like current affordable house projects as they getting smaller and high dense, no have condo facilities like swimming pool, and may be got other surcharges.
    It just a bit upgraded from RM75K low medium cost house.

    So if you have other insider news regarding One Foresta?

    You are right, now 30% of affordable house unit can be opened for public (Penang voters) to purchase with seling price 10% higher than normal price for bayan lepas/ teluk kumbar area and 20% higher than nomal price at town area/ tanjong tokong.

    The 30% open for public will be more expensive. Like One Foresta, those RM350K units are now selling with RM398K. The other project i-Santorini I read from Ideal facebook, now opening to public market at price RM430K-460K.

    Following the new scheme, this affordable house package will be remained unchange. New package for RM150K will not fall under this category which will be more likely to low medium cost house.

    I think all buyer of One Foresta will get free 1 year maintenance fee. Because i also sign S&P and pay down payment for Ideal in 1 months. Thy also din’t give any resit or letter about free 1 year maintenance fee. But alrdy 2months d, i still haven’t receive any msg from Ideal to collect the S&P. Quick long & almost wan CNY d….
