y no any comment? this condo no good?
coz nobody eligible for this.
Because this project require registration, and strict requirement. Not everyone is qualified so Ah Chai cannot say “lai lai sapu sapu”.
Too bad I’m not qualified too.
Nothing to goreng here, sure quiet lah. Affordable house also look like other private condo. Really a good news. Bravo IDEAL.
300k also affordable house, wat a crap!
Affordable house 300k.
Just wonder if they manage to collect the management fee to maintain the facilities.
Worse case, will end up like flat.
Affordable house 300k.
Just wonder if they can manage to collect the management fee to maintain the facilities.
Worst case, will end up like flat.
40+ storey??!! wow…is like live at Komtar…
2 blocks for 1342 units is very high dense. around 15 units per floor. infrastructure there need to improve first.
@islander_ori
But if the correct target audience bought it, why not? According to the rules, Affordable Houses 300-400k is for household earning between rm8,000-rm10,000 a month right?
Couple earn 8k a month, living there themselves, and it’s their only home. They can comfortably pay mortgage, afford a car or even two car if they go for cheaper cars, and eat well sleep well. That’s what “affordable” means in my book.
This isn’t some low-medium cost flat. And since cannot rent out and cannot in this case, only for Penangites or people staying/working in Penang for 5 years +? Sounds like a nice place to live if you want to avoid foreign labour, providing their rules stick around long enough.
good for penangite, no need to rent anymore as u will be able to buy now.
Price is very good
@Chris
I hope the buyer and the authority will emphasize the rules. If each buyer willing to stay and not to rented it out, it will be a good housing area. Everybody must stick to the law.
But, how about the other housing area cost more that 500k which the owner bought just to get it leased?? no more tenant later on? or will be occupied by the factory workers from other country?
@jon
I believe in free market, but not without regulations. Some may hate regulations because they can’t profit from it, or it makes their life harder in some ways.
Free market – If you can’t afford to keep paying the mortgage without renting it out, maybe it’s time you sell it off. Can’t sell it off because everyone expect houses to be cheaper? Sell it off cheaper or go bankrupt, either way let others who can afford it to own it from now. Quite simple.
Regulation – The authority should enforce some kind of law where it is illegal to sqeeze x number of people into y square feet of space. Example, max number of permanent resident per 1000 square feet condo should be 6. Hot bunking not allowed. See how many factory would rent an entire condo for 6 worker.
Also, if you worried that some will do that, have a foreign worker quota system. This prevents a foreign enclave from being formed. I think Singapore is doing this, but I could be wrong. Say a 5% quota would mean a condo with 200 unit can only have max 10 unit rented out to foreign worker. With only 6 person max per unit, that would only be 60 foreign worker, one bus load won’t be that bad right?
Either way it’s just my opinion, it may or may not be popular, but sometime things need to be done to ensure quality living.
2600+ units???!!!!???!!!
Seriously!!!
got include car park?
too many names kinda confusing now….
i-condo bayan lepas = one foresta
i-condo tanjung tokong = i-santorini
is the above details correct… kindly confirm….
and then what about the affordable housing in bayan lepas which says 4 blocks of 49 storeys… by whom…. ????
but im sure ideal prop group have 5 affordable scheme… for sure…… then the clovers by asia green…. the there are about 3 affordable scheme coming up in tanjung bungah alone…. and which one is by ideal… head pain already….
Show unit open for viewing now. Overall is not bad. Those want to owe their own house, can consider better than rent because rent only help tenant to pay monthly installement.
From my long observations, the beat stack for facing jazz residence would be stack 15. As u might get slight sea view of quayside
register will do?
very easy! just pay them 5k, then they shall do everything for you.
sure? you already did it with 5k?
what’s the qualification to apply affordable house?
Hi Lee, you may refer to this link:
https://www.penangpropertytalk.com/affordable-housing/am-i-eligible-for-affordable-housing/
@Chew
I went to their sales gallery…looks good…slightly inside from sea…nowadays Penang moving to high rise residence due to shortage of land. They have 3 packages, 300k, 350k and 380k. third one is the best offer. With 2 car parks, free legal fees and SPA, 10k renovation voucher with more quality materials. Well, depends on the deposit that we need to pay…pay more, less loan, less monthly installment. Maintenance fees is RM121 only….why wait…? Just go and register….till GST just around the corner…
What are the facilities available?
OMG! imagine staying with 1,500 units, one unit one family. crazy man. give me free legal fees i also don want. try and imagine how congested around that area.
Olivia, it’s actually 2,685 units in total. lol
original units with upgrading package cost me 390k, and it is just 900sq. ft. With 8k more i can buy ramah pavilion with 1350sq. ft. and it is 4 rooms. It crazy that ideal charge us so much in the upgrading package.
still thinking of ramah pavilion as really seem affordable.
I agree with Katherin, Ideal defeat the purpose of providing affordable Homes to the people of Penang, we have to pay one third more from the original price to upgrade our units and additional car park. With the additional 100k upgrading work it cost us additional RM500 per month bank loan to serve for the next 35 years. For me I rather pay additional RM500 for a bigger unit as in the future when I start up a family the bigger house can accommodate all my family members.
The other thing is One Foresta look like another low cost or low medium cost flat to me as they are offering 2000 plus units with the same design under that project, although they claim that they have condo facility but during the last visit to their shows gallery I ask them what facility that they provide and what the size of the facility they can’t explain it to me. That day I have one thought if let say 2000 units with 4 person in a units there is 8000 people already during weekends 10% of the people come down and use the facility that is 800 people already.
@Terran
You are right. The CORE of this affordable homes by Ideal is just to make more money by building more units and not having to build low cost flats. Looks like our state gov is not on our side. The state is condoning Ideal’s greedy act.
Same goes for TJ Tkong’s I-Santorini. Ideal came up with this nice looking greek design at first and announce it to the world. After that, revise it to a 2000-unit “sardine” affordable project, and quietly changing the design to 3 blocks of low cost flat design, but with the same name to confuse the public. Again, our state is doing nothing about that!
@Terran
High dense 300k, low dense easily 500k, your choice.
@Terran
I guess you never stay in condo before, that’s why got this kind of of wrong perception. There is no such condo with nearly 100% occupation, means every day almost all units got people staying there. That’s only happens to low cost flat with every room rented out to foreign workers..And those who staying in condo, if got 5% people using the facility (like swimming pool) every day, that’s miracle already, maybe during first year (new toilet’s effect). At the end, mostly end up sitting at home watching TV.
If you dont use facilities, in the first place why you buy condo? better go buy flat
You wanna hint that majority of condo residents are stupid? Also go and check those guarded and gated landed property which came with swimming pool as well, how many % of residents go to swim once a week? Many landed house owners paid a lot of money doing renovation on their balcony like put fancy glass fence lar, buying table and chair, sound like plan to every day sit at there enjoy life drinking coffee. The fact, mostly end up only use it to dry clothes.
@ezalor
clap, clap…Bravo…well said.
another “NOT affordable” affordable home. so many high rise there and now another 2,000+ units will be built. =.=
Hi Guys,
What is your preferable affordable house. One foresta or Ramah Pavilion
@ezalor,
you can not treat affordable home buyer as condo buyer, most of the buyer are 1st time buyer they are genuine buyer as they buy the unit for future stay, then terran’s calculation of the usage of the facilities will be taken in place.
ramah pavillion is good..
@Sammy
Same one. At the beginning people will try to use (especially for those 1st time stay in property with facilities) . You ask all people living in condos, super condo, medium condo, new condos (few years), old condos, whatever condos came with facility. See how frequent they go to swim, go to play ping pong, go to sit and study in so called “reading room”, go to sauna, use the foot reflexology track, go to sky garden enjoying “scenic view”.
Ramah Pavilion is the good choice.
https://www.penangpropertytalk.com/2014/09/ramah-pavilion/comment-page-1/#comment-341359
heard they will not gated this condo anyone know hw true is this?
@Vin Yes you are correct. The developer said it is impossible to gated as the gate/stopper will spoil with >2k units residences in and out daily. Furthermore the ground floor is commercial unit.
Ya, just imagine that every morning PPL go to work and Que up in front of the guard house…really behki…
what? no gated?
seriously?
it will be danger if so.
their 2,000+ units make the affordable home look like low cost flat. my friend say pay RM5,000 then can get one unit, is it true?
It’s around 2,700 units.
A friend said pay $3k to get chelliah. Don’t know true or not.
I had reject the offer of Ramah Pavilion and apply this project. Not sure if this is the correct decision.
reject ramah? hmm..
@BK
You are making a huge mistake my fren~
Just think of 2.6k+ neighbours (if only 1 person per family)
Oh no!! Why you reject? you made the wrong decision friend. You try to walk in to Ramah office and Foresta office, attitude and feeling totally different!
@BK, your main concern is it location prob?
foresta confirm no gated?
i think you can consider clover too if you want lower dense
If gated, your touch & go gate machine will spoilt as need to up down up down too many times xD
Ya, honestly, Ramah Pavilion offer better services and package compare to One Foresta but i have concern on it location.
I received sms from ideal on this project, saying that they will send a invitation letter withask us to prepare rm5k refundable deposit to securea seat on the balloting day. And its first come first served basis, so is every one register with the office will also get this invitation?? I just wonder the application dont need to go thru the government? And have to pay 5k before know whether u will get a unit? Im new to the property market, any one have any idea? Thanks
@Clementchen i also received it yesterday. Ideal balloting process is different with others. During the visit on their soft launch, i did check on the process of application. They said, the applicant need to pass the loan approval then only they submit the affordable form to government. They said this is to save their time. During the balloting, we need to prepare 10% down payment. I m not sure why they asked us to pay 5k to reserve a seat for balloting.
Can I know they provide the packages for rm399 is include what?full furnish?thanks
i didnt receive any sms.. is it not qualified?
Hi Guys, Just now i called to clarify on the RM5K deposit. They said this deposit is to reserve a seat for balloting day and it will deduct again the 10% down payment. However if they found out the applicant is not the first time buyer, they will fine RM2K from this RM5K deposit. I am not sure after fine, the person will still get the unit or not.
I did ask them on what circumstances we will not get full refund (e.g. loan not approve, qualified but not select by perumahan due to many applicants) but they did not answer to my questions.
based on the Perumahan guideline, I thought we must register and be in de waiting list only can buy? What happens if we pay RM5k and pay 10% dy then only they submit our form? if we pay everything then perumahan reject us? this is not logic
Thanks guy, yea, ut doesnt make aanysense if just want to save time by asking oeople pay 5k and 10% downpayment before they submit the form to government, if any if the reason causing we not qualified, they are able to charge whatever admin fees from our 5k and 10% downpayment! That ideal sounds like suck blood!! Sweat!
Hi, I got sp chelliah project, I am thinking to reject that and apply one foresta…how you guys think
One of Ideal staff ask me to prepare 5k to ballot then on ballot day pay developer 10%.. If I pay 10% then the state housing don’t approve me, will I still get back my 10%? weird… what kind of procedure is this?
No need to worry, state housing will approve, as it is too many units waiting for sale 😉
why you dont want sp chelliah?
@Irene
Ask state government to publish guideline. Else all developers will have their own process. Look at Tri Pinnacle, total mess.
Does it mean that if I pay RM5K to the lawyer of Ideal, I will surely be secured a unit even without State’s approval? If that is true, then we don’t hv to register in Komtar. And if its only a 50-50 chance, whats the point??? Meaning Ideal is trying to pull the customers over with their 5K.
5k will be return back or not?
The electric and water tariff will follow the residential rate or commercial rate?
Those who receive the sms for ideal is those register 390k package?
@john u didn’t receive sms? I think only those who register 390k package receive sms. because I did not choose any package, just 300k. I think Ideal is giving priority to those with 390k first.
Chew, I also choose 300k..maybe that’s the reason..I actually got sp chelliah 200k…thinking to withdraw that and change to this project
@john.. sp chelliah not so good ?
@BK
Guys, when you guys register for this project? FYI, I had gone to register at the office on last Saturday morning, but the idea staff didn’t asking me to choose and write the package that i want on the registration form ….this is so confusing on how they choose the buyer to SMS the info.

@Elem3nt
I cant remember when i registered but i registered twice. Initially i plan for the 390k but after some considerations, i went to register again for 350k. I am not sure whether the sms received is for which package.
Chelliah is leasehold, but this is freehold
after 99 years govern take back, sons no places sleep..
I check with idea staff, those who chose rm390K package is need to submit rm 5000 to idea on 19-22 March. This is for balloting the unit which will be held at the end of March. Anyone of you already decided to submit rm5000? Is the rm390K package worth it?
Sleep in girlfriends places.
One Foresta is Freehold. Why son no place to sleep after 99 years?
Ideal say 5k cheque won’t banked in. Want to pay cash also don’t accept. Only banked in after loan approved, State approved. Then only pay 10% less 5k. Those not sure and still keen better check again. 2k deduct cos have property and still want to buy and got State rejection. 3k to refund and not qualify to buy. Also understand that bank won’t not give loan if CCris shows got other housing loan!
Noticed they really tell off those who already owned property who still insist to try! These ppl create false demand and serve them right!
Heard Ramah Pavilion is Leasehold and that why people not so Favour? Anyone can confirm? Good is that the built up is bigger…
@clementchen,
Why not you approach Ideal directly for your confusion!
Hopefully can get high floor unit facing east since all units are same price. Will have unobstructed view of sea, airport and two bridges.
Ramah Pavilion has a freehold tenure with their biggest units of 1350sq.ft for 398k only. One foresta is selling 390k for 900sqft and it so high density
as i know ramah is freehold.. jx that location problem
Actually to be frank, distance from airport to ramah pavilion and to one foresta is nearly the same.
@henry
390k when you upgrade with 2 car parks, free legal fees and SPA, 10k renovation voucher and comes with nicer tiles. No offense, Ramah is rather too far for me. They dun even have showroom for us to compare.
When it comes to buying in such outback locations, I guess there’s no such thing as which is a better location, it’s all up to each buyer’s requirements, maybe proximity to work etc.
If you’re really looking for LOCATION, you’d have to go to Tanjung-Gurney. That is a location buy, widely recognized regionally, and it’s as good as gold.
Yes, will go back and re confirm. They did say will not bank in cheque until State give clearance I.e approval. Another concern is these developers now developing mass proj and if cash flow not strong is very scary. May end up like Majestic Heights cos poor sales and no fund! So must do own due-D. Boon Siew Group = no problem, Ideal = now owned Ideal Suncity Bhd and completed a number of projects but workmanship so so only, Msummit = who n who?
Best source to find out is from the bankers and check which banks are participating. Need assurance cos 1st house.
The affordable housing just can sell after 5 years, & the buyer must dont hv any house except lc or lmc, is IT right?
Ideal service is not good. people like us who enter, they did not treat us as a buyer at the first place. makes me don feel like buying anymore. Want to sell house service must be good, isnt it? sigh…
@chin
Totally agree with you…they all are very lansi…they don’t treat u as buyer…
@chin
Too bad for Ideal if their sales staffs just sit there and do nothing when potential client walk in. They must be thinking now is still the seller market…
At least you don’t get finger pointing. I got it from a young sales guy when i asked too many questions. Really lousy.
Don’t get cheated by Ideal, they ask us to pay RM5,000 now but we don’t even know whether State Housing approve or not. They are just asking us to pay RM5,000 after we see their showroom because no one else have. heard that Ramah Pavilion has a showroom, I think we should have a look at Ramah Pavilion showroom first then only make decision.
They say 5k cheque is to hold unit balloted. If we re unhappy, can return unit and take back cheque within 30 days. Another way is to get approval from State ourselves and then only go to them to get unit. I think by then, all nice units will be gone.
They show me flow chart and notice that the 5k cheque bank in only after Loan approved + State approved = sign agreement. No hidden agenda. Those not clear to check otherwise misunderstood n missed opportunity.
Can also wait and see for outcome of others over the next 2 mths…saw ppl start giving deposit cheque since Saturday.
They even allow me to take photo of their flow chart, registration form and list of item to be upgraded. When ask how many expected to submit cheque, answer is 1500 eligible applicants! If so, really envy of many…
They say end of the year have proj at Sg Ara. Can wait to see the outcome of this proj and then go for Sg Ara if no monkey buzz happened which is better than Tlk Kumbar based on location. Say price is also below 400k.
Sungai Ara is too congested. A lot of foreign workers there now, I won’t want to buy a unit there. Teluk kumbar is better if you can foresee the future. =)
Have to make decision fast. This week pay 5k deposit, next week ballot and end the wait.
So we do not need to pay 10% downpayment when successfully get a unit?
@penang
1,500 eligible applicants x RM5,000 each = RM7.5 million.
are you sure developer will keep it until state housing approve? that is a lot of money that they can use. we should get black and white from the company if not all our cheques I dont think is refundable.
Good if it is bank in cos cha paid to the lawyer San & Associates. Then we can pressed both the lawyer and Ideal for bigger compensation since the committed that would not bank it in.
Or can give chq with wrong signature so that unable to cash if they try to bank it in. Best solution I think!
@ Ban,
You sure Teluk Kumbar less foreigner and less traffic jam?
on the way to teluk kumbar is super jam now.
as only gt widening road highway is a solution..
btw, im not sure the flyover highway is from where start and end.
@Penang dont think this is the best solution, waste of time and chq , haha =P
@Ban
sungai ara and bayan lepas area is blooming and more urbanized then teluk kumbar .
900sqft for RM300k. If a car park costed us RM25k, two car parks will be RM50k.. RM40k for renovation cost is a lot of money!! is it worth paying so much for upgrading? need advise tq
@Wendy
40k include legal fees for SnP, stamp duty, 10k reno voucher, and tiles upgrade. Most importantly, you get to choose first.
RM 390k for 900sf measn RM 430 per sqft. Is this still affordable?? Buy sub-sale better lo, at least not so extremely high dense…You guys really amazing, can live with 2.6k+ units there with no gated and guarded, somemore got one school and pasar in the center…fantabulous!!!
Which tower better? Any recommend?
go sales office, no gated as mentioned. is it true?
RM 390k for 900sf lagi..is it worth to buy?
@YO
Reasonable for the size, extra car park and interior upgrade. Don’t expect to pay less than 400k from subsales, even with 1 car park. 1.5k monthly installment still affordable for most.
Anyone know if we need to pay the interest during construction period?
@CK
Yes, the value you need to chk with banker.
Don be stupid to prepare RM5,000 to Ideal for nothing.. we should compare Ideal and Ramah deeply and think what will happen after 3 years completion only decide.
Hey guys, I received an official letter from Ideal. Anyone receive any letter from them yet? Is anyone preparing RM5k cheque to their lawyer? (worried to get cheated =.=)
My concern is that there is currently only one road reaching One Foresta from the junction.
Will there be another road build?
Afraid is too congested for 2600++ units with one small road…
@ckw
yes exactly. currently the road is already quite congested. in the near future with more den 2600++ families coming in, I cant imagine how it will become. more jam, like sungai ara now
so fast get letter. good.
when you register?
Can do own submission for PN1 form, then wait for approval and then go to any developer for a unit. But who will follow up with the status? Take leave every week to go to Komtar and check? O
Ideal provide free PN1 form to you if you are keen and tell you to come back after approval, pay 5k and ballot. Maybe timely for Sg Ara or Balik Pulau.

Previously Tri-Pinnacle cheated ppl.. now Ideal Property’s turn.. wanna cheat ppl 5k den forfeit 2k..
@Louis
Another drama soon.. why state government still don’t issue guideline on balloting? All applicants must be qualified first before balloting..
received sms mention starting today (21 mac 2015) they collect RM 2k instead of RM5k
what is this mean??
They just send a sms change from 5k to 2k. Anyone know any reason?
I submitted mine on thurs and thinking to withdraw my application.
Is it possible ??
Can take back chq anytime before ballot. After ballot 30 days. Can wait State approval then go ballot or ballot first then approval. Cos ultimately can sign agreement only after approval They show process. Up to applicants but no chq means no guarantee of units after approval.
Ideal cheat 5k and forfeit 2k? Letter mention if if applicant is already an existing property owner apart from LMC and LC, why can’t the people see that they are preventing greedy people from buying this affordable homes?
If they just sell to these over qualified people then the deserving and eligible people will face competition from this group. Thus they strictly imposed 2k penalty on this group. If application is rejected due to other reasons, will return the 5k cheque.
Soon developer will revert to mid-range property cos for mid range, no such issue. To book, buyers give 10k – 5% and buyers rush for it. Look at Imperial Residences, almost sold out now. To book, need 10k chq and will bank in. the Tamarind is 5% chq.
Insider info, not very sure, you guys go to find out.
Ideal or middle man is collecting RM10k from interested buyer ,don care how many house you have, if you get the letter only need to pay the money, is very not fare to those first time buyer, if you are state government or you have connection to them, kindly report.
@Tan,
Why worried you would be cheated?
@Kong Par
paying money without any official letter and no security, don’t you think is not secure and might be cheated?
Wow… 10k!! who to find who to find? I want to buy, because I already have one property at Butterworth..
Scam! Ideal want to penalize non-eligible buyer and here got 10k to own loophole? Get the contact and report to authority I.e. State Govt and police.
Report who is the so called Insider! If true, State Govt must take action fast.
I went to Ideal just now, and when I look at their RM390k package, they only free stamping fee. not free legal fees.that is a lot of difference there
@Mark,
You have a choice don’t you. Btw, the cheque issued to Ideal or Who?
Did you received the invitation letter? You understand the letter? Get hold of a copy and try to understand its contents.
I was thinking…41 storey buildings…is build on hill and very tall building…
Possible of noise from aeroplane since near airport…
This affordable housing are just upgraded version of
700 sq.ft. to 900 sq.ft. so do not expect too much.
This is just a rephrase of LMC to affordable housing.
@ckw
i don’t mind the possible noise from aeroplane if given a unit at 41 floor… 300k for seaview 900sf at 41 floor is unbeatable..
What so difficult to understand the content of the letter. Clearly spell out that forfeiture is if State rejection reason is due to applicant already owned property other than LMC or Low Cost. Other reasons no penalty. They sent SMS again to clarify, those not sure maybe can ask to contact their lawyer I.e San & Associates since the cheque is payable to them.
Let’s see how many going for balloting days this Fri, Sat & Sun. Ideal says can draw multiple time until buyer is happy with the unit.
@Penang
As i ask the Ideal staff on last saturday, they say can only draw for 2-3 times only
So fast ballot and can draw multiple times until satisfied? True or not? Sure everyone rush there early to get sea and airport view already.
Waiting for the balloting day to witness True or Not and from the buyers reaction will definitely tell a thousand words i.e. Happy or Unhappy.
Countdown to ballotin days startin from 27th – 29th (Fri, Sat & Sun).
@ Penang
True or not ? Happy with the unit
@Penang
First come first serve for balloting? Can draw multiple times till happy?
@Elem3nt
they said can draw till u satisfy.
@Devil Gin
OK, thanks for clarified. we will see this on the balloting day.
The new SRJK(C) Shih Chung school will be located within the development area of One Foresta affordable housing scheme. It is a good news for the parent that want to send kids to schools, but the bad new is the road will be more congested and jam.
@Elem3nt
2moro is the day..
U took the 390 package also? ?
wow…got school in the future!
Means more crowded and more jam!
Really can’t imagine 2.6k units + a school~~~
my friend said their attitude towards customers very teruk lorr.. 看不起人。
@Ballot
Actually this is wont make much of a difference. I believe The balloting process would take place this way
1. your name will be called up according to the list
2. then they will ballot
3. you get a particular unit.
4. if not satisfied they will tell you to move back into the queue all over again and wait for the next round until the others have balloted
this means that your chances of landing your desired unit is also not guaranteed because others who ballot after you might walk away with their preferred unit and by the time the queue reaches you again , you could be left with the worst unit depending on how long the queue is. we all know there are 2000+ units on offer and there might be at least a few hundred people after you before the queue reaches you again.
They cannot possibly allow one person to keep balloting untill he gets the unit he/she likes and then move on to the next person. It just doesnt make sense that way. It would then be very unfair to the person behind the queue.
@Aguero
Good point!
So the point im trying to make here is that the “ballot until you happy” suggestion is in fact a meaningless procedure to me. It may sound good to the ears at first but if one gives deeper thought to it it may not be as attractive as it sounds. It may however be more effective if they divide purchasers and units into smaller groups , assign groups of purchasers to certain units and cast the balloting for the respective groups simultaneously. this may shorten the waiting time for the purchaser to “ballot until he is happy” but then again, will the purchasers who have been divided and assigned to a particular group be happy to ballot for the units assigned to his group? Also tak boleh.
Be ready for the developers staff to tell you that “hey you better take this unit you have got or else you have to wait for your turn again because its unfair to keep the others waiting. There are hundreds in the line waiting”
Because of the pressure of having to wait in line for your next turn, im sure many will just end up taking the units they get. So does this make any difference if you can “ballot until happy”?
@Devil Gin
yes, i took the 390 package. did ideal told you when need to submit the PN1 form?
i just come back from Ideal, we really can ballot for unlimited time until you get the unit that you want. Good Luck guys.
@Elem3nt
yup. after you complete settle the bank stuff.
which tower and floor u get? mind share?
Heard the staff says will notify buyers to submit the PN1 form beginning next week. Many bankers are at their office today i.e PBB, RHB, Affin, Ambank, MBB,CIMB & Hong Leong . With so many bankers presence should be good sign.
I still think that without state housing approval is not secure even if I pay and ballot. did you ask whether the bankers confirm can do? some juz came but not even approved yet.
@Devil Gin
Tower C, 12th floor and you? You already submit the bank loan document? which bank you choose?
Can I know which tower able see view? Thanks eeveryone.
Sea view
already ballot now.. packages rm390k
Are there many people there for balloting?
not many. I think is because of their price. too expensive already. If people know how to compare with other affordable home, nobody will buy Ideal project.
@ April,
Is 390k expensive for a 900 sf? It is still below 400k ceiling price.
@April,
Since you mention ;
“If people know how to compare with other affordable home, nobody will buy Ideal project”
Maybe you do us a big favor by giving few examples. Your great help will be very much appreciated
@ April,
With your tremendous foresight on affordable housing, do us a favor will you?
ramah? foresta?
Friday packed, can see more than 500 ppl as their que no is over 700.
@April,
Ramah or foresta? Thank you
why dont wan chelliah?
cant get chelliah…any idea?.haha
Ramah & foresta is freehold,but Chelliah is leasthold
I am looking at these 2 affordable homes projects > Ramah Pavilion in Teluk Kumbar and One Foresta in Bayan Lepas. Well, I might be wrong, but Ramah Pavilion is alot better compare to One Foresta. in terms of pricing, size, facilities and density, no doubt Ramah Pavilion win hands down…
The only setback is the location in which i dont see a problem in next 2-3 years once after the road widen and the other development in the area completed (including the 5 stars hotel, Lexis)
For those who are comparing these 2 projects, this is my own personal opinion and i would like to hear your thoughts too…
when can 350k ppl ballot??
@Elem3nt
we can b neighbour..
tower C too
15 floor
submitted to few bankers dere.
now process. do u submit ur PN1 form d?
@Onlookers
if compare , of cz ramah win..
high density in foresta.
but foresta is not remote
@YO
i confirmed with developer, gated and guarded, but 2k++ unit still very high dens
if you start driving from certain place.. the distance to foresta and ramah is actually the same. foresta u hear n think is nearer, but when u really drive inside to the location, is quite far also. quite deep inside as you need to pass by many flats only reach.
If Buy Ramah Pavillion, might as well buy Balik Pulau landed house. The location at the middle of no where.
One foresta purchasers don’t complain about 2000 units…etc density. If complain, the current Semi-D, terrace houses, nearby should complain first. Traffic now already choked, later with you guys, probably need 1 hour to exit the place. You guys my stuck in your condo, trying to reach main road also difficult
Foresta is very near to Reflection and Triangle.
Near by got many developments on going, will be easy to find various of amenities.
Location wise Foresta wins hands down.
Capital appreciation in future I will vote for Foresta.
Ramah to me is quite remote, though distance may be same when compare.
Ranee, so, your deposit for Setia Sky Vista is forfeited for cancelling the booking? LOL
I think that is fair, imagine if every one is like you, book & sticker the unit, then cancel, the society will in chaos……
@Low
SP Setia made it very clear to all during booking their properties, that is, there will be full refund to all purchaser on their booking fees if they reject their purchase made.
What is required is just fill in the cancellation form with stated the reason (can be anything, you name it).
But the only term and condition is you have to do it prior SnP signing.
As for your last statement, I ready has no comment, after all sticker meant for stick and remove.
Anyway do you bought any Setia property before?
@grenggren
sure got gated and guarded?
@Sing
You should go back school and learn geography, u open goggle map, see where is Ramah where is Foresta, and if you still claim both almost same distance to many places, I’m speechless. OK, maybe you wanna argue from Ramah to Teluk Kumbar seafood, or to Balik Pulau market Ramah nearer than Foresta, ok lar, you win.
Agree with ezalor. @Sing, it’s better to do a deep research on Penang island map before commenting. I live in Balik Pulau and I know the distance very well. Geographically, One Foresta is closer to Bayan Baru town area.
Has anyone received a letter from the developer with more information regarding the project?
hi all,
I’m a property newbie here and have been staying in Penang for more than 10 years yet still renting a room due to the sky high property price. I’ve just get to know that Penang is having this so called “affordable housing” entitle for the Penangities. Can someone enlighten me of my query : since i couldn’t afford any of the previous housing unit, i didn’t think of renewing my IC to the Penang address and so I’m not being assigned to vote in Penang. Criteria stated the buyer must be a local born in Penang. In my case, am i eligible for any of the unit?
go this info from the web,…ppm.gov.my/eligibility

Onlooker..i totally agree with you…visited both sites..i wouldnt think twice to pay less for bigger ramah house compare to foresta which looks like low cost home
