One Foresta @ Bayan Lepas

    Because this project require registration, and strict requirement. Not everyone is qualified so Ah Chai cannot say “lai lai sapu sapu”.

    2 blocks for 1342 units is very high dense. around 15 units per floor. infrastructure there need to improve first.

    But if the correct target audience bought it, why not? According to the rules, Affordable Houses 300-400k is for household earning between rm8,000-rm10,000 a month right?

    Couple earn 8k a month, living there themselves, and it’s their only home. They can comfortably pay mortgage, afford a car or even two car if they go for cheaper cars, and eat well sleep well. That’s what “affordable” means in my book.

    This isn’t some low-medium cost flat. And since cannot rent out and cannot in this case, only for Penangites or people staying/working in Penang for 5 years +? Sounds like a nice place to live if you want to avoid foreign labour, providing their rules stick around long enough.

    I hope the buyer and the authority will emphasize the rules. If each buyer willing to stay and not to rented it out, it will be a good housing area. Everybody must stick to the law.

    But, how about the other housing area cost more that 500k which the owner bought just to get it leased?? no more tenant later on? or will be occupied by the factory workers from other country?

    I believe in free market, but not without regulations. Some may hate regulations because they can’t profit from it, or it makes their life harder in some ways.

    Free market – If you can’t afford to keep paying the mortgage without renting it out, maybe it’s time you sell it off. Can’t sell it off because everyone expect houses to be cheaper? Sell it off cheaper or go bankrupt, either way let others who can afford it to own it from now. Quite simple.

    Regulation – The authority should enforce some kind of law where it is illegal to sqeeze x number of people into y square feet of space. Example, max number of permanent resident per 1000 square feet condo should be 6. Hot bunking not allowed. See how many factory would rent an entire condo for 6 worker.

    Also, if you worried that some will do that, have a foreign worker quota system. This prevents a foreign enclave from being formed. I think Singapore is doing this, but I could be wrong. Say a 5% quota would mean a condo with 200 unit can only have max 10 unit rented out to foreign worker. With only 6 person max per unit, that would only be 60 foreign worker, one bus load won’t be that bad right?

    Either way it’s just my opinion, it may or may not be popular, but sometime things need to be done to ensure quality living.

    Show unit open for viewing now. Overall is not bad. Those want to owe their own house, can consider better than rent because rent only help tenant to pay monthly installement.

    I went to their sales gallery…looks good…slightly inside from sea…nowadays Penang moving to high rise residence due to shortage of land. They have 3 packages, 300k, 350k and 380k. third one is the best offer. With 2 car parks, free legal fees and SPA, 10k renovation voucher with more quality materials. Well, depends on the deposit that we need to pay…pay more, less loan, less monthly installment. Maintenance fees is RM121 only….why wait…? Just go and register….till GST just around the corner…

    original units with upgrading package cost me 390k, and it is just 900sq. ft. With 8k more i can buy ramah pavilion with 1350sq. ft. and it is 4 rooms. It crazy that ideal charge us so much in the upgrading package.

    I agree with Katherin, Ideal defeat the purpose of providing affordable Homes to the people of Penang, we have to pay one third more from the original price to upgrade our units and additional car park. With the additional 100k upgrading work it cost us additional RM500 per month bank loan to serve for the next 35 years. For me I rather pay additional RM500 for a bigger unit as in the future when I start up a family the bigger house can accommodate all my family members.

    The other thing is One Foresta look like another low cost or low medium cost flat to me as they are offering 2000 plus units with the same design under that project, although they claim that they have condo facility but during the last visit to their shows gallery I ask them what facility that they provide and what the size of the facility they can’t explain it to me. That day I have one thought if let say 2000 units with 4 person in a units there is 8000 people already during weekends 10% of the people come down and use the facility that is 800 people already.

    You are right. The CORE of this affordable homes by Ideal is just to make more money by building more units and not having to build low cost flats. Looks like our state gov is not on our side. The state is condoning Ideal’s greedy act.

    Same goes for TJ Tkong’s I-Santorini. Ideal came up with this nice looking greek design at first and announce it to the world. After that, revise it to a 2000-unit “sardine” affordable project, and quietly changing the design to 3 blocks of low cost flat design, but with the same name to confuse the public. Again, our state is doing nothing about that!

    I guess you never stay in condo before, that’s why got this kind of of wrong perception. There is no such condo with nearly 100% occupation, means every day almost all units got people staying there. That’s only happens to low cost flat with every room rented out to foreign workers..And those who staying in condo, if got 5% people using the facility (like swimming pool) every day, that’s miracle already, maybe during first year (new toilet’s effect). At the end, mostly end up sitting at home watching TV.

    You wanna hint that majority of condo residents are stupid? Also go and check those guarded and gated landed property which came with swimming pool as well, how many % of residents go to swim once a week? Many landed house owners paid a lot of money doing renovation on their balcony like put fancy glass fence lar, buying table and chair, sound like plan to every day sit at there enjoy life drinking coffee. The fact, mostly end up only use it to dry clothes.

    you can not treat affordable home buyer as condo buyer, most of the buyer are 1st time buyer they are genuine buyer as they buy the unit for future stay, then terran’s calculation of the usage of the facilities will be taken in place.

    Same one. At the beginning people will try to use (especially for those 1st time stay in property with facilities) . You ask all people living in condos, super condo, medium condo, new condos (few years), old condos, whatever condos came with facility. See how frequent they go to swim, go to play ping pong, go to sit and study in so called “reading room”, go to sauna, use the foot reflexology track, go to sky garden enjoying “scenic view”.

    @Vin Yes you are correct. The developer said it is impossible to gated as the gate/stopper will spoil with >2k units residences in and out daily. Furthermore the ground floor is commercial unit.

    I received sms from ideal on this project, saying that they will send a invitation letter withask us to prepare rm5k refundable deposit to securea seat on the balloting day. And its first come first served basis, so is every one register with the office will also get this invitation?? I just wonder the application dont need to go thru the government? And have to pay 5k before know whether u will get a unit? Im new to the property market, any one have any idea? Thanks

    @Clementchen i also received it yesterday. Ideal balloting process is different with others. During the visit on their soft launch, i did check on the process of application. They said, the applicant need to pass the loan approval then only they submit the affordable form to government. They said this is to save their time. During the balloting, we need to prepare 10% down payment. I m not sure why they asked us to pay 5k to reserve a seat for balloting.

    Hi Guys, Just now i called to clarify on the RM5K deposit. They said this deposit is to reserve a seat for balloting day and it will deduct again the 10% down payment. However if they found out the applicant is not the first time buyer, they will fine RM2K from this RM5K deposit. I am not sure after fine, the person will still get the unit or not.
    I did ask them on what circumstances we will not get full refund (e.g. loan not approve, qualified but not select by perumahan due to many applicants) but they did not answer to my questions.

    Thanks guy, yea, ut doesnt make aanysense if just want to save time by asking oeople pay 5k and 10% downpayment before they submit the form to government, if any if the reason causing we not qualified, they are able to charge whatever admin fees from our 5k and 10% downpayment!     One of Ideal staff ask me to prepare 5k to ballot then on ballot day pay developer 10%.. If I pay 10% then the state housing don’t approve me, will I still get back my 10%? weird… what kind of procedure is this?

    Does it mean that if I pay RM5K to the lawyer of Ideal, I will surely be secured a unit even without State’s approval? If that is true, then we don’t hv to register in Komtar. And if its only a 50-50 chance, whats the point??? Meaning Ideal is trying to pull the customers over with their 5K.

    One Foresta is Freehold. Why son no place to sleep after 99 years?

    Ideal say 5k cheque won’t banked in. Want to pay cash also don’t accept. Only banked in after loan approved, State approved. Then only pay 10% less 5k. Those not sure and still keen better check again. 2k deduct cos have property and still want to buy and got State rejection. 3k to refund and not qualify to buy. Also understand that bank won’t not give loan if CCris shows got other housing loan!

    Noticed they really tell off those who already owned property who still insist to try! These ppl create false demand and serve them right!

    When it comes to buying in such outback locations, I guess there’s no such thing as which is a better location, it’s all up to each buyer’s requirements, maybe proximity to work etc.

    If you’re really looking for LOCATION, you’d have to go to Tanjung-Gurney. That is a location buy, widely recognized regionally, and it’s as good as gold.

    Yes, will go back and re confirm. They did say will not bank in cheque until State give clearance I.e approval. Another concern is these developers now developing mass proj and if cash flow not strong is very scary. May end up like Majestic Heights cos poor sales and no fund! So must do own due-D. Boon Siew Group = no problem, Ideal = now owned Ideal Suncity Bhd and completed a number of projects but workmanship so so only, Msummit = who n who?

    Best source to find out is from the bankers and check which banks are participating. Need assurance cos 1st house.

    Don’t get cheated by Ideal, they ask us to pay RM5,000 now but we don’t even know whether State Housing approve or not. They are just asking us to pay RM5,000 after we see their showroom because no one else have. heard that Ramah Pavilion has a showroom, I think we should have a look at Ramah Pavilion showroom first then only make decision.

    They say 5k cheque is to hold unit balloted. If we re unhappy, can return unit and take back cheque within 30 days. Another way is to get approval from State ourselves and then only go to them to get unit. I think by then, all nice units will be gone.

    They show me flow chart and notice that the 5k cheque bank in only after Loan approved + State approved = sign agreement. No hidden agenda. Those not clear to check otherwise misunderstood n missed opportunity.

    Can also wait and see for outcome of others over the next 2 mths…saw ppl start giving deposit cheque since Saturday.

    1st time buyer :
    I check with idea staff, those who chose rm390K package is need to submit rm 5000 to idea on 19-22 March. This is for balloting the unit which will be held at the end of March. Anyone of you already decided to submit rm5000? Is the rm390K package worth it?

    Have to make decision fast. This week pay 5k deposit, next week ballot and end the wait.

    They say 5k cheque is to hold unit balloted. If we re unhappy, can return unit and take back cheque within 30 days. Another way is to get approval from State ourselves and then only go to them to get unit. I think by then, all nice units will be gone.
    They show me flow chart and notice that the 5k cheque bank in only after Loan approved + State approved = sign agreement. No hidden agenda. Those not clear to check otherwise misunderstood n missed opportunity.
    Can also wait and see for outcome of others over the next 2 mths…saw ppl start giving deposit cheque since Saturday.

    So we do not need to pay 10% downpayment when successfully get a unit?

    are you sure developer will keep it until state housing approve? that is a lot of money that they can use. we should get black and white from the company if not all our cheques I dont think is refundable.

    Good if it is bank in cos cha paid to the lawyer San & Associates. Then we can pressed both the lawyer and Ideal for bigger compensation since the committed that would not bank it in.

    Or can give chq with wrong signature so that unable to cash if they try to bank it in. Best solution I think!

    Can do own submission for PN1 form, then wait for approval and then go to any developer for a unit. But who will follow up with the status? Take leave every week to go to Komtar and check? O
    Ideal provide free PN1 form to you if you are keen and tell you to come back after approval, pay 5k and ballot. Maybe timely for Sg Ara or Balik Pulau.

    Can take back chq anytime before ballot. After ballot 30 days. Can wait State approval then go ballot or ballot first then approval. Cos ultimately can sign agreement only after approval They show process. Up to applicants but no chq means no guarantee of units after approval.

    Ideal cheat 5k and forfeit 2k? Letter mention if if applicant is already an existing property owner apart from LMC and LC, why can’t the people see that they are preventing greedy people from buying this affordable homes?

    If they just sell to these over qualified people then the deserving and eligible people will face competition from this group. Thus they strictly imposed 2k penalty on this group. If application is rejected due to other reasons, will return the 5k cheque.

    Soon developer will revert to mid-range property cos for mid range, no such issue. To book, buyers give 10k – 5% and buyers rush for it. Look at Imperial Residences, almost sold out now. To book, need 10k chq and will bank in. the Tamarind is 5% chq.

    What so difficult to understand the content of the letter. Clearly spell out that forfeiture is if State rejection reason is due to applicant already owned property other than LMC or Low Cost. Other reasons no penalty. They sent SMS again to clarify, those not sure maybe can ask to contact their lawyer I.e San & Associates since the cheque is payable to them.

    Let’s see how many going for balloting days this Fri, Sat & Sun. Ideal says can draw multiple time until buyer is happy with the unit.

    Actually this is wont make much of a difference. I believe The balloting process would take place this way
    1. your name will be called up according to the list
    2. then they will ballot
    3. you get a particular unit.
    4. if not satisfied they will tell you to move back into the queue all over again and wait for the next round until the others have balloted

    this means that your chances of landing your desired unit is also not guaranteed because others who ballot after you might walk away with their preferred unit and by the time the queue reaches you again , you could be left with the worst unit depending on how long the queue is. we all know there are 2000+ units on offer and there might be at least a few hundred people after you before the queue reaches you again.

    They cannot possibly allow one person to keep balloting untill he gets the unit he/she likes and then move on to the next person. It just doesnt make sense that way. It would then be very unfair to the person behind the queue.

    So the point im trying to make here is that the “ballot until you happy” suggestion is in fact a meaningless procedure to me. It may sound good to the ears at first but if one gives deeper thought to it it may not be as attractive as it sounds. It may however be more effective if they divide purchasers and units into smaller groups , assign groups of purchasers to certain units and cast the balloting for the respective groups simultaneously. this may shorten the waiting time for the purchaser to “ballot until he is happy” but then again, will the purchasers who have been divided and assigned to a particular group be happy to ballot for the units assigned to his group? Also tak boleh.

    Be ready for the developers staff to tell you that “hey you better take this unit you have got or else you have to wait for your turn again because its unfair to keep the others waiting. There are hundreds in the line waiting”

    Because of the pressure of having to wait in line for your next turn, im sure many will just end up taking the units they get. So does this make any difference if you can “ballot until happy”?

    I am looking at these 2 affordable homes projects > Ramah Pavilion in Teluk Kumbar and One Foresta in Bayan Lepas. Well, I might be wrong, but Ramah Pavilion is alot better compare to One Foresta. in terms of pricing, size, facilities and density, no doubt Ramah Pavilion win hands down…

    The only setback is the location in which i dont see a problem in next 2-3 years once after the road widen and the other development in the area completed (including the 5 stars hotel, Lexis)

    For those who are comparing these 2 projects, this is my own personal opinion and i would like to hear your thoughts too… :)

    One foresta purchasers don’t complain about 2000 units…etc density. If complain, the current Semi-D, terrace houses, nearby should complain first. Traffic now already choked, later with you guys, probably need 1 hour to exit the place. You guys my stuck in your condo, trying to reach main road also difficult

    Foresta is very near to Reflection and Triangle.
    Near by got many developments on going, will be easy to find various of amenities.
    Location wise Foresta wins hands down.
    Capital appreciation in future I will vote for Foresta.
    Ramah to me is quite remote, though distance may be same when compare.

    SP Setia made it very clear to all during booking their properties, that is, there will be full refund to all purchaser on their booking fees if they reject their purchase made.
    What is required is just fill in the cancellation form with stated the reason (can be anything, you name it).
    But the only term and condition is you have to do it prior SnP signing.
    As for your last statement, I ready has no comment, after all sticker meant for stick and remove.
    Anyway do you bought any Setia property before?
