@Pundek Player
everyone have to pay MOT. So all your neighbors have to factor in their MOT as well. Having said that, you are not in advantage nor disadvantage for this because everyone have to pay for MOT. It’s not so much as saving the cost, because you can anytime pass on the cost to your buyer by factoring in the selling price.
As far as i know, none of the developers i have bought my properties from offered MOT. and DIBS has been deemed illegal scheme since they abolished it years back.
No sales, no more booking for The Margarine.
@Player
Son i will buy you margarine bread tomorrow morning as breakfast. Now go to bed.
Come on
Please give more comments
Good or bad
We are going to hit 2k comment already
Thanks to everyone make The Tamarind become famous
Good or bad
You will know after 4 years
@Random
This is Pulau Tikus area. Where can you find this schools and hospitals in this
Tsunami hit area ?
Better buy in Pulau Tikus where you can have almost anything nearby.
@Playerk
You can have anything near by too in Tanjung Tokong.
Smile bay Dental = Tanjung Tokong
Yik Clinic = Tanjung Tokong
Tejani Clinic = Tanjung Bungah
Pelita International School = Tanjung Bungah

@filterfren
Warren Buffet said you can’t produce a child in a month by having nine women pregnant. Some things just have to wait.
@Dan
Agree with Warren Buffet on this. That’s why you need to choose the woman you want to get pregnant very carefully. A good mother is someone who can bring up your child with love and care. Don’t get distracted and attracted by women who wear plenty of makeup and revealing clothes (it’s only self promo and packaging), those are just women who get you “excited” for the short term, but you will have to bear with the pain in the long run. Look around you carefully, that plain jane just right beside you might just be your dream girl!
@Random
Clinics you can have it everywhere but not hospital for healthcare. I guess
those looking for international schools have to stay in Tg. Bungah rather
than this disasters area, The Margarine.
@Player
So you mean that all the Penang richest people who are staying here in Seri Tanjung Pinang like all the MNC big bosses, CEO and Directors made a mistake by buying a property here?
Do you also mean that those who bought E&O properties and now have made million should not have bought here?
Well I guess people know their facts.
A Ferrari also has 4 wheels as a Proton buy people are WILLING to pay for it.
if you are interested email me @ bodyglove1997@hotmail.com
I was told you only need five minutes to reach Tg.Bungah and less than ten minutes to reach pulau tikus area where there are lots of things to eat and buy.So,I trust Tg.Tokong sits in between this two areas and definitely a prime location.Everything is so convenient.
@Player
STP is the centre of everything. All within reach of 15 mins. It’s all rounded.
@Player
Well I am staying at Seri Tanjung Pinang. Many bosses of other developer are also staying here and we love it and we are enjoying every single moment of it here =D
But I guess you are unable to appreciate and enjoy the best in life sadly…
Son where should we buy in pulau tikus?
Cause when daddy see the map, it is not so much away from sea compared to the margarine. Boy have you finished your margarine bread before you go to school?
@Player’s Daddy
Read above and you why ? One of The Margarine supporter !!!!! Anyhow is
much better place than this Tsunami area.
This is the best property website i ever see so far for Penang Properties information and news, for everyone who are concern or interesting properties at Penang, hence..
【Keep Calm】
My advise is for all buyers/investors please do your own homework, surf look around, visit the actual location and looking surrounding development of the area/town/city, survey and taking pro & con advises then list them out, after that measure by yourself, is the property worth for invest or not. Don’t only listening to sales person (Although I’m the sales person too =P )
【Cheers! Happy Friday & Weekends to you all】
Agreed to MJ !

@Jonathan Lee
Selling like hot cake that take 1 year yet MANY units still available !!!!!!!
Tower A sold out within one month, tower B just launched last saturday and it’s already about 70% sold. please get your facts right. Anyway, what project are you selling? i guess your business must be so bad that you have so much time to attack other projects online.
@Player
The Tamarind is the most popular project in Penang in 2015. Just accept the fact la.
@LOL
The Margarine is the “Blood Sucker” project in Penang !!!!!! Tower A sold out
within 1 month ? Bigger than The Esplanade’s canon.
@Player
If you cannot sell your project we understand because it is not E&O
If you cannot sell your project and yet having so much time to comment, please do a better job and stop wasting your time commenting nonsense

But if you really do not know what to do, I suggest you can go take up a new hobby like flying kite…
One week after the launch and the gallery still so crowded. Unbelievable.
@June
I heard a friend said a lot of people are cancelling their bookings and asking for chq return today. Dunno why, I will drop by this afternoon to find out.
@June
Yes, advertised in Mudah with 8% discount and more but no takers till today.
@fong
Ya. and once chosen, be patient.
@Player
I just visited their sales gallery. I decided to buy a unit there because of the location. Tower A is 95% sold and tower B is 70-75% sold. This is the truth I am not making it up. You can always visit their sales gallery to see for yourself. There were many people there so might have to be patient a bit.
This project should be completed by second half of 2018.Once CCC obtained,you will received your house keys together with Strata Titles.No more waiting for years to get your titles now based on new property act.Good for house buyers.I heard one more plus point is you’re provided with smart card to access to lift lobby.This is one good features I think.
Another “water fish” got caught by The Margarine. Who care if it was a false
booking trying to fool just a few.
Very good project
@Grace
Project for the “water fish” !!!!!! Why change your identity ? Feel ashamed ?
Bought a unit early hoping to pocket 100k profit when Tower B launch… Disappointed with E&O pricing…
@Player
I’m just sharing my opinion here. What is wrong with you? I just scrolled back and noticed that you have been harassing people who try to voice out their view on this project. You need a doctor. So sick
@Tower A
Too many investors la.. E&O staffs some more.. how to get profit?
Bought a unit recently, thanks E&O for not rising the price a lot…
@Tower B
You should take over my unit.. Heard Tower B facing power station..
@Grace
The one who really need a doctor is you !!!!!
@Tower B
Congratulations on your new purchase.
@Tower A
I heard it was a park
Interested pls contact Jane@016-4405426 or email to janekhor94@gmail.com for more details
Facing gov reserved land,almost fully sold out!
Get your preferable units now before its taken
Contact 012-4332820 @ Jonathan Lee for further info & packages details
I finally gave in and bought a unit too…
I love Seri Tanjung Pinang…
E&O will showcase Tamarind in property fair end of the year, sales must be quite bad.
@TPP
Where got fair? Where is that? what fair? This morning i go to their office it’s like already easily more than 70% sold.. bad meh?
What is the difference between tower A & tower B pricing?
Must be blinded by the the stickers’ game.
There were still many people in the office. Unusual for weekdays. I don’t think the price chart is fake. The sales person there also no hard sell..
@Dane
Is the S&P signed and stamped ? No, that will tell you the “bogus sales” !!!!!
A few of my relatives who stay at TT invested few units at Tamarind, expect to make a killing after OC… this is a dog eat dog world…
LOL! This must be a joke of the year!
Finally I gave up The Margarine, it’s not worth it !!!!!!!
I heard Tesco will move out from there soon any 1 know about this or just rumors?
Easiest the hottest property in Penang. Just imagine all the publicity for this project.
@Intruder
No they will not move out. Purely rumors.
I flew a drone up there in the last weekend, the view from the tamarind is actually not bad. some angle will actually have mountain and sea view.
I agree with you that The Margarine is not worth it.
That is why The Tamarind is the BEST!!!
Better than the rest.
I know you agree with me too MJ, right?
I have to remind all that this is a “Blood Sucker project !!!!!!!!
Sorry what I meant was The Margarine not The Tamarind ^_^
Actually unit 9, 11, 11A, 15 and 17 higher floor can get see view as it over looking across Straits Quay
Unit 1, 3 ,5 ,7 actually can see Tanjung Bungah sea view from mid floor and above.
Just waiting for Tsunami to strike at anytime in this area.
Sorry , today i haven take medicine
Just wait earthquake to strike whole penang and we will stay in cave.
Too high dense, unit too small. Nothing relate to luxurious living. Would this be the first project in Penang that make investors lost big?
@Go4mainland
For your info, there is no earthquake in Penang.What you felt were tremors
when earthquake struck northern Sumatra. So use your “right brain” more
than only using left.
More than 85% sold in Tower B. It’s a good sign. E&O will announce sold our very soon.. Hope I don’t miss the opportunity.
@ Block B
How can block B 85% sold? The last i checked there are still many unsold units facing the pool. Are u delusional or are you trying to console yourself?
I just checked with the staff a minute ago (9.05pm), it’s already 98% sold.
@Block B
Today you took the wrong medicine.
all sold out, I want let go my unit, 990k only, any 1 interested can pm me, thx.
@MJ
For those esteem users of this property web site, please do not try to react on behalf of me to spoil or create any chaos at here please, I’m just a normal property agent and always looking for peace please, TQ

I heard STP 2 reclamation of land failed miserably. I think this is a good news for tamarind buyers. By the way, the respond for units facing government reserve land is fantastic. For units No. 8 & 16, only 33rd Floor are left available. Sadly for those units facing play ground and pool view still have ample of available units. If I am not wrong, more than 60% are still waiting to be sold.
Visited the sales office last weekend, still have many units available, easily more than 50%. Same price with early birds also nobody wants.
Should buy 3 or 5 unit to invest and sell at 1.2~1.5mil expected obtain OC that time.
Definitely a Great location and value. Buy more Gain more.
@Player
This guy is just funny that keep having role play on behalf of other people.
Hey pls la, you thought other ppl stupid like you and cant recognise the real person?
You need to improve your standard.
You are just the little chicken boy..
Interested pls do not hesitate to contact Jane @016-4405426 or email to janekhor94@gmail.com
@Player
Can i know where is the margarine located?
@cool_man
Hey chicken head, don’t try to be smart as you are as stupid as a chicken head.
@curious buyer
The Margarine is located in Seri Tanjung Pinang !!!!
@Player
Which part of STP? I heard the signboard of PORR is up, just next to Island Plaza low cost flat. If Tamarind is near PORR, then it will be very noisy. Where is the location actually?
@danny
It is located opposite Tesco, behind Jazz Residence. Walk from Tesco it should be within 5 minutes.
As long as it is not situated beside E&O Phase 1 terrace houses, then it is ok. I heard from a contractor friend that the building of PORR will start very soon. Marinox, E&O Phase 1 terrace houses, and some E&O semi-d’s near low cost flats will be severely affected.
@danny
Now you know where The Margarine and in the path of Tsunami.
@grace
“Severe” is very subjective and is immeasurable. Please get the contractor to share with us what will be the exact effect of the construction of PORR to the residents nearby, and if they already foresee the problem, why are they not finding solution to solve the issue. Otherwise, how are they qualified for the project if they couldnt avoid such severe effect to the surrounding residents?
@Player
Yes i hope Tsunami come soon and carry you away. you are such a nuisance here, I saw what you have been doing here by imitating other people’s identity and causes disturbance.
@LOL
The most severe effect is not during the construction of PORR, but after, when PORR is fully operational. How severe? A good gauge would be The Light Linear, something similar. Why are the residents nearby not finding a solution? Well, they are. Many of those landed E&O owners located right next to PORR are already starting to sell their homes.
@LOL
Those supporting especially you will be carried away when the Tsunami
strike !!!!!
Really Tsunami that brings all the people from all around to buy The Tamarind.
Just like the Tsunami, people just swept the units.
Tsunami of customers
Tsunami of buyers
Tsunami of first time home owners
Tsunami of investors
Tsunami Tsunami Tsunami. Win liao!!
This is literally bestselling project in penang for 2015.. tower A sold out before end of cny and now tower B is 70% sold just less than 2 weeks after official launch last Friday. Market has been slow but this project is simply amazing
@Amazed
Their official launch is not on last Friday, it was a Saturday!
@LOL
Oops, sorry made a mistake. So it’s one day less than i thought. I salute how these people managed to sell their property like Sin Nam Huat selling chicken rice. sipek fast.
@Amazed
This is tamarind, i think asam laksa will be a better analogy. Like kek lok si asam laksa.
So sad so many people are going to be carried away by tsunami.
Just ignore this sick fellow here. other than cursing he has nothing better to do.
@LOL
I realised that Player is the most loyal supporter of this project. You see the frequency he comment on this thread, it seems like he has nothing better to do than cursing people here. I think he is either paid to do so, or he could be agent from other developer who try to attack the project because of good response.
@Amazed
Wherever i come from, you are in tsunami for sure. together with the Margarine you promote.
Made booking for a Type C unit today, sales person was very good and is able to give very detail explanation.
I can see that E&O sales person treats their customers very well. Even though I did not buy a multi million dollar unit but the treatment made me felt like although I was a customer wanting to purchase a multi million home.
Keep up the good work.
@Jeffrey
Another waterfish!!! they treat you so good because nobody else want to buy their project!
Confirm is a gunner from other project. See the way he response to every positive feedback.
@Jeffrey
Congratulations to your purchase. I was treated equally well when i went to visit the gallery. The sales person was very generous and honest when sharing the information. To the very least, they did not boast on the seaview. They just told us if we could get the seaview it’s a bonus. By the way, our unit is No 15
Well. He will tell you as below:
Player : Another waterfish!!! they treat you so good because nobody else want to buy their project!
For your information, real Tsunami never hit Penang except the waves. Use ur left and right brain more
Always Tsunami, bei sian mie? LOLz
@Jeffrey
I’d have to agree with you that most E&O sales people have good knowledge of the products they are selling. The company has trained them well. However, based on my 30 years experience in buying and selling properties (as an individual investor), good and valuable properties have nothing to do with how well the sales people talk. I have bought properties from the lousiest sales people before, 0 knowledge of the product, no sales motivation etc, but end up the property turned out to be the best value and highest appreciation in the end.
Professional sales staff, chic sales gallery, luxury show units, these are all packaging and distractions. It’s like make up and sexy dress for girls. But what’s “inside” is totally another thing. Look around you, that plain looking girl next door could just be what you have ever dream of!..;)
@Go4mainland
Tsunami disaster Penang will alway be remembered by Penangites. Your
hidden agenda for sales and money will be criticized doomed by the people.
That was not waves as suggested by you. Any surfers around when this
Tsunami happened ? I see that you are trying to use your right brain more
but it doesn’t work. Try again the next time.
@grace
You are right. Those E&O sales are trained to sweet talk those uninformed buyers. There are many of them in this forum who now regret buying Tamarind.
@peter
can you give example what are the regrets?
Probably,the most talked about project in Penang for this year,no wonder the response is fantastic and sales so good despite economy slow down.A good buy.
@Phang
Spending on advertising to promote The Margarine and the response is not well
received. This is what happening to this reclaimed area.
I beg to differ. Being nice to customers is a virtue that should be encouraged. There is nothing wrong to be courteous to your customers. Besides, they are providing right information to customers. At least they dare to say there is no sea view. You may buy from developer who treat you badly but be cautious of what is stated in the agreement and their after sale service.
Interested buyer please email to daveskt@gmail.com
Grab it fast while attractive package are available !
Interested buyer please email to daveskt@gmail.com
@Dave
Attractive package will be available all year long until it is 100% sold out. Before I booked my unit on 30th November 2015, they said the 2% discount will end on that month. But until today they are still offering the 2% discount after all those pep talk. So there is no need for you to use the same marketing gimmick on your potential buyers.
Now there is no more 600k+ units, i went to the office yesterday the cheapest unit was 730k onwards, but it was still a good buy.. so i took the unit. it’s facing the playground side so i can see my kid playing next time. you all should visit the sales office to check out the project instead of just reading the anonymous comments here..
That’s how these sales people lure innocent and weak minded people into this Tamarind showroom, telling them 600k, 730k still available. But once you’re there, you end up signing for RM780psf. Even if you suddenly wake up and realize the trap, it’s ok for the agent because as an agent, they want to show E&O they are actively bringing in “waterfish” to the gallery, so that next time they have higher chances to be E&O agent in the next project.
@June
the 730k facing playground shd be lower floor right?
how about those facing government reserve land? still gt unit below 750k?
Interested pls do not hesitate to contact jane@016-4405426 or email to jane94@gmail.com for more details. thank you
@Dan
You don’t have to beg to differ. I did not say there is anything wrong to be courteous to customers. All I am saying is, the future appreciation rate of any property does not depend on how courteous the customer service is. All I am saying is don’t get blinded by their courtousy.
I think still got. but it was above 30 floor, i was scared of high so i didnt take those. My agent who brought me there did tell me there was no more 600k plus, so i wasnt cheated like you say. i think it’s rude to adress property buyer as waterfish in public forum… we are just buying houses.
@krissy
***Now or Never!***

THANK YOU
I am planning to let go of an extra unit facing government reserve land with 2 ground floor indoor carparks on the 26th floor. (with a nice unit number). Interested buyers (direct purchasers) kindly email me at l3elletan@hotmail.com
@Belle, Hi, your unit stack, model and how much you selling?
I beg to differ because I don’t see anything wrong for Jeffery to praise the salesman and be happy with his purchase. He has engaged with a pretty girl. I see no reason to ask him to find a plain girl.
@jason could you drop me your email? I’ll email you the details
@Belle
You should know better….. you are not allowed to sell until after OC is issued! And neither can you transfer. The only way out is to cut loss at 10% of purchase price if you have already signed the SPA.
@filterfren
Who told you the only way to cut lost is to forfeit your 10% down payment? Don’t you know you still can cancel if your s&p has not stamp yet? Please get your facts right before you condemn anyone.
@Pundek Player
Once you sign the S&P it is as good as stamping because you are at the discretion of the developer. So yes only way is to forfeit 10% unless developers kind enough to give you full refund for your lack of prepareness aka emotional buying without thinking it through before buying. That is why don’t sign the S&P until you get the loan approval or have enough time to think twice first.
no worry, if bank loan is rejected, developed is bound legally to refund you the deposit paid…
This is not fully true, is because if SPA is executed (signed) then it falls in a different clause
i) where up to fifty per centum (50%) of the purchase price has been paid, an amount equal to ten per centum (10%) of the purchase price;
up to 10% can be forfeited.
(ii) where more than fifty per centum (50%) of the purchase price has been paid, an amount equal to twenty per centum (20%) of the purchase price;
up to 20% can be forfeited
@ Pundek Player
You need to go back to school to check the meaning of the word ‘condemn’ and where this word can be used. This word has no relevance in this context of opinion!
Good Day!
Units are getting limited,up to 70% sold !

So boring after the player stop barking here
Come on
Please let the dog out
This “Paria” dog is none other than stray dogs left behind by SPCA.
There are a lot of good bargains out there, especially for newly completed projects. Most of the buyers for these projects made their purchase 3-4 years ago during the “frenzy” with DIBS, rebates etc. If you are willing to wait a little bit longer, price will head further south. Bank loan defaults are going up, those marginally going default are growing by the day. Good luck fellas!
@fifi
You may be correct, fifi. But this may not true hold if property is located on Penang island itself, especially in the good locations. Good locations prices may stagnate, but won’t fall.
Nevertheless, I wouldn’t pay rm 800k+ for a so-called ‘view’ on a 1047sf of space. RM 800k + for 1300sf is okay, but not for 1047sf, no matter how ‘good’ the view can be!
@filterfren
Well, I won’t disagree with you on that. But one thing is for sure, as prices come down, regardless good or bad locations, buyers’ “perception” of value will be changed. For those who signed up Tamarind Block A, they all thought they got the deal of the century when they bought it early 2015. Things have changed a lot since then.
Many of them now think it’s not such a good deal after all, consoling themselves with “Good locations prices may stagnate, but won’t fall”. With prevalent price drops in resale market, even E&O folks’ perception of value has changed, hence no price increase for Block B.
Moving forward, things are going to look worse in 2016. With more products of “DIBS” and “irrational buying” getting completed and coming into resale market, value perception will again be calibrated down.
This I have to agree, BUT if we do proper research these houses are mostly clustered in Sungai Ara, Bayan Baru, Bayan Lepas and mostly in Relau.
The only projects around Seri Tanjung Pinang which will be completing soon
1. The Jazz Hotel and Residence
This is a hotel and basically not for own stay
2. Marinox by Masmayer
This is on a leasehold land. Simfornia which is in front of this project is selling for RM1.6m where by the Ariza Terraces by E&O which is freehold is going for RM2.3-RM2.5m. Same location but we can see a better appreciation on freehold project.
Nonetheless, I am not saying that the project is not good as project like Brezza has also appreciated because of the location but it is proven that Freehold properties have a better appreciation compared to leasehold properties.
Wow! Tamarind win liao…Good news…from thestar it seems that the 8th stop at Tanjung Tokong will be around Island Plaza area and the last or 9th stop will be located near to Tesco Tanjung Tokong.

@Property123
Lift your head up, take a deep breath, you have to look at the big picture. You missed out on that. There are simply too much supply. Quayside selling price and rentals are getting ridiculously low. No choice, no takers, sellers all waiting until fed up.
Player,
Looks like you already lure to the dark side of the force. Please return back to the Jedi path.
The only unforunate path will be buying
The Margarine.It”s the path to bankruptcy.
Please prove to me which unit is selling ridiculously low?
Through statistics from the Penang state housing department, Quayside owners are making 50%-80% profit since completion in 2013 and this is based on transaction recorded by NAPIC.
They are all smiling and laughing
1 bedroom Quayside rental for non sea view averaging from RM3,000 – RM3,500
1 bedroom Quayside rental for sea view averaging from RM4,000 – RM4,500
1 bedroom Quayside sales lowest I can see is around 1.15m but was purchased at RM750K = this is a 50% profit.
All can be seen check in I-Property, Property Guru and in Mudah.com
So how ridiculously low can it get =) I think owners are all laughing at your statement.
Many units are left vacant in Quayside. Can’t let out and not been able to sell
off !!!!!!
@Property 123
I think 50% profit is very common in Penang island especially the T
@Property 123
Owners are squeezing their balls.
@ property 123
Even bank valuation means nothing if there are no buyers / markets.
@Property 123
Expats are moving to Queensbay area, it is getting harder and harder for Quayside to get tenants. I won’t be smiling is I can’t rent out my high price condo with high maintenance fees and loan interest.
@Property 123
Expats are moving to Queensbay area, it is getting harder and harder for Quayside to get tenants. I won’t be smiling if I can’t rent out my high price condo with high maintenance fees and loan interest.
I think the so called clustered area like Sg Ara, Relau, Bayan Lepas are more easier to sell and rent compare to those Seri Tanjung Pinang area due to many working class non Penangites from outstation who work in FTZ prefer those area.
Those area houses are more affordable and reasonable vs their income and distance to work place is shorter.
All my outstation colleagues either rented or bought house at that area.
And they are growing to a very big population.
@Ranee
Property prices in those areas you mentioned like Sg. Ara, Relau, Bayan Lepas are dropping by the day. You are right that the houses in these areas are more affordable (cheaper relative to Tamarind), but with the number of units coming into the market + the price relative to the income level of the population in these areas, you simply do not have enough renters and buyers to sustain the current price level. There are no more land in Bayan Lepas for new factories, you have new land only in Batu Kawan. If I were you, instead of Bayan Lepas, I’d buy mainland.
@mike
Not too sure about your claim. It is not about their work place but the international schools. Their wives have to send their kids to Dalat and uplands school. So i seriously doubt your claim.
@Liz
I am not sure whether they have preferred international schools that you claimed, but many expats who work in Kulim and Bayan Lepas are staying around Queensbay area now. You should check out Queensbay Mall during weekend, so many of them shopping for grocery and drinking at pubs nearby. Completely different scene compared to many years ago.
@Liz
There’s no need for you to elaborate more on this issue. If mike wants to get an investment property in Bayan Lepas, let him be. Just keep what you know to yourself, no need to share it here.
@mike
There are still plenty of expats here at tg tokong, tg bungah, batu ferringhi and gurney drive. We see them shopping and eating every weekend.
@mike
While asking Liz to check out Queensbay Mall, you may want to check out the two international schools mentioned by Liz and other amenities nearby STP. Ppl have preferences for different reason. Not all expats like to stay near industrial area.
@wookie
My former boss (a Singaporean) who now works as CEO in one of factory in Kulim, prefers to stay in Penang island and don’t mind to travel every day.
He said mainland is too quiet for him.
All, Merry Christmas and Happy New Year… Hope all your good wishes will come thru..
What to check ? Swampy land, termites and Tsunami area.
To all, Merry Christmas & a Happy New Year.. Let us all being positive and move forward. How to progress if one is negative in nature.
@Ranee
When you mentioned “Those area houses are more affordable and reasonable vs their income and distance to work place is shorter. All my outstation colleagues either rented or bought house at that area. And they are growing to a very big population.”, I would assume you’re talking about those mid-income engineers. When it comes to cost sensitive mid-income engineers, mainland is a good choice, and more so for years to come But if you’re talking about CEOs, I guess only a very limited pool of cost sensitive Sporean CEOs are looking for affordabilty in Bayan Lepas?? Hahaha!!.
@Phang
Being positive is not good enough. You have to go the extra mile, do something about it now before it’s too late. For those who still have the chance to cut loss, it is worth exploring your options. Get up and do it before it’s too late.
Tanjung tokong and gurney area still has the potential. I see it becoming Wanchai or Causeway bay of Hong Kong..
@Dane
Entry level police constable in Hong Kong earns a starting salary of RM13,000 per month. Do you see it becoming the same for police constable in Tanjung tokong and gurney area?
@ Dane
House prices are also falling in HK for your information…..
@Dane
Already Tsunami Bay of Penang.
@Player
You are very smart, which part of penang was not hit by Tsunami?
All i see here are:
People are saying Lamborghini is TOO expensive who will buy
People here are saying the maintenance is too expensive
People here are saying celebrity crashed their Lamborghini and injured themselves
Many says only crazy people will buy Lamborghini.
People can say what they want but the bottom line here is can those people who are saying all these afford a Lamborghini or have they even driven a Lamborghini?
Many here are commenting but have no experience in driving or even owning a Lamborghini.
But for the few who owns a Lamborghini they know how it is like to own one
^_^
@Jeffrey
Haha, Tamarind is not Lamborghini lah, it’s maybe a fully accessorised Camry with 18″ rims, leather seats, rear spoiler, sports kit, and all other frills.
As far as I know, another dealer is selling brand new Camrys (without all the frills) at almost half the price.
Just woke up ? You don’t even know !!!!!!! You mean you don’t even know
the entire Penang island ? Must be, only Margarine or Tsunami Bay.
Most of the comments at this page are more or less agent/developer staff from others parties.
if you’re genuine buyer nor investor,you rather do the proper research from the facts,and not instead listening to all the rumours.
Im personally staying at quayside,I love the surroundings & not much to be complained
Just visited their sales gallery. Tower A 95% sold. Tower B 80% sold. Based on signed S&P.
@To Be Honest
I am not an agent or developer staff, just a regular home buyer.
There is nothing to be disliked about Quayside and it’s surrounding. Nice place. But, the supply is simply too much. The price for the latest phase Andaman series is too expensive. Even foreigners are shunning the place. Price is coming down overall for Quayside, with pretty pathetic rental returns, especially the bigger units. Prices are coming down everywhere, and Quayside is no exception.
@Hudson
I thought all sold out long time ago? Buyers cancelling?
Why not Tower A & B 100% more convincing ?
I was at their sales gallery this week. Sales are looking very good for this project. I don’t think any other projects can compete with their sales figure. They launched tower A and in less than 2 months 95% sold. I was there for tower B launch too, less than 2 months 80% sold. Not to mention those that placed their deposits and haven’t sign their S&P yet, so tower B could be 85% sold.
Other developers are struggling to even hit 60% of sales. Most of them are stuck at 50% after 2 years.
No point saying the Tamarind sales is bad. Instead, it is the best sales in the market for 2015 compared to all the projects in its range in Penang.
Sales good doesn’t mean everything.
There are many factors to lead to a successful project when completion.
We can see many cases when launching, people queue up overnight and when completion found difficult to rent out or do subsale.
Just to share.
@Ranee
What you said reminds me of IJM projects at The Light. All those overpriced condos are now suffering big time with low occupancy, diffecult to rent out and can’t flip.
@Ranee
It is true. Rental yields in a penang are not that great and that applies to all projects. So, when you standardize all the factors, merely talking about how successful a sales is then Tamarind is the best.
A good buy is basically how people perceive value for money. Good sales is a result of a good product, marketing and advertisement to garner such a good response. So, having said that, the other properties are merely 50% while. Tamarind is 95% and 80% in just 2 months from launching.
buy 700k pay bank interest 600k for 30 years, pay maintenance fee 100k for 30 years, all feed developer and bank until fat fat, waste money:-D
@money
Same theory, 30 years ago rm180k for a bungalow and now it is worth rm4 million. Now it is rm700k and 30 years later?
@Joe
Tamarind is 95% and 80% in just 2 months from launching? Don’t think so lah, Block A was launched before CNY last year. I am a Block A purchaser, but based on what’s happening now, I don’t really have high hopes for Tamarind. Worse come to worse, I’ll just stay there myself lor.
I bought it because of a few reasons :-
(1) It was a so called “exclusive pre-launch”, so I thought they would increase the price significantly after official launch and Block B. That didn’t happen. That’s bad.
(2) The price compared to Quayside Andaman series is significantly low. But based on what we see now, even those Quayside phase-1 units are only transacting at ~50% the price of Andaman units in resale market. That shows the upside limitation of the REAL market. That’s bad.
(3) Their sales people are very professional, nice sales gallery, and it really makes you feel like you’re a “rich people” when you walk in to their office and sign the S&P. I ended up paying RM800k+ for a 1000sf unit with no direct seaview. I was naive. That’s bad.
In fact, there were many negative things about Tamarind which I brushed off during that time, thinking that I got a good deal, and everything else can just be ignored. The internal layout itself is bad, with small windows to the bedrooms. Density is high, for such price. The 2 car park lots are not next to each other etc.
So to all those who are considering signing on the dotted line, pls consider carefully before doing so.
@Joe
Why don’t you become a developer and start near The Margarine ?
Where did you hear that STP 2 reclamation failed.
Is that land worth 3.8 mil, condo gt land? even old building also can sell 2mil because of land, u guy wrong investment:-D
Where did you hear this pls?
@money
If you don’t get the logic, I can explain to you again in simple terms. It is called inflation. A bowl of wan ton mee used to be 10 cents and now it is rm5. Same theory, this condo that cost rm700k now, with or without land will cost a lot more in 30 years time. At least you can get the part that land is going to cost a lot more in 30 years. Same as condo and apartments, it is called strata title ownership and in 30 years time it will cost more than it is now.
@Player
Why don’t you become a comedian? You are doing a good job at the margarine.
I heard Ewein just bought the land beside it for RM162 million. If it is not good they would not have paid RM700 psf for it.
You seem to be too free =D
Anyway as I was reading through the forum I notice all your statements were being replied by facts but you are only repeating the same sentence again and again and again without any facts…
Penangites know that this is the best location in Penang and that is why they feel more secure to put their money in this project compared to others.
Even Ideal promoting their I Santorini as LUXURY at more than RM500psf and using E&O images. Even Ewein is using the name Seri Tanjung Pinang or next to E&O project as their advertisement to gain millage.
If it is good people will know no matter what nonsense you say.
For those who have bought The Tamarind, congratulations!
The reason I bought into this project as I see the great potential here.
Where else will in Penang will have great transformation and growth? It will be the north east side of Penang.
Better transport system, more schools and public amenities will be built and upgrade in this area.
Like the recent news 2 weeks ago and was also published in Penang Property Talk on the LRT. The 8th stop will be around Island plaza and the final stop which is the 9th stop will be near by TESCO.
So to all who have purchased you guys made the right choice.
Happy New Year and have an Awesome 2016 to everyone.
Player: Get a life in 2016 and stop wasting time talking nonsense here.
@Joe
I see that you are now promoting The Margaine again !!!!! I can’t predict or
prevent Tsunami and E&O blood sucker policy. You can when you become
a developer yourself saving your timeless energy in convincing people to
invest in this termites area.
@Player
I am just asking you to be a comedian since you asked me to be a developer. Nothing wrong in that. Maybe now you should consider being a termite exterminator.
@Property 123
Is this the government reserved land facing tower b?
Why so care about how many percent sold?? Buying a property to stay is very personal, if it suit you then get it. In fact, the developer will definitely tell you high uptake rate…..
@Joe
Since you are 30 years behind why not become a developer since you seem to
know lot of housing locations and their sales. If you can’t make it, then you
should consider to be a comedian in every launching of new projects.
For Tower B, there are some units are facing the government reserve land, looking for more information, please contact five7pp@gmail.com TQ
