Why suddenly so many affordable housing projects? Market can absorb or not?
Tanjung Bungah congestion is just going to get worse. Already terrible now.
Wah. What happen to Penang? This 6 month already come out so many affordable housing? And all this project are almost 1000 units. Now Penang housing are too extreme and don’t make sense any more.
Last time developers were busy earning money
now business not so good … to ensure continuity/survival …. “affordable” housing will be built loh
Last time we always rush to the market as next project going to be more expensive. But now seems trend turn the other way.
It is a great sign of bubble and developer are doing their job indirectly trying to cool down the property price, force the market price to come down. If burst, you die, they die, everybody die.
A great news for those who is waiting for the price to come down. It is time to enter. But of course, you can’t expect the quality to be the same.
Don’t get convinced too early by all these “affordable homes” hype. The developers might be making even more money by selling all these “affordable” homes. Why? Because (1) exemptions from building low cost homes (2) super high plot ratio for their development land, meaning building more units. (3) In the name of “affordable”, they can compromise on quality.
Are these affordable homes built based on a given quality specifications given by the state?
Are we going to loose in the end anyway because of congestion and pollution? because we need to build more roads to cater to the congestion?
And Penangites will finally have to pay for all these infrastructure building by way of higher assessment rates and higher property prices (as developers always claim that high property prices in Penang is partly due to high gov compliance cost)?
So in other words, everyone is chipping in to enrich the developers and those who enable the developers to build lots and lots of homes.
Affordable housing everywhere, want to complain house is so unaffordable also cannot already.
These days affordable house is hard to come by between 200-300k.
Below 400k, would that means 399k?
@sun
Yes, that would mean RM 399,999.99.
@Ah Beng
But how do you know that quality won’t be the same ? Currently , houses are built using sand/cement bricks only …
Brochures don’t mention the standard of PVC piping or electrical wiring
They also don’t mention the tiles type or roof type
They can charge 50% more of “quality” houses but pay 10% more for raw materials …. and you only find out after 10 years when problems come out … by then , too late liao
bsg will spoil tg bunga with this…
Penang people is the most pathetic people among Malaysian. No affordable house, complain. Got affordable house also complain. Build in mainland “ulu” place complain. Build in Penang prime area also complain.
@ezalor
haha…totally agree with you! Complain complain complain, but no good suggestion…
Too high density. affordable house will spoilt tg bungah, as the traffic will be very congested. Tg Bungah only got 2 access from town. The traffic will be like sucks later, and the jalan lembah permai is not main road, and shouldn’t allowed for heavy traffic! Landslide occurred before when there is heavy rain and wind.
Infra issue must be settle first before construction of the huge development including other affordable house in Tg Bungah and Tg Tokong.
There will be more fair only if more affordable house built in Tanjung Bungah and Tanjung Tokong area.
We see more often the affordable house/LMC build in Relau/Sg Ara area……
Do not worry people. The developers are only announcing the affordable projects now, it will take years before they can deliver the homes (at least 10 years). They rush to announce due to marketing reasons.
There will be more roads being built in the stretch from gurney to tanjung bunga to cater for all these anticipated additional traffic. You have to brace yourself for a lot of inconveniences during the road construction, and when the new roads are finally completed, you would have probably lost a big chunk of that elegant rustic feel that is so appealing to foreigners all these years within this coastal enclave.
Good? Bad? You don’t have a choice anyway! Haha…your only choice would be at the next coming polls!
How many sq ft???
Heard is 850 sf
You are absolutely right Ezalor.
@Lim
developer build expensive and luxurious condo, want to complain…. now developer and government encourage affordable housing, also want to complain…. you guys are siao and jobless….
Goppal, totally agree ! LOL!
WOW 12 levels of car park ! Round ka siao ! Everyday balik rumah pengsan after round the car park haha
already registration?
I want to apply eithr i-santorini or granito project. but difficult to choose which. one at tg.tokong, another at tg.bungah. one leasehold, one freehold. hai……
if it is u, which u choose???
I like you comments.
@clito
BSG was having plans to build high-end condos but because of the slow sentiments in property market, they quickly changed their plans to build affordable housing. Did you see it’s 53 storeys? High density flats selling at a premium price!
BSG was having plans to build supercondos but because of the slow sentiments in property market, they quickly changed their plans to build affordable housing. Did you see it’s 53 storeys? High density flats selling at a premium price!
Nowadays the trend is to pay 400k for low cost density ! hehe
At 53 stories high, you will have a fantastic view – better than supercondos!! where can you get such a view at such a cheap price??? And you want to complain about density? I really don’t understand?????
@lim
Lim, high density = more lively = more business = better choices
low density = less people = “dead place” = bad feng shui
which do you want?
At 53 stories high, everyone going to work & school at the sometime = wait for 1 hr at top flr for the lift. This is affordable homes with many units per flr. Not luxury condo with 2, 4 or 6 units per flr n high rise!
Try to take lift at Desa Green at only 17th stories high and experience the long waiting time and frustrating ride down or up.
Lift stop at almost every flr during peak hours.
Is this open for register? How to get it
oh dear right next to the quarry that has been blasting the bed rock near there for over 30 years. Wouldnt like to be on the proposed 50th storey units!!!! yeiks..not sure how stable the land there is!!!!!!
Wah…so dangerous lo…
it is a great investment as people can rent their house to student with RM1k each.. my god ~
How to register?
I’m a businessman. Traffic congestion mean good business for me. But however, I never saw this scene at kelawai & pulau tikus anymore few years ago. Our Penang Government build divided at raja Uda n smoothen the traffic. According to “Feng Shui”, the road must contain “Ying” & “Yang” only it will Prosper. The divided have block the “Ying” n “Yang”, let’s see for few more years and I can 100% guaranteed u that u can easily find shop lot for rent at Raja Uda. I’m a PKR supporter as well.
can go to where get the more detail?
Affordable house with 400K at penang consider nice already with 800 sq.ft.
Buy buy buy then rent rent rent to all the students there..$$$$$$
@Mex
With your kind of intention I really hope you are not eligible for Affordable Housing. If not, shame on you for robbing deserving Penang folks from owning a home.
asking for suggestion,
I apply for granito and pinnacle, but I actually wish to get granito.
And now i receive offer letter for pinnacle. How ar?
Their project team told us both infront and behind of this project granito is the septic area. You want smell shit? U tot they really want to sell u tbat cheap with this affordable housing. No free lunch in this world okay
Hi anyone can share the progress of this project?
@island_lang
Just go to Komtar and tell them you wish to reject Tri Pinnacle project. See if they can help update to Granito after that.
Anyone interested ? email me bodyglove1997@hotmail.com special deal for you don miss this opportunity !!!
What deal?
i-Santorini or Granito??!! Which one better??!! I gt offer for i-Santorini, bt hesitated due to developer wit such highest density (49 levels & 2155 units). I’m in huge dilemma…Need yours opinion…
Picnic maybe I can help you to choose. Leave your contact n I’ll get back to you asap.
@penang_kia
Hi Penang_Kia, wondering if it is okay to apply for two/more afforadable house at the same time?
unit nearby M&E room will be very noisy?
@Lurvjs, you can only apply to one project at a time.
@Lurvjs
You can only apply one project at a time.
@Fighter
“i-Santorini or Granito??!! Which one better??!! I gt offer for i-Santorini, bt hesitated due to developer wit such highest density (49 levels & 2155 units). I’m in huge dilemma…Need yours opinion…”
Pros & Cons:
i-Santorini has a better location from one point of view, it is surrounded by Tesco, Strait Quay, Vantage Point, high class neighborhood… it has cooler design, more facilities, nearer to Gurney Drive and the sea, easy in-out (nearer to the main road), but it’s leasehold.
Granito, on the other hand, it is better in the sense that the location is more quiet, not so happening, but it is KMs away from the main road. Especially during the rush hour you have to go through extra jam.
Any idea when i-Santorini will be open to public?
@Lurvjs
Only one project I believe. Not sure if you can select which one, but from what I heard some developers are helping buyer to submit application to Komtar if you indicate your interests with them. Try call respective developers to ask.
Hi All, I received a call today from BSG asking to go to their sales office to select the unit that I wish to get. I thght the unit must be draw instead of I can choose myself?. anyone here can enlighten me?. By the way I received the approval letter from state government already.
@Sky

BSG offer buyers to choose their ideal unit, no ballet system. This is a POSITIVE point to choose Granito.
@Sky
BSG do not use ballot system on this affordable house project 1st come 1st get basis i believe. But they also did sold out all the 30% open public units which some ideal units already selected.
lookslike balloting or free to choose the balance units or fake reservations of good units are still the game of developer..
@Sky
May i know how long have you waited to rcv the call/letter?
@YJ
May i know how long have you waited to rcv the call/letter?
I have waited for two (2) months, still nothing from the gov…
How can I get the public units???
Will there be gaster contractor for this project?
Anyone can share their view on this project?. Not sure want to take up this offer or not.
If it’s cheap you can buy. Then rent it to TAR college students. For those who bought Mira to rent out, sure die already, price wise how to fight with this Granito! There’s going to be a price war!!
May I know how many lift and how many unit per floor? And I heard that bsg group’s project normally the corridor is narrow and the railing is very low..izzit real?
Quality of window , floor , door ?
Monthly loan 1800, rental can go to >1500 ?
Any updates on this property? Anyone bought a unit?
hi, I just receive letter ask me to go select the granito affordable housing.
would like to ask, any of you (who bought granito), do they provide any upgrade package for you ?
how many carparks for each unit ?
by ballot, or u can choose your desire unit ?
@racqiel
you can choose your preferable units, first come first serve basis. ofcoz, 30% of public unit already taken.
any update after the 10k booking fee paid?
Hi,
I got the offer letter too. The offer letter show maximum price is 300k but how come when I called to sales gallery,they said minimum price is 398k… 300k is just an indicative price and dont hv the package…
398k looks likely same price with public units. Then What is the purpose for the affordable unit while affordable units still need to hold at least 5 years?
Anyone can help me clarify? Thanks….
what?
in KOMTAR’s offer letter mention 300k. But when I call they (BSG) said no such thing 300k, minimum 398k (inclusive ‘upgrade’ package, 2 carparks, aircond, grill, some minor stuff, etc).
Is that Granito really don’t have 300k basic package (for affordable housing) ?
How much they selling for those 30% open-to-public quota? If they selling almost same price with affordable house quota, then what for we want to buy affordable house quota (tied to more stringent rules) ??
At least IDEAL’s affordable housing they still offer 300k basic package…..this BSG really….
@what_when
@xyz
Yes, it’s true. Granito don’t have RM300k package. But don’t worry, if your budget is at RM300k, you still have a bunch of choices.

For your information, minimum package for Granito is at RM 398,000.
Even the minimum package comes with upgrade, like 2×2 tiles, Bathroom tiles, air-con, water heater…and it comes with 2 carparks.
There is an optional package, which comes with 3 carparks, and of course you need to pay a high premium for that extra.
Hope this will help.
@J
How can I get the public units???
All the unit open for public was sold.
@cbc
May I know how many lift and how many unit per floor? And I heard that bsg group’s project normally the corridor is narrow and the railing is very low..izzit real?
Block A:
17 units per floor with 6 lifts
Block B:
12 units per floor with 5 lifts
I am not sure about the corridor and the railing story.
Can I add another name into my S&P?
Does anyone have any idea about this?
I heard that after 5yrs if want to sell the house we must go to e-perumahan thru government sell to buyer and the housing price was control by government. Is this true?
wow really starting price from 398k? Then the surat tawaran which mention 300k is really mis-leading and disappointing.
Also the affordable units cannot sell 5 years from O.C date rite? how about the public units, also tied to this 5 years bond ?
@what_when
Also the affordable units cannot sell 5 years from O.C date rite? how about the public units, also tied to this 5 years bond ?
Indeed, the affordable units will tied up for 5 years after O.C. Those units that open for public are not tied to this term, but it is much pricier compare to affordable unit. Heard that the price is around RM500k.
I saw the floorplan, looks like tower A and B have only 4 lifts each, with ~50 storeys high and each floor 12-17 units, 4 lifts is definitely not enough
@what_when
I saw the floorplan, looks like tower A and B have only 4 lifts each, with ~50 storeys high and each floor 12-17 units, 4 lifts is definitely not enough
Both tower have 49 floors. Level 1 to 11 are carpark, level 12 to 14 are facilities, level 15 to 49 are residential units.
Block A consist of 17 units per floor with 6 lifts.
Block B consist of 12 units per floor with 5 lifts.

11 level car park, Not a good livable condo !
@Jan
i checked with sales person, both tower also 4 lifts only… 3 passenger lift + 1 cargo / bomba lift
not enough for high density condo
@Buyer
11 level car park, Not a good livable condo !
According to plan, there are three (3) entrances to the carpark, one is at the 1st floor, the other two will be at the middle floor. To ease the residents from go round and round in the carpark.
@racqiel
i checked with sales person, both tower also 4 lifts only… 3 passenger lift + 1 cargo / bomba lift
not enough for high density condo
I just got the update from the sales representative last week, they will add 1 more lift for Block A, and 2 more for Block B.
I guess mine is the latest update?
@Jan
i just back from Permai Gallery 2 days ago, the floor plan still maintain 4 lifts, thr sales person did not mention there is plan to add lift.
Did you see their floorplan ?
Last time i went to their sales gallery, they said the completion might be 2020 or late?
@racqiel
i just back from Permai Gallery 2 days ago, the floor plan still maintain 4 lifts, thr sales person did not mention there is plan to add lift.

Verbally, they inform. They have no updated floor plan, but a sales representative alter it with pen. I guess they won’t cheat…
@Ming
Last time i went to their sales gallery, they said the completion might be 2020 or late?
Indeed, 2020 is the estimation date of completion.
why complaint so much, after all this is affordable housing to serve poor family for those earning peanut, u all should graceful to get a shelter in penang for the peanut price. now asking for more lift, you all really ‘kom kam’, need olympic size swiming pool, 5 star lobby, 3 car parks bo ?
I received a letter and they asked me to choose unit under ‘affordable’ housing category. I went to their showroom and all the nice unit (corner, seaview) are chosen. Besides, the sales person was very rude when I asked more questions. This so called affordable housing cost RM400k, 430k or even higher for seaview. This is not for poor people. It is for middle income to high income people.
@Jackie
I bought a unit as well, under affordable housing. 398k, 2 carparks, high floor, south facing, with stove, 2 water heater, 1 air-cond.
398k is the lowest price according to them. corner units or seaview will cost another 20-30k more.
i believe there are still a lot south/west facing units with 398k. Of course the seaview unit are all sapu by people because there are sell in the 30% public units. (with additional 30k premium).
with this price tag they label it as affordable house therefore it really dont meant for poor or lower income people.
If you buy affordable house don’t complain much, many people paying more than 500k at Relau or other place, for normal condominium around that area about 700k. You pay for what you deserved!
@Ryu
That’s because they have actually overpaid for those more than 500k condos in Relau. Too bad.
Extra 30K for public is cheap, compared with i-santorini extra 100k.
that’s why u see the 30% public quota units got snap-off in no time
anymore public unit up for sale?
@Jackie

If your budget is below RM398k, you still have a bunch of choices. You can apply it through the developer respectively.

@fiona,I bought a condo less than 1k sq ft and costs about 546k in Relau, what you think?
@Ryu
In today’s market, you can get better value condos in Relau for sure. You have affordable homes being built in Relau as well. The main purpose of these affordable homes by the state (price higher than 300k) is really to “counter” the rising price of properties. The quality of these affordable condos are suppose to be as good as any normal condos, if not better. But then again, it wasn’t clear a few years back whether the state would go ahead with such policy.
@fiona
How do you think these affordable condos costing more than 300k will turn out?
Like like like!!!!

can i know wat is the interest rate now for housing loan ? i looking for lowest int rate…thanks
@shwan
Go and ask your salean to recommend.
@shwan
You will get as low as 4.45% p.a. at the banks below:
1. Affin Bank
2. UOB
3. RHB
4. Public Bank
But it’s also subject to the risks underwriting. Bear in mind, different bank has different policy of underwriting. You may submit your application to all the banks above at the same time.
Hope that this will help.
@shwan
I got mine at 4.40% p.a. without buying MRTA.
If buy MRTA, can get even lower at 4.38% p.a. from Ambank.
But need to fulfill some terms and condition eg put some money at FD and apply the credit card. You need to check whether it is included in the panel bank list.
@Ranee
@shwan
AmBank is a panel of this project. This is a good news from Ranee.
@Ranee
Ranee, can we know, when did you do your application with AmBank? Recently?
@Jan
I did it at end of Dec, but not this project,
Also my loan amt~400k. Not sure Granito project and if lower loan amount can get similar interest rate. Since no change on BR(currently at 3.8pa), I think should remain.
No harm for you all just make enquiry to Ambank.
now for those who have PTPTN loan and did not pay .. for sure the CCRIS get blacklisted , be aware all.
What is CCRIS?
@CCRIS
CCRIS is a bank negara report , which include all your loan facility with whole malaysia bank ..
all your loan will appear in the report. as told by the bank officer . i checked my CCRIS in BNM.
my ptptn arrear up to 65 months , my loan get rejected by the bank
very funny put name as CCRIS but donno what is CCRIS haha. Wake up la. Thanks wan for explanation.
Yes. I don’t know what is CCRIS and I want to know about it. There is nothing to be funny here. Thanks Wan.
welcome…
any bank can accept and approve CCRIS with PTPTN loan with arrears?????
@wan
As far as I know, no bank will approve loan if have PTPTN arrears.
is this project open portion for public purchase?
The portion opened for public was sold out.
You don’t have to respond to any rubbish comment. Just ignore it.
I don’t think there is any bank that is able to accept the arrears. But you can restructure your study loan with PTPTN, and your CCRIS record will be cleared.
I submitted my documents 2 weeks ago to the sales person but no update from erumah site. How long did you guys take to get the consent?
@Vincent
Personally, I don’t think the process will be relatively fast. Be patient, and I wish you’ll get the offer soon.
any update on the SnP actual date? any1 receive any letter from BSG on SnP?
When can we sign the SnP? any news from developer??? paid the deposit quite some time already.
@Samuel
@maximillan
The sales person at the showroom mentioned that they’re planning on the SnP signing, we can expect it on May or June.
@ Jan
Thanks for your info.
Hi this is Justin Ooi, i’m also buyer for this project ans still awaiting to sign SnP.
Meanwhile, me and some buyer created a facebook closed group (granito.permai.bsg) for project progress/issue/update, we wish to share and hope every future neighbor can join this group. Thanks
Does any1 know whether the developer covers the SnP expense like legal fees, stamp duty etc?
@Me
Legal fees for Loan Agreement and S&P will be bore by the developer, but not the stamp duties.
Is this project fully sold out?
any one here planning to apply for mydeposit scheme for Granito project?

@Jan Thanks for the reply
Any new bank added to the Panel Bank list?
Affin,UOB,Public Bank, RBH, Ambank
Anyone got seaview unit?

@Interested Buyer

@Interested Buyer
I believe there are still units available. 70% sold I guess.
@Samuel
Thank you Samuel. But I already submitted the MyDeposit application without these info…
@me
Do you guys see any news about MyDeposit? I thought they said they’re going to finalize the application by end of April. May almost end now…
@Jan
Thanks for the info.
I just wonder does the affordable unit able to rent out?
@Jan
called the line to ask status, the reply was “dalam proses” means dalam proses lo. LOL. asked to check further she passed me to another line which forever nobody picks up. LOL
Hi all, would like to know what is the “Surat tawaran/Pengesahan daripada Pemaju/Penjual” document that needed to upload during my application for MyDeposit. Is this refer to the government letter that I received from Komtar? or I have to request letter from BSG?
“surat pengesahan” you have to request from developer.
@Lurvjs
Surat tawaran is from the state government.
Pengesahan Pemaju is from the developer.
@me
Hm… Always like that…
May I know do u all buying this granitol is for investment or for own stay ? Heard that many PPL buying for investment.. I and my sister are buying for own stay.. those buying for investment is to rent out for students?or foreign worker?what kind of neighbors will we have?hope that is local ppl staying with us..
How’s the process .. heard that only 50% sold out .. really worry it become another empty condo
@OOI
Why you worry of this project? You bought it?
Just got my loan approved by uob after a month of process. Ptptn outstanding was on ccris. Paid a lumpsum and settled. Got my unit at the highest floor (facing the town I guess.)
@100
Yup I bought it .. facing Seaview n high floor
@Chew
i oso get the loan from UOB bishop branch.. they are fast , within 2 day approve the loan d.
@ooi, your highest floor is which floor?
@Chew, if loan approve but now ptptn only appear in ccris will there be any impact?
@Samuel
If the loan approved prior to the PTPTN kicks, you’re safe.

@ Jan:
Where you get this inventory listing? how come different with what i have signed?? my unit only got 1 air-cond
@Samuel
This is what I remember, when I was visiting the showroom months ago, the sales representative presented the packages to me this way. After your case, I think we really need to triple confirm with the developer before we sign the S&P agreement.
By the way Samuel, are you a public buyer or a state-offered buyer?
@Jan
I have confirm with the developer, they have two (2) types of inventory list, as below:-
1) Units facing mountain (facing South & facing West):
– Wet kitchen cabinet with gas hob
– 2 water heaters
– 1 air-con
– Grille door
– 2×2 floor tiles
– Toilets with full height wall tiles
– Aluminium windows frame
– 2 carparks / 3 carparks
2) Units facing TAR College & facing the sea:
– Wet kitchen cabinet with gas hob
– 2 water heaters
– 4 air-con
– Grille door
– 2×2 floor tiles
– Toilets with full height wall tiles
– Aluminium windows frame
– 2 carparks / 3 carparks
so the different is just 1 air-cond VS 4 air-cond larr ?
Also the carpark is different, some gets front-back car park (or they call it ‘tandem carpark’). Some unit gets side-by-side (or non side-by-side) carparks.
@what_when
Yes, according to the list the developer office gave.
– 1 air-con VS 4 air-con, and also,
– Mountain view VS wider view (Seaview or TAR College view)
Related to carparks some come with 2 tandem lots, some come with 2 side-by-side lots. And for 3 carparks unit, all come with 2 tandem lots with 1 extra beside.
It’s best to visit the developer to confirm your inventory list before you sign the Sales & Purchase Agreement with the lawyer.
in the SNP do they state tandem or side-by-side car park ? Or do they state the carpark lot number ?
@ Jan
Thanks for the information.
I have also called to the sales galleria, there is miscommunication between lawyer firm and developer. BSG already knew the mistake. They have already take note and will change accordingly.
I am under state govn unit.
My unit should have 4 units of air-cond instead of 1
@testing
If not mistaken, just stated the lot number. (not sure)
As they are not allow us to make a copy……..cant remember too much..haha
u signed the SNP ? i received the letter ask to sign SNP, have to call developer or lawyer to arrange signing ?
@testing
You have to call the law firm to make an appointment with them. I believe you can find the contact number on the letter or the envelop itself. You are require to go to their office to sign the SPA.
@testing
Call lawyer make appointment.
May i know the inventory list have include in the SNP?
@ET
Of course there will be an inventory list inside the SPA.

@Ben
Do you fullfill all their requirement ?
Still dreaming about MyDeposit? Wake up lah!
Rejected as well. Haha, just try luck as I know earlier the chance very slim. Suppose RM 200 mil enough for 6666 ppl and now only allocated less than 500ppl announced on newspaper.
@water fish
Abuse of power for monetary gains is a very serious crime. Think twice before you say such things.
@Karee,
I fulfilled all the requirements, but failed. No reason was mentioned. I tried to contact them but no one pick up the call for the whole day.
Well, tis is nonsense.
@Ben

Anyone have seen their facilities site plan before? I wonder why they never show us as in brochure or anything?
@Ming
You are knocking on the door of my curiosity. Let’s find out…
As we know, Level 12 to 14 (12B) are facility floors. We have a picture of 14 floor, consist of a triangular pool, along with a walking path, and a gym with full length glasses beside the pool. But this is not a detail site plan.
And how about 12 floor and 13 (12A) floor? I have no idea… And let’s not forget about the roof garden, 49 floor. And also the structure model displayed at the showroom, there is a garden / landscape with jogging track located behind the building, sitting beside the mountain.
Let’s ask, let’s find out, when will they come out with the facility site plan. Or will they not.
@Jan
Ya, that’s just all we have from them, when I request about the inventory list they also said no we can only inform verbally but you will have it when you sign snp. Why is that so? I’m kinda worried that they could simply change the plan in the future because t&c developer have the right. Did you guys know about recently Tri-pinnacle just changed their level 13 swimming pool to level 45 rooftop pool?
