Anyone received call from iSantorini saying that they need to process your cheque now and proceed with stamping because of the due date (1st June).
I applied for MyDeposit and I told them to hold it off first. They insist and said can’t be done.
Hi heisenberg,
Forget about MyDeposit. No more, all taken up. Bye bye.
hearsay UOB can approve loan with PTPTN arrears? is that true?
@newbuyer
Haha, agree with you that the sales staff sucks. Unlike E&O and EcoWorld, very professional sales team. But of course, their property price also very “professional”, at the end of the day, there’s no free lunch, you’d have to end up paying for it. The choice is yours, really. You go EcoWorld lah, some more serve cappuccinos and cookies.
Haha like u go pasar malam, u want buy just buy or dont ask many, u go shopping mall, promoter serve u till paiseh, thats y same thing put at pasar malam cheaper than shopping mall like I Santorini sale at pasar malam, E&O and Ecoworld sale at shopping mall.
@Here
Agree with you. Same bowl of laksa with same ingredients, pasar malam –> RM3, shopping mall –> RM12. Sure, we all understand that the operator at the shopping mall has to pay hefty rental to our dear Sporean friend “CapitaMalls”. That’s why, no free lunch. And by the way, the best laksa available in Penang is located just right next to a wet market by the road side right in front of the drain. Great food minus the frills.
@cinasong confirm no more Mydeposit?
Anyone received notification from Mydeposit?
i also apply it already, but still in sedang prosess……any1 received reply? rejected or accepted or all also “sedang prosess”…thanks
You guys don’t dream about MyDeposit already lah! During GE never support BN, now you want 30k for free? Hahaha…pls use your common sense.
DO you guys know that the leasehold remaining period is until 2100 years??? Which means left only 84 years. I am shocked when I hear this and developer will not renew it upon completion of the project. Are you guys happy about this or should we push developer to renew it for all buyers??
@magic
I voted for Jibby tk dpt pun…
do you aware when the buildings are completed in 4 years time with OC , the leasehold remaining is only 80 years !
Haha that mydeposit 90% sure gv Malay, In Malay mind set Chinese always rich, may be u are the 1 so lucky gt it haha
After 80 years then how? Ur son will blame u y bought leasehold property and no more value? If free hold also same, that building consider dangerous need rebuild?
Freehold is definitely better than Leasehold. Full stop.
I love this location.Nice area and so convenient.
Marina bay is a good example.. Leasehold.. So? Still same ma..
Considering with the location vs price range, leasehold is still a good deal. I-Santorini is affordable housing which the idea is mainly for 1st house owner and home stay concept. If freehold title is so important to you which i believe investor concern the MOST, there is always an open option to seek for other freehold u/c project like Tamarind or 18 East.
Leasehold I think ok but why not starts new at 99 years?
By another 20 years, you will have problem selling property as bank does not give out loan to leasehold < 60 years I think. Happening soon right if you take this view.
I agree with Gago.
Freehold is definitely better.If you buy a property and after sometime,you begin to like that location and wish to stay long term for good,then Freehold is important.The value of your house will likely appreciate.
@Phang,
To me, freehold/leasehold is not the issue, Spore and KL is very common now, people fear because they are not used to it, but really, nothing to fear, as good as freehold.
A more interesting thing that I’d like to see from this project is how will it change the people’s lifestyle. Increasingly home buyers in the world’s most liveable cities like Melbourne, Sydney, Vancouver etc are looking for apartments which have high “walkability” score. A typical walkable neighbourhood has a “center”, enough residents around for businesses to flourish and for frequent public transport, good and plenty of public place for gathering, buildings built close to streets with good pedestrain walkways and bicycle tracks etc.
I see good potential from what Santorini has, but the state gov has to put in the final touches to strongly encourage and promote walkable neighbourhoods. Again, whether they are really going to “UBAH” things, or just paying lip service, we shall see.
leasehold as good as freehold ??? … proton also as good as BMW …
Lease hold after balance 60 years … you will regret ….
.. leasehold. . Freehold…
Are you guys living more than 100 years?
Are you going to leave this house for your children ?
If no. Why care? Unless you want rumah nenek moyang but it’s a high rise. Lifespan is 50 years.
I think you din get it. Unless subsale by cash, leasehold house left 60 years is difficult to do subsale because no bank will approve loan. Imagine what will happen to you at that time when you really need money but you are unable to sell off your house.
Agree, the problem with leasehold is that the value greatly depreciates when your lease have less than 60 years left, and you will have difficulty getting a buyer. There are already a few examples of leasehold landed property on the island selling around 500k or less, while other landed are worth at least 1 million. Unless you intend to stay at the same place till you die, then it makes no difference, but what about your children?
@BY
You straight to the point. Feel so funny when Magic & Ivan555 just plan to let I-santorini to stay by grand grand children when reaching year 2100 and thought zero possibility for grand grand children to sell their property after 24years from now. (bank reject loan for balance 60years leasehold) p/s: Unless Magic & Ivan555 know they are no more alive when 24years later..
No doubt Leasehold title will influence the house value comparing to Freehold (of cause the selling price would be skyhigh as well). But who actually cares about the title if you are buying for your own stay??
Even Leasehold with 80 years balance doesn’t mean that after 2100 you will be homeless immediately. We can always renew the lease period or continue to stay until when the government wanted that leasehold land for commercial use, please take note even with freehold title the government has the same right to do so, just the way of compensation different. But I observe the surrounding land at STP most are freehold (except jazz), so the possibility that government takeover that only piece of land for commercial use in future (80 years later) is low.
Just my 2 cent of opinion, sorry if any mistake…
May I suggest that we voice out our concern of non renewal of the leasehold to 99 years by developer upon completion? Together we will make an impact. For whatever reason you have.
@Gago
If I were you, I would go and ask state gov to renew the lease, instead of developer. This is suppose to be a state initiative after all, and it’s so easy for the state to extend the lease, just a phone call to the state land office.
Leasehold or Freehold no big issue alright but certainly there are differences in between them.The former have some restrictions compared to the later but for this fantastic location I wouldn’t mind whatever it is.
@balitung
Ok. Write to state dept. But only me?
8 storey of parking, total 2000 units with affordable housing units. worth meh?
I just booked a unit. Finger crossed, it’s good project worth for investment.
@MM76
Which tower? Which floor? Affordable or open for public?
Tower A, open for public.
I agree with you. Cheers
@MM76
No worry.This is the best location I can think of.My close friend bought the Tamarind as he got the budget whereas my cousin purchased i-Santorini.Both of them liked this location.As we survey,future is good indeed.
Great!
@Phang
U bought Tamarind or I-Santorini?
just ballot a unit today . hear say HLB and PBB , cannot finance d .. is it true ?
what bank can submit for loan ?
You may apply RHB. I managed to get rate at 4.4%, full flexi loan. This agent is pretty good supportive for my current and last property. If you wish to have ths contact, pls provide your email, I shall send to you.
PBB quota full, while HLB rate is high at 4.7-4.8%
Affin bank also gives 4.4%
lemeow22 yahoo.com
Anyone wanna let go Tower A facing Brezza, pls pm me. Thanks.
anyone got mydeposit??
For me, leasthold or freehold is not a big concern. We cant live that long in this earth. After leasthold aure will be compensation for our next genaration. We concern about now than next generation. If can afford higher price property,of cause we can have alot of option for our consideration. But if u want to get a property at this good location. This is the only option. If we think in long term else. This project is a good investment. Now that area condominium rental is around Rm1300-1600. After 10 years. What will the rental price be? If after 10years. The rental can go up to rm2000-3000. Will investor consider? Now the mantainance fee is around Rm120. Can we expect rm120 for this kind of facilities? I dont thinks so. No affence. Just sharing.
Well said.
Absolutely agree!!!
@Santo
I have 1 unit very high floor (above 30) facing Brezza, corner unit to let go. Email me at leongmich@yahoo.com if you are interest
@leong
This project is under affordable house, can sell meh?
@ET
If you are interested, you can drop me an email, we can talk from there.
If you’re not, then there’s no need for you to know so much.
Thanks. After long wait, I managed to find a unit at middle floor, with nice pool view, and facing north/east which can avoid the afternoon sun, as well as with 3CP all at 2nd floor. Am very satisfied with current unit.
@Santo
No problem. If you have anyone looking for a nice unit, feel free to drop me an email, profit will be shared.
I guess ideal doesn’t allow for transfer of unit at this stage…
@Santo
You can drop me an email and discuss privately on this matter if you are interested.
Which block has less affordable unit
Which block is better value
Which block has the best view
@Jenny
Which block has less affordable unit?
Block A & B
Which block is better value
Block C
Which block has the best view
Block A & C
@Ralph
Why block c is better value
You say c more affortable unit si it shouls be less value ma
@Jenny
Becoz Block C is affordable unit means cheaper price
Tower B unit 1,2,3 open for public is selling with RM460K (highest price). These units have pool view as well as partial seaview (high floor units).
I think block A 1,2,3 sea view better
Is it less potential for price increase for Block C
Better Potiential for Block A
@Ralph
@Jenny
i tot u are saying value to buy. then just go for block a
By right block A 1-10 all is sea view why only 1-3 have the higher price
I notice all the highest floor is price cheaper, any particular reason for developer to put this price
Anyone know that what is the plan for the 49 floor ?
Community hall ? Decoration ?
@Jenny
Which Tower and unit you bought?
A few unit undecide but all the good unit already grab by early bird
If you can get high floor corner , then you are very lucky
Sea view for all blocks will be blocked by existing or future buildings except a certain part of Block C. Having said that there may be gap between buildings which allows sea view but nobody can guarantee that. If it happened, considers it durian runtuh.
Block C Unit 1 & 2 are limit to open unit for public also selling at 460k.
@Jenny
Unit 1,2 or 3 of any tower is nice but don’t choose the top floor.
@Bruce
Any particular reason?
1,2,3 are nearer to sea units?
Any where online to view the full layout of units?
Why not too floor
Beware that Block A unit 1-10 are facing west, means afternoon sun. Ideal staff also warn about this. Could be very hot in the afternoon as per my existing condo which facing west north. Choose the units facing pool, medium floor is the best.
@Jenny
Top floor is very hot (no filter by unit above) and prone to roof water leaking problem.
@Jenny
Have you checked with Ideal if some of units of block A unit 1- 10 are blocked by The Breeze. Meaning no seaview or cityview at all.
To gain seaview, you must pick those units above 24th floor. Then, it wont be blocked by Breeza. Anyhow, those high floor units mostly sold out, only remain lower floor. Beware that Block C has 22 units in one floor, while Blocks A and B just have 18 units in one floor.
@Santo
Thank you for your well intended advice. But I think you’ve got your facts slightly off the mark. Block A units 1-10 do not face west, but actually face south-west, inclining towards south. As you may or may not know, the sun does not always set exactly west everyday of the year. It moves from south-west to west to north-west back to west and then to south-west. The sun sets at south-west only a few days in a year.
So for units 1-10, you will not get any direct sunlight at all from the west-setting sun over 8-10 months in a year. Even during the months when the sun is setting in the south-west area, direct sunlight would be blocked by Brezza during the time of the day when the sun is low enough to shine horizontally into units 1-10 (around 5pm onwards).
My opinion is, these Block A units 1-10 are still the best option, considering you get Gurney view, pool view (at Brezza) + breathtaking seaview by the side windows for unit-1 (very limited cornet units).
@Bruce
In fact, whether you’re higher or lower than Brezza, you won’t get a straight “12 o’clock” gurney view anyway, as all the units are facing Tanjung Tokong, not Gurney. In order to see gurney, you will have to tilt 45 degrees to the left, then you see the fabulous gurney coastline. So, you still have units lower than brezza (eg. units 1-3) that have as good a view as high units, if not better.
@Lini
Avoid unit 10 because side wall will be affected by the sun. Very hot. I think unit 1,2 and 3 are the best.
Good analysis. No doubt that the view is very nice especially the floor above 24th which wont block by The Brezza. I guess all units from number 1-10 will have nice city or seaview. As per my current experience on difficulty in renting out the condo which facing west-north, I will try to avoid any west direction. Just my opinion. Nowadays, tenant is very choosy…especially angmo.
Thus, I choose the middle floor facing pool view. The Santorini layout pool view could be very nice too.
@Santo
I don’t think angmo will rent at I Santorini.
ang mo like to enjoy sun in malausia, those unit face to west can easily rent out to angmo with higher rental, other facing unit may rent out to bangla with lower rental. u guys duno how to think …haiz
Any buyer already receive the stamped SPA?
@Sunnysideup
Hi, I also not receive any stamped SPA. I not even receive call from ideal regarding to the bank in the 10%. Do you receive any call from ideal regarding this? thanks
I just book a unit at Tower B, 25th floor unit-2. I should able to enjoy the seaview?
Afternoon will be very hot for this unit? I hope Tower A can help me block some sun.
@keatlck
Block A will block the sun from you
But will block the super nice seaview from you also
Units 1-10 block A will have gurney view, but must be above 24th floor.
I personally feel 448k package come 3 CP although middle units 4 to 15 is more worth than 460k package come with 2 CP only for units 1 to 3 & 16 to 18 although slightly corner.
According to Ideal, 1 CP cost RM 18k.
I also came across other local ppl also assess the direction using compas in smartphone. Block A especially units 1-3 indeed have nice gurney view, the higher the better the view.
@MM76
Hi MM76,
Can you provide me the RHB agent contact no?
You may drop me his/her contact to my email at yeongfuh2003@gmail.com
Regards,
Fire
@MM76
Opps sorry should be yeongfuh2003@yahoo.com
Block A gurney view might be block by city of dreams soon though..2 blocks of 39 storey towers
Ya, I was also highlighted that future development is not guarantee.
I got one unit high floor , block A , facing gurney, anyone interested? Can mail to ganweiling@hotmail.com
Just Purchase Tower B 29 floor unit 3. the gurney View or sea view just 45 degree rite?
@Mark
How much you bought?
@Desmond
Rm460,000
@Mark
That’s RM540psf, you think it’s a good buy? Not cheap.
Wow, you’re so lucky to have such good unit, high floor plus facing gurney. Congrats!
@Mark
You are lucky. Congratulations. When I asked in January, they said Tower B, unit 1, 2 and 3 all sold out. How you managed to get one?
@Mark
And your unit has pool view too. Worth it with RM460K. Good investment.
You may need to confirm with agent/ideal again, as understood from them that those corner units highlighted in yellow only possibly get seaview, it was measured and estimated by architect. From the chart, it seems Tower B units 1 and 2 highlighted in yellow only. Pls double confirm to avoid disappointment later.
@Desmond
Im get it through agent, as I know that unit is turn down by fail in loan application. It should be good unit for investment
@Santo
Thanks for your advise, will double check before I sign S&P. thanks alot
@Mark
You are lucky.
Cheers. We’re all good neighbours.
Am glad also to manage to own a unit at i-Santorini also.
@clito
I think is a good buy for that area, buying the location and good unit is good for investment
@Santo
Yes Santo, just confirmed with my agent that BLOCK B unit 1,2,3 is gurney and pool view and 16 17 18 is quayside view
@Mark
I agree with your view. We must buy not only the location but the good unit too.
Heard that HLB already reach the quota to loan I-sentorini
Can share the interest rate for the bank recently ?
Which bank offer the best
one month ago, affin offer the lowest for 360k loan
Mines one is BR+0.41%. Before Affin revised rate on 19th July, BR is 3.99%, which mean rate=3.99+0.41=4.4%. After 19th July, BR is revised to 3.80%, which mean effective rate is 3.8+0.41=4.21%
Wah
This project is the most view project
Any comment for those who buy
The attractive project with the attractive location with the attractive price. But this project still not finish selling
yes me…
Look forward for the project to complete by 2018/2019
Hopefully the penang master plan will “start work” by then
Most buyers want high floor, good view, nice numbers and etc…. will take longer time to get rid of those unwanted.
I created FB group “I-Santorini Neighbourhood”, welcome owners to join to discuss, share & update about this project
My last experience with this type of facebook thing was actually a property agent trying to get to know all the owners, so that when the project is completed, he/she would have a list of owners to make money from.
Well, you can choose not to join, it is your decision. The group admin must do their job to remove all property agents. Thanks.
Can’t search i-Santorini neighbourhood in fb. Other pgs appeared…please advise
I’m not allowed to paste the link here. Enter facebook dot com URL, follow by / groups / 1362195727127989 without spacing.
apply fb d. pls approve
tq ya
I have replied all the requests asking for proof. Those already sent me I have approved. Tks
CK
Pls approve my request.
Thanks.
CK, pls approve mine too. Thanks.
Hi, you need to show proof before I approve you into i-santorini neighbourhood group. I already message all the request to be added. Those showed proof already approved, the remaining not replying still pending.
This is weird…Need proof…I even didn’t receive any reply. Then, no need to add me. Thanks.
Who give you the right and authority to check other pupil s&p then only can approve to join in
Who know you are just another agent that take our info and sell to others
Dont fall in the trick of the agent
How come i find 2 I-Santorini Neighbourhood facebook group
?
Ya, I rather not to join this taisai fb group chat.
Ard cancelled join group request .
OMG 2000+ units, will be a stressful place to stay
I’m not checking the S&P nor asking to show the S&P, those I already approved they know better.
There other one created by Terry (no photo no profile), he was one of those request to be added into group but no response to my PM asking for proof.
Mary Teoh, your f b without profile, can’t add you as friends either. You said you didn’t receive PM, because your f b didn’t set to allow accept PM. Thanks.
how about we create other group but we request the license number in order to join. I feel that the license number of this project is less sensitive compare with use snp as proof. rite?
No hard feeling. There are 12 members pending for approval. I already pm them when they requested to be added into group, but no reply until now. Some f b not real account.
Thanks. I would prefer to keep my profile and details confidential too. Who knows it will be misuse later.
FB is a very dangerous tool, if you’re not tech savvy enough (it’s OK to be not tech savvy), you should think twice using it. Anyone could just create any profile with anyone’s photo, cut and paste from the internet, with any phone number (pre-paid line without any proper registration), with just any free email (yahoo, gmail with fake identities). The good news is, you could live a perfectly happy life without FB.
wah, not yet jadi neighbor already quarrel here because of group chat…lol
I think the best is joint all the group
Hehe
Anyone here who still not yet sign snp and waiting for mydeposit?
@AhOoi
I think should be all signed already. As i dun believe developer will wait.
Hi guys, just bought a unit here at block A u it 8 facing brezza. I went to the site and realise that it faces brezza Swimming pool and on my left the view is sea view and Millrow Villas. Can someone verify my analysis? Thank you.
How is towerC, unit 15 , isit a good unit? Any idea please ?
@Cst
Tower C unit 15 faces low cost flats
@Lol
Only High floor
Tower A
Unit 1&2 sea view
Is the best
The rest is all ok
How can you get this price at this golden area
After the gurney wharf complete and link the road to seri tanjung pinang
Here is going to be a hotspot in Penang
@Lol
Someone’s loan got rejected and I so happen to visit their sales gallery and took it up. Yeah u it 1 and 2 tower A is the best for sea view. I don’t have much option left when I went there, so the best available unit is unit 8 of tower A. So I went to the site nearby to get an idea of the view and the balcony faces brezza Swimming pool and if I look left it faces Millrow villas. I guess it is ok. The reason why I didn’t choose facing the pool is because the distance between tower A and B is very near and when you look at your balcony you will look into the neighbors and it could be noisy as well from the pool area. Only tower A faces the service road along Brezza and that is easily twice the distance between tower A and tower B or tower B and tower C. So when I look out my unit it will feel very spacious.
Whatever
If you get a unit there , you are lucky.
@Cst
depends on which floor…
Anyone got the S&P done already? It has been 4 months since signing it…still no news from ideal…
Tower C floor 42 unit 12…good or not ???
Tower c Floor 42 coner unit 12….how is the view ?
The view is ok
But is a corner unit
Again the best unit is 1 & 2
Those get the gureny view
Congrat
@Ivy
try to get from lawyer, I just call them
I already got my s&p from my lawyer. It goes by batches. I signed my s&p in mid-may.
@Joo
Higher floor most likely have better view..
@Louis @marcus thanksss
Thanks for info, will follow up with lawyer. Btw, which firm is your lawyer from?
Still any unit available
I want to get one
B35-13 hows the unit? is it ok?
I want the unit 1 or 2 high floor which is facing the gurney whalf view
Price is not an issue
Units 1 & 2 are not facing gurney wharf, it is facing the hills of Mt Erskine, looking straight in the direction of Island Plaza, Precinct 10, Katana, with the hills in the background. In order to look at Gurney, you will have to tilt yourself 45deg to your left, therefore making no difference whether it’s high floor or low, as The Brezza is not blocking the Gurney view. The Brezza is only blocking your Island Plaza view. Of course, unit 1 does have it’s advantage, as it is a corner unit with side windows.
@WS
Sorry to say that Block B 35th floor unit 13 is almost one of the worst, as it comes with no seaview, no pool view (due to high floor), not a corner unit, located right next to the lift shaft. If you have not signed the S&P, I suggest you let go of the unit, and choose something better while it’s still available on and off when some buyers couldnt obtain loan.
@rocky
1&2 is for sure the best unit, the view is the best.
I try find many agent but still cant get one.
Block A facing breeza is the best already. You know why? The distance between block A and Brezza is about 5 lanes inclusive of the Palm trees. You won’t feel that it is too cluttered. When you look out the balcony, the view will be very different. Unit 1 and 2 of block A is the best because there won’t be any high rise blocking its view in the future.
@Player’s daddy
If you’re talking about “won’t be any high rise blocking its view”, units 3-10 high floors will also have the same benefit. What I am trying to say is there’s nothing special about unit-2. In fact, units 3-10 low floors will enjoy Brezza’s pool view, as well as gurney view at 45 deg angle, it’s a better option than those at high floors.
@Player’s daddy
So I agree with you when you said Block A facing Brezza is the best. No matter low or high floor, and which ever unit, you’ll get something good anyway.
@rocky
that is right. Block A is the best already in terms of orientation.
@rocky
You say this is because you cant get the high floor right
Block A facing brezza is the best already. Just visit the site and you will know. You can stand at the site and get a feel of the view and space between block A and brezza. Other blocks will be closely facing each other, the distance is nearer.
@Perry
I call a few agent
All don have unit already
Unless the buyer loan reject
Then the agent will call you immediately to replace the booking
Last time when my friend ask me to buy i say wait la, think first cause so many unit,
Now want to but the agent ask me to wait pula
Hi all,
Very interesting discussion and learn much from all of you.
I have just booked Block C 13th floor unit 1 (corner unit) (not yet sign SNP). Not much of choice though. My major worries are
1.super high density 2000+ units. can Ideal be able to manage such a super high density area, and to ensure good maintenance of facilities?
2. With Tamarind extra 1000 units, and other neighbourhood, this piece of STP will be terribly jammed. I heard at Island Plaza traffic light they will build a fly over bridge. Told by agent. is that true?
3. my floor is 13th, will it be a “not so good number”? I buy for investment purpose
4. my unit is corner, at this height can see gurney view?
Thanks.
@Leow
your unit confirmed cannot see sea view. Only units that confirm can see view is block A unit 1 and 2. just fly a drone over and you will get what i mean.
@ray
Did you fly your drone up Block-C Unit 1 stack?
@Leow
1. Yes one concern is the high density.
2. Yes planned flyover at Island Plaza. But it may just move the congestion from there to the Tesco junction. Should create another flyover there as well.
Any idea the second 10 % will be release by bank
I passed by the showroom yesterday. Just for sharing and for you who keen to own a unit at Block A, there’s still few units facing pool view. However, those having cheaper price RM448K with 3 Carparks only remain 2 units (unit A-17-15, and A-15-12), the rest are RM460K come with only 2 Carparks. Block B still remain a lot, but all RM460K with 2 carparks only.
If you’re keen, find your preferred agents and grab the units. If you wish to have a good agent, just let me know, I can provide their contact to you, their service pretty good and helpful.
Got a unit , 23rd floor facing brezza,
Pbb offering me 4.27%
Why rm448k got 3 carparks but rm460k got 2 carparks?
I also wonder why.
Could someone answer my question? Tq
