    If you are seriously thinking of walking into E&O office, you better prepare yourself mentally, otherwise you’d end up making mistakes you’d regret later. Their pricing structure is very tricky, many buyers fell into their trap of buying units costing RM800++psf in the end.

    Has anyone noticed that the ceiling height of the car park park levels currently in construction seems to be quite low?

    E&O is a very clever and sharp developer. Every single inch of space has been used in the favour of E&O, much to the detriment of all Tamarind purchasers, including low ceiling heights on all the units.

    There are standards to follow even when it comes to car parks. We visited the show room and we are happy with the unit. If there is anything you should know, E&O is all about quality and majority of their own staffs bought into this project. I own a unit at Quayside and I am comfortable with the car park ceiling height. I don’t believe you spend most of your time in the car park when you are back at your condo right.

    Btw, city of dreams 2 will be 1000 units as well. Perhaps you should wait for that project. As for us we are sticking with E&O because we know their quality and they have already proven it with the houses and quayside.

    Penang people feels we Singaporeans very easy water fish is it? I doubt so when your MYR is always dropping. Just to put the record straight I intend to sell my Andaman which I bought 3 years back because I don’t have much hope with the soft market and even more depressed with the currency loss. Just want to bring my money back to Singapore.

    I am buying at around $800+psf and I feel it’s expensive now. OHM is selling much cheaper for a bigger unit and it serves my family better. We don’t mind driving slightly to get to amenities since its only a 5-10 minutes drive from Mount Erskine to most places anyway. Anyone wants to take over my high floor unit? SO the low cost housing people are staying in the same complex? i wont like that though… Anyway, the tamarind is alright. me a few of my colleagues bought tower B lower floor units at 690k++ during the first day they open tower B. we couldn’t get tower B so we decided to act fast when tower B open.

    i think the market is willing buy willing sell market. If people ever chose to buy a 800k or 900k units, nothing is wrong as long as they are happy. no need to be so mean.. the agents there are quite helpful when i bought. i introduced my boss to buy and he and his family bought several units there too. they are seasoned investor i don’t think they will be wrong.

    As fa as I know E&O doesn’t allow unit transfers. Besides, location wise it is already not the same. In the future OHM project will appreciate lesser as compared to TAmarind. I heard OHM Skyridge is actually 1250sft because the other 200sft are common area planter box changed to aka balcony. The quality of both developers are totally the opposite. Anyway, at the end of the day it’s about your budget. Just buy whatever you are can afford.

    This is free market.
    Don’t you think the developer is stupid and do not know they market position?
    When they launching their products, they are strong recognize the targeted market & prospect .

    2005 this piece of land didn’t even exist yet.

    E&O has already reclaimed the land 5 meters above sea level. If there is a Tsunami guess it has to be above 5 meters to affect STP and if it is really above 5 meters do you think whole of Penang and Malaysia wont be affected? :)

    To those who really interested to buy property, my advise is to go to the actual house to study/go to developer office to get official details. Then go around the community to catch a feel of how convenient/comfortable it is to stay there. Nothing is perfect in this world. cheaper projects like Tamarind which is almost half the price of Andaman we cannot expect everything to be perfect. if you like the location and satisfied with the characteristic of the project, then just buy. Do your own judgement. Nobody comment here will be responsible for your own decision.

    So disgusted by the agents attacking each other on the forums rather than giving sincere and helpful advises. I wonder how could these agents be so free to attack other projects.. don’t they have customers to attend?

    Heard official launch for Tamarind is on this coming Saturday 5th December.Very excited.Excellent and well established developer with prime location,what would you consider further.Looking at their pricing,its quite reasonable though I won’t deny a bit on high density side but acceptable to me.Nowadays you don’t see newly completed condos fully occupied even after several years as I believed some buy and keep in original condition and sell after few years to make profit.Its much better to have assets in hand than keep all moneys in bank,interest not attractive,currency not stable at present unpredictable difficult times.Just my 2 cents.

    Gotten a unit here. overall this is a good location. Density is on higher side but it’s fine and manageable. Tsunami area? if the tsunami can hit my floor then i’m sure whole tg tokong, or even whole Penang will disappear already. Not a problem at all. Buy if you can afford.

    Tsunami happened on boxing day in 2004 and Seri Tanjung Pinang was reclaimed after that in 2005…

    How I know because I live in Tanjung Tokong since I was young.

    Was Gurney Drive, Tanjung Bungah, Batu Feringghi, Balik Pulau, Teluk Kumbar or Bayan Lepas hit by Tsunami in 2004? Everyone knows the whole island was affected. Thailand, Myanmar, India, Sri Langka, Bangladesh and so many other countries were affected too.

    From the way that you mention, might as well say dont stay in Penang and move up to Mount Kinabalu to avoid Tsunami :) but then again there’s earth quake which you cannot avoid too…

    Haters will always be haters, losers will always be losers…

Tsunami is an old topic already. People already talk about tsunami since Terrace house. Those mentally blocked by tsunami will never been able to make money out of STP.     E&O is doing launching tomorrow. I went to the sales office just they done it up really nicely behind their office. And to my surprise until 730pm I still see a lot of people surrounding their scale model. Should be very happening tomorrow

    project & ask me to bring them over to SQCC this Saturday soft launching.
    From their speaking seems to purchase 10 or 8 units.
    To them dollars to them is Sub Sub the Water.

    This project is one of the best new project in Tanjong Tokong Strait quay. No doubt to say that. Walking distance to tesco. Near by international school.Peaceful environment & quality class area. Definitely worth to this price…Price in between RM600k to RM750 is truely reasonable.

    Short duration? Block A started selling almost 1 year ago. Block B started late mid Sep, and out of the 65% sold in Block B, about 60% of that with S&P not signed yet, pending loan approval. Not to say the sales is lousy, but can hardly qualify as impressive.

    I just came back from the gallery. About 50% sold only lar. Majority is the cheapest units. Anyway for those getting with some west facing, my opinion is don’t even if slightly cheaper because just imagine how hot your unit will be. The sun comes to your living room or 2 bedrooms so you got to close your sliding door and windows. At the back ie your main entrance most likely you will not open. Then left only a very small window at the kitchen you can open. Even if you open your kitchen door, there will be no wind because there is only small airwell. There won’t be any through wind because you got the other unit opposite you. Think twice before getting these type of units.

    If I am not wrong they started selling it back in February. So it has only been 10 months. Why is it impressive, tower A they didn’t do a lot of marketing and it is 95% sold within a few months. Tower B has more than 60% units sold but some are still pending loan approval of course. Which developer can boast such interest and take up rate. E&O sales is easily the best performing in terms of revenue for this year. I believe under such economic times, it is very impressive to still generate so much interest and turnover. Like you said it is 1,104 units and to be able to sell 700 over units is just remarkable if you were to compare with other developers.

    It is indeed impressive because there are so many other developers that can’t really sell their projects now. You should have seen the crowd today, there were so many people placing their deposits. I am sure after this weekend their sales for tower B can easily hit 70%. Tower A 95% and tower B 70%. February launched 95% of tower A sold and tower B launched in August 70% soon as of this weekend. Impressive, very impressive.

    Two of my friends bought cheaper units at Block A. One at 675K and the other at 680k and they are extremely happy with their purchase. The one and only main reason they are very happy about is the LOCATION of Tamarind. On top of that, you get the freebies worth about 45K in lawyer fees and semi-furnishing. No need to spend a single sen on both bathrooms as well. So, overall, all cheaper units between the range of 650k to 690k, facing Jazz, really got a very good deal, I would say. Congratulations!

    All I can say is that Location, Brand, Quality, Price and Package made this project a success in Penang. Being the top rated development since beginning of this year until today proves that this project is the best choice for purchasers may it be for own stay or investment.

    I have seen some developers in Penang who are having difficulty selling their projects even after launching their development for more than a year.

    Example project like Mont Residence which was launched beginning of this year and they still have around 40% units to be sold. City of Dreams sold about 50%-60% of their units up to date and they started selling 2 years ago.

    However, The Tamarind Tower A has an 95% take up rate in 2 days and Tower B with just a week of advertisement has sold up to 65%. I am sure the balance units will be taken up by this week.

    Many do not know that unit 1, 3,5,7 will have sea view on higher floors because it is looking towards Tanjung Bungah.

    I actually considered unit-3 between 10-20 floors, the price is about RM780k after discount, works out to be about RM760psf. But finally I decided not to take it up because :-
    (1) it is partly facing low cost flat
    (2) It is facing north west, will be very hot almost 6 months in a year.
    (3) I don’t quite like the layout, with very small windows.
    (4) The density is quite high, considering the price
    (5) I am worried about the noise from the new highway between tamarind and E&O landed homes. Although unit-3 block B is not directly facing the highway, but echo could be very bad.

    But of course most of all, the final deciding factor was that I found a better option.

    I was there yesterday and the response from the crowd was awesome. There were so many people there. From the charts almost all the units facing the government reserve land is almost taken up. I believe because it is cheaper and it fits the budget. Tower A is 95% sold and Tower B looks like 60-70% sold. Majority of the leftover units for tower B are facing the water park.

    I have few investment properties at Setia Pearl Island and finally i bought another two units in Tamarind Tower B, felt the price is too cheap at this location and it definitely will go higher after few years later, i am very happy and excited that i have a chance to invest on this project, Thanks God!

    Congratulations on booking 2 units at the right place of choice in evergreen Penang island, one of the preferred places to stay in and retire. Penang is chosen as the 2nd best place globally for retirement. It has all its charms, for sure.

    On the other hand, I wonder if you are really able to save any money at all, as high cost of living in western countries hit the earnings very deeply. On top of that, too many taxes are levied which again eats into all earnings.

    Unfortunately I have not enjoyed any bit of that minute of ownership. It was mostly regret and the feeling of being deceived. I walked into the sales office under the impression that Tamarind is being sold at RM660-RM700psf. But under the cunning tactics and manipulations of the sales and marketing guys there and the property agent that brought me there, I ended up with something that cost me RM800+psf. I would be very much grateful if someone can guide me out of this mess, with minimal penalties that is.

    I think you made a wrong choice first but luckily you realized it later.
    My personal view is too much to pay 800k for a high density condo of >1000 units with only 10++ sf be it the best location in Penang island.
    I just booked a unit on a new,full facility condo in Relau with super low density of 299 units, ~1000sf with 2 car parks sbs, up market material use only a mere 460k.
    After all both projects also within Penang island.

    @Dan, which seaview unit went up 200k? Check properly and dont believe agents words. I learnt the hardway because I thought E&O agents different. So my word of caution to Tower B facing reserve land, be more careful.

    The market is very bad, there are many (you’d be surprised how many) speculators and investor clubs stuck with many units, can’t offload. IJM’s light collections, Pearl Regency, Vertiq, Elit Heights, Golden Triangle, Raffles Tower, just to name a few of speculators’ favourites.

    They were all caught off guard by Bank Negara’s home loan control. They are all very panicky now, some are almost running out of cash flow and almost giving up, and going into bankruptcy.

    My advice, when you’re picking a property to buy, you should not be making your price reference to the old norm. There’s a new ref, it’s about the old – ~30%. Just when you think this Tamarind is reasonably priced, think again. We are at a new norm now.

    There may be a way out with zero penalties, even if you have already signed the S&P. Just speak to the person in cahrge at E&O, explain the whole scenario and I’m sure they’ll undertstand the predicament on a humantarian basis. I’m with you on this, it’s not worth paying 800k for a 1047sf even if its a pool/part sea-view. I’m positive you will get your full refund. And if it does not happen, you can always wait 4 years till completion and be the first one to put your unit up for sale. You will at least get your cost price back and not loose a sen.

    For Kenny, I sympathy your case. If you are expecting quick money from tower B price increase then property investment may not be suitable for you. There is no quick money in this. If you want quick profit you can try futures, Forex, Shares, Genting.. so many choices for quick money. If you invest in property, you need patience.

    The tariff for utility is still under residential rate. We signed the agreement under housing development agreement, aka schedule H. It’s a residential property. and we will not be charged GST like when you buy shop lot The commercial land is not a bad thing. Generally, commercial land has better value than residential land.

    I think you made a wrong choice first but luckily you realized it later.
    My personal view is too much to pay 800k for a high density condo of >1000 units with only 10++ sf be it the best location in Penang island.
    I just booked a unit on a new,full facility condo in Relau with super low density of 299 units, ~1000sf with 2 car parks sbs, up market material use only a mere 460k.
    After all both projects also within Penang island.

    I think those people have made a wrong decision by buying Mercedez C200. I really think that it’s not worth it to pay RM230k++ for a car. I just bought a Proton, it only cost me RM50k++ after all, it has four wheels and 5 seats. It’s enough to reach 110kmh, the speed limit of Malaysia Highway.

    After looking at numerous of comments.

    I found out that,it is fair to judge the item by its Brand and Pricing, such as LV, Prada or Bonia.

    For example, some people would prefer Nike shoes, and some will go for Local Brand. But what are the differences? The differences are, One spent a lot on marketing, another one does not.

    You don’t see Local Brands has huge advertisements everywhere such as Nike or Puma. All you see is Petronas in almost all of the F1 Track.As simple as that, of course, the origin are from Italy and could be made in Vietnam, China, Bangladesh or you name it. Same goes to housing projects, there are all built by foreign workers.

    Have you never heard of E&O has workmanship issues?Yes it does, minor ones and major ones. Have you never heard of Ideal? What about 1Tanjong? I have one unit there too. How about Plenitude?;

    Me and my Friends bought property from varies developer, down the stretch of Tanjung Bungah to Batu Ferringhi, mark my word, go and take a look on the quality of every projects. I would say, ALMOST the same.

    About pricing wise, it depends on what you really favors and what you are looking at. If I were anyone of you here, I would say the Density of Quayside and Tamarind, almost the same. Quayside is around 8xx Units and Tamarind is around 11xx units. What makes the huge difference anyway? Have you ever heard of people staying in Quayside comments on the density? No right?

    Regardless you’re an Agent, Sales Person, Intention Buyer(I believe real buyer will not seek info from here), anyone you can be. Don’t take comments here too seriously :)

So it wasn’t really a discount if you ask me. In the end, you will end up paying the price stated in the S&P. Just my 2 cents.

    MOT is the new strata act imposed by our government just a few months ago. Previously, we don’t have to pay stamp duty until the strata title is being issued which normally will took around 3 to 5 years after OC obtained for new projects. If “owners” were to flip their properties within 3 to 5 years after completion, they will save that hefty RM22K++ cost. And to answer to your 2nd question, Yes there are many developers not to mention who are giving reimbursement for the interest paid to the bank during the period of construction. The reimbursement is usually given on half yearly basis.

    Yes I gave your son a nickname, hope you don’t mind. Anyways what I am trying to say is at this difficult times, developer shouldn’t have price it that high and the pricing for each units and each floors has so much variance to confuse buyers. It is a reverse phycology that they first gave you a discount to trick you into buying it then only to realized that wasn’t a discount after factoring in MOT and DIBS.
