i-Santorini @ Tanjung Pinang

i-Santorini, an affordable housing development by Ideal Property Group in Tanjung Tokong, Penang. The piece of land which was previously planned for a 988-units condominium project is now being re-purposed for affordable housing.

The new development plan comprises two parcels:

  • Parcel 1: 2 blocks of 48-storey residential towers (1,320 units) and 52 units of shop offices

    Anyone received call from iSantorini saying that they need to process your cheque now and proceed with stamping because of the due date (1st June).
    I applied for MyDeposit and I told them to hold it off first. They insist and said can’t be done.

    我真的很不满意ideal的服务人员态度!粗俗没教养!我们现在买的是屋子不是买豆腐ok?问得详细是我们消费者该有的权利。每一个给的回复不一样,那就算了。但至少回答的时候可以客气点和礼貌点吗?什么叫做麻烦你们?你们很不得空,你也是打工我们也懂。我们对你们的态度也是客客气气的,服务人员如果EQ真的那么低的话,我相信服务业真的不适合你。你应该回家坐在家里服务你先生就好。

    Haha, agree with you that the sales staff sucks. Unlike E&O and EcoWorld, very professional sales team. But of course, their property price also very “professional”, at the end of the day, there’s no free lunch, you’d have to end up paying for it. The choice is yours, really. You go EcoWorld lah, some more serve cappuccinos and cookies.

    Agree with you. Same bowl of laksa with same ingredients, pasar malam –> RM3, shopping mall –> RM12. Sure, we all understand that the operator at the shopping mall has to pay hefty rental to our dear Sporean friend “CapitaMalls”. That’s why, no free lunch. And by the way, the best laksa available in Penang is located just right next to a wet market by the road side right in front of the drain. Great food minus the frills.

    DO you guys know that the leasehold remaining period is until 2100 years??? Which means left only 84 years. I am shocked when I hear this and developer will not renew it upon completion of the project. Are you guys happy about this or should we push developer to renew it for all buyers??

    Considering with the location vs price range, leasehold is still a good deal. I-Santorini is affordable housing which the idea is mainly for 1st house owner and home stay concept. If freehold title is so important to you which i believe investor concern the MOST, there is always an open option to seek for other freehold u/c project like Tamarind or 18 East.

    By another 20 years, you will have problem selling property as bank does not give out loan to leasehold < 60 years I think. Happening soon right if you take this view.

    Freehold is definitely better.If you buy a property and after sometime,you begin to like that location and wish to stay long term for good,then Freehold is important.The value of your house will likely appreciate.

    To me, freehold/leasehold is not the issue, Spore and KL is very common now, people fear because they are not used to it, but really, nothing to fear, as good as freehold.

    A more interesting thing that I’d like to see from this project is how will it change the people’s lifestyle. Increasingly home buyers in the world’s most liveable cities like Melbourne, Sydney, Vancouver etc are looking for apartments which have high “walkability” score. A typical walkable neighbourhood has a “center”, enough residents around for businesses to flourish and for frequent public transport, good and plenty of public place for gathering, buildings built close to streets with good pedestrain walkways and bicycle tracks etc.

    I see good potential from what Santorini has, but the state gov has to put in the final touches to strongly encourage and promote walkable neighbourhoods. Again, whether they are really going to “UBAH” things, or just paying lip service, we shall see.

    I think you din get it. Unless subsale by cash, leasehold house left 60 years is difficult to do subsale because no bank will approve loan. Imagine what will happen to you at that time when you really need money but you are unable to sell off your house.

    Agree, the problem with leasehold is that the value greatly depreciates when your lease have less than 60 years left, and you will have difficulty getting a buyer. There are already a few examples of leasehold landed property on the island selling around 500k or less, while other landed are worth at least 1 million. Unless you intend to stay at the same place till you die, then it makes no difference, but what about your children?

    No doubt Leasehold title will influence the house value comparing to Freehold (of cause the selling price would be skyhigh as well). But who actually cares about the title if you are buying for your own stay??
    Even Leasehold with 80 years balance doesn’t mean that after 2100 you will be homeless immediately. We can always renew the lease period or continue to stay until when the government wanted that leasehold land for commercial use, please take note even with freehold title the government has the same right to do so, just the way of compensation different. But I observe the surrounding land at STP most are freehold (except jazz), so the possibility that government takeover that only piece of land for commercial use in future (80 years later) is low.
    Just my 2 cent of opinion, sorry if any mistake…

    If I were you, I would go and ask state gov to renew the lease, instead of developer. This is suppose to be a state initiative after all, and it’s so easy for the state to extend the lease, just a phone call to the state land office.

We concern about now than next generation. If can afford higher price property,of cause we can have alot of option for our consideration. But if u want to get a property at this good location. This is the only option. If we think in long term else. This project is a good investment. Now that area condominium rental is around Rm1300-1600. After 10 years. What will the rental price be? If after 10years. The rental can go up to rm2000-3000. Will investor consider? Now the mantainance fee is around Rm120. Can we expect rm120 for this kind of facilities? I dont thinks so. No affence. Just sharing.

    Thanks. After long wait, I managed to find a unit at middle floor, with nice pool view, and facing north/east which can avoid the afternoon sun, as well as with 3CP all at 2nd floor. Am very satisfied with current unit.

    Sea view for all blocks will be blocked by existing or future buildings except a certain part of Block C. Having said that there may be gap between buildings which allows sea view but nobody can guarantee that. If it happened, considers it durian runtuh.

    Beware that Block A unit 1-10 are facing west, means afternoon sun. Ideal staff also warn about this. Could be very hot in the afternoon as per my existing condo which facing west north. Choose the units facing pool, medium floor is the best.

As you may or may not know, the sun does not always set exactly west everyday of the year. It moves from south-west to west to north-west back to west and then to south-west. The sun sets at south-west only a few days in a year.

    So for units 1-10, you will not get any direct sunlight at all from the west-setting sun over 8-10 months in a year. Even during the months when the sun is setting in the south-west area, direct sunlight would be blocked by Brezza during the time of the day when the sun is low enough to shine horizontally into units 1-10 (around 5pm onwards).

    My opinion is, these Block A units 1-10 are still the best option, considering you get Gurney view, pool view (at Brezza) + breathtaking seaview by the side windows for unit-1 (very limited cornet units).

    In fact, whether you’re higher or lower than Brezza, you won’t get a straight “12 o’clock” gurney view anyway, as all the units are facing Tanjung Tokong, not Gurney. In order to see gurney, you will have to tilt 45 degrees to the left, then you see the fabulous gurney coastline. So, you still have units lower than brezza (eg. units 1-3) that have as good a view as high units, if not better.

    Good analysis. No doubt that the view is very nice especially the floor above 24th which wont block by The Brezza. I guess all units from number 1-10 will have nice city or seaview. As per my current experience on difficulty in renting out the condo which facing west-north, I will try to avoid any west direction. Just my opinion. Nowadays, tenant is very choosy…especially angmo.

    Thus, I choose the middle floor facing pool view. The Santorini layout pool view could be very nice too.

    In fact, whether you’re higher or lower than Brezza, you won’t get a straight “12 o’clock” gurney view anyway, as all the units are facing Tanjung Tokong, not Gurney. In order to see gurney, you will have to tilt 45 degrees to the left, then you see the fabulous gurney coastline. So, you still have units lower than brezza (eg. units 1-3) that have as good a view as high units, if not better.

    Units 1-10 block A will have gurney view, but must be above 24th floor.

    I personally feel 448k package come 3 CP although middle units 4 to 15 is more worth than 460k package come with 2 CP only for units 1 to 3 & 16 to 18 although slightly corner.

    According to Ideal, 1 CP cost RM 18k.

    I also came across other local ppl also assess the direction using compas in smartphone. Block A especially units 1-3 indeed have nice gurney view, the higher the better the view.

    You may need to confirm with agent/ideal again, as understood from them that those corner units highlighted in yellow only possibly get seaview, it was measured and estimated by architect. From the chart, it seems Tower B units 1 and 2 highlighted in yellow only. Pls double confirm to avoid disappointment later.

    FB is a very dangerous tool, if you’re not tech savvy enough (it’s OK to be not tech savvy), you should think twice using it. Anyone could just create any profile with anyone’s photo, cut and paste from the internet, with any phone number (pre-paid line without any proper registration), with just any free email (yahoo, gmail with fake identities). The good news is, you could live a perfectly happy life without FB.

    Someone’s loan got rejected and I so happen to visit their sales gallery and took it up. Yeah u it 1 and 2 tower A is the best for sea view. I don’t have much option left when I went there, so the best available unit is unit 8 of tower A. So I went to the site nearby to get an idea of the view and the balcony faces brezza Swimming pool and if I look left it faces Millrow villas. I guess it is ok. The reason why I didn’t choose facing the pool is because the distance between tower A and B is very near and when you look at your balcony you will look into the neighbors and it could be noisy as well from the pool area. Only tower A faces the service road along Brezza and that is easily twice the distance between tower A and tower B or tower B and tower C. So when I look out my unit it will feel very spacious.

    Units 1 & 2 are not facing gurney wharf, it is facing the hills of Mt Erskine, looking straight in the direction of Island Plaza, Precinct 10, Katana, with the hills in the background. In order to look at Gurney, you will have to tilt yourself 45deg to your left, therefore making no difference whether it’s high floor or low, as The Brezza is not blocking the Gurney view. The Brezza is only blocking your Island Plaza view. Of course, unit 1 does have it’s advantage, as it is a corner unit with side windows.

    Sorry to say that Block B 35th floor unit 13 is almost one of the worst, as it comes with no seaview, no pool view (due to high floor), not a corner unit, located right next to the lift shaft. If you have not signed the S&P, I suggest you let go of the unit, and choose something better while it’s still available on and off when some buyers couldnt obtain loan.

    Block A facing breeza is the best already. You know why? The distance between block A and Brezza is about 5 lanes inclusive of the Palm trees. You won’t feel that it is too cluttered. When you look out the balcony, the view will be very different. Unit 1 and 2 of block A is the best because there won’t be any high rise blocking its view in the future.

    If you’re talking about “won’t be any high rise blocking its view”, units 3-10 high floors will also have the same benefit. What I am trying to say is there’s nothing special about unit-2. In fact, units 3-10 low floors will enjoy Brezza’s pool view, as well as gurney view at 45 deg angle, it’s a better option than those at high floors.

    Block A facing brezza is the best already. Just visit the site and you will know. You can stand at the site and get a feel of the view and space between block A and brezza. Other blocks will be closely facing each other, the distance is nearer.

    I have just booked Block C 13th floor unit 1 (corner unit) (not yet sign SNP). Not much of choice though. My major worries are

    1.super high density 2000+ units. can Ideal be able to manage such a super high density area, and to ensure good maintenance of facilities?
    2. With Tamarind extra 1000 units, and other neighbourhood, this piece of STP will be terribly jammed. I heard at Island Plaza traffic light they will build a fly over bridge. Told by agent. is that true?
    3. my floor is 13th, will it be a “not so good number”? I buy for investment purpose
    4. my unit is corner, at this height can see gurney view?

    I passed by the showroom yesterday. Just for sharing and for you who keen to own a unit at Block A, there’s still few units facing pool view. However, those having cheaper price RM448K with 3 Carparks only remain 2 units (unit A-17-15, and A-15-12), the rest are RM460K come with only 2 Carparks. Block B still remain a lot, but all RM460K with 2 carparks only.

    If you’re keen, find your preferred agents and grab the units. If you wish to have a good agent, just let me know, I can provide their contact to you, their service pretty good and helpful.
