    agree with you! plus, I think Ramah is the only developer that started work and can sign s&p. i heard that ideal and aspen havent got their approval. getting ramah is more secure compare to others. what do you guys think?

    I am looking at these 2 affordable homes projects > Ramah Pavilion in Teluk Kumbar and One Foresta in Bayan Lepas. Well, I might be wrong, but Ramah Pavilion is alot better compare to One Foresta. in terms of pricing, size, facilities and density, no doubt Ramah Pavilion win hands down…

    The only setback is the location in which i dont see a problem in next 2-3 years once after the road widen and the other development in the area completed (including the 5 stars hotel, Lexis)

    I ask the public bank and take a quotation of semiflexi loan (5 HOME plan/MORE plan/SWIFT plan)..the BR is 3.65%+0.8% so is total 4.45%…is this amount ok? I didn’t survey other bank yet..anymore better bank offer better rate?

    Yesterday I just sign and ballot a unit at the office and they provide me 4 bank to choose (CIMB,Maybank,Public and RHB) but I asked for public bank 1st,so i get my quotation..the rest of the bank I haven’t ask for the quotation..

    How about your’s ?

    Ramah Pavillion is located at the end of Teluk Kumbar, a 5 minutes further journey via the new big road will reach Balik Pulau. Might as well buy a big Double Storey freehold house at Balik Pulau

    The location of this project is neither here nor there, RM400K and top-up a bit can stay at big landed house in Balik Pulau since you guys have travelled so far already.

    On Lookers, this location is worse than Balik Pulau. At least, Balik Pulau is served with a small town with reasonable support amenities…This one, located at no where. Later, want to buy something to eat also need to travel to Balik Pulau or go down to Teluk Kumbar. Lousy choice

    Right now the landed houses in Balik Pulau is costing 500 to 600K Per unit, for those who can afford to buy landed property don have to come and buy affordable home already. Ramah Pavilion is doing CSR to help people to own their first home with affordable pricing.

    For my point of view, Ramah is still better choice if compare with One Foresta. People tend to complain that it is quite remote. I am well aware of it and I’ve even visited the site before. But the thing is it just take approx. 5mins to travel from One Foresta to Ramah. So it makes not much different as what other mentioned that just 5mins, might as well get the later one.
    I would suggest people to do some research before comment. According to the layout of R. Pavillion, there is a food court to be built just opposite the condo. Not only that, there are more coming… which will be well-developed soon!

    My friend, have you done any research before commenting? top up a little to buy landed house in balik pulau? by how much? 40k??50k?? Come on man…remember what people said about batu maung 5 years back? They called it jungle, far and so on..what happens now? think again

    One more thing..have you ever visited the One Foresta site? It is located deep into the housing area, with apartments on the road side with no opportunity to widen the road at all..imagine adding 2700 road users every morning to work…worse still, with the school there..i really cant imagine the congestion..

    Location wise..yes..ramah is too far..foresta arent too near also right?difference 10 mins?20 mins?
    Think again…

    I don’t think only, I took action. Don’t you lecture me on potential of Balik Pulau. I bought landed house there exactly few years back. Botanical CT at RM299K and recently Prestige 3 at RM468K. Both during their 1st phase and no one bother to buy.

    Thankfully for this project and many other coming condos, which is going to make that place traffic jam crazy soon, so it is like blessing in disguise. LOL

    Just like I never dispute my Balik Pulau purchase at lousy location, Ramah Guys should acknowledge that fact and reality too. Ramah in fact at the middle of no where. Guys, RM400K and you guys is so happy and shouted cheap. I am and still 1st owner of D Piazza Condo 1300Sqft. Guess how much Developer’s price? not even RM300K. You guys defend the developer like…CSR la, no profits…help people la, etc LOL

    Unless u are able to get 95% bank loan then the remaining 5% you will need to pay for it.But so far what i know is the bank only able to loan to the maximum 90% of your housing value.

    If you have difficulty in the downpayment and the legal fees etc,you can try to apply the My1 First Home Loan (A Scheme for first-time homebuyers) from govement. Google it and you will see the details for it.

    really spacious compared to other affordable homes. this is what we call affordable. those who want to visit, do call them up first and make appointment. because there are too many people waiting. =)

    the location is far…but after i visit the showroom today i already change my mind…is a good design and good enviroment…is worth to buy feeling like condo when you visit the showroom not lmc standard! should take a chance visit it and feel by yourself

    yes I totally agree with you. Ramah Pavilion really give everything the best, you see the tiles, the toiletware, door that they give, they even upgrade from the basic requirement. totally like bungalow style, like condo standard.

    Ramah Pavilion – the only affordable home in Penang with reasonable price. bigger units, cheaper price, carpark cheaper, even their renovation also much much cheaper than other affordable home. finally in Penang I see a really proper affordable home. showroom is lovely too, will go again with my friends next weekend.

    I saw the upgraded package it’s very simple but additional cost about 20k ~25k !!!
    I prefer to upgrade tiles to bigger size, the rest will do later.

    hi all,

    i had a concern regarding ramah’s facilities.
    1) there will be a boost area around kumbar. so, facilities in ramah is like condo and nice.
    will there be a safety issues as more outsider will get into ramah and enjoy the facilities services?
    also, there will be food court, river beside, a exercise park,etc…

    i think safety should be enhance anytime.

    2) is it a flooding area in ramah?

    Btw, bank loans comes with monthly payment clause. If developer decides to draw money from bank during build up phase, we need to serve the interest. You need to check this, if buying @Ramah.

    Anyone manage to get other banks for hm loan upto 95%?

    Only good for those who really need a house of their own but to those thinking
    of making some profits after 5 years just forget it. By that time the whole
    building will become “Belacan” !!!!!!.

    Some don’t even care to pay maintenance fees and you cannot change peoples’
    attitudes as all are living in one “muhibah” communities.

    I went for the show room on Sunday, really nice and the upgraded packages also good. Just I don’t prefer plaster ceiling… All the material also very good!

    yes agreed with you. their materials given are like higher standard materials, at least is not cheap materials that they provide. they are so thoughtful, even fix aircon and heater piping for us.

    This is the first developer I see charging the least for upgrading package and giving all the better quality materials. It’s a waste that my son has already own a property. With the upcoming development, I can see that Teluk Kumbar will soon become the next tourist attraction with the hotels coming up.

    Yes, i paid for Ramah, waiting for sign SNP…now ASIA GREEN called, offer me The Clovers, that location better right? Although most of them say no floor tiles and car park…

    i am also waiting to be qualified to buy a unit in R.Pavilion, ti gong poh pi i can get it.
    I have been told that R.Pavilion is good, i like it too. 1 thing i worry is the distance from work/town area is quite far.
    But i read all the review here, all seems like very good review.
    Is it the staff in R.Pavilion wrote on these comments. Why all comments seems so good?

    I cant decide between Ramah & One Foresta. Any idea?
    Ramah seems very far from town, but compare to price and size, Ramah is definitely worth than One Foresta.

    I think is not free, u’ll have to pay on ur own, some banks can help you pay legal fees though. btw, I received a call from the developer saying that my application is qualified! thanks for their help, I managed to get a unit below 400k within one month. what a good news before labour day!

    Rene,

    Interests rate will be lower if you borrow more. however, more = a few mil. For your case, it doesnt apply.

    If your loan package is a flexi package, I would suggest you borrow more. After the loan is fully disbursed, your extra cash then throw into the loan where you can have the flexibility to withdraw anytime. This however means that you borrow more and during construction, your monthly installment is higher.

    For a 268k, 90% loan is 241,200, for an interest rate of 4.5% and for a tenor of 35 years, your monthly installment is $1141.5

    Dont forget you can use EPF to either pay 1)a lump sum so you borrow lesser or 2) monthly installment.

    Whether a not you can copy, only you can answer the question.

    You are right. EPF interests is higher. It definitely make sense to leave in EPF as it earns higher interests.It make more sense if you are near to the withdrawal age or if you have a lot of cash.

    For me, withdrawal of EPF can only be done in 20++ years. in my opinion, it make more sense to use future money to make my life easier now. I take the view that future money is not as valuable as today money due to inflation. I rather take the EPF money today to save on the bank interests into my property investment where property should appreciate over times. IF property appreciate 4% a year, Bank interests is 4.4%, tentatively my money is helping to earn 8.4% compared to epf money and + it makes my life easier today.

    Anyway EPF you can only use account 2. not account 1. so you still have cash in EPF no matter what.

    Just my thoughts.

    Viewed the showroom today.
    Am actually very satisfied. Even with the original unit (without package), it is as already good enough to me! But if I am afford, sure I will go for the package, the package top up MYR 16200 is very good. But unfortunately I don’t have the ability. So will stick with the ori unit. :)

    I applying type B, calculated the area(sq ft) according to the floor plan attached above.
    The calculation including two WashRoom, balcony, entrance & wash area,
    however the total area calculated is 1130sf instead of 1250sf which announced by mSummit.
    If the actual area of floor plan for Type B is lesser than the value given by mSummit, mean the actual floor area of Type C-F also will be lesser than the value given.
    Really hope for their explanation on this, unless 1250sqft is including the 1 car park provided in the package?
    If inclusive of 1 car park area, mean type F will be actually 680sf only instead of 800sf?

    Hi Zoe,

    I assume you are asking me if during construction, should you pay principal + interests (P+I) or just interests only.

    In my opinion, since this property is for own stay, i would suggest paying principal + interests. since loan disbursement is by stages, you are paying more to principal. by paying more to principal, you will pay less interests later on.

    Say a 1M loan, 35 years, int 4,5% monthly payment is 4732, out of this 4732, 982 goes to principal, 3750 goes to int.

    Ask your banker for a amortization table to show you your payment towards the loan.

    If you start paying (P+I) during construction, if your loan tenor is 35 years, you will end up paying the house lesser than 35 years.

    You can opt for interests only if you want to maintain a better quality life today and foresee that you will get a pay increment later on where your increment pays the extra.

    Thanks for all of your concern. I ady refer to mSummit, they say the size didn’t include car park area, what we calculated from the floor plan above didn’t include the walk path(like walk path to enter master bed room & walk path in between entrance&kitchen). So the size given to us will be same as what they stated in the pricing table, dont worry. Or you can check with them again when you go to their office to sign S&P, then feedback to us. Thanks.

    From the advertisement published, mSummit stress that Ramah Pavilion is affordable house which is condominium level come with “high-tech card access system” (also written on the red catalog given to us).
    However, when i ask if i stay at level15, mean the lift’s door will only open when i reach level15 or i can go to any level as long as it is within the block that i am staying? Their answer is so far the card/key that will be given to us can control by block only, cannot control by floor, mea I can go to whatever floor I like.
    However, many actual condominium levels’s security system is control by floor but not control by block.
    mSummit answered that they are in the progress of LOOKING INTO IT to make it to be controlled by floor but not control by block. They said they are not sure whether they will implement the security system by “control by floor” due to this kind of security system is more complicated as compared to “control by block”, so it is hard for them to implement practically.
    As most of us are first buyer who buy the unit for own stay but not investment purpose, so security is very important to our safety. Once some of other house owner didn’t pay the maintenance fees(we cant control ppl), & when the maintenance guy give up to take care of the security seriously due to low return they get, mean many outsider can come in to enjoy the facilities. It became worst when the investor start to sell their unit after 5years born, or if they rent their unit to foreign workers. So when this place become belacan, yet the security is not being controlled by floor, just imagine that some bangla can simply walk to anywhere they like as long as is within the same block.
    So we should fight for it before signing S&P, once we request after settle S&P and after give 10%down payment, it is too late for us to request to upgrade the security system. Any1 agree with this?

    I am getting more confuse.
    My MBB agent told me the rate is the same regardless how much I borrow.
    She said the rate is base on the property value and not base on how much I borrow.
    But when I use the “home loan calculator” it gives different rates for different loan amount.
    Need some advice here.
    Cuz am thinking if the rate is the same then I want to give more downpayment so that reduce my monthly instalment.
    But the agent keep said its better to take full loan (90%). Confuse..

    The rate will be the same but the more you borrow you will have to pay more
    on your monthly installment. If you take a 90% loan is different from a 80%
    loan. You pay less in monthly installment in 80% loan.

    ck ng :@first I would suggest you go for public Islamic bank. 4.3 end rate. 20% off for stamp duty. And the loan can up to 90-95% with the mrta.

    Dear CK Ng, interest rate of 4.3% is really low which i cannot get it after confirm with Public Banker.

    tay, what i heard from my friend who stay near to pump room in other condo is, 1 level below the pump room will be noisy…
    But what u mentioned is “level 22, 23 , 24 or level 20, 19, 18 sure will be caught by noisy pump room sound”, it is 3 level above & below, very much different from just 1 level will be affected.
    Do u have any friends that have real experience on this causing u think that the pump room sound will affect 3 level abve & below??

    Even basic thing that every developer will give like air cond point, water tap & heater point(in every toilet) also M summit dont want to give ramah pavilion dy,
    mana mungin M summit will upgrade the security from “control by block” to “control by block”? They have to spend more to put door at every exit to the stair, this will increase their cost to build this affordable house before campak to u.

    Just imagine there is only 1 water tap on top the of sink to gosok gigi & the other 1 water outlet(high) to shower. There is no 3rd water tap in the toilet b4 upgrade, those who dont take upgrade package, how they r going to gosok baju & cuci punggung?

    So this is a tactic to “force” buyer have to spend more to upgrade their house. After buyer pay for upgrade plus take 1 more car park, affordable house also become normal price dy

    To be frank, M Summit din charge us much in the upgrading package they are just providing a service to us, they din actually force the purchaser to upgrade. M Summit has given us the best finishing that they can provide, if they wanna earn more, no point for them to provide us 400mm by 400mm tiles where they just require to provide 300mm by 300mm tiles. The upgrading package not even 10% of the house selling price.

    Not every cloth can wash using machine in wash area. At least baju dalam & lampin baby need hand wash. Lampin baby with feces wash in washing machine? How to take water to wash?Put a big pail under shower like gather rain water?

    Some of us even need to dig from every where possible to get 10% deposit to pay developer. We can read it through the earlier post of some other buyers in front & top of the page? We understand developer also need this as modal to start construction. But not every1 afford to pay extra 15-24k to upgrade the house, just to get 3rd water tap & air cond point/piping. Plaster ceiling & shower screen is more than enough, we need roof, comfortable environment & secure only. Air cond needed as weather is hot, especially for those who stay low floor need it.

    If water tap is not set beside toilet bowl. How ppl wash after finish business? Wash there by sharing same water outlet which used to wash mouth?no need wash only use tissue?
    Or we connect rubber pipe to the outlet on top of basin? Then disconnect the pipe when we want to wash hand? How many times we need to connect & disconnect the rubber paip per day?

    Since m summit ady give 1 heater point to master bed room, what is the reason dont want to give share toilet? Only parents need bath with hot water?Children’s body tahan sejuk?

    Not every cloth can wash using machine in wash area. At least baju dalam & lampin baby need hand wash. Lampin baby with feces wash in washing machine? How to take water to wash?Put a big pail under shower like gather rain water?
    Some of us even need to dig from every where possible to get 10% deposit to pay developer. We can read it through the earlier post of some other buyers in front & top of the page? We understand developer also need this as modal to start construction. But not every1 afford to pay extra 15-24k to upgrade the house, just to get 3rd water tap & air cond point/piping. Plaster ceiling & shower screen is more than enough, we need roof, comfortable environment & secure only. Air cond needed as weather is hot, especially for those who stay low floor need it.
    If water tap is not set beside toilet bowl. How ppl wash after finish business? Wash there by sharing same water outlet which used to wash mouth?no need wash only use tissue?
    Or we connect rubber pipe to the outlet on top of basin? Then disconnect the pipe when we want to wash hand? How many times we need to connect & disconnect the rubber paip per day?
    Since m summit ady give 1 heater point to master bed room, what is the reason dont want to give share toilet? Only parents need bath with hot water?Children’s body tahan sejuk?
    Dont know why the house designer think resident in affordable house no need the above mentioned thing. But practice hygiene is what we learn since kindergarten.

    No low level water tap, can do one extra on our own.
    Many public holiday since 1May causing approval progress from state goverment slow down. Cant wait to get the approval asap.

    Actually location quite far from FIZ, may i know your opinion?

    Refer to unit plan for block B compare with total number unit for each type C to F …it seems could’nt tally…may i know why ya..

    Did any of u try to check your application status in erumah website?
    M summit informed I got an unit.However when I try to check online, it keep show error page when I try to log in.
    Anyone facing the same problem here?

    Just signed SNP…and realize that there are an extra fee charge by monthly “shinking fund” other than maintainance fee…so total around 0.22 per square ft…is this fee normal?
