islander slowly become like hk people, sarcastic, rude and arrogant. KL is on mainland, he’s saying that island is better than KL as well. So thrived yea, the Vietnamese walking on the Jelutong highway reminds me of Hanoi. He call that high class. The skinny and weird flyover in island is ‘sophisticated’, take one in LamHuaEE for instant. Messy and narrow road plus double park everywhere make me drive like I’m having constipation in toilet. Oh, the water and power supply in island also insufficient until need to get from ‘ULU’ mainland. So u’re ULU than ULU.
Islander jealous mainland property cheap so complain ulu, they only can stay at 700sf cage in island with this price, pity them, cant eat apple then said apple got worm:-D

I guess for those working on the island, it depends on how desperate are you on living in a landed house. For the same price as a 700-800sf apartment in Relau, are you willing to spend an extra hour driving everyday for the sake of a landed house?
Someone once told me it’s either you pay with “time” and toll that you’ll never get back, or you pay a bigger loan interest that you’ll never get back.

80% Tambun Indah landbank is from chicken/pig farm. They but cheap land and sell like luxurious project

It’s gated build by developer but security team and system need setup by your own. Initial selling price is rm368k, now raise to rm388k. No show house there cause project just started. But you can go to see the taman seri show house is almost same but longer 20×45 build up.
Nice house with reasonable price, I suggest that the gate should be fully opened type so that both cars can move in and out easily. (Refer to Pearl Harmoni type)

In term of design, nicer compare to Tambun’s Pearl Harmoni/Impian.
Extra point is 4 bathroom compare to 3 bathroom.
Agree with u,design is ok, only the gate not fully open.
Balcony is big and nice with ceramic tile.

Developer reputation no bad.. but they unluck cause tmn seri juru they built owner rent to foreigners.
I also agree that the gate design is not good. Owners can only drive their cars out in sequence. Or else, owners have to pay for renovation.

Double Storey terrace, RM388K for the row just behind the shop office. RM398K for other rows. For Double Storey Semi Detached, RM528K for the smaller size or RM618K for bigger size ones. Free S&P, Legal fee and also loan agreement.

Yes this developer repution not so bad even not a big company. They unluck in Taman Seri Juru not becoz they not good but Juru area is the location of foreign workers. It is impossible to see Juru residential (non gated) free from foreigners. The important is they not manipulation buyer coz they know the location not so good.

I think buy for stay or investment also no bad, cos everything alsi bear by developer. Just need to pay for 10% down payment, as I know no others hidden cost induce. Worth to buy it if u plan buy for stay or invest. Build up area is quite convince around 1775.
Location good or not is difficult to define. If u working some where kulim, bm, science park, bukit tengah then should be ok…

I stay there more than 5 years so far didn’t heard ler… tambun indah mostly is gated house shouldn’t have this kind of issue…

Im one of the buyer, the time I bought the house developer have comfirm with me their gate will be at the centre as taman seri juru so no worries
Exactly same design like tmn seri juru just build up longer 40 vs 45.
The road there is quite busy, hope they can build a wider road there, else every day will traffic jam at the Tasek balai police traffice there. Alternate road is you need to turn in Pearl city pusing pusing then come out….
Ya, they need to build at least 4 lanes overbridge to solve traffic jam issue but I don’t think this developer will build it…
Besides, there is a iron and small paper light industry next to this Taman but I think it shoud be fine as long as no smell.

Buyers like the external wall to be painted with quality weather resistant paint instead of emulsion paint, windows and sliding door with tinted glass as most developers do.
Good ideal and suggestion given by buyers normally will be accepted by the developer.

Hi,anybody know about the measurement for living room,dining room and kitchen?.I just sign SNP but how come the measurement no state very clear?.u all aware about this?.it just show 20×45 only.I went to seri juru house for reference.seri juru house measurement for living room 12×20 ,dining room is around 14×20 and kitchen is around 14×20. I think the architect use the same design as series juru 20×40 then extend 5 for kitchen so that become 20×45.that y first floor they can do 2 toilet.u all aware the living room very small even u wanna put sofa also need to think twise before u buy.second dining room is bigger then living room.what kind of architect design like this?.normally we spent more time relax at living room after dinner.u all agreed about this?.I do many reference actually the living room mostly bigger then dining room.possible if we ask the developer the change this measurement for living room to become bigger at least 14×20?.if one day your fren come to visit your house .wow outside design not bad but when come inside house wow why living room why so small.shy lo.some sit at dining room lo.
Second u all aware the broucher stated for electrical installation for -air conditioning power point 5 nos but SNP stated 2 nos -ceiling fan 4 nos but SNP stated 6 nos. -13 amp power point 20 nos but SNP stated 11 nos. -lighting point 19 now but SNP stated 21 nos. any idea about this changes?

You guys already notice the discrepancy between brochure and SNP but still proceed to signing, signing, signing. After signing and paid that 10%, who will care to feedback and correct it unless sales is very poor or many SNP hold from signing. Why did not question them during SNP signing session ? Anyway, just my 2 cents.

sorry for my mistake,the grave is behind the masjid(not tasek mutiara masjid,the masjid like small wod building),beside the tasek harmoni,you can drive into the road beside india kalang guni, then turn left and you will see the grave is on your left hand side. I did’t mention the place location not good,just to let you know there have a malay grave.
