I have to agree with you.Just also reconfirmed this project for PBA and TNB is under residential rate.Overall very impressive for quality, workmanship and it’s surrounding.

Visited my friends unit last week.Just two words.No complain.The Windows are fine with master room two Windows.The hall and bedrooms are bright,windy with sea view for type c.The timber flooring,wall finishing perfect.You’ve got fibre optic provided through TM Unifi and power supply comes with 3 phase.
I am really tickled by this debate on the window size! I have one unit here too, and I have also visited a few friends’ units. To be honest, whether dark or not, it depends on which unit. Yes, the size of the windows are smaller than usual. Corridor is also dark. Workmanship ok, ok as in corresponding to the price we pay, this should be the least E&O should give us. There are some very unlucky owners whose units face Jazzs ultra big car park exhaust fans, super noisy. Too bad.
Some units are better but some units’ facing direction is bad. I think Penang people should learn a lesson. Even a good project got some units that’s not worth to buy.

Dude, regardless. As one bro here put it earlier, there are bound to have people that will still steal, rob, rape or do drug even there are law and enforcement against it. But, at least we know our property is protected against homestay and if they still do it, they need to answer to the law and enforcement.
A good management will be able to make their homestay business miserable by disabling their card for example. Even Quayside which is known to be strict against homestay also have some homeowner trying to do that.
Agreed home stay can still happen but it happens everywhere, no need to just focus in The Tamarind.

Some of the other condo threads are literally dead not because they are the BEST properties but the worst. I have visited some of the units, for me, RM600k to RM700k mark for this kind of workmanship, nothing to murmur d. One of the best in town, tbh.

We have seen the units… and we need to fix the windows. It needs to be bigger.
Just got my keys few weeks ago. The process was quite smooth, they sent someone from finance to collect all balance money, and then ask the receptionist to hand over the cheap bag wih all keys and cards inside. (Receptionist! Wtf! Almost 900k, and i got a receptionist!).hahaha.
Looking from far, the place is not bad. Great color scheme for the building (unlike Santorini, so cartoon). But looking at closer range, finishing is ‘bad’, for the price we paid, at least. Especially corridor area, the cement wall is all crooked, tile skirting also dont have, only cement. Gym is bloody small, only 1,2,3,4….4 threadmills for 1000+ households. Wtf again. The infamous windows? Well, put it this way, when my curtain contractor came to take measurements, he looked at me and said “wtf”! Need i say more??? But one thing lah, my painter complemented the flatness of internal walls.
Make the windows bigger and I’ll buy 1 unit, deal?

Ok, after reading and hearing so many comments regarding the small windows this is my advice; if you are very particular about the window size being smaller than usual then just don’t buy it. It will save you the heartache of having to look at the windows and knowing you can’t fix it bigger.
For those who already bought it and don’t like the window size, you guys could get together in a group, agree on a reasonable size for the windows and make a formal complaint to the developer.

We really like Penang food and many oth things. Just my family of 6 ppl. Hope you don’t mind if my family uses the swimming pool, Gym, etc facilities as you know penang hotels for 6 ppl or 3 rooms are damm expensive. Looking at the number of interest generated on this thread, it shows that the public interest is very strong on Tamarind. This in fact the most active thread for all the projects here. Why bother to comment when you are not interested on the property? few group that commented here:
1) Real Owners for own stay – most have no issue with windows and satisfy with the overall quality
2) Fake Owners – tried to create the impression that this is a cheap project with nasty location and window issue. They are also not “happy” with the quality here and “regretted” buying this project
3) Real Owner for Airbnb – try to justify Airbnb is fine here
4) Sour grapes – Keep harping on Window issue and location issue when they don’t own a unit here.
For group 2 and 4, most probably they bought other projects nearby or they wanted it so badly that they hope can tarnish the reputation here. Most probably also, they are just jealous and unable to afford it.
Those who criticize this project are not sour grapes, people are entitled to their opinion whether good or bad. Leave the good comments to the sales and marketing team, this is a public thread and everyone should voice their opinion freely.

The first buyer sign the DMC with the developer. What if the first owner sell the unit do the 2nd owner need to sign the DMC? What about the next owner? Why is the deveoper is involved after sell the property to the first buyer? The developer is not the local council or government. Can the developer control the owner on what they want do to with their house after selling it?
It is the government that can control the owners on the homestay issue.
If the developer really want to stop homestay, they should have changed the title to residential like in Birch The Plaza and Birch Regency. Ivory have changed the title from commercial to Residential before the owners got their keys.
Developer wayang wayang only ma. If against homestay n convert to residential title, homestay investors all run n boycott them in future. If support homestay, residents angry lo. So, stay neutral, fence sitter, can get buyers from both sides ma. Ha ha.

Agreed! Those condo with commercial title only can do homestay. Otherwise, MBPP/government can take legal actions to against the unit owners. Developer & building management/maintenance cannot control or do anything against the owners. But residential title can rent out their units to foreign workers legally…….
You guys are totally lost with what the law says. Go and read SMA 2013 (strata management act 2013), you will then know how powerful DMC (which will then become house rules) is. Can….., you can always challenge this , challenge that, but please remember ya, you will end up paying more fines to the authorities. A word of advice, if you cant afford to own this place and have to supplement your income with homestay rentals, just sell off the place lah. Why make your own life or others life difficult????
I got my keys almost 3 weeks ago, already gave a cheque for TNB, but still haven’t got my electricity yet. What’s going on E&O, your service is so bad! We are already living in the internet age, TNB has already provided developers with online facilities, why are you taking so long????

What is so great about the DMC signed with the developer? After getting the strata title, the developer CANNOT manage the property anymore. It is the owners right. Owners must form the committee. How can the DMC signed with the developer be a valid document after the strata is issued.

True. The developer still want both the real owner and homestay buyers. With the DMC, it can still be cancelled after the strata title be issued. Future sub sale buyers will NOT need to sign any DMC with the developer. They will have nothing to do with the DMC agreement.

One of the essential features of Strata Titles Act 1985 in respect
of maintenance and management is that DMC can be enforced

subsequent buyers do not sign the DMC. For period before the
issuance of strata title, the terms stipulated in DMC may be
incorporated as house rules pursuant to Building and Common
Property (Maintenance and Management) Act 2007. These measures
enhance the commitment of the buyers, initial or subsequent,
towards their obligations in GGC.
And with this in mind, after the issuance of strata, the JMB will be formed which will definitely against homestay. How many JMB that you see in Penang actually approve homestay ?

Make thing easier for the owner. Instead of going to straight road, now we have to take a few road.
The developer get a better build up ratio ( 1:5 ) if it’s a commercial title as compare to residential title. So the developer get to build more units to sell.
To get it approve for service apartment that allow homestay / airbnb it’ll require another zoning of conversion, and all sort of requirement as well. So for Tamarind it’s commercial condominium and not service apartment. ( pangsapuri perkhitmatan ).

The stove provided is electric,so no need for gas. Toilet is well furnished,tidy and clean.No issue.The yard is enclosed.Ceiling height is 2ins to 10 feet.Quite high.E&0 provide 3 phase power supply so very stable.

one justification for the E&O smaller windows and not full height is as Iived in other sea facing apartments in other states, that if the windows are big, the rooms get very very hot. so even though, the windows may be smaller but they let enough light into the room whilst keeping it cool.
when i bought the unit, was told management fee will be about rm240 per month for type C, seems it has gone up..

Yes. You are right. The maintenance fee has gone up. This is because new calculation imposed that included common area for example car parks. What I understand is the new calculation applies to all new projects, not only in The Tamarind.
Management fees will go up immediately after JMB formed. It happened to many other projects, but Tamarind maintenance fees gone up more and sooner.
Three darks rooms:
Master bedroom:2 x 16 inches wide window
The other two bedrooms: each got ONE 16 inches wide window
Two dark toilets
One dark corridor
Facilities are quite good though.

this is the worst condo that i had ever seen, terrible. most of the units are facing jess hotel/santorini/low cost flat. the windows are just like those low cost flat,how to see seaview though the window,including the master bedroom. now, selling at 900—1.3mil, too over price.ground floor waiting area is also low class, just put a few long bench n consider good. only plus point is that they have a lot of visitor carpark, maybe the management can sell these carpark to owner later. there are many more negative points which i can.t spell out here.my decision : i won’t buy this project .

i m not a property agent,and here is for tamarind condo. anyway, with 900k budget, you can get very good condo in penang. if you want nice gardenview and good developer, consider SP setia — SKY VILLE @jelutong. if you prefer seaview, consider QUEENS RESIDENCES by ideal, if you prefer traffic jam, consider THE MUZE by HUNZA. AND, do not miss out the very nice sea and bridge view by IJM (not launch yet), cannot remember the condo name, but in front oF WATERSIDE RESIDENCES. you can forget about those condos near sg ara, bayan lepas, cheap but not for investment. tamarind suppose to be a very good condo (location, good developer, near tesco and strait quay, nice sea view (most being blocked)), but the design is really poor, not mentioning the windows. A luxury condo but get such a windows.the kitchen is so small, 2 person will be crowded. OMG, THE LOUNGE HAS TIMBER FLOORING IN DARK n LIGHT BROWN COLOR, i cannot accept and detest it.the design is really old fashion,if you are buying those old condo (built in the 90), then such design is acceptable.

Well, I understand there is plenty of choice in the market at the moment, but I am actually looking for something around Pulau Tikus or Tanjung Tokong as most of my old friends and relatives live around here. We are going to retire in a few years time (currently residing in HK) and looking to retire in PG soon. As our children are all overseas, we prefer somehing not too big (~1000sf), cozy, easy to upkeep with good neighbours.

There is no such thing as a perfect place even for a luxury condo.
Important is location, location, location.
Positive points are walking distance to Tesco, Straits Quay and Island Plaza. 15 minutes away are 2 good malls; Gurney plaza and Paragon. Medical facilities are Gleneagles, Specialist center and Adventist hospital. A garden lung nearby with great sea facing walking path.
The property itself has a great infinity pool better than many hotels’ pool. A relaxing common area though it is missing a coffee vending machine. Each respective block has it’s own nice ground floor lift waiting area but stuffy due to limited air flow.
I like the kitchen but can always be better. The cabinet doors are with anti-slam hinges and the drawers are with anti-slam close runner. It will need some work on both the kitchen and yard to make it a useable cook area.
The corridor looks better at night with full lighting.
3rd room is small and only suitable for a single bed.
The air conditioners are non inverters. With a reputed developer, I still can’t figure out why non inverters.
We looked at many properties like Marinox, Mira, Skyridge Garden, Alila 2, City Residences but finally making the decision based on location to sign up within 3 hours on meeting the sales person.

I’m a HongKongese also once interested to buy a C unit in Tamarind a couple of years ago for retirement but eventually opted for HCMC property instead. Why? The property market of Penang has been stagnant for the last few years while Vietnam on the other hands has a handsome growth. With the same price, rental yield of my HCMC apartment will be good enough to cover rental of a A or B unit in Tamarind and not to mention the price appreciation.

Within Tanjung Tokong perhaps Tamarind and Marinox are the best in terms of sea view and location (close to Tesco, Straits Quay even Gurney). Marinox’s units tend to be larger in size and most unfurnished so you must be prepared to spend more. If budget allowed, I’d love one at Andaman@Quayside or Quayside, also developed by E&O. Though a 2-bedroom apartment easily costs more than RM2m.
If you don’t need to be closed to town facilities, there are also many good choices at Batu Ferringghi. Yet for me it’s still good for a short excursion like at Shangri-La or Golden Sand… real relaxing at the pool garden… been there for 7-8 times before

Now that you mention seaview, i think most units at Tamarind dont have good seaview, even for those few units which come with seaview will be facing a massive construction site soon as E&O starts to build on the reclaimed land, which would go on for at least 15 years. Then again, I know, yes, Marinox will have the same problem too. For RM900k (my budget) , i think you can hardly find anything decent at Quayside right?

Yes you’re right, no matter Tamarind or Marinox perhaps now just partial seaview at high floor.
Even one bedroom apartment with no seaview at Quayside will cost over RM1m.
BTW, do you have MM2H status? As foreigners are not allowed to buy property under RM1m in price.

Staying there now. Positive point:
1) My unit is type A with unblocked sea view. So it is nice for me
2) The facilities so far is fantastic, the gym is using lifefitness brand so it is really nice and well equipped but the gym size might be a bit small for such a density. The lounge is nice as well with comfortable chairs and of course the pool is fantastic. They are improving the facilities even now, so i am satisfied
3) Location is near Tesco and straits quay. I even walked to Tesco to buy when I feel lazy to drive.
4) 10 min away from Gurney
5) Handover quality is fantastic. I bought a few properties before from other developers, but so far this is the best as they even clean the house nicely for you
6) Defects are in fact very min, only a few minor cosmetic defects and they rectify it within a week
7) Management is quite responsive.
Negative point:
1) Near Santorini, an influx of 2000 units
2) Car park space is just enough for 1 car and sometime block by pillar for certain car park location. Hard to open door
3) the road leading to Tamarind is a bit bumpy due to construction in Santorini
4) Those units facing Jazz gigantic fan, i feel sorry for them.
5) Kitchen is a bit small for those who like to cook.

not directly facing the exhaust. it is above the exhausts. however, the hotel owner promised to relocate those exhausts, so it will not be a problem in future. the price will soar once the exhausts are removed.

If they apply for 70% mortgage, then should be no problem, but the banks wont approve 90% for Tamarind anymore as the latest BNM guideline only values tamarind at around 70% of the original purchase price.

Ya, no such thing. I just bought one unit Block B 6h floor 1047sf (facing i-santorini) for 1.1m, and got 100% financing from maybank, public, hongleong, rhb, uob, hsbc. No problem. I heard price will go up 15% next year because of cement price increase.
