    Wah,this location is really the happening area.Last night I was with friends trying to celebrate New Year 2016 at Straits Quay but unfortunately it was packed,even Tesco parking was full.Finally,have to walk a distance to enjoy the atmosphere and gathering there.So,those who bought this project,next time just have to walk a short distance only to reach the main attraction centre.My friend who bought a unit told me he was happy to see the crowd and glad that he made the right choice to buy Tamarind.

But I think what RickyMartin is trying to say is that there is nothing special about Tamarind and this “So,those who bought this project,next time just have to walk a short distance only to reach the main attraction centre”.

    He is just trying to point out that (1) there is low cost flats beside Tamarind (2) Even they can enjoy this, without having to pay RM800psf for their homes.

    So Tamarind will not be seen as an exclusive condo, so why pay RM800psf?

    It is not what it will used to be , so if your mindset is that then it won be

    Is it true that 30% of the 2000 unit low cost flats near Tamarind is now open to the general public? Is there any criteria to be followed in order for the general public to be eligible to get a slice of this 30% units? I already own 2 properties on the island. Am I still eligible to buy into this?     Why do you want to buy low cost flat? Low cost flats will never have open market units, all have to be allocated by state, and buyers will have to qualify for strict criterias. And if I am not wrong, the low cost flats next to Tamarind only have about 1200 units in total, almost similar number to Tamarind. But of course, the land size is also smaller.

    I think the main argument here is not about what’s substituting what. It’s mainly about who got the better deal, Block A or B. Most of the Block A buyers were disappointed by the pricing of Block B which is similar to Block A, in spite of the difference of about 1 year in launching time.

    Most Block A buyers were “pressured” into buying their units (although not being able to choose their preferred unit type and price) under the presumption that there will be price increase later when Block B is launched. Of course, these are mainly property speculators, who are so used to E&O’s price tactics of increasing price for each subsequent launches. Without such tactics, flippers of Quayside and those E&O landed homes would not be asking the price of what they are asking today. Although the real transacted price is normally much lower than the asking price, but without such tactics from E&O, these houses would probably be worth 50% of what it is today.

    My opinion is all developers are out there to make profits,that’s a real fact.Of course they have their strategies,marketing to sell and also risks to take.They don’t force us to buy but we need to be smart,do some homework before we pen that signature.Gone are the days where we hear of stalled projects and so on.As long as they delivered what was promised and completes on time,that is good enough I guess.I have confidence in this project.

    I agree with you that “all developers are out there to make profits”, and that goes for any other businesses. However, we must always remember that not all “willing buyer, willing seller” transactions are ethical, the details have to be carefully looked at.

    Example, the infamous “scratch and win” schemes peddled by those thug-looking salesmen that you used to always see at supermarkets. You scratch, you win, you end up buying super expensive household goods, willing buyer willing seller right? Haha, that has been outlawed.

    Any sales process containing any elements of deceit, bad intention, misinterpretations etc can be considered unfair practices and can be made illegal.

    So back to the statement of “all developers are out there to make profits”, I’d say there must be a limit to what they can and cannot do to make that profit. I empathize those who are now stuck with useless and overpriced properties, which they cannot rent out nor sell, after falling victim to developers’ “sales & marketing strategies” during the last 5 years.

    When I decided to purchase Tamarind, I was actually looking around and went to view a few more other developments around Tanjung Tokong and Tanjung Bungah.

    I end up taking a unit at Tamarind is because of a few factors

    1. Reputable Developer
    E&O is the only developer within Seri Tanjung Piang as they have been developing luxury residential for the past 10 years. I went to the show unit and I was impress that E&O still giving really good quality finishes even at a much lower price compared to Quayside and Andaman which makes Tamarind really value for money.

    2. Master Plan Development
    A very good example is like when I was in KL, within Setia Alam I could see that Setia Eco Park which is about 700+ acres became the most ideal location. This is so similar to Seri Tanjung Pinang which it came the best residential location to live in and Tamarind is part of Seri Tanjung Pinang. The address says it all.

    3. Amenities
    This is very important because Tesco is just across the road, Straits Quay and Vantage is about 400m down the road. This is really convenient and is an added advantage for this property. Furthermore, it is only 1km away to Fettes Park where all the hawker stall, banks and other shop lots are. Not forgetting it is about 3km down to Gurney Plaza and Gurney Paragon Mall.

    4. Future Plans
    If there are future transformation and development especially when it comes to infrastructure, it will boost the value of properties within the area. Therefore, with STP2 coming up there is continuation and growth potential for E&O development. Hope the latest news of LRT/MRT that the last station will be around Tesco will come true.

    Well, I have friends telling me that they should have bought E&O properties when they launched a few years ago but because they end up listen to people. They listen to people who mentioned all kinds of nonsense and therefore they didn’t buy but now they have regretted not buying when they could have.

    Anyway, to cut the story short. I have been staying in Fettes Park since I was young and I always wanted to get a home at Seri Tanjung Pinang by E&O but as we know it has always been on the high side because they have been selling high end luxury homes.

    I am glad Tamarind came as I could actually afford to buy a unit now.

    So looking forward to meet all my new neighbours when the project is complete.

    I hope there is no designated Gangster Contractor (GC) after in this project after completion. So far almost all condos in Penang island are monopolized by GCs for the first few years after completion.

    I agreed with you. I was also brought up in this area. I have been looking for a property in this area for years and finally found Tamarind. It just fit all my criterion. Other projects are either too expensive for me or too near to the cemetery or the main road which is not my cup of tea.
    Some people may have other preference. My preference is Tamarind.

    You guys made the right choice. I personally own Quayside and I bought it back when everyone told me that it was crazy to buy at that price but look at it today and I know I made the right decision. I bought the Marinox sky villas too and it is completing in 6 months time and the price has indeed went up since I bought it as well. Sometimes you just need to filter all the noise and think logically, many people out there knows jacksh*t about the market, in the kingdom if the blind the one eye man is king.

    Thanks. I know that there will be infrastructure upgrade in this area. That is the reason I buy into this project. What I mean is that I personally dislike driving from main road straight away into the apartment driveway. Just a personal preference.

    I have to agree with you.I missed the Breeza because I seek too many opinions,some telling me its leasehold and by Uda.Somebody mentioned earlier the price now is double.Its true.Coming to Marinox Sky Villas,the timing was not right and when I was ready to buy,the price went up even its also leasehold during one of last property fair.This project is certainly worth buying but for those negative thinking,its your money,so you decide yourself.

    I went behind Island Plaza and see the road. The width of the land as I can see is similar to the current Jalan Seri Tanjung Pinang. Only able to fit 2 lanes each after the setback of pedestrian pathway.

    It’s called the Outer Ring Road anyway instead of outer ring highway or expressway ^_^

    So no expressway would be better.The current on going construction was pretty fast.Last week I was at Jazz Hotel,walk up the driveway to have a better view of this project courtesy of someone I met at their construction site.To clarify a statement,there shouldn’t be any gangster contractor as this project is almost complete with furnishing by Ikea.Maybe you need to buy a fridge,ceiling fans and some lighting unlike other projects that comes empty.

    Pls take note that the outer ring road will have a total of 6 lanes (3 lanes each way). Right now, the developer of City of Dreams is only building half of it, with the other half coming when they build their phase 2 (to be named). Nevertheless, the main contributor of noise and pollution is not the number of lanes, but the speed at which the cars are travelling. For the ring road, cars will be traveling fast (much faster than the current tanjung tokong rd) because there will not be traffic lights to slow traffic down.

    Tan, my symphathies to you….. as I understand your feelings that the ‘ home’ feeling premium location is now slowly starting to fade with all these high-rises coming up around this area. I suppose you may be owning a landed house here.

    This has however benefited a lot of people who have a lower budget and they are all very excited to own a piece of E&O. So for some this resulted in happiness, for some sadness. This is life bro, nothing is perfect in this world.

    I forgot to mention….. to get an exclusive feel 100 unit plus condo, there is a price to pay….. a very high price indeed. So this is not possible, due to low budget! You get what you pay for, nothing more nothing less.

    This is not even along the shore , the view may not be as good as quay side , plus no feeling of the wave and pounding sound will be hear

    Add 200k-300k buy quay side better

    I dont think this deserve such high price tag at all with its high density

    Quay side 5 tower but at least one tower 300 unit only , and even that also 12 unit per floor already ….some other “cheap” project got lower than this

    You are right, it’s not a good time to sell, but a good time to buy. I think the reason they want to sell is they find it very “unproductive”. They bought it for investment thinking can easily rent out around RM4k/month, a number that was given by E&O staff years ago when they bought it. The sales staff was very good in playing with their imagination that time, the “theme park” lah, what “water park” lah, this and that lah, but end up also they say the “theme park” is now slowly dying.

    The reality is you cannot easily find tenant even at RM3000/month. They got so fed up with all the “rejections” after viewings, so they explore selling it to buy something else that can be more “productive”.

    Although this project is high density but i respect all the buyer to have the gut to buy the tamarind because buying here is far more better than buying at sungai ara or relau which would have 10x population than seri tanjung pinang

    Those MNC worker who buy the tamarind is those that dont want to stay near to their workplace just because of convenience but have own identity of what they want in life , not following the sheep round circle , maybe some think that staying at strait quay got “face” so can brag about during chinese new year

    I support this tamarind buyer decision in the sense that they learn how to enjoy life beside the tradisional idiot thinking of ” convenience” when they dont even think of “unconvenience” cause by jam and high density

    Tamarind may be high density but still less dense that relau sg ara with 10 plus project

    Those MNC workers when travelling to work from Tamarind to Bayan Lepas will be 10x more jam compare to those staying at Relau area.

    When I took my friend to view this project a couple of months ago,he only need to make some important phone calls and signed up a unit on the very same day.Positive thinking will go far in life that’s why he’s so successful.If you say negative things like some did here,he will just sweep you aside.Fast thinking,did some survey,done some homework and that’s it.Opportunity only knock on your door once.

    Somebody mentioned here now’s the time to buy property which is true.If you are following property news,you will understand what I’m saying here.This year won’t be any better than last year but should pick up probably 2017.So,by the time this project completes,prices would have appreciated much.

    Those spreading rumours about RM800++psf & RM1000++psf land bought by Ewein are not guessing, but just some desperate agents selling Tamarind intentionally trying to mislead readers, naively thinking that would help to close sales. Honestly at this price point where Tamarind is being priced at, it will be at least 10 years before any investors can see any meaningful profit on their investment. There are still more measures can be taken by the state to prevent excessive price increase, they will just have to wait for the right timing to strike.:)

    Agree with you. E&O’s cost is normally very high due to poor cost management, so Tamarind’s buyers should not expect the usual E&O quality for this project. An expert once told me, do not buy just because others are buying. Only buy when the equation looks good. In order words, don’t buy on emotion, buy on logic.

    2. Elle, Michael Kors, Louis Vuitton, Hermes. It’s just a bag.
    3. Reka Indah, Ivory, Eco World, E&O Property. It’s just a house.

    Well at the end of the day, if a buyer wants to buy a Hermes, Ferrari and E&O they have the rights to do so.

    If a person is to buy a Honda, Michael Kors and Ivory is it also their rights to do so as well.

    Balik pulau also have international school. If you are from island, you will certainly know where the expats will stay. Most of them located at Northern side, tg bungah, gurney drive, Batu ferringhi. Look at seri tg pinang, if no expats stay there, the town would have died by now and it is the most expensive area per square feet wise already in Penang. The price of property in an area reflects the premium someone would pay for its location. Property 101.

    When a developer resort to assigning agents to help them sell their properties, it normally means there are no more nice units left at reasonable price. So the agents would have to hard sell (even to the extend of lying) to potential customers in order to close deal. So it’s an unspoken agreement between developer and agent that the developer is allowing the agent to lie to innocent customers to close deals. They get paid to do the dirty job.

    Yup, I heard the list price are RM1.8m for 1350 sqft, but have some rebate package. Beside that, the City of Dreams was take off alot of facilities compared to last year roadshow.

    What a mess? Someone bought it at 600k+ with 2 car parks and some bought it at 700k+ with one car park. And someone mentioned by luck.
    Do you want to face this type of situation when come to purchase property?

    I am very disappointed E&O painted the low cost flat right in front of Tamarind with the same ugly color as those beside Island Plaza. I thought they are going to do something slightly different (better) since this low cost flat is just right in front of Tamarind. *sigh*. Next time when I drive in and out of Tamarind, always have to face this big shitty structure. Regret buying this Tamarind.
