    Hi future neighbour ! Want to ask anyone who took innovation package? Izit worth? As my parent said basically the innovation only cost fews k if excluded tiles. Anyone kindly advise about the upgrade package.

    Base on past project they built, so far didn’t see many bad comment. Just pray the affordable become reality and not proposal only ~ haha. O.O what project name? but can’t buy anymore~ haha

    It’s renovation not innovation~ haha Yea I took the package. They did itemised for the renovation package. Please check with them, Please consider this point though, currently they proposed 18k and 22k package. After 3 years, inflation happen about 3-6% per year so it should be cheaper if take now. I did ask my friend who is a renovation contractor he suggest to me to take the upgrade package.

    They did show u the material they used when u visit the showroom and it’s quality and branded so it’s expensive. If you think it’s not worth it, then do not take the package as you can do when you received key from developer 3 years later but I believe that time the price should be around that price ba~ if you want gamble that the price is cheaper future, then do not take this upgrade package. Just my 2cent sharing.

    Hi, for me i will not take the upgrade package as i worry the workship and quality. For my experience usually about 20k can get all those. It is still 3 years to go, i dont wan get my money stuck in house so much yet maybe i not going to stay at the house or i just come on weekends

    Seriously don’t understand some ppl here. If want buy lo. If dowan then wait for better project lo. Just sign spa with lawyer. Everything is black and white. What is there to cheat. BTW the air con compressor at the wash area is not really inside the wash area. Its outside the halangan. They will have a small wall separating it. And we need to put own grill.

Btw u from which block? So Sad because my budget only allow me to buy block B.. abit worry about lift problem as around 500 houses share 4 lift.. T. T

    Type B. So is block A. Thanks for the compliment. Blush now haha. 4 lift should be okay. Maybe packed abit for peak hours. I visit my sis in KL condo also around 500 units with 4 lift… kinda jam during peak hours. I went to stay with my sis because the place she rent near to my interview place.

    BTW from the plan in sap I see got a lot of shop lots on the ground floor. That one they sell to whom? Or just give to management to handle? Pls don’t give to do pisang goreng or mamak stall.

    Aiyo no need worry about delay, because if they delay they will pay you compensation subject if you sign the SnP (SPA) earlier the better. Btw, they promised 3 years but SPA is 4 years so worst case it 4 years from now. earliest by 2017 Sept, or latest by 2018 Sept. SPA did not mentioned date of completion or I missed out? haha Anyone can advise?

    guys, I have a few questions that need clarification if you mind to share :)

    1. How much is the total fee of SNP, stamping fee and etc?
    2. i bought 1 additional car park and the developer told me that both of my car park would be side by side, i am not sure if this is true because my lawyer told me that it is not written in the SNP agreement.

    Apart from that, i have nothing much to complaint about Ramah as I know this is an affordable house not a condo (but it does looks like a condo :) )

    SPA written is 4 Years, and it only take effect when developer stamp on your SPA after you sign. So the quicker you sign and they stamp, the SPA take effect earlier.

    Please read earlier comment… I mentioned twice for my case already.
    1) SPA Fee for me is 2.3k++ for first time buyer ( after discount ), LOAN FEE for my 320k is 4.1k++, Maintenance fee also I highlighted earlier post… please read…
    2) if you live below 11 floor, your car park is side by side, if you are above lvl 11, your car park will be 1 upper lvl and 1 lower lvl.

    The house I renting now is rm1600 which is higher value than my instalment (lower value after add instalment with maintenance fees).
    If I get house key after 4 years but not 3years, I will pay extra RM19.2k(1600×12) rental.
    Really hope Msummit can complete the project and pass house key to us-the affordable house buyer EARLIER.
    If really so, I will thanks this developer a lot…………………

    where u rent??? wow…. even my parent place also 1k per month only….. yea hope they can give us 3 years. M Summit promised 3 years but they request state for 1 year extension cause this is affordable category ( I think they scare got payment issue from buyer kua ) so they extend. So total SPA is 4 years. OC I heard ppl said now is twice a year approval only. forgot is when and when d. If not wrong is March and Sept each year~~~ forgot d~

    landed house that a short distance away from penang bridge, 5 rooms.

    Even though now buying affordable house as we are still young, but we are the potential buyer of Msummit’s landed project in future also. If the building quality feel good after stay, will consider buy Msummit’s landed project.
    Those front line staffs of ld3al that treat us-the affordable house buyer so rude are fail to foresee that we are the potential buyer of none-affordable project in future.

    how come SPA is 4 years ?
    If it is residential condo units, then it has to follow KPKT Housing Development Act STD SPA format, Schedule H template is only 3 years.
    And it is not up to state govt or developer but must follow STD SPA Schedule H one.
    If simply 4 years, then can deliver only in 2019, buyers also cannot do anything.
    If stamping only in 2016, can deliver only in 2020, buyers also cannot do anything.

    I did mentioned earlier right, STD SPA is 3 years but developer request to state to extend for 1 more year~ so total is 4 Year. I’ve already signed SPA for 4 years and I have no issue about it, and developer words promised 3 years completion. If you not happy about 4 year SPA, please highlight to State ~~~

    You still don’t understand. Read Schedule H ‘s Time for Delivery of Vacant Possession, Clause 26. It has to be 36 calendar months. No one is allowed to change the std clauses in Schedule H since it is a template, except lawyer to fill in the relevant info in it and also to fill in FIRST to FIFTH SCHEDULE. If it not using Schedule H, then it is not residential strata title.
    Are you sure the developer request to state govt to extend for 1 more year ? really ? or the developer simply quote the state govt name ? State govt also cannot change schedule H or give extension. Only KPKT can grant extension lah but rarely.

    U memang how siao, it seems that every complain from customer over here also u will reply “I have no issue about it”(base on your earlier comment). U r like no any requirement on buying thing. If u r not concerning about other people’s concern, just don’t do any feedback but not keep banding people’s comments. If u r so kind hearted that semua u pun tak apa, u go donate money & do charity lah.
    i agree with “how siao” & “future buyer”. We people no house to stay, so we need the house to be completed by 3 years, else, people who renting house like me is just helping those rich fellow who buy house for investment purpose to pay monthly instalment for them. Those rich people are using our money to install & earn a house, tenants are losing money by paying monthly rental, yet need to pay instalment for new bought house.
    Maybe u r 1 of the rich fellow that RP is 1 of ur property which u apply through ur family member who have no property yet, u r not paying rental and staying other people’s house, so u don’t have any concern like how other 1st house buyer worry; or, I really doubt that u r 1 of the developer

    Haha. Yes i always donate money to charity. Pls read earlier comment. I alrrady signed SPA. Nothing I can do about it. I also hope it can finish in 3 years but again nothing I can do since I have signed SPA for 4 years. And please refer to earlier post, I did mentioned I’m renting 1k per month at my current place. So please read through all my comments before u comment. What I want to say is if you wanna complain. Please write letter to state exco Jagdeep who is the housing exco. I have no complain because I trust them with words promises and I did go to 1 of M Summit project and check outer layer of the construction seems no issue. The project name is the palms.

    msummit will not give this kind of parking to affordable house, how much we pay only..
    Good news is when msummit is able to build this kind of high tech tower, mean their fund is sufficient, that is not empty shell company like other developer will run house buyer’s deposit away, fortune :)
    No matter how, msummit’s reputation on building high tower will be much more affected by the quality & comment of their first high rise project—Ramah Pavilion. They have to make sure Ramah Pavilion is good, another good luck.
    By the way, anyone know “summit191” how much RM $$ per sq ft?

    See the floor plan, all only 1 room style in the big unit.
    This property is sell to rich foreigner who frequently come to Msia for summer/winter vacation or travel oversea working or to pension, not sell to normal income for family stay. Car in the drawing also sports car.
    Probably few RM k/sf.

    If apply to RP, the maintenance fee and the purchase price also increase… now even RM0.20 people also complain maintenance exp… if apply this concept to RP all will be jumping up and down say EXPENSIVE~~~ haha

    take maybank if u have finance problem, only maybank & cimb have offer loan agreement fee add into loan. but cimb got high interest if u purchase below 300k unit. i suugest u take maybank lo.

    You can use the below to calculate your loan and SNP legal fees.

    Basically the calculation method is fixed. Loan legal fees are based on the loan amount, and SNP legal fees are based on the house price. Change the numbers as needed in the calculator and it’ll tell you what the fees would be. Usually most lawyer firms will offer individual discounts which can reduce the fees.

    I checked the plan in the snp, water tank is on the roof and the water pumps are on the 19th floor of both blocks.

    I think someone asked this a few threads back and the answer seem to be that there was no chute. I guess that there will be a main dustbin at each floor which is collected on intervals? Like @tiger I prefer that since its much cleaner and probably safer too (you never know what stuff folks will throw down the chute which can be explosive or flammable on impact).

    Another lawyer firm is Ng & Anuar.. i take this lawyer.. by the way the rubbish area is located somewhere at opposite LMC.. Actually quite near by our building only.. It just located before the new short bridge..

    Hi all, my unit is type E + 1 additional car park. Total purchase price is rm298k. Total legal fee (loan + snp) is rm 5400, does it cheap? Somemore, developer told me we cannot choose the location of additional car park we bought, is this true?

    Developer only allow the unit below 12 floor to be park side by side if u take up additional car park. Above than 12 floor, it will randomly locate your car park and they yet to fix the exact location.
    Btw which lawyer firm u taking?

    Not sure overprice or not~ haha. I just know I paid 4.2k for Legal and 2.1k for SNP. my cimb bank interest is 4.45%

    You need bring the rubbish down to throw. The rubbish location is nearby guardhouse there. Normally what I c people do is, they carrry with them when they going out of the house to work/eat/play. Some will carry when they have too much rubbish in their house. Normally what my place do is people will catch those simply throw rubbish at anywhere outside the house/hallway/common area. They snap photo and put it on noticeboard. that people become famous. haha

    Mine is 2.3k for SNP, So I believe SNP is almost same for 2k + if you are first time buyer ( after 50% discount on SNP Stamp Duty.
    For me, I have 323k Loan ( included GMRTA ( CIMB MRTA they call it GMRTA ) the loan legal fee + stamp duty for 323k is 4.1k ( after 50% loan stamp duty discount ) @4.45% @35Years

    300k for 20 year is MLTA. MRTA coverage is always reducing, eg, 1st year cover 300k, 2nd year 270k. MRTA is a single payment, and paid upfront, while MLTA has to be paid monthly/yearly for as long as you need coverage. Naturally, MLTA is more expensive.

    For legal fees/stamp duty, there’s a costly memorandum of transfer (MOT) stamp duty (1%->2%->3% of unit price) that’s included in online loan fee calculators. This stamp duty is only paid much later. So don’t get shocked when the online calculators show u >10K total fees

    It’s normal procedure bro for 10k deposit and ballot. U need to be approved by govt first before you can pay 10k for ballot. If you are not approved by govt, then they will not take your 10k. after you paid 10k and ballot, they will reserve the unit for you. if the loan rejected, they will full refund for you. If loan approved, you just pay balance of the 10% ( after deduct 10k deposit ). If you aftter paid 10k and ballot and decided to cancel, there is a fee of cancellation, not sure how much. So better think twice before you go pay 10k and ballot.

    I will give example for your 10k deposit
    e.g. 300k house, you pay 10k for deposit, and you need pay 10% for first payment. so your 10% of 300k is 30k. then you take 30k – 10k ( deposit ) = 20k balance you need pay to them. hope this clear your doubt and question.

    I took San & Associate, Loan Fee is 4.1k and yes I paid it with that price. 2.3k for SPA & stampduty. this is all after first time buyer discount. If you are not first time buyer, e.g. owned a low cost house before then your legal fee and SPA will be more expensive.

But MSummit call me to pay RM10K to ballot and reserve the unit first and then wait for the Government result. So is a normal procedure? I thought i should be approve by Government first then only can pay 10k.

    I bought type E (268k) + one additional car park (30k) = RM 298k
    However, I just planning to borrow 90% loan (RM 241200) and the additional car park I will pay myself every month for 30 months to the developer.
    And the Public bank offer me 4.4% interest rate + insurance coverage rm 100k for 10 years.
    MRTA need buy additionally.

    Can anyone give some advice?

    I am in dilemma whether to loan 90% or give more down payment and loan 70%.
    Most of the advice I got is to loan 90% to get the lower interest rate and later on, put the extra money into the loan account to pay the principal. They said this way will save more.
    But I don’t get the logic behind it.
    From my own survey, If I loan 300K I will end up paying 600K, so if I loan only 200K I will end up paying 400K, isn’t that save more than loan 300K?
    Appreciate if anyone can share your knowledges/input on this. Thanks.

    Agent of banker suggested me to buy MRTA for 10 years only (because the MRTA coverage is always reducing, eg, 1st year cover 300k, 2nd year 270k. MRTA is a single payment, and paid upfront)
    They suggested me to buy another insurance to cover my house. (I think is MLTA because MLTA has to be paid monthly/yearly for as long as you need coverage)

    Dear all, brenda and khai,

    Please remember the purpose of MRTA. it is to make sure that your loan is not a burden to your family if something happens to the buyer of MRTA. If your loan is 30 years, MRTA needs to be 30 years!

    MRTA reduces in a straight line. if your loan is 30 years, you buy for 10 years, if somethings happen to you after the 1st year, the MRTA payment is not enough to cover the loan. It doesnt make sense to buy a shorter period of MRTA from your loan.

    For MLTA, it is important to note, if loan is 30 years, you buy a 10 years MLTA, if one dies at the 11th years, how? got enough saving? kids big enough already?

    It is important to think about the objective of buying an insurance. not buying for the sake of buying.

    I oso got offer from may bank n public bank but I chose maybank bcuz they offer more flexibility and we can pay principal during first 3 years (construction ) while public bank only can pay interest/installment during this 3years. Just sharing my point of view. :)

    Hi Josephine,

    It is all about finance management. If you take a flexi loan, your cash holding is more flexible. If you take a 90% loan, you can choose to put your extra cash into the account to offset the loan.

    For example a 1mil loan. if you have 400k cash, you can put the cash into account and effectively, you are borrowing only 600k from the bank and pays 600k interests only. As you have the option to withdraw the cash, if you do withdraw all 400k, then you will start paying 1mil loan .

    If your loan is 30 years, you take a 90% loan, and put in extra cash and do not request to amend your monthly installment, you will finish paying your loan in less than 30 years depending on how much cash is pump in.

    I went for site visit this morning! so excited to see how they built my future house. Ramah really thinks for purchaser, they not only sell houses but also invited us to visit their construction site. all my friends who bought their houses never been invited for site visit though. good job. cant wait to go again.

    actually no need to wait for them to invite you go.. just go over to that place around 5 or 6 pm. you can see everything already. got road leading all the way to ramah pavilion site. just go only. i’ve been there 2 or 3 times

    i am also government loan buyer. as you know i know government loan is very slow. if developer wants to claim the next progress i will pay them first to prevent interest. once government side release money to developer only they pay to us.
    if we do not pay developer and wait for government to pay, we will be fined for the interest.

    Previous the banker help to get the quote was around RM7378 for 308k. (dint minus the 50% stamp duty fee yet).

    Will request the quotation again from the laywer.

    Your is RM6050 rite as you mention previous. Which lawyer ya?

    BR 3.65% & fixed 0.75%

    BR 3.80% & fixed 0.6% is better because if BR goes up or down to the same level, then there is a chance it is still cheaper then the other.
    However, If BR 3.80% & fixed 0.6% is AMB and BR 3.65% & fixed 0.75% is PBB, then of course Bank’s loan types, customer services, efficiency and reputation factors also need to consider.

    Not practical… u need calculate probability for 38 floor with 4 lifts and 19 floor with 2 lifts.

    Forgot to add. If say really change to 2 lift lower and upper. If 1 lift faulty, we left 1 lift to service 19 floor. If 4 lift serve 38 floor, 1 lift faulty, still have 3 lift to serve. I might be wrong. Just my thought
