Why the sewage treatment plant is not shown in the map ? Trying to camouflage

Traffic management will be a nightmare with all the small roads surrounding.

really low density with only 3++ units in the condo compared to relau. Now still have good view to choose. I have bought one pool view + city view. 4++k and have 6% rebate.

Those facing the low cost flats and bad view will have balcony. Those good view don’t have balcony.
I book unit 2 lower floor. not sure the view will block completely by low cost flat?
I think unit 4 and 5 should be better as guarantee pool view while unit 1, 2 and 3 will be facing low costs mutiara idaman with 20+ storey but only good thing is with balcony.

Actually u can go to the project site to see if it is nearer to sewage plant. I think this is not main concern as even nearby to the graveyard also alot of house earn so much profit after subsale.
The peak is one of the example. Actually frankly speaking last time i hav much concern on house nearby graveyard. Fyi, this place is very strategic and in future very near to the light phase 2 commercial, IT hubs, hotels, convention center and to name a few.

30+ storey in only very close distance. Its useless with balcony to view ppl house.

This developer has a very bad selling tactic where it design in such a way that buyer will hav hard times to choose unit where all units in this condo have imperfect thing and have so many layout. Either u take it or not. u wan view then u will lack of something. This is very bad.

The maintenance fees is quite high. Besides that, the earlier the facility include badminton court but now in the new brochure no longer have it.

No matter high cost or low cost apartment, unit 1, 2 and 3 for 700sft still will be blocked and balcony view people house in very close distance. Or else they wont be giving extra benefits. DEVELOPER knows better than us! Somemore maybe got unexpected smell from indah water.
Actually you can go to the project site to see the low cost flats if you like your house to face on it.
Alot people concern on the low cost flats and indah water. Or else people queue up to buy liao. Until now i still see some units still available. Before high cost flat build, those unit will have disadvantage if wish to sell.

How much per sft? That place is prime area very easy access to georgetown. Still have appreciation value. Even penang world city can sell above RM900/sft.

Airmas never collect any money for the booking, the the booking fees is paid to lawyer firm. It is just an agreement between lawyer firm and buyer, and in other hand is an agreement between developer and lawyer firm.
Nothing to worry, 10k booking fees is paid to lawyer firm, worst case just get refund for the RM10k booking fees.
yes. The booking fees paid to the lawyer firm is quite common as SP setia also exercise the same for the new launch project, have yet got the advertising permit, the booking fees will go to their panel lawyer first.
Bit if you cancel booking forfeit 2k as what I heard from my agent.

My advice is, better not commit yourself to this property just because you’re afraid of loosing the 2k. Anyway, it’s only 2k, you can really make a big hoo haa against the developer/lawyer for this 2k. Slowly play them. They have more to loose than you. Your maximum damage is only 2k, they have much more to loose. I am very sure in the end, you’ll get your 2k back.
Be confident in this project. Once you have booked, please be confident with it. After the light phase 2 completed from IJM, stay tune..you will see the light….

I have seen almost every project also have bad comments. But if listen to the bad comment, at the end we lose. The peak is one of the good example near to the graveyard, still a big concern for everyone but now i saw they are earning double from their purchase price.

When that day i saw when they have fair at g hotel, the small size 700sft only left few for unit 6. Now i dun know it is sold out already in the past fair at sunway carnivar. if you know, please update here.
heard that for the undersea tunnel plan to start 2016 will have bypass each between Air Itam and Tun Dr Lim Chong Eu expressway and between Gurney Drive and Tun Dr Lim Chong Eu expressway. So this condo is very strategic place in future.

Does any receive approach from bank for loan application? I received loan application from Public Bank but the bank officer is from bishop street which I think is not convenient. I would prefer to apply loan from Pb bank in Jelutong branch.

when is this project going to ‘take-off’……6 months hv passed since placing booking and having my loan passed. with advertised completion date being 2018 i doubt it will ever happen.

according to Airmas signing S&P is around March 2016. They will return 100% deposit should we choose to cancel the booking. Cancel and buy around Sg Ara area?
As I know affordable home price range is RM200k-400k. For LMC is RM72,500.
No need to think further, just cancel your booking. This is one piece of junk. Don’t waste your money.
This location is filled with low cost government house , if you want to live in “pasar” everyday then choose jelutong

Sewage treatment plant is 700m displacement distance, that is same distance with Symphony Park, or 300m away from Straits Garden. It located at Jalan Jeti Jelutong, just beside Straist Garden.
I had checked to eperumahan website n it show artis 3 under lmc cost 72500. So is it same with the units sold
by developer for 750sqf at block C? If in thi case.. it is not fair for those buyer of block c which selling price is around400k offered by developer. N if they are sharing the same facilities with block B n D, it will affect the housing price in future. why we need to pay so much but stayig together with lmc ?

I just checked with my agent. It seems that the LC flats will be built but not a part of artis3. The LC homes will be built in the future as one of the phases of Airmas projects. If you check from eperumahan website, the project name is Altis3 and number of units are different.

Yes, you read it wrongly. 700+ sqt only at block C with 400k. The price still acceptable. If you look at Quaywest Residence by Asia Green only 650sqt already selling like 400k.

i had verified the price from developer directly. they said 700 sf starting from rm445,000. which mean the starting price per square feet is rm635.
that’s a bit expensive …. if rm550 should be better.
Quay West i did apply the affordable house. the price is 400k for 725 sf if not mistaken. that was high floor. the unit i apply is mid floor cost me 300k for 700++ sf and add 1 car park for rm50k.
maybe the only different is QW is commercial title and A3 is residential title. still ….. expensive and the maintence rm0.25 mostly for reference only. have to count it for actual price after VP.
