    This Saturday (20-9-2014) There will be a roadshow ‘Program Pemilikan Perumahan Mampu Milik-“Mission Home-Possible”‘ held at Bayan Baru Giant Hypermarket from 10am till 5pm. Just called M Summit Office, they said they will participate in the event. Can attend the roadshow to know more info about it.

    Is there any possibilities of the developer taking out some of these fancy facilities (“swimming pools, sky gym, jacuzzi, children water slides, barbecue area and more”) and bring down the maintenance fees slightly lower? The maintenance fee is around 20 – 25 cents per Sq. Ft.
    Is this doable? Please advise folks.

    Checked it out, looks good. Though the location is quite far away from the city, hopefully in years to come, teluk kumbar will be more developed.

    I received the offer too, it looks good with the size, layout and price , but seems location is really quite remote, also much further than the rest of the apartments currently building in Teluk Kumbar town (apart from the PDC low cost housing nearby)

    It’s really disappointed that penang govt affordable house is not really that cheap (with the location), and only come with 1 car park

    But I am very concern to the location. Is quite far away from bayan lepas.
    That’s a traffic jam area, don’t know when will widen the road.

    If you wan to accept then just go to their office and they have banker station there to help u apply for loan.
    Vice versa, you need to sign a reject letter (according to Summit Group staff).
    Not sure click on Tolak Tawaran can have the same effect onot

    @KH, The developer asked me to sign the S&P and i yet to decide to accept the offer or not due to location wise.

    @PHE, where is the Ideal I-condo? Can share more info?

    @BK after long consideration, I think I will reject the offer for Ramah Pavillion due to location issue although size is quite tempting. Also because now more affordable homes coming up, wait and see first

    IDEAL i-condo will be launching at 5 sites, the one recently announce is at bayan lepas, other location in plan is sungai ara, sungai dua, tanjung Bungah and balik pulau, seems all the same layout 900sq n affordable home

    Guys personally I think ideal I-con has a better location compare to Ramah pavilion but the proposed location for i-con bayan lepas is surrounded by low cost house which next time will be too congested and not an ideal location. Vice verse Ramah Pavilion is just ten minute drive from airport without the traffic jam as federal government is confirming a road widening of the bayan lepas old town and have an elevated highway from airport junction to teluk kumbar. The proposed infrastructure is shown in the star North two week ago, the infrastructure upgrade is schedule to be complete by August 2016 and by the time Ramah Pavilion complete traffic is not an issue already. Ramah pavilion provide one of the most worth buying affordable home in the market where the selling price is below RM300/sq.ft. and the additional car park is just RM30k but Ideal I-con is selling 850sq.ft. for RM299k and additional car park they are proposing RM50k per car park and I-con is a bit high density which consist more than 1200 units per project.

    I think for those who received their offer letter and did not turn up to their office you should call them up and make an appointment to go to their office and see the project, is really worth buying as I just get to know about their property last week when I visited property fair held at PISA everyone was rushing there to grab a chance to buy their project but you guys who qualified to buy their property still in hard time deciding whether to choose their project or not.

    Hope my advice will help those in the hard time in making their decision, last week in the property fair their staff told me that they are opening this weekend Saturday 9 to 6 and Sunday 9 9 to 4. To help collect PN1 form from those interested buyer from last week property fair.

    All stated above is just my opinion as the price of Ramah Pavilion provide now is the price of property back in year 1995, can’t find any house below 300 per sq ft with condo facility.

    I am one of the 1st batch qualified buyer to buy Ramah Pavilion, today i went to their office to do my balloting of units and signing of S&P. Feel lucky that i can draw the unit that i want. All of qualified buyers come and draw for their unit. For those 1st batch qualified buyer pls act fast in securing your unit, Ramah Pavilion is selling out fast.

    Hi TWL, You had mentioned I-con which is 850sf, is it you mean of its Tanjung Tokong project? I doubt it because the Bayan Lepas one is 900sf. And is above 300k, I think you mentioned 299k is for Tri-pinnacle at 800sf. Besides that, in ideal I-con website, http://www.idealcondo.com.my/concepts.html, it stated 2 car parks, now you mentioned it is RM50k per car park. Which source are you referring to I wondering…

    I have to agree with what TWL and WK said. Initially i had some doubts about the location too. However as TWL mentioned, with the new federal road widening and flyover construction project to Teluk Kumbar going on now, access to the apartment will no longer be an issue by 2016 when it is completed. In future its going to be pretty much a straight drive with minimum traffic lights to reach Bayan Lepas main roads.

    In addition, looking at the project further – you get condo facilities, a relatively large sq ft per apartment at a price that cant be found anywhere else in the island now and also reasonable density (total 700+ units). The Ideal I-condo projects has almost double the density (ex. I Condo One Foresta – 1342 units!) and are located in more congested neighborhoods. Ramah Pavillion also has some nature around with the surrounding hills and a small park to be built nearby which should be good for families.

    Penang Island does not really have much land left now for development of new projects. With the new Federal road project, we should see more state development focusing into Teluk Kumbar area.

    Anyway I went for my balloting on Sat as well and signed the S&P. The M Summit staff were informative and accommodating. If you have been selected and are interested, i advise to go check out the main office and do your balloting earlier so that you get a better chance of getting a good unit.

    Can you explain the procedure & what to do once got the offer letter from gov. Such as within hw many days to signin S&P , 10% deposit and legal fee so so .. We are 1st time buyer so lack of knowledge ? Plz explain WK & whoever already go thru such procedures ??

    Hi Mr. Roy,

    What i did in purchasing Ramah Pavilion is First i got the offer letter from M Summit Group say that i am one of the qualified buyer given by Penang State Housing to buy Ramah Pavilion. They arrange me to their office to understand more about their project then at the same time they arrange all their panel banker to station at their office for us to apply our loan. The loan approval process took around 1 week time.

    Two week later M Summit Group send me a msg asking me to prepare 10% of my purchase price then go to their office last weekend for their balloting process. After the balloting process, their panel lawyer is there to prepare the S&P at the same time, then we proceed signing the S&P.

    Mr Roy are you one of the qualified buyer for Ramah Pavilion?

    Thanks WK, for Information .. By the way , what about the Legal Fee or S&P agreement charges ! Do we need to pay upon signing the S&P or its included in the Loan ?? So only gt 10% early preparation or still got other charges ??? Any Info about Loan interest rate ??

    Yes..i’m one of qualifier but currently I’m not in Penang … Will back to Island Next week but need get prepared !!….

    Hi Mr. Roy,

    For the legal fee and S&P agreement charges, the lawyer will let you know on the spot when you sign S&P. As i know CIMB is offering a 5% loan of our total S&P price for Legal Fee Payment Purposes. On the day of balloting you just need to prepare the 10% of your purchase price(Unit + Car Park) Price. The loan rate is varies from case to case.

    Good quickly go to their office to ballot your unit before the units being taken out. Btw what is the type you are entitle to buy?

    the project I got is sp chelia but sp chelia haven’t get the letter from developer, just want to know more about how other projects and the marketing..if not mistaken low medium cost come with no car park for the price 75k, so the actual price for LMC come with one car park is 100k++. If affordable house already included one car park for the given price so it is good and more worth then LMC :)

    Hi zz,

    The legal and S&P charges is depends on your loan amount purchase price and when you sign S&P their lawyer will let you know how much to prepare.

    Yes registration done long ago, checked online and its written as Dalam Proses Tawaran(Berjaya). By right I should be getting their official letter soon. But i have no idea on the property type and size, how can i find out about that? Will be stated in the offer letter? Tks.

    Is best that you give them a call to ask them about your status because i din get my letter either and i call them and i am in their list they ask straight away go to their office to collect the letter. Btw the project unit type is clearly stated in their project website www.ramahpavilion.com

    Thank you for the information. I’m well aware of the property type offered by the developer(A to F). However I was wondering how do we know which type of property we are offered (eg: A? C? F?). I did call them and ask, but they did not share any information regarding this. Those people on top who mention that they got type A,B or F, was it their own choice or offered to them? Tks.

    Hi..code, in the latter offer will write it on what type or your choice..mean that when you submit your application form at state government your income has mention to them so they will choose it for your budget…Exp: You get type F from state government offer you and you want to up grade to type D then you have to apply your loan 1st before they go ahead. if you loan ok mean you consider buy this type D and you need get the 10% d.payment to the developer and so on..Hope you can understand in here some tip for you…tq

    I did grab a unit there, waiting and searching for better rate for bank loan. I asked them of how many percentages of unit left, they told me only 15% people signed snp. I get to know theme park will be build there and benefit from road widening more project will come. For me i prefer peaceful, seaview and hill view place to stay compared sungai ara or bayan lepas that was too high density and congested with alot concrete tree. Did anyone know how much is the maintenance fees for ramah pavilion?

    Yes i think this project is definitely a condo project. The residential units are quite spacious and with common facilities like swimming pool, security access, sky gym, playground etc.

    Mgmt fees should be around 20cents psft. Agree with you on the surroundings, i personally like that RM is in a small valley surrounded by the green hills. The air should be quite fresh in the nights and mornings.

    Hi Huat and LMF,
    I submitted my form just after the penang erumah was first announced. I guess they are allocating in order of submission.

    Anyway, if I remember Msummit is having their road show for Ramah Pavilion tomorrow onwards from 11am to 2pm, 11Feb-13Feb at the Bayan Baru food court. No harm dropping by to take a look and ask around.

    I believe there will be stringent conditions such as the restriction on the number of years you have to keep the property before you are able to sell it . You might have to show circumstances of urgency if you wish to sell the property before the expiry of the restriction period. These reasons must be accepted by the state govt before you are allowed to dispose of it. Also i strongly believe that any person who wants to buy from you must also be a qualified person under the affordable housing scheme.

    Having an account in erumah alone is not enough. U need to go to komtar submit the supporting documents. if not they wont layan. i had the same problem.

    There another option to choose B1 (1355sqft) but only 3 room (bigger space). I choose A is because B1 is near to lift. Prefer more privacy. it will be hot in evening but you can enjoy the sunset from pulau betong. I was in middle floor. Hi to all my neighbor

    For type E prepare around RM6400. For type D prepare around RM6800-7K. 10% you need to pay when they call you to ballot for the units. The snp fees everything you will not need to pay yet upon signing the snp. the lawyer will notify you when to pay.

    by the way et have you registered with the developer first and applied the bank loans. you have to bring your offer letter first to the office and register,after that there will be few bank officers in their office for you to apply the loan. then after a week you will know whether your bank loans have been approved and will be given offer letter by the bank. You have to bring the loan offer letter to their office again probably few weeks later upon arrangement. thats where you will have balloting to know which is your unit and pay 10% deposits as well as signing of snp. the lawyer fee just check with the lawyer he/she will tell you when to pay.

    one thing im not sure about ramah pavillion is the developer did not mention anything about the building materials. such as
    1. what type of stones or concrete they using,
    2. how many electrical points,
    3. what type of plumbing to gonna fit.

    usually developers will tell all these. they msummit did not mention anything about it,

    guys pls ask them about the building materials or building spec before u sign the SNP. if alot of ppl ask then they maybe forced to give the spec out.

    Hi all,

    I am a successful buyer for ramah pavilion, i found that ramah pavilion is doing a great job as they din actually force us to do upgrading as they told me that the spec that they provide is good enough already no point for us to do upgrading as they provide a 400*400 floor tiles for all the bedroom, living hall and dining area, for the bathroom, balcony and yard they are offering 300*300 floor tiles. All the spec are clearly spell out in their S&P. I think other developer they are offering sub-standard material that why they are over promoting their upgrading package.

    I have to agree with Sam. For Ramah Pavilion there was no funny business about adding in renovation packages etc. You just ballot for your unit, and then its up to you whether you want an additional car park or how you want to renovate your unit.

    As for specifications, as Sam mentioned – the developer provides a very detailed plan for the entire building in the S&P including surrounding plots, every floor layout, carpark layout, facilities, listing of items provided in the unit including materials and electrical points etc. BTW you should read your S&P before signing so there shouldn’t be an issue of not knowing beforehand. I haven’t had an issue so far when asking for more details before signing from the staff either.

    I think a really good thing about Ramah Pavilion is that their plans have already been fully approved and all their details are in place so you know what you are getting. Of course, it is fully encouraged that everyone read up and ask for more details before signing. You are afterall buying an expensive condo so you should know what you are buying.

    One foresta having 22unit per floor, it was really high density no doubt they have 10 lifts per block. Ramah pavilion only having 7 unit per floor and is reasonable.

    you should choose ramah pavilion and become parts of our big family. As i was comparing all the affordable homes offer in the market before. Ramah Pavilion is the most affordable house in market even more affordable compare to the one build opposite their project site by PDC. Once you are one of the qualified purchaser they will give one detail brochure showing all the details about ramah pavilion. Not a single affordable home in the market is doing so. Buying Ramah Pavilion is truly buying a super condo standard affordable homes.

    recently roads there are widening at that area so location shouldnt be a problem. Teluk Kumbar is not far anyway.. very near to HaiBoey seafood and KhunThai restaurant. BEST! =P

    Congrats! You can contact the developer m-summit directly since you are already selected. Their contact number is 04-229 2232. They should be able to guide you through the process to get the loan and to schedule for ballot/S&P signing.

    I recommend dropping by their office at 3rd floor of Wisma Penang Garden (its just beside Citibank) so you can ask questions and get the detailed plan/brochure of the project.

    After 5 years we can sell it to public. not necessary need to sell to household income less than 10k

    lets say if plan to sell less than 5 year then you must appeal to the state government and can only be sold to “listed buyers”

    The 5 star Lexis Suite (with 222 suites) just right at the junction of Jalan Teluk Kumber and Jalan Gertak Sanggul is expected to be completed this year. Ramah Pavilion, a short distance away will only be completed in 3-4 years. Those who has concern on the location should figure out why someone would build a 5 star luxuries hotel there. I will keep my unit.

    Today i went to ramah pavilion to ballot my unit, i check with them about the different in level, their staff told me that the current level will be top up and under Council and JPS requirement, they control very tight to prevent flooding from happening. That why flooding won’t be the issue we need to worry for.

    type A & F no more, the rest still have. Is include 1 carpark and rooms is with tile (but best u double confirm issit all room with tiles). You need to pay 10% deposit. Not sure about the legal fee.. depend how much you gonna loan maybe 8k (you have to bare it)?
    If you want some place nice & quite with bigger space, Ramah Pavillion is a good choice. And if you work at Bayan Lepas area think should be an ok choice (unless u like go to town often then best choose other).

    Ramah Pavillion is quite remote you can try drive down there yourself to check the location/roadmap. I not suitable for someone like to go town or gathering with friend (unless u ask them to come to hai bouy). I think even with road widen is still need some time to travel to town. So think what you like for your future before decide. (No Chinese secondary school nearby as well ya~)

    Last week the staff told me that there is a show house coming up this coming april they will contact us again on the confirm date. About the air-con point, their staff told me that there will be upgrading package for us to upgrade for more details they will review it when the show house is ready. For those who are planning to take up one foresta maybe you guys can wait until ramah pavilion’s show house then only make your decision.

    Foresta will have 2,685 unit compare to Ramah Pavillion 759 unit. Foresta is at Bayan Lepas area so you must have in mind that there’ll be buyer buy to rent to foreigner or indon/bangla as is the strategic location near industrial area.
    If you just buy it just for convenience of travel to work place then is good choice. When you leave you still can rent it out. But if you plan for long term (family) I don’t think is a good choice.

    Crowded, smaller size but near urban/industrial, or bigger size, quite but remote. For affordable housing, you don’t get all favourable in your choice.
