    The Program is just open to existing purchaser and only benefit to existing buyer, M Summit has did something to benefit as the existing buyer of Ramah Pavilion. Feel great to be one of the successful purchaser of Ramah Pavilion, can start recommend to my friends and family member to get rebate for my upgrading package. One successful case i can get RM1000 discount, if manage to introduce 30 people then can get my car park for free. Haha……

    Just wondering the calculation of the monthly interest payment.. As per yumi comment, type. B 358k 90 percent loan, assume that 10 percent of 358k is 35.8k, so 1 year interest only 1.6k(4.5 rate). Although interest serve on daily basic, bt i think the interest should not exceed 200. Any sifu can advise here? Thanks in advance..

    depends on your own loan and own bank interest calculation.
    for my type B, it is around rm200 per month now (10 % of total loan).

    Btw i was wondering why we need to serve 10 percent of the original price instead of 10 percent of the balance… for example i bought type e, and why i need pay 26800 and not 24120(after deducted my downpayment)

    Because the bank has released 10% of the sales price to the developer, so you’re serving the interest of that portion.

    Developer is claiming from us the second payment (Under our sale and purchase agreement there one schedule of payment), in the schedule of payment there is price breakdown, first 10% is upon signing Sale and purchase agreement, second 10% is upon completion of work below ground. It is correct that developer charge us 10% of the purchased price not the 10% of our loan amount. You can ask your Sale and Purchase acting lawyer for further clarification.

    About white powder, it is true that after sometimes, the white powder will usually fall down. But it is too tiny so you can’t see it with naked eye. You can do survey in internet.
    Ya, M summit always build landed project, first high rise project for msummit but they forget to put compressor yard into the design of building, they only suggest the residents to put the compressor in wash area.
    When you ask them where is the location of cctv, they will answer dont know. When ask is cctv available in lift, they will also answer dont know.
    (see from previous post)
    But when u ask is there possible compressor yard been added later on, they will say cannot because the design & layout already approved & is inside SPA already. Why not they answer actually there is a few of CCTV only(maybe 1or2 at guard house there) instead of answer dont know? Because they know it is a few, so they think of answer don’t know first?
    When you ask is possible the security been controlled by floor instead of block, they also will answer they will try, but usually will try mean cheat you at first but at last will not be provided, let’s see 3 years later how will it be. I will not see because I have rejected the offer, but you still can see. After you see, please drop your comment here, so that for those who have rejected the offer(as they mentioned in previous post), they can know, either to regret or rejoice, thanks.
    But no matter how, as long as the developer don’t run away with your money, get the house built, get OC pass within 3 years as they had promised, and their building don’t encounter leakage problem like 1w0x1d, it is big fortune to buyers already.

    I dont agree. It is just like when u pay to buy a new car but not a used car. Is it as long as the new car can jalan then it will be ok for you?Even when the air corn of the car is not in good condition?
    When you buy a new car, you expect to lock your car by using remote control but not by inserting car key into key hole right?How if the design of the car make you have to unlock your car by inserting car key into key hole but not using remote control, can you accept it??Remember the car still can jalan.
    How if the designer of the car forget to put the security system into the car that when anybody try to break into your car, the alarm system of your car will not sound, can you accept it?as the car still can jalan.
    When you complain that your car have no alarm/security system, the car seller only tell you to buy extra lock to lock your gear box instead of complaining them to make improvement, the seller tell that you should be grateful when the car sold to you is functional to be driven on road, are you ok with it?(in the case of ramah pavilion, they forget to put in compressor yard into house drawing)
    Features of product sold should be given in conformity with the advertisement published and in conformity with the standard customers’ requirement (in this care is basic facility on high rise building), this is customer right. Even it is affordable house, but ramah pavilion is published as condominium level affordable house. When this and that are not available, not try to make excuse by telling it is just affordable house, so customer should not request to ask for improvement.

    i stay near there & every day pass that area,
    got 3 famous sea food restaurant, also have construction of building 5star hotel there, as well as widen road and building ‘two flyover from penang air port’ project is on going.
    But if want seek food and shopping, still need come to bayan baru area.
    Very close to RP got puspakom & WILL BUILD primary school, low cost flat, garden and pasar too.

    No, according to rule stated by penang state government for those who buy these affordable house: after 5year bonding, these house only can sell to first hand buyer too, which mean can only sell to the documented proven low income family. When the low income buyer heard that they need to pay rm220-rm320 maintenance fee monthly, direct escape without second thought to buy, so it is low resale value.
    And it is hard to rent out the unit also unless you absorbs the maintenance fee yourself. Apartment around sungai batu & apartment near to Krystal home only can rent out rm500-rm750 for whole unit. If it is not for own stay, who want to travel further down to puspakom & rent RP which is so high maintenance fee?If they willing to travel down to rent there, they can choose duo residence or LC flat which both will be built opposite of RP only, why pay more when it is just renting purpose? It is true a 5 star hotel is building upto >level15 now, seems like those business men estimated teluk kumbar will be developed. But no matter how, there will be definitely no university or factory like FIZ will be developed into teluk kumbar area, so least potential that university student, fresh grad & working adult will come to this up town to rent a high maintenance fee condo. Other than pavilion resort, there are plenty of high tower condo & terrace house will build surrounding platinumIII which is located at the end of road that will be widen, ppl will choose to rent here instead of puspakom there.
    So it is definitely low investment return. RP only suit own stay & for those who can pay higher maintenance fee to enjoy facility

    I think this housing project is related to government, as long as our state government is still there and strong enough, then the government officer will help us to fight for developer to complete the project as they should, without the case like developer running away.
    That is why during pilihan raya, make your good choice during voting. This is government related project, maybe safer.
    If you want to investigate about the financial/capital ability of the developer,
    u can go to read the forum/review of M Summit about their previous construction project/house sold, sure can help you

    I did PM msummit yesterday to ask about the measurement of the balcony. Below was my msg to them.
    Hi i just noticed something..which is confusing me. It is about the size of balcony for type A,B,C and D. According to the floor plans of each type, the balcony size of type C(71.00sqf) and D(64.00sqf)..which are larger than type A(62.22sqf) and type B(59.20sqf). Is it for real? Or just a typing errors? If referring to the show units, the balcony of type B is definitely noticeable larger than type C. Pls answer me

    And here is their answer:
    The square feet measurement is not correct. You need to refer back to the length shown.

    Their made me more curious.
    So the buyer will never know the actual space area as they incorrectly shown the measurement. Can anybody here explain about this?

    Usually u buy a house, will sign a few copies. One will post 2u soon and others will keep by developer/bank.

    you don’t need to pay balloting fee. booking fee 10k is required when you want to ballot once your application approved by state gov. this booking fee goes into your 10% downpayment when successful.

    i asked all the affordable project and other non affordable project, most of the project , the maintenance fee is less than rm0.20 per sq feet.
    i feel that it is out of affordable arrange already.
    for existing golden triangle, sierra, one imperial, their maintenance fee is much lower.
    i wonder why they can manage their building with lower fee than ramah…
    can anyone know why this project maintenance fee so high?
