    everyone have to pay MOT. So all your neighbors have to factor in their MOT as well. Having said that, you are not in advantage nor disadvantage for this because everyone have to pay for MOT. It’s not so much as saving the cost, because you can anytime pass on the cost to your buyer by factoring in the selling price.

    As far as i know, none of the developers i have bought my properties from offered MOT. and DIBS has been deemed illegal scheme since they abolished it years back.

    Agree with Warren Buffet on this. That’s why you need to choose the woman you want to get pregnant very carefully. A good mother is someone who can bring up your child with love and care. Don’t get distracted and attracted by women who wear plenty of makeup and revealing clothes (it’s only self promo and packaging), those are just women who get you “excited” for the short term, but you will have to bear with the pain in the long run. Look around you carefully, that plain jane just right beside you might just be your dream girl!

    I was told you only need five minutes to reach Tg.Bungah and less than ten minutes to reach pulau tikus area where there are lots of things to eat and buy.So,I trust Tg.Tokong sits in between this two areas and definitely a prime location.Everything is so convenient.

    My advise is for all buyers/investors please do your own homework, surf look around, visit the actual location and looking surrounding development of the area/town/city, survey and taking pro & con advises then list them out, after that measure by yourself, is the property worth for invest or not. Don’t only listening to sales person (Although I’m the sales person too =P )

    I just visited their sales gallery. I decided to buy a unit there because of the location. Tower A is 95% sold and tower B is 70-75% sold. This is the truth I am not making it up. You can always visit their sales gallery to see for yourself. There were many people there so might have to be patient a bit.

    This project should be completed by second half of 2018.Once CCC obtained,you will received your house keys together with Strata Titles.No more waiting for years to get your titles now based on new property act.Good for house buyers.I heard one more plus point is you’re provided with smart card to access to lift lobby.This is one good features I think.

    Actually unit 9, 11, 11A, 15 and 17 higher floor can get see view as it over looking across Straits Quay

    Unit 1, 3 ,5 ,7 actually can see Tanjung Bungah sea view from mid floor and above.

    I heard STP 2 reclamation of land failed miserably. I think this is a good news for tamarind buyers. By the way, the respond for units facing government reserve land is fantastic. For units No. 8 & 16, only 33rd Floor are left available. Sadly for those units facing play ground and pool view still have ample of available units. If I am not wrong, more than 60% are still waiting to be sold.

    Which part of STP? I heard the signboard of PORR is up, just next to Island Plaza low cost flat. If Tamarind is near PORR, then it will be very noisy. Where is the location actually?

    As long as it is not situated beside E&O Phase 1 terrace houses, then it is ok. I heard from a contractor friend that the building of PORR will start very soon. Marinox, E&O Phase 1 terrace houses, and some E&O semi-d’s near low cost flats will be severely affected.

    “Severe” is very subjective and is immeasurable. Please get the contractor to share with us what will be the exact effect of the construction of PORR to the residents nearby, and if they already foresee the problem, why are they not finding solution to solve the issue. Otherwise, how are they qualified for the project if they couldnt avoid such severe effect to the surrounding residents?

    The most severe effect is not during the construction of PORR, but after, when PORR is fully operational. How severe? A good gauge would be The Light Linear, something similar. Why are the residents nearby not finding a solution? Well, they are. Many of those landed E&O owners located right next to PORR are already starting to sell their homes.

    Made booking for a Type C unit today, sales person was very good and is able to give very detail explanation.

    I can see that E&O sales person treats their customers very well. Even though I did not buy a multi million dollar unit but the treatment made me felt like although I was a customer wanting to purchase a multi million home.

    I’d have to agree with you that most E&O sales people have good knowledge of the products they are selling. The company has trained them well.     I beg to differ. Being nice to customers is a virtue that should be encouraged. There is nothing wrong to be courteous to your customers. Besides, they are providing right information to customers. At least they dare to say there is no sea view. You may buy from developer who treat you badly but be cautious of what is stated in the agreement and their after sale service.

    Attractive package will be available all year long until it is 100% sold out. Before I booked my unit on 30th November 2015, they said the 2% discount will end on that month. But until today they are still offering the 2% discount after all those pep talk. So there is no need for you to use the same marketing gimmick on your potential buyers.

    Now there is no more 600k+ units, i went to the office yesterday the cheapest unit was 730k onwards, but it was still a good buy.. so i took the unit. it’s facing the playground side so i can see my kid playing next time. you all should visit the sales office to check out the project instead of just reading the anonymous comments here..

    That’s how these sales people lure innocent and weak minded people into this Tamarind showroom, telling them 600k, 730k still available. But once you’re there, you end up signing for RM780psf. Even if you suddenly wake up and realize the trap, it’s ok for the agent because as an agent, they want to show E&O they are actively bringing in “waterfish” to the gallery, so that next time they have higher chances to be E&O agent in the next project.

    I think still got. but it was above 30 floor, i was scared of high so i didnt take those. My agent who brought me there did tell me there was no more 600k plus, so i wasnt cheated like you say. i think it’s rude to adress property buyer as waterfish in public forum… we are just buying houses.

    I can see that E&O sales person treats their customers very well. Even though I did not buy a multi million dollar unit but the treatment made me felt like although I was a customer wanting to purchase a multi million home.

    You should know better….. you are not allowed to sell until after OC is issued! And neither can you transfer. The only way out is to cut loss at 10% of purchase price if you have already signed the SPA.

    Once you sign the S&P it is as good as stamping because you are at the discretion of the developer. So yes only way is to forfeit 10% unless developers kind enough to give you full refund for your lack of prepareness aka emotional buying without thinking it through before buying. That is why don’t sign the S&P until you get the loan approval or have enough time to think twice first.

    This is not fully true, is because if SPA is executed (signed) then it falls in a different clause

    i) where up to fifty per centum (50%) of the purchase price has been paid, an amount equal to ten per centum (10%) of the purchase price;

    up to 10% can be forfeited.

    (ii) where more than fifty per centum (50%) of the purchase price has been paid, an amount equal to twenty per centum (20%) of the purchase price;

    up to 20% can be forfeited

Most of the buyers for these projects made their purchase 3-4 years ago during the “frenzy” with DIBS, rebates etc. If you are willing to wait a little bit longer, price will head further south. Bank loan defaults are going up, those marginally going default are growing by the day. Good luck fellas!

    You may be correct, fifi. But this may not true hold if property is located on Penang island itself, especially in the good locations. Good locations prices may stagnate, but won’t fall.

    Nevertheless, I wouldn’t pay rm 800k+ for a so-called ‘view’ on a 1047sf of space. RM 800k + for 1300sf is okay, but not for 1047sf, no matter how ‘good’ the view can be!

    Well, I won’t disagree with you on that. But one thing is for sure, as prices come down, regardless good or bad locations, buyers’ “perception” of value will be changed. For those who signed up Tamarind Block A, they all thought they got the deal of the century when they bought it early 2015. Things have changed a lot since then.

    Many of them now think it’s not such a good deal after all, consoling themselves with “Good locations prices may stagnate, but won’t fall”. With prevalent price drops in resale market, even E&O folks’ perception of value has changed, hence no price increase for Block B.

    Moving forward, things are going to look worse in 2016. With more products of “DIBS” and “irrational buying” getting completed and coming into resale market, value perception will again be calibrated down.

    This I have to agree, BUT if we do proper research these houses are mostly clustered in Sungai Ara, Bayan Baru, Bayan Lepas and mostly in Relau.

    The only projects around Seri Tanjung Pinang which will be completing soon

    1. The Jazz Hotel and Residence
    This is a hotel and basically not for own stay

    2. Marinox by Masmayer
    This is on a leasehold land. Simfornia which is in front of this project is selling for RM1.6m where by the Ariza Terraces by E&O which is freehold is going for RM2.3-RM2.5m. Same location but we can see a better appreciation on freehold project.

    Nonetheless, I am not saying that the project is not good as project like Brezza has also appreciated because of the location but it is proven that Freehold properties have a better appreciation compared to leasehold properties.

    Through statistics from the Penang state housing department, Quayside owners are making 50%-80% profit since completion in 2013 and this is based on transaction recorded by NAPIC.

    They are all smiling and laughing :)

    1 bedroom Quayside rental for non sea view averaging from RM3,000 – RM3,500
    1 bedroom Quayside rental for sea view averaging from RM4,000 – RM4,500
    1 bedroom Quayside sales lowest I can see is around 1.15m but was purchased at RM750K = this is a 50% profit.

    All can be seen check in I-Property, Property Guru and in Mudah.com

    So how ridiculously low can it get =) I think owners are all laughing at your statement.

    I think the so called clustered area like Sg Ara, Relau, Bayan Lepas are more easier to sell and rent compare to those Seri Tanjung Pinang area due to many working class non Penangites from outstation who work in FTZ prefer those area.
    Those area houses are more affordable and reasonable vs their income and distance to work place is shorter.
    All my outstation colleagues either rented or bought house at that area.
    And they are growing to a very big population.

You are right that the houses in these areas are more affordable (cheaper relative to Tamarind), but with the number of units coming into the market + the price relative to the income level of the population in these areas, you simply do not have enough renters and buyers to sustain the current price level. There are no more land in Bayan Lepas for new factories, you have new land only in Batu Kawan. If I were you, instead of Bayan Lepas, I’d buy mainland.

    I am not sure whether they have preferred international schools that you claimed, but many expats who work in Kulim and Bayan Lepas are staying around Queensbay area now. You should check out Queensbay Mall during weekend, so many of them shopping for grocery and drinking at pubs nearby. Completely different scene compared to many years ago.

    Haha, Tamarind is not Lamborghini lah, it’s maybe a fully accessorised Camry with 18″ rims, leather seats, rear spoiler, sports kit, and all other frills.

    As far as I know, another dealer is selling brand new Camrys (without all the frills) at almost half the price.

    There is nothing to be disliked about Quayside and it’s surrounding. Nice place. But, the supply is simply too much. The price for the latest phase Andaman series is too expensive. Even foreigners are shunning the place. Price is coming down overall for Quayside, with pretty pathetic rental returns, especially the bigger units. Prices are coming down everywhere, and Quayside is no exception.

    I was at their sales gallery this week. Sales are looking very good for this project. I don’t think any other projects can compete with their sales figure. They launched tower A and in less than 2 months 95% sold. I was there for tower B launch too, less than 2 months 80% sold. Not to mention those that placed their deposits and haven’t sign their S&P yet, so tower B could be 85% sold.

    Other developers are struggling to even hit 60% of sales. Most of them are stuck at 50% after 2 years.

    No point saying the Tamarind sales is bad. Instead, it is the best sales in the market for 2015 compared to all the projects in its range in Penang.

    Sales good doesn’t mean everything.
    There are many factors to lead to a successful project when completion.
    We can see many cases when launching, people queue up overnight and when completion found difficult to rent out or do subsale.

    It is true. Rental yields in a penang are not that great and that applies to all projects. So, when you standardize all the factors, merely talking about how successful a sales is then Tamarind is the best.

    A good buy is basically how people perceive value for money. Good sales is a result of a good product, marketing and advertisement to garner such a good response. So, having said that, the other properties are merely 50% while. Tamarind is 95% and 80% in just 2 months from launching.

    Tamarind is 95% and 80% in just 2 months from launching? Don’t think so lah, Block A was launched before CNY last year. I am a Block A purchaser, but based on what’s happening now, I don’t really have high hopes for Tamarind. Worse come to worse, I’ll just stay there myself lor.

    I bought it because of a few reasons :-

    (1) It was a so called “exclusive pre-launch”, so I thought they would increase the price significantly after official launch and Block B. That didn’t happen. That’s bad.

    (2) The price compared to Quayside Andaman series is significantly low. But based on what we see now, even those Quayside phase-1 units are only transacting at ~50% the price of Andaman units in resale market. That shows the upside limitation of the REAL market. That’s bad.

    (3) Their sales people are very professional, nice sales gallery, and it really makes you feel like you’re a “rich people” when you walk in to their office and sign the S&P. I ended up paying RM800k+ for a 1000sf unit with no direct seaview. I was naive. That’s bad.

    In fact, there were many negative things about Tamarind which I brushed off during that time, thinking that I got a good deal, and everything else can just be ignored. The internal layout itself is bad, with small windows to the bedrooms. Density is high, for such price. The 2 car park lots are not next to each other etc.

    So to all those who are considering signing on the dotted line, pls consider carefully before doing so.

    Same theory, 30 years ago rm180k for a bungalow and now it is worth rm4 million. Now it is rm700k and 30 years later?

    Is that land worth 3.8 mil, condo gt land? even old building also can sell 2mil because of land, u guy wrong investment:-D

    I heard STP 2 reclamation of land failed miserably. I think this is a good news for tamarind buyers. By the way, the respond for units facing government reserve land is fantastic. For units No. 8 & 16, only 33rd Floor are left available. Sadly for those units facing play ground and pool view still have ample of available units. If I am not wrong, more than 60% are still waiting to be sold.

    If you don’t get the logic, I can explain to you again in simple terms. It is called inflation. A bowl of wan ton mee used to be 10 cents and now it is rm5. Same theory, this condo that cost rm700k now, with or without land will cost a lot more in 30 years time. At least you can get the part that land is going to cost a lot more in 30 years. Same as condo and apartments, it is called strata title ownership and in 30 years time it will cost more than it is now.

    I heard Ewein just bought the land beside it for RM162 million. If it is not good they would not have paid RM700 psf for it.

    Anyway as I was reading through the forum I notice all your statements were being replied by facts :) but you are only repeating the same sentence again and again and again without any facts…

    Penangites know that this is the best location in Penang and that is why they feel more secure to put their money in this project compared to others.

    Even Ideal promoting their I Santorini as LUXURY at more than RM500psf and using E&O images. Even Ewein is using the name Seri Tanjung Pinang or next to E&O project as their advertisement to gain millage.

    If it is good people will know no matter what nonsense you say.

    For those who have bought The Tamarind, congratulations!

    The reason I bought into this project as I see the great potential here.

    Where else will in Penang will have great transformation and growth? It will be the north east side of Penang.

    Better transport system, more schools and public amenities will be built and upgrade in this area.

    Like the recent news 2 weeks ago and was also published in Penang Property Talk on the LRT. The 8th stop will be around Island plaza and the final stop which is the 9th stop will be near by TESCO.

    So to all who have purchased you guys made the right choice.

    Why so care about how many percent sold?? Buying a property to stay is very personal, if it suit you then get it. In fact, the developer will definitely tell you high uptake rate…..
