    yes, I went to the place 2 weeks ago, think want to invest or stay but take time around 30min, if after pearl city complete build sure more than that, another problem is delicious smell but dint see any lalat, if ur working place nearby still can consider, way go to 1st bridge 30min+10min cross bridge, way go to 2nd bridge 30min+20 min cross bridge, worst than sungai petani, sp go pg bridge 20min + 10min cross bridge.

    I agree with you, this is the nicest project by TI in Pearl City, nicest in terms of “artist’s illustration”.

    Location –> lousy. Accessibility to penang bridge (both 1st & 2nd) –> lousy.

    And the artist forgot to put in banglas walking around holding hands in the taman. Also, I wonder where the guy is cycling to in the picture on the right? Ikea ah? He’ll be dead run down by a truck before he could reach there. Hahaha!

    It takes 25 mins to drive to Batu Kawan from this place.

    It takes 15 mins to drive from Gurney Drive to Air Itam. And I am sure you know the contrast in property price between Air Itam and Gurney Drive right?..:)

    Agree with you, feels very nice looking at the pictures. I think this is an International Property Award winner! You know that award right? That little black label displayed in the corner of most property advertisements nowadays. You can actually get an award for your project without even having to build it! Just make sure you pay a lot of membership fees, they will guarantee you an award. J0kers!

    Pearl City is good for those who work in mainland. There are lots of big industrial parks nearby, such as Bkt Minyak, Batu Kawan, Pg Science Park & Prai. To travel across the bridge daily to work is not a good idea, unless you are willing to sacrifice your time & petrol in order to stay in a landed house.

    Yes. I agree with you. Property price different so much in Gurney drive compared with Air Itam area. but i can’t find any 450k of 2 Storey Terrace House launch in Air Itam area. if yes, i want to buy..I’m actually staying at Air Itam area now. I took 30mins to travel from Air Itam to Gurney with my poor old car.. :)

    Yes you are right. But before becoming mature, you have to sell it at “premature” pricing. This is not. RM3++k is premature price, RM450k is already mature price. Buyers will have much better alternatives and potential appreciation buying Ikea City.

    Outback or not is subjective, as everyone has different opinion. Pearl City is located just beside the main federal road, and 10-15min drive to PLUS highway. The new KTM station is there. Its commercial component may not be very successful but it still can be a self-sustained community with high population.

    If u buy Tambun Indah’s first project here in 2009, the DST is RM230k, may be RM50-100k cheaper than BM & B’worth. Current DST price of RM400k above seems high but it is the trend almost everywhere. Generally it is still RM50-100k cheaper compared to new similar DST in BM & B’worth.

    Tambun Indah?? sorry not in my list anymore. This area sure more lalat, shit smell from chicken farm nearby, isolated and will use as hostel for foreign workers soon. This condition is similar with my Taman Juru Heights and i already live in shit area develop by TI

    haiyooo every morning and evening will smell shit from pig/chicken farm nearby, everyday there is lalat around, every holiday there is nuisance from some units converted to foreign workers hostel, everyday u need to be more careful with the main road too narrow i think around 20 feet road, sometimes I was almost hit by a chicken truck that differed. I bought for stay not for convert to foreign workers hostel.

    The cost of building a double-storey terrace is about RM200k max (excluding land), assuming build nice nice, with high quality finishing. So they are charging you RM250k for the land. Assuming land size is 1300sft, that works out to be ~RM190psf for the land. You decide.

    If you work in Bayan Lepas area, might as well consider Balik Pulau landed.
    Teluk Kumber road rewidening project to be completed in 2 years time.
    Fresh air, hillside, guarantee no foreign workers as mostly choose nearer Relau/Sungai Area apartments/flats.

    based on the research done by the developer of IKEA (for the northern region) it is anticipated that Batu Kawan will be the future city of penang. Eventually, the need to ‘depend’ on penang island for jobs and entertainment would decline (for people living on the mainland).

    simpang ampat is the neighbor town of batu kawan, separated by a distance of less that 15KM. I think there is a lot of potential for this place, especially when batu kawan turns into a busy city, someday.

    i would rather invest in simpang ampat (for living). once the master plan laid out for batu kawan is fully realised, it is for sure going to be a busy place. (but im not saying batu kawan is a bad choice, though..as it truly depends on your investment preference)

    im from KL and planning my retirement in penang, so im looking for an affordable and peaceful location, yet close to any township or sub urban city..i’ve been studying and eyeing simpang ampat for some time now..

    Come down from Hill (Balik Pulau), take 2nd bridge for 20minutes to your IKEA, this and that…and enjoy the best of 2 worlds.
    Batu Kawan is huge, affordable/low cost housing hub, too simplistic to trust every words of developers/promoters/agents…..etc

    -build an atap house beside penang bridge if u expect 1min away from penang bridge OR stay at mangrove at batu kawan = close enough
    -stop eating chicken, pork, duck. let them close farm = no smell
    -if no bangla, indon, foreigner worker = u wont get a landed house at this location at this price
    -bear in mind, there is still under development/construction = developer cant afford to let their workers to travel from “Gurney”or “air itam” to here to work everyday
    -instead of blaming “far” distance, why not blaming on traffic flow/malaysian driving skills, everybody still willing to stuck together in d traffic nowadays, pathetic though…
    -instead complaining on long time to reach the bridge, why not choose riding? typically need 30min from batu maung to simpang ampat
    -simpang ampat, tambun, batu kawan areas’ properties are still considered cheapest compared to saturated Butterworth, BM = have some studies b4 throlling

    if you can afford, just buy in PG Island… if you are rich enough, then Singapore, Melbourne, Dubai or London… the choice is yours… don’t have to condemn a small township

    RTP2 townhouse lower unit. 410k nett.. they do open for sale last row townhouse last week that facing clubhouse price is 498k nett.. for double storey terrace, 480k nett.
    in my opinion, is not bad if for own stay. but not for investment. :)

    The sales person informed me regarding this. Maybe you can call to the sales office to confirm. But 498K seem overprice.. You can get double storey with this price… Just facing the clubhouse alone they increase the price by 80K. wow….

    I went 3 times to the Pearl Resident and Raintree Park Site during off peak hours and Peak hours. I make a comparing the project with new projects around such as Royale City, Hijauan Valdor and Eco Meadow site. Below are my own findings and opinions.

    1) Raintree Park and Pearl Resident connectivity to is good, where it takes averagely 6.2 KM@13 minutes (off-peak) to North South Highway Tambun Interchange, 12.3KM @ 21 minutes to Penang Second Links. However, I notice accessing to the project site from Penang Second Bridge and North South Highway Tambun Interchange it have many traffic lights, it takes at least three traffic light stations to reach the site. During peak hours the road is seriously congested I think the traffic jam situation will more serious in the future. For those who consider buying for own stay, cost / time efficiency on daily journey to Penang Island or future Batu Kawan Industry Parks. I think Royale City , Hijaunan Valdor or ECO Meadow which has shorter KM and travel time are wiser choices

    2) Raintree park and Pearl Resident are minute away from proposing pearl city which will has attractive amenities in the nearly future e.g International school, Medical center, commercial center and retail Mall this is among the most attractive part for this project, Pearl Resident and Raintree Park are on upper hand compared to Royale City and Hijauan Valdor. Together with OC obtained gated and guarded projects such as Pearl Garden and Pearl Villas. Pearl Indah I, II, III nearby, Pearl Resident again is good for people who enjoyed living in higher populated density area. If you preferred lower populated density resident area Hijaunan Valdor and Eco Meadow is better option for you.

    Above points are merely my own finds and opinions. Not intend to against any people and institutions.

    As an architect working in Singapore ,by seeing the township plan , I personally think the residences seems to be too many, afraid it will be over supply . it will be good that around the ring , there are more facilities or commercials. it would be great if there is a place like singapore’s holland food village near the hawker centre . Community centre like sport facilities for people to take out classes, tuition class,, badminton courts , basketball courts ,multipurpose hall . I think The food village shall be high quality planned up . Food would be a great attraction even the economy is not that good in Malaysia now . Yet , Before that , the smell must be solved as soon as possible as to make that a success.

    Hi Rebecca, sshhh… Actually i know the developer has the plan in mind. The reason i choose this place because it is very similar to damansara 10 years ago where people keep complaining at that time. Now, everything is settle, do you know the price now? hehe…..

    I was suggesting for improvement .if those issues are not tacked well, I m afraid it s hard to convince . I do see potential for that place though . Mall and gems international helped , kdu and ikea opening in 4 years time will be also good for the property there.

    Good suggestion, but you still need to think bigger. You are an architect, but i am an investor.
    Try to think something outside of the box, it should able to help you to growth to the next level. Don’t limit your imagination within this area only. Try to think what is happening to the surrounding, what kind of “thing” can benefit to the surrounding, what is coming soon and what kind og “thing” has to change to make it better.
    If i give you $1 billion, what can you do with this $$ ?

    Gosh, i don’t know you but i have gave you so many tips…..

    I was suggesting for improvement .if those issues are not tacked well, I m afraid it s hard to convince . I do see potential for that place though . Mall and gems international helped , kdu and ikea opening in 4 years time will be also good for the property there.

    In and out of Pearl City still a problems.

    agree. traffic too heavy. cant move. evening come back take almost 1 hour from batu kawan to boon beng because too much traffic.

    really bad road system. developer never solve this issue – to high car volume.

    I stay at 26 Lorong 1/SS5, tasek mutiara. this terrible developer has caused traffic jam to me. I lodged many many complaints d since earlier days. Let us residences complaint together to mpsp.

    I plan to buy a house in Pearl Garden area (any scheme) but since a lot of people mention here that the road going to Batu Kawan is terrible with very bad jams.
    I went there before but during weekends so there are no jams but if I were to travel to & fro work in Penang Island so the times would be during peak hours.
    Therefore I would appreciate feedback from those of you who regularly travel during these times. I foresee the 1 lane flyover would be insufficient but just how bad is the jam?

    the road from pearls city along to batu kawan/ north south highway, you need to pass through 5 traffic lights, and the traffic light waiting times now getting longer may be gov want to ease the traffic jam, but somehow i see bring no any effect during peak hours (bukit minyak indutrial/batu kawan industril/ kheng koon school/ penang science park industrial). Maybe you need to spend 15 to 25 minutes to pass through ths road.
    For you which need to travel to island daily for work from pearl city, i dun think buy a house at here is good idea unless you are willing to scarify your times now. Anyway, with the development of batu kawan, perhaps in future the road surrounding will widening and upgraded. just my points.

    tqvm for the info as looking at the flyover across the railway track I presumed early morning rush hour would be terrible with so many houses there just using a single lane across. And just at the end would be a traffic light that will add up to the jam.
    Local traffic light programmers are actually quite stupid by prolonging the traffic lights times as it makes jams even worse. By reducing the time it gives more vehicles to pass through as many times there will be slow drivers who take their own sweet time to slowly pass thru the traffic light & hogging others behind.

    think are getting worse if the below links about foreign worker village really approved at tambun land. More and more bas kilang pass through this road & more congested. The existing road confirmed cannot handle the traffic volume and state gov really need to come out solutions !!

    MPSP/JKR need to make the traffic light from taman tambun t-junction to NSE North entrance synchronised each way. The jammed cause by travel distance too short between the traffic lights. TI do absolutely nothing about the the road to / from Pearl City, just continue to lauch new houses. Nearest competitor, EcoWorld expand Jln Paboi before even launch their Eco Meadows.

    It is the poor girl name Chris or using the name of Ms. Cheah. Smart Option is using It’s brother name to set the company. All messes created with hanky panky MPSP has blacklist this company already. We as residents must careful later.

    no other access road
    outside area full of roberry
    a lot of gang geng from nearby taman
    oversupply property in this area
    those renovated to stay also moved out looking for buyer
