    If you look at the project signboard, Block A & B is Parcel 1 and Block C is Parcel 2.
    Developer can always apply for partial VP from council. Believe it or not this is the info given by Ideal them self.

    Light is on for block C , block A also( certain night). Expecting to get VP very soon for parcel 2.
    Bloch B is completed but exterior wall painting is on going.

    this project will be ready as scheduled. Block C buyer can get ready their $$ for renovation very soon.

    I ‘m one of the buyer at BLOCK A. I have been monitoring the progress of the project ever since I bought 1 unit . Looking at my first dream home, I got excited whenever I visited the site. As block A VP will be ready by early next year, I have to save some $$ for my new home renovation. hopefully , no gangster contractor for this project.

    Gangster contractor is common in Ideal project. If you don’t see them in lobby, your reno contractor will contact by them.

    may I know what the gangster going to do to you? are they allowed to enter the condo and extort money from you?

    the developer (ideal property) allows this type of practise ? can the police help? is this common in most penang housing project ?

    block C can get the house key and start to check your unit, I check mine, looks OK.
    but , quality not so good, still needs some repair. my unit got water seepage problem.

    din see any gangster, I will get my contractor to start work ASAP. hopefully can get in before my big day.

    Was informed by Developer on 19/8/19 that OC (Block C) has just been obtained and they will send out the final progressive billing soon. Key collection (earliest by 3/9/19) can be arranged after final payment and miscellaneous charges around 1k are settled. Fyi, Electricity & Water deposit is RM600.

Those who bought are suckers who wanted the “address” but was shortchanged with inferior quality, and small build up. If cannot afford, don’t buy lar, This mess up the prestigious address with these low class buyers

      It is actually good that service charge is being increased, so that this property can be properly maintained. RM0.20/sqft is about right I reckon.

    Developer is cheating on us as a owner of I santorini. The maintainese fee written at S&P are rm 121 per month. Before taking the key got a letter written the fee is rm170.50. Also the management require us to pay rm20 per car sticker and need yearly renewal. All those bullshit is for them to making money. If using car sticker, what is the point doing car park acces? Doesnt make sense. Pls consider before purchase.

    RM170.50 for a 850sqft unit works out to be RM0.20/sqft. In KL, that’s only enough to maintain the longkang, but in Penang, it is still enough to just survive. It is very important to make sure theres enough common fund collected every month to keep the place well maintained. I think it is a good move to increase it to RM170.50. As for the RM20 sticker ONCE a year, the money goes into the common fund anyway. JMB will be formed latest in a year’s time, so it’s up to the JMB members to make sure there is no leakage and abuse of power. Be wise when you choose your JMB members in the AGM, make sure you choose thise who really want to contribute to your community, instead of those just looking for “lobang”

    Penangite are so pampered with low maintenence fees all the while. Below rm200 also want to kao beh kao bu.

    Rili katak di bawah tempurung… go see nearby E&O project how much they charge, and how well their environment is.

    Want cheap maintenance fee go stay low cost flat la, u no need to pay maintenance fee also can. But later dont complaint no fund to maintain and kao beh kao bu again

    Just collected my keys last week, overall not bad, given the price. The internal layout is good, somehow it doesn’t feel that small for a 850sf unit, compared to a 1047sf unit in a neighbouring project, this feels more spacious, somehow. It could be because it comes without a balcony (which is always a waste of space as I never used it), which gives the living room an “open feel”. The common corridor leading to the lift lobby is very wide and spacious. One thing I do not like is the extremely long “one stretch” corridor that connects the whole floor. A divider door in the centre that splits the whole floor into 2 sections would have enhanced the feel of privacy a great deal.

    The lifts are good quality high-speed “Kone” lifts, that come in very good finishing, very fast, smooth and quiet, which exceeds my expectation. With a total of 12 passenger + 2 cargo lifts for Block C alone, it should more be than enough to handle 800+ small households of 850sf each. There is so much common space at the swimming pool levels, which can be further sub-divided into smaller partitioned lots later to be used for services such as in-house nursery, mini-mart, laundrette, reading room etc.

    I believe Parcel 1(Blk A+B) & Parcel 2 (Blk-C) are under separate titles, therefore separate JMB and financial accounts. So for Blk C (835units), total monthly collection will be about RM146,125. Major monthly recurring expenses for a typical condo this size:-
    (1) security ~ RM25k (7 guards round the clock)
    (2) cleaning ~ RM20k (daily mopping + sweeping of common area)
    (3) electricity ~ RM30k
    (4) management office fees + salary ~ RM25k
    (5) Lift comprehensive maintenance ~ RM25k (12 passenger + 2 cargo lifts)
    (6) Gardening ~ RM5k

    That’s already RM130k per month. So, RM146k a month is not that much money for monthly maintenance of Blk-C.

    In Msia, never trust the developer, this is the first rule you must know before buying a property. Luckily you are only blocked by Jazz, for some buyers of Tamarind whose units are located right next to Jazz, not only the view is blocked, they have to listen to those BIG CARPARK EXHAUST FANS of Jazz multi-storey carpark, 24 hours a day (as loud as a 747 taking off), or look right at those TNB high voltage transformers. :))))

    I think RM0.20psf for maintenance fees should be enough, as nowadays maintenance default rates are low due to strict strata laws that enable all access to be blocked and everything to be confiscated once an owner defaults. Of course, RM0.30psf would make running this condo much easier, but too much money might make the management committee too complacent, resulting in wastage and “leakage”.

    Yes, I also received the same SMS. But this is not the proper channel to verify the authenticity of that SMS. Best is to call Ideal office, but don’t just call the number that comes with that sms though, you should verify the phone number separately. You can’t be too careful nowadays, lots of scammers lurking around.

I personally had a chit chat with a few external contractors to see what they think about these so-called “gangster contracters”, with the expectation of getting some vulgar complaints. But to my amazement, they seem to be ok with the arrangement. Probing further, it seems they don’t have to pay “kopi money” to them, only have to buy from them sand & cement at a marked up price of +~RM10 per bag of cement/sand. For those contractors who don’t need sand/cement (eg. aircond, ikea etc), they can just bring their own material in at no charge. For those doing small jobs needing cement/sand, it’s only a matter of RM20-30, and they actually get their cement/sand supply instantly on demand from the gangsters. :)) I guess that’s why no complaints.

    1) Did you receive any email/mail on TNB installation after payment made to the office staffs at Ideal? I still don’t receive it, how to proceed the installation (TNB & water supply) then?
    2) Can I fence the area outside the kitchen area? Need approval from Ideal?
    3) Can you guys suggest the reasonable price & reliable contact for kitchen & stainless grill for windows?
